Jesse fields six wide-ranging listener questions that dig into the heart of financial planning and investing. He opens with a challenge to the idea that age alone dictates portfolio strategy, emphasizing instead that time horizons, goals, and diversification determine the right balance between growth and preservation. From there, Jesse advises a listener who recently inherited $1 million on how to integrate the windfall into an early retirement plan through detailed cash flow projections, withdrawal strategies, and careful consideration of pensions and Social Security. Next, he unpacks the difference between risk tolerance and risk capacity—framing them as willingness versus ability to take risk—and illustrates how these concepts vary depending on age, assets, and future income. A question about bonds leads to a deep dive on duration, interest rate sensitivity, and why bond funds and individual bonds behave more alike than many investors assume, with practical guidance on structuring fixed income for retirement needs. Shifting to income growth, Jesse shares seven strategies for boosting earnings over time, from negotiating raises and pursuing certifications to building businesses, climbing the career ladder, and gaining equity participation. Finally, he closes with a clear primer on Bitcoin, explaining blockchain, mining, and the role of trust in money, while stressing that investors don't need cryptocurrency in their portfolios—but should at least understand what it is and why it matters. Key Takeaways: • Investment strategy should be based on goals and timelines, not just age. • A $1 million inheritance should be planned with the same rigor as any other asset, while respecting any personal or emotional ties. • Risk tolerance reflects your willingness to endure volatility, while risk capacity measures your financial ability to recover from losses. • Bond funds and individual bonds are functionally similar, especially when held to maturity. • Negotiating with employers or job hopping can be effective short-term paths to higher pay. Building side businesses or securing equity participation can create outsized wealth growth over time. • Investors don't need crypto in their portfolios, but understanding how it works helps in today's financial landscape. It is now Day 2 of peace talks in the region, with delegations from Israel and Hamas meeting in Egypt in an attempt to end the conflict. The peace deal – which was originally proposed by President Trump – would look to end fighting, secure the release of all remaining hostages and increase humanitarian aid to Gaza. After two years of deadly assault on the Palestinian enclave, the two sides will also look to negotiate Gaza's security and political future. Today on “Post Reports,” host Colby Itkowitz is joined by Washington Post foreign policy reporter Michael Birnbaum. He discusses who will be at the table for both sides, what the future of Gaza could look like and why these talks look to be developing differently than ones in the past.Today's show was produced by Rennie Svirnovskiy with help from Lucas Trevor and Sabby Robinson. It was edited by Reena Flores and mixed by Sam Bair. Subscribe to The Washington Post here.
CBS EYE ON THE WORLD WITH JOHN BATCHELOR THE SHOW BEGINS IN THE DOUBTS ABOUT THE TRUMP ADMINISTRATION GAZA PLAN.. 1950 RAMALLAH 10-6-25 FIRST HOUR 9-915 The Trump Peace Plan and the Problematic Role of the Palestinian Authority Guest: Peter Berkowitz Peter Berkowitz examines the Trump peace plan, which calls for an immediate ceasefire, the release of 50 remaining hostages (living and dead) within 72 hours, and the disarming of Hamas. Hamas disarmament is a crucial Israeli war aim. The central challenge is the future role of the Palestinian Authority (PA), which Berkowitz argues is corrupt, incompetent, weak, and lacks democratic legitimacy, having not held elections since 2005. International recognition of a Palestinian state is viewed as counterproductive, as it rewards proponents of armed struggle. The plan anticipates a pathway toward a Palestinian state only after substantial and comprehensive PA reform, including ceasing terror incitement and abandoning the goal of Israel's destruction. Given the security challenges and the history of Palestinian rejection of a state coexisting with Israel, the realistic possibility of a two-state solution is seen as many years in the future. 