British Columbia's Four Winds is the brewery on the West Coast of Canada that made the biggest impact on Cee's perception of craft beer, so it was an honour to have the boys back on the pod. Bonne nouvelle, du moins en apparence : le leasing social automobile fait son grand retour à la fin du mois de septembre. Ce dispositif, réservé aux ménages modestes, permet de louer une voiture électrique à prix réduit. Et cette fois, une prime supplémentaire de 1 000 euros s'ajoute au bonus écologique, déjà compris entre 3 100 et 4 200 euros selon les revenus. De quoi séduire de nouveaux automobilistes… sauf qu'en coulisses, le mode de financement change radicalement.Jusqu'ici, ces aides étaient directement financées par l'État. Désormais, ce sont les fournisseurs d'énergie et de carburant qui mettront la main à la poche, via le mécanisme des certificats d'économie d'énergie, ou CEE. En clair : les distributeurs d'électricité, de gaz et de carburant doivent financer ces primes, et — vous l'aurez deviné — ils répercuteront ces coûts sur nos factures. Selon 60 Millions de consommateurs, cette bascule budgétaire n'est pas anodine. Les CEE, initialement créés pour pousser les entreprises à promouvoir les économies d'énergie, deviennent peu à peu le guichet universel du financement vert. Les primes des constructeurs automobiles, MaPrimeRénov', ou encore les « coups de pouce travaux » s'appuient désormais sur ce même dispositif. Le ministère du Logement l'a d'ailleurs confirmé : la part des CEE dans le financement des rénovations énergétiques va encore augmenter.Mais cette stratégie a un coût. En 2023, la Cour des comptes estimait que le système des certificats d'économie d'énergie coûtait déjà 164 euros par an et par ménage. Et ce n'est pas tout : ces dispositifs massifs attirent la fraude, que la Cour juge « considérable ». Résultat, l'efficacité énergétique promise s'en trouve affaiblie. En résumé, le leasing social redémarre, les aides continuent, mais le financement glisse discrètement de l'État vers le consommateur, via sa facture d'énergie. Founder and CEO of Hilltop Capital Partners. Paul has been at the forefront of starting successful real estate businesses; an investment professional with a core expertise and 30-year track record in property development, asset management and financial structuring; transacting as an independent over £1 billion in the UK and Continental European real estate markets. Paul's career spans working as a floor trader on Wall Street in the 1980s to building one of the preeminent fully integrated property firms across CEE. In 1991 he took a trip to Eastern Europe where he ended up building the credit department of a major eastern European bank. In 1993 he built his first apartment; that single transaction grew to be one the largest fully integrated real estate advisory and investment businesses in Central and Eastern Europe called Ober-Haus working across 7 countries with a team of 350 professionals. Until 2010, he was Chairman of Hauser-Oberschneider; a developer and operating partner working with international and private equity real estate firms building housing, grocery anchored retail centres and a boutique hotel chain across CEE. Paul was famously known for selling his real estate portfolios and business pre GFC in 2008. Coming out of retirement, Paul founded Hilltop Capital Partners in the UK four years ago, a private markets specialist residential development financing partner for established residential developers and house builders across the U.K. Paul has also recently founded Hilltop Property Partners with Michela Hancock, former Greystar MD to deliver new build attainable multifamily housing across the UK and Europe.

There's a lot of fear and misinformation around HRT, and one of the biggest myths is that HT is a highly significant cause of breast cancer. That is not the case. This is a remnant concept from 2002, with MANY caveats. Calls for the removal of the black box warning on hormone replacement therapy (HRT) stems primarily from the outdated and limited nature of the data from the Women's Health Initiative (WHI) study published in 2002. The WHI, while groundbreaking at the time, focused predominantly on a specific formulation of conjugated equine estrogens (CEE) and medroxyprogesterone acetate (MPA) in older, postmenopausal women, leading to concerns about its generalizability to the broader population of women considering HRT. This is why on July 17, 2025, the FDA met with a panel of experts, in open forum, to hear the petition of removing the black box warning on hormone replacement therapy. Listen in for details. 1.
