Covered in tattoos, ridiculously muscular, Xander is a gentle giant. Not to be allowed near karaoke machines under peril of death. Captain Betsy Ross, a 34 year old Air Force officer, working on the reconstruction program, rebuilding America's heavily damaged infrastructure. Soon to be Xander's first partner. Brooke Maloney, a 24 year old Olympic swimmer, and friend of Piper. Second generation Swedish American. Blonde, short (5'4") and extremely athletic. Originally, Piper was trying to convince Andy to bring Brooke into the House of Rook, but Andy immediately recognized her personality would be a better fit for Xander, and asked Phil to help redirect her. The House of, Dave? Dave, something or other?, a thirty(ish) something(?) quarantine management engineer for the CDC, who came to test Andy and Eric, and found out that Andy was secretly Dave's favorite author. In exchange for an advance copy of the newest unpublished Druid Gunslinger book, he put Andy and Eric into the system as Top Level V I P, which has changed their life forever. Nice dude, but Dave's just this guy, you know? Chapter 29 The next day, Andy and Ash met up with Eric and Lily for lunch in a restaurant, something they still weren't accustomed to, even though they'd done it a couple of times since moving into New Eden. They'd been in quarantine so long that the basic things like eating out felt alien. They'd found a nice little BBQ joint that someone had opened within the walls of New Eden, and Andy was ecstatic. Andy's hope was that they were going to keep getting more varieties of food in their new home town. The little 1950s dinner was nice, but the village needed things like a Mexican joint, a Chinese restaurant, a ramen house, a place where he could get a banh mi, Andy realized he really just needed the place to be less exclusively white. The guy who owned and ran the BBQ was a big black guy named Bryant Walters who'd apparently played football for the 49ers a couple of decades ago. He'd settled in the Bay after his football career ended, and he had brought his love of southern BBQ to opening his own restaurant, called "Smoke On The Water." He had a dozen of his own BBQ sauces, brisket that he smoked for at least twelve hours and some of the best damn ribs Andy had ever tasted. It didn't hurt that Bryant was also massively friendly, making sure to come out and talk to patrons of the place. The wait staff was comprised of his partners, five women in all, at least one a former 49ers cheerleader. Over lunch, Andy made sure to tell Bryant that he should have delivery service for the community, and the big burly man told him that was an excellent idea, and that he'd start working on a website for online orders. The meal was the first chance that Andy and Eric had really been able to sit down and catch up one on one since they'd gotten to New Eden. Sure, they'd seen each other at parties and big gatherings, but with just Ash and Lily there, it felt like a throwback to the first days of the whole adventure when they'd been a pair of new couples sharing a tiny little condo. "So yeah, what with all the casualties on my team, I've been promoted up the food chain to be director of the division," Eric said, poking at his brisket with his fork. "I like the responsibility and the increase in pay, but it's also incredibly depressing to think about all the former coworkers that died, none of whose funerals I can attend, because nobody's allowing funerals." "Yeah," Andy sighed, "Phil told me they're moving to mass cremations now, since so many people died. They'll probably build some sort of memorial after we're through all of this, like the Vietnam Wall or Ground Zero for 9/11." In partnership with local homebuilders like Taylor Morrison and nonprofit housing providers, HomeAid® Atlanta provides stable places for individuals or families to stay. “We get discounts and donations from our friends in the building industry and help our friends that are in the housing industry use those discounted donations to improve their facilities, to expand, to maybe just do some maintenance,” said Crater. “So, then they are spending their hard-earned money on the people that they're trying to help.” Taylor Morrison is currently partnering with HomeAid® Atlanta on two projects, Breakthrough House and a project in Cherokee County for girls in foster care. Breakthrough House is comprised of two sections: one for single women transitioning into sobriety and the second for recovering mothers and their children. Up in Cherokee County, Taylor Morrison and HomeAid® Atlanta plan to construct a place for family visitations, donation drop-offs and more, further enhancing the security of the campus. As a top five national builder, Taylor Morrison is a great resource for building quality homes that last for those in need and is a proud Builder Captain. “Taylor Morrison is very supportive of everything that we do with HomeAid ® and what it brings to the community, but it is a huge responsibility,” said Cline. “The great thing is, our trade partners out there really work with us side by side, and the relationships that we build over time are unreal, and their generosity is great. They contribute a lot to these projects, and the relationships that they build with those that we're helping last a lifetime.” For many projects, including HomeAid® Atlanta builds, Taylor