When he came to America for work, he shortly realized he was here for good. Geremy almost immediately started looking for ways out of the corporate world. Geremy Heath is the owner and director of Texas All Cash Home Buyers. A native Australian, Geremy studied Civil Engineering at the University of New South Wales. After completing his degree, Geremy worked internationally as a management consultant for twelve years. Especially when it comes to the numbers. You have to make detailed estimates of the labor costs, material costs, and other specific skew costs. If you’re not precise in your estimates, then you’ll run into some funding roadblocks. Geremy makes the suggestion of not going through with a property if the exact estimate is higher than 10% more than the original estimate. When Melissa and I were doing it before we got our team, we would know if something was off when we got to the rehab (which wasn’t too fun). This work does need to be done regardless. And Geremy makes the point that it’s better to get it over with sooner rather than later. It’s better to know what you’re getting into before you start the closing process. This week I am chatting again with another successfully Aussie expat, Geremy Heath. Geremy is the founder and CEO of Texas All Cash Home Buyers, which focuses on 'flipping' deals in the San Antonio and Austin markets. Geremy is using a creative way to fund his deals; he uses self directed retirement accounts (SDRA) of investors both here in the U.S., and international investors wanting a good yield. The investors self directed retirement account acts as the debt to purchase the property, so the lender (the SDRA) acts as the bank and is in first position. Geremy offers very attractive interest on these short term loans. It is a very creative way for investors to receive a good yield into their SDRA and have all the benefits of owning US real estate. Texas all Cash is a residential redevelopment that turns around distressed properties for profit in the both the San Antonio and Austin areas. Since starting the company in 2009 Geremy has successfully completed over 150 rehab projects. Geremy came to the US from Australia in 2006 and met his wife a couple months later. While at the airport to leave for their honeymoon, he purchased a book about real estate investing. Much to his bride’s dislike he burned through the book during their trip. The fire was lit and he became passionate about leaving the rat race and working his way to financial freedom through real estate investing.