915-930 The Trump Peace Plan and the Problematic Role of the Palestinian Authority Guest: Peter Berkowitz Peter Berkowitz examines the Trump peace plan, which calls for an immediate ceasefire, the release of 50 remaining hostages (living and dead) within 72 hours, and the disarming of Hamas. The Houthis also sanctioned 13 US oil and energy companies and their CEOs, citing the war in Gaza and US support for Israel. This announcement mirrored US sanctions and may be a precursor to resuming attacks against US-connected vessels. Israel's counter-Houthi air strikes have hit targets but have failed to deter the group, which also exploits connections with other terrorist organizations like al-Qaeda in the Arabian Peninsula (AQAP). If the Gaza conflict ends, the Houthis might need a new casus belli to justify attacks, but they are willing to invent excuses if Iran wishes to continue stirring chaos. 945-1000 Life, Economy, and Chinese Threat Perception in Taipei, Taiwan Guest: Anne Stevenson-Yang Anne Stevenson-Yang reports from Taipei, Taiwan, a vibrant economy and republic vital to the global economy due to TSMC, the microchip maker. Taiwan is characterized by a wonderful public culture where honesty and personal safety are prevalent. Despite its high-tech focus, the economy suffers from problems common elsewhere, including increasing income inequality, unaffordability, high housing prices, and stagnant wages. Regarding geopolitical tensions, the average Taiwanese person is largely immune to the constant threat from China, having heard talk of belligerence for the last 30 years. However, there is apprehension related to China's grim economic winter and growing concern that the US protective umbrella may be receding, leading to more interest in investing in Taiwan's own defense. SECOND HOUR 10-1015 Iran's Strategy, Setbacks for Hezbollah, and the Chinese Economic Lifeline Guest: Jonathan Sayah Jonathan Sayah discusses US efforts to bolster the Lebanese Armed Forces (LAF) with $230 million, intending to empower the national identity over sectarian militias like Hezbollah. Iran consistently seeks to arm its proxies, but Hezbollah is currently on its back foot, having lost leadership, money, and the Syria corridor due to Israeli attacks and the new regime in Syria. A peace deal in Gaza would significantly weaken Iran, as stability does not favor the Islamic Republic, which thrives by exploiting regional instability. The morale of the Islamic Republic has crumbled due to external defeats and internal incompetence (failing infrastructure, high inflation). Furthermore, Iran relies heavily on China to purchase oil, utilizing a money-laundering network to evade US sanctions, securing an economic lifeline for the regime in return for natural resources and infrastructure projects. 1015-1030 Iran's Strategy, Setbacks for Hezbollah, and the Chinese Economic Lifeline Guest: Jonathan Sayah Jonathan Sayah discusses US efforts to bolster the Lebanese Armed Forces (LAF) with $230 million, intending to empower the national identity over sectarian militias like Hezbollah. Taiwanese self-identity is deepening, particularly among younger generations. However, concerns exist in Taipei that the US administration's "Fortress America" focus is inducing doubt about Washington's commitment to Taiwan's defense, a doubt China exploits. Harold also covers the historic rise of Takaichi Sanae as the LDP head in Japan, positioning her to become the first female Prime Minister. Takaichi is a conservative acolyte of former Prime Minister Abe Shinzo who emphasized increased defense spending to enhance the US-Japan alliance. Her selection was seen as an effort to bring conservative votes back to the LDP, responding to growing political frustration and capitalizing on sentiment against an influx of foreigners. 1045-1100 Taiwanese Resilience and Japan's New Conservative Leader Guest: Scott Harold Scott Harold discusses Taiwan's resilience, rooted in its democratic rule of law and high societal trust, which China attempts to undermine. THIRD HOUR 1100-1115 Europe Responds to Russian Harassment Without US Lead Guest: Mary Kissel Mary Kissel analyzes the European emergency summit in Copenhagen, convened due to alarming mysterious drone activity over European airports, likely instigated by Russia. This harassment, which includes potential risks like hitting a passenger jet, aims to create confusion and test the resolve of the continent. The outcome, focusing on a "drone wall," suggests that the EU is starting to take more responsibility for its own defense, a long-term goal of US presidents. Kissel notes that the US absence from the prominent conversation does not signal the end of NATO. She also highlights that politicians like Starmer and Meloni are moving toward stronger defense measures, realizing that their voting bases are unhappy with current economic and security outcomes 1115-1130 Syria's Search for Stability: Security Deals, the Golan Heights, and the Gaza Impact Guests: Ahmad Sharawi, Bill Roggio Ahmad Sharawi and Bill Roggio discuss Syrian President al-Sharaa's focus