Thanks for wandering through nature with me. Join me today as I wander around Knox Farm State Park in East Aurora today and just ramble on about nature. I felt bad that I didn't have an episode for this week because I did back-to-back episodes last week, so I decided to just put together a talk while I cleaned out and repaired nest boxes.Support the podcast and the other NW projects by donating at https://ko-fi.com/thenaturewandererNature Journals and other books by The Nature Wanderer at…https://www.amazon.com/author/paulfehringerNature Wanderer Merch at… https://www.naturewanderer.org/merchSupport the podcast by sharing, subscribing, reviewing and downloading. Key Takeaways: Real estate investing allows for flexibility, but success requires systems and processes. Partnering with trusted individuals can accelerate portfolio growth. Living below your means early on provides freedom to take investment risks. Scaling too fast without proper infrastructure can create major stress. Investing should align with personal lifestyle and long-term goals—not just unit counts. Topics: From Accounting to Real Estate Left her accounting career after realizing it wasn't the right fit. Took an unexpected opportunity to manage a 40-unit apartment complex. Learned property management through hands-on experience, growing to 80 units. Building a Real Estate Portfolio Partnered with a childhood friend's son for her first duplex investment. Focused on buying small, manageable properties before scaling up. Expanded her portfolio to over 30 units while managing properties full-time. Lessons in Scaling and Outsourcing Realized she was doing too much alone and needed better delegation. Experimented with third-party property management, which led to major challenges. Brought management back in-house using virtual assistants and improved processes. Aligning Investing with Lifestyle Goals Initially hustled hard but later shifted focus to more time with family. Prefers a “small but mighty” portfolio over constant expansion. Invests strategically in flips and select buy-and-hold properties.

Good morning and happy Monday! This morning we have a special program for you. It was our pleasure to visit East Aurora High School for the Tomcat Mega Meet, a great showcase of student cadets and schools across the state that come together to compete in various military drills and activities. It was very impressive to witness the different students work together and also represent their respective military branches. But that's not all! We also spoke with the Chiefs and to get their feelings on the day's activities and the future of the program. Lastly, we talked to Mr. Dick Schindel, founder of Dick's Mini Donuts, LLC! Good morning Aurora would like to say "thank you" to East Aurora School District 131 for their continued support of our program and to the families of the student cadets across the state. Special shout-outs also go to Cadets Bustamante and Vargas, Master Chief Rushing, Chief Farmer and Mooseheart. Enjoy this episode! Have a great rest of the day! Welcome to Why Music Matters, a podcast where we examine the power and influence that music can wield in our lives. I'm your host, Jeff Miers. Today, we've got a special edition of the podcast, featuring a roundtable discussion with three diversely talented musicians and music educators, who also happen to be movers and shakers in the Buffalo and Western New York music scene. Damone Jackson, Eric Crittenden and David Cloyd are three very different people with varied musical outlooks and a broad spectrum of life experiences. But all three are bound by their deep belief that music elevates all of us, musicians and listeners alike. Recently, Crittenden and Cloyd - who are co-founders of the Buffalo Music Club music education collective - teamed with the Sportsmen's Americana Music Foundation and the Borderland Festival to create the Borderland Band Camp. The Camp offered an opportunity for young musicians in the area to create a set of music to be performed as part of this year's Borderland Festival, which takes place September 13 - 15 at Knox Farm State Park in East Aurora. Jackson is one of 7 professional instructors who took part in the camp. Our conversation ran the gamut, from raw comedic asides, to deep and intensely personal reflections on what it means to be a musician, and why music matters more and more, the deeper you dig into it. Thanks for listening, and we hope to see you at the Borderland Festival!

It's another edition of The Podbag today on Talking Buffalo, the weekly episode where the audience controls the narrative as Patrick Moran responds to several questions and takes from consumers of this show. Today's highlighted by revealing Patrick's favorite Buffalo Bills player of all-time in addition people sleeping on cornerback and Christian Benford as well as a wing review of Main & Hamlin in East Aurora. WGR's Chris "Bulldog" Parker brought up this topic on the radio last week, adding the caveat of people over 40 consider it respectable to land on Josh Allen. Patrick actually does that and explains why he now chooses Allen. Also, Patrick defends Benford from a fan that considers the former sixth-round pick over hyped. Plus, someone thinks Damar Hamlin kinda sucks, Bills vs Miami rivalry trash talking and more. On the back half of the episode Patrick has a wing review for The Bar at Main & Hamlin in East Aurora, a spot that sits almost directly across the street from Bar Bill. ♦♦♦♦♦ If you're looking into setting up a golf practice/enjoyment station in your home, basement, garage or backyard — SimTurf is your golf oasis, featuring premium synthetic turf.
