They're bringing their style weekly to help everyone become more familiar and comfortable with new home construction and sales. Builders always plan to build inventory homes to get more closing by the end of the year. With low real estate inventory builders can't build fast enough to keep up with the demand for inventory so incentives are getting lower. Just because a builder has inventory doesn't mean they need to negotiate and they aren't anymore. Staging is a great way to sell an inventory home faster. It allows the buyer to imagine their furniture in the home and how they'd live in it. When builders have an inventory home that is completed and hasn't sold fast enough they'll stage the home and typically it sells right away. It takes between 6-8 months to build a new home. For buyers that don't want to wait 8 months to build they can find a planned spec home from a builder. If you can get a spec home while its in permitting you have the chance to still select all the design options to customize it to yourself.

In new home sales a lot of builders will hiring people to pretend like they're buying a house. This is called Shopping. Brian and Richie tell stories about getting shopped as New Home Counselors. Every New Home Sales Counselor has been shopped before. Companies will send out a fake shopper and grade the sale agent on their performance. It is used as a training tool but super annoying as new home counselors.