on stability and his pursuit of a security agreement with Israel. Negotiating away the Golan Heights is considered a non-starter for al-Sharaa's survival, as his father, Hafez Assad, is often seen as the man who lost the territory, and al-Sharaa would be domestically labeled a traitor by all segments of the Syrian population, including hardliners. A full peace agreement is out of the question, but a limited security agreement might be possible, allowing Israel to maintain its presence in the Golan Heights while potentially withdrawing from areas entered after the fall of the Assad regime. The end of the war in Gaza is expected to expedite negotiations between Syria and Israel toward a security deal, as it affects the optics of al-Sharaa making such a move in the Arab world. Al-Sharaa's main priority is removing Israeli presence and stopping Israeli air strikes inside southern Syria 1130-1145 Russia's Multi-Front War: European Drones, Space Threats, and Tomahawk Missiles Guests: John Hardie, Bill Roggio John Hardie discusses Russia's expanding conflict, which includes drones over European airports like Munich and Berlin, viewed by Denmark as Russian "gray zone" activity aimed at testing Western response. NATO has been slow to adopt cost-effective counter-drone measures, unlike Ukraine's use of mobile fire groups. Russia is also engaging in anti-satellite activity, with Russian satellites reportedly stalking UK military satellites in low Earth orbit. Russia continues to target Ukrainian energy infrastructure with massive barrages as winter approaches. The US is reportedly considering supplying longer-range Tomahawk missiles to allies for transfer to Ukraine. These missiles could strike deep into Russian military-industrial sites, which, coupled with economic pressure, might convince Putin to pause the war. 1145-1200 Russia's Multi-Front War: European Drones, Space Threats, and Tomahawk Missiles Guests: John Hardie, Bill Roggio J FOURTH HOUR 12-1215 Gaza Ceasefire Talks: Hostages, Disarmament, and Hamas's Reach into Europe Guest: Joe Truzman Joe Truzman details the Gaza ceasefire negotiations, which center on the release of the remaining 48 hostages (living and deceased) within 72 hours, potentially in exchange for a significant number of Palestinian prisoners, including convicted terrorists. The central obstacle to peace is Hamas's refusal to disarm, viewing it as tantamount to surrendering their identity. Fighting has lessened, with Israel toning down air strikes, possibly to show goodwill to President Trump. Truzman emphasizes that if Hamas retains its arms, another conflict is inevitable. He also notes the rise in reported Hamas plots in Europe, something uncommon historically, indicating the organization may be branching out its operations and feeling emboldened, as seen in the recent deadly attack on a synagogue in Manchester. 1215-1230 Gaza Ceasefire Talks: Hostages, Disarmament, and Hamas's Reach into Europe Guest: Joe Truzman . 1230-1245 Maduro Regime Threatens US Embassy; Lula's Concern over US Pressure Guests: Alejandro Piña Esclusá, Ernesto Araújo Alejandro Piña Esclusá reports that Nicolás Maduro's chief negotiator, Jorge Rodríguez, falsely claimed a third party plans to assault the US embassy in Caracas, but Esclusá warns that Maduro himself ordered the operation. The regime is allegedly interested in the embassy because they believe opposition leader María Corina Machado is hidden there. The regime, which stole the election, is now persecuting and imprisoning more opposition members than ever to infuse terror into the population. Ernesto Araújo views an attack on the embassy—an action against the "only thing that's sacred in international relations"—as very serious, suggesting Maduro is desperate for a bargaining chip with the US. Brazil's Lula da Silva is reportedly worried about the seriousness of the US attitude toward Maduro and may be softening his stance with Trump, fearing what information might emerge regarding the Foro de São Paulo organization if the Maduro regime falls. 1245-100AM Maduro Regime Threatens US Embassy; Lula's Concern over US Pressure Guests: Alejandro Piña Esclusá, Ernesto Araújo

Dame Noeline Taurua has been in negotiations with Netball New Zealand today to see whether she'll be able to coach the Silver Ferns again. Taurua and her coaching team were stood down ahead of the Taini Jamison series earlier this month, in what was a bombshell announcement from Netball New Zealand. With the Silver Ferns heading into their next camp on October 6, the clock is ticking to try and find a resolution and break what appears to be a deadlock between Taurua, the Players' Association and Netball New Zealand. Sports correspondent Dana Johannsen spoke to Lisa Owen.