Morrison calls on its own trade partners. Cline describes it as “team building” when the construction company and its trade partners collaborate on projects off the clock. “Generally, we'll have multiple trades in every area, and I've never had one not want to help,” said Cline. “Usually, they want to do a lot more than what we're even asking them to do. Our trade partners are huge to us and our business. We can't do it without them, and for what we do with HomeAid®, they really contribute a lot.” How does the HomeAid® process work financially? Non-profits are invited to fill out an application but must have at least 75% of the project cost in the bank. For a $100,000 project, that means $75,000 is secured. The goal when bringing in Building Captains and their trade partners is to get the cost down further. If the project can be completed for 50% less than expected, the rest of the money can go towards maintenance, furnishing the space or back to the bank for another project. “That's their skin in the game because this is their facility,” said Crater. “We're just helping them to make it nicer or even constructed in the first place, and then they have a space where they can do their work and help people move forward with their lives.” How can you get involved? Well, that is easy! Builders can volunteer as a HomeAid Builder Captain to lead the construction of a housing facility or get involved with a one-day, hands-on project. Founder of Foxcreek Properties, Piedmont Residential and a myriad of banks, Bill Evans joins the Atlanta Real Estate Forum Radio podcast to recount his impressive career in homebuilding and land development. Evans joins host Carol Morgan on the All About Real Estate segment and touches on his history in banking. Evans started working in the construction industry in 1974. With a mother who was a builder and a father with a background in mechanical contracting, he has a long history with the industry and he always knew he wanted to be a developer. Evans began his development career in Stone Mountain, his hometown, and after developing a few projects, found himself in the middle of a recession. Evans said, “Everybody had land, and nobody had a way to get out of it.” During this time, banks offered loans with a contractual agreement that the home had to sell before the loan was due which caused issues for many builders and developers. The first four homes built by Evans and his team were constructed within 30 days and sold within 60, a timeframe practically unheard of in today's market. Now, it can take up to 30 days or longer to retrieve a building permit alone. He and his team went on to build 5,000 houses and participate in the development of 20,000 lots. Evans said, “I've always thought of myself more as a developer than as a builder. If you develop in the right place, homebuilding becomes a lot easier.” Evans shared that his first boss exclusively developed, which caused trouble during the recession. Learning from this experience, Evans does not develop unless he can build his way out of it. With his partner, George Hovis, founder of Hovis Homes Inc. and Ted Elliot, founder of Camel Homes, Evans and his comrades built homes all over Gwinnett County, averaging a 30-home turnout every year. Evans learned that when the industry consolidates after each recession, it presented an opportunity to double the size of his company and continue profiting from hard work. This way of thinking set Evans and his industry friends up for success during recessions when other companies were sinking under economic pressure. Evans said, “In the last recession, we actually quadrupled, and everybody thought I was crazy and I probably was but it worked. That's just the way I do it.” Evans began selling lots to independent builders and, with Edwin Lowe and Duvall Brumby, constructed a portfolio of 100 homes. Evans and his team realized that developers needed to operate with larger builders and run them like national companies. Soon, JEH Homes and Piedmont Residential were born, companies that are more sophisticated than their previous ventures. JEH Homes was eventually sold to Taylor Morrison and with Evans's help, the builder also secured Acadia Homes. The two companies were combined to create Taylor Morrison in the Atlanta market. Evans said, “To really make money in a building company and do well and have happy employees, you need to have an even flow process instead of starting and stopping.” To experience continued success, Evans shared that purchasing and developing lots helps enormously in the long run and prevents companies from having a lack of land to build on. While it's normal for deals to fall through, Evans recommends sourcing twice as many lots than necessary to make up for losses and prepare the company for potential industry stalls. When excess lots are secured, Evans and his companies sell the land to other developers. There is no shortage of Atlanta builders in the current market searching for lots as the industry continues to experience an undersupply of housing in a post-pandemic market. During his career, there were two recessions where financial institutions experienced hardships and credit supply shrank quickly. During those periods, land value plummeted and relationships with financial institutions mattered more than ever. Evans said, “Until this last recession,