The human interventions intended to make Louisiana's coastline habitable and productive over the past century have contributed to the region's most existential threats. Without redress, displaced river sediment, compromised wetlands, and land subsidence will increasingly expose the state to extreme storm surge and sea level rise. In 2007, following the devastating impacts of Hurricanes Katrina and Rita, Louisiana adopted its Coastal Master Plan. More than 100 projects have been approved under the plan, including the $3 billion Mid Barataria Sediment Diversion. The largest project of its kind, the diversion was designed to regenerate 40 square miles of barrier wetlands by allowing the leveed river to flood the Barataria Basin. Construction began in 2023, but it was ultimately canceled by Governor Jeff Landry in July of 2025 due to financial and environmental objections. The arc of this project, from its design through its cancellation, exemplifies how complicated and divisive collective decision-making can become in the age of climate change. Projects scaled to meet major resilience issues are rarely able to serve the conflicting priorities, values, and interests of all stakeholders equally—and trade-offs can bring conflict at every step. The Water Institute CEO Beaux Jones and award-winning environmental journalist Boyce Upholt both return to the podcast—this time for a joint conversation about the dilemmas in Mississippi River management, conflicting interests and negotiations in coastal resilience, and what it all means for Louisiana's future. The church is so much more than a building—but when it comes to managing the physical property of church real estate, we often overlook the great good that can emerge from the land and structures. In this episode, social entrepreneur, strategic executive, and author Mark Elsdon joins Mark Labberton on Conversing to explore how churches and faith communities can reimagine their assets—land, buildings, and money—as instruments for mission, community transformation, and spiritual flourishing. From his decades of work at Pres House in Madison, Wisconsin, to his role as consultant, author, and co-leader of RootedGood, Elsdon shares stories of innovation, courage, and the hard but hopeful work of repurposing property and resources for God's mission in the world. Episode Highlights “It isn't about property, nor is it about money. It's about people's lives and it's about God's work in people's lives.” “We often have the faith of our forebears in the church. But the question is, do we have the courage of them?” “I don't think God's going away. I don't think God's declining. But the way people are engaging their faith is really changed and is changing.” “Sometimes I talk about this as like the Blockbuster Video moment… People still want experiences of the divine. They just don't want to access it primarily on a Sunday morning.” “Constraints can produce creativity and, in the life of faith, can also produce a willingness to trust.” Helpful Links and Resources Mark Elsdon's Website *We Aren't Broke: Uncovering Hidden Resources for Mission and Ministry,* by Mark Elsdon *Gone for Good? He is the author of We Aren't Broke: Uncovering Hidden Resources for Mission and Ministry (2021) and editor of Gone for Good? Negotiating the Coming Wave of Church Property Transition (2024). In addition to his role as a director with RootedGood, Mark is also executive director at Pres House, where he led the transformation of a dormant non-profit into a growing, vibrant, multi-million-dollar organization. Mark has a BA in psychology from the University of California–Berkeley, a master of divinity from Princeton Theological Seminary, and an MBA from the University of Wisconsin School of Business. He is an ordained minister in the Presbyterian Church, USA, and lives in Madison, Wisconsin. Mark is an avid cyclist and considers it a good year when he rides more miles on his bike than he drives in his car. Show Notes Mark Elsdon reflects on thirty years of ministry, beginning with campus work at the University of Wisconsin–Madison. Launch of a $17 million student housing project that became a transformative ministry for thousands of students. Elsdon's discovery: “It isn't about property, nor is it about money. It's about people's lives and it's about God's work in people's lives.” Creation of a sober housing program at Pres House that has saved the state of Wisconsin more than a million dollars in addiction-related costs. Innovative blend of mission, ministry, and real estate development to foster student flourishing. The unique impact of housing students in recovery alongside the wider student population. Elsdon's MBA studies at UW–Madison and his calling at the intersection of money and mission. The “Blockbuster Video moment” for American Christianity: people still seek meaning, community, and transcendence, but not in traditional formats. Challenges churches face with aging buildings, declining attendance, and financial strain. How repurposing property reveals new opportunities for mission and ministry. RootedGood's “Good Futures” Accelerator course: helping churches rethink land, buildings, and resources for social enterprise and revenue generation. Example of two congregations in Madison merging to create an environmentally sustainable multifamily housing project and community center. Redefining church property as community space: “flipping the script” so the building belongs to the neighborhood, with the church as anchor tenant. Courage, risk-taking, and letting go of past models are essential for churches to reimagine their future. The critical role of pastoral and lay leadership in sparking change and vision. Storytelling as central to church renewal: “We often have the faith of our forebears in the church. But the question is, do we have the courage of them?” Learning from the pandemic: every church has the capacity for innovation and adaptation. Honouring grief and loss while embracing resurrection hope in church property transitions. Example from San Antonio: members resisted redevelopment until their need for funerals in the sanctuary was acknowledged—turning “either/or” into “both/and.” Affordable housing crisis intersects directly with church land opportunities. Turner Center study: California churches and colleges hold land equal to five Oaklands suitable for affordable housing development. Elsdon warns against cookie-cutter “models” and emphasizes local context, story, and creativity. Forecast: up to 100,000 church properties in the US may be sold or repurposed in the next decade. Elsdon's hope: more repurposing than selling, with land and buildings becoming assets for life-giving mission. The value of constraints: “Constraints can produce creativity and, in the life of faith, can also produce a willingness to trust.” Production Credits Conversing is produced and distributed in partnership with Comment magazine and Fuller Seminary.

We take a look back at an episode from 2021. Negotiating a good deal can be harder than it looks. A good deal can be found at Fresh to Frozen, but no negotiating is needed there. When buying things on Craigslist it is important to not show too much of your knowledge because it can be used against you. It is also difficult to get a price down if you have traveled across multiple states to view something. They know they have got you. Negotiations hinge on a lot of factors, but it always pays to take your shot, at least when it comes to Miley Cyrus.

S5:E23 College financial planning meets entrepreneurial reality. Brad Baldridge, host of Taming the High Cost of College, breaks down complex rules into simple moves any small business owner can use to lower net price and avoid bad loans. He sat down with Dr. LL to share some INCREDIBLE cost-savings tips that you, as a small business owner, can do if you have a child in college. KEY TAKEAWAYS [06:04] FAFSA rule change for businesses.Small businesses under 100 employees now must be reported as assets. Brad explains what has value (e.g., real estate) vs. low-value consultancies—and why outdated blog posts still say otherwise. Takeaway: get current, not cached, guidance. [08:01] Put your kids on payroll (the right way). Paying teens legitimately can lower parent income without hurting aid (up to ~$11k earned income). Takeaway: move from “cash for shifts” to payroll to help taxes + aid eligibility. [08:50] Create a tuition reimbursement plan. Even small firms can mirror big-company education benefits (with rules—talk to your tax pro). Takeaway: convert wages into structured, policy-based education support. [11:06] How to negotiate offers. It's not lawyer-vs-lawyer; it's “can you help us?”—often led by the student. Ever walked out of an “advocacy meeting” with your admin and thought, Is anything ever going to change? You brought the data. You showed the charts. You quoted the position statements. And still, you walked away with the same ridiculous caseload, or worse- another responsibility placed on your shoulders. All that effort doesn't move the needle. It just keeps you running in circles. In this episode of the School for School Counselors Podcast, I'm grading advocacy as it stands in our profession right now... and let's just say the report card isn't pretty.I'll unpack why the version of advocacy we've been handed sets us up to fail, the traps that keep us stuck shouting into the void, and four strategies that actually move the needle. If you've ever wondered why “advocating harder” hasn't worked for you (and what you can do differently), this episode is your permission slip to stop playing small and start leading with influence.References (Annotated)American School Counselor Association.
