Premier Doug Ford announced that the Province of Ontario will be proposing a new rebate to fully remove the 8% provincial portion of the HST for first-time homebuyers on new homes up to $1 million, effective for agreements signed on or after May 27, 2025. When combined with the federal 5% GST rebate, this could save buyers up to $130,000. What does this all mean? How is it calculated? How does it differ from the previous HST rebate already in place for new homes? Who qualifies?Ema speaks for Matthew Patullo, Barrister and Solicitor to get all these answers.Matthew Patullo is a founding Partner at A.P. Romano Legal Professional Corporation. His practice focuses on all areas of real estate, wills and estates, and corporate law matters. A bill to deregulate zoning in an effort to reduce the cost of building new homes had its first hearing on Tuesday. How much freedom is too much for a child? That question is central to a bill that aims to limit the state from investigating parents for neglect, simply for letting their kids play outside alone. Legislation that would fundamentally reshape education in Indianapolis was debated during a lengthy hearing Monday at the Statehouse. Well-known Indiana philanthropist Lois Eskenazi passed away last week in Florida at the age of 92. Parents in Warren Township have pushed to move fifth graders out of intermediate schools... citing concerns about safety and maturity. A federal grant will help overhaul a street in Beech Grove to make it safer for pedestrians and motorists. Pre sale guarantee in New South Wales: Could this cause a flood of new homes?      Is the NSW Government really guaranteeing developer pre sales, or is it just clever marketing?   In this episode, Todd speaks with Rob Flux from the Property Developer Network to unpack the newly announced Pre Sale Finance Guarantee and what it actually means for developers, investors, and the broader housing market. With "guarantee" raising plenty of eyebrows, Rob breaks down what's real, what's not, and why the initiative has people talking.   Rob explains the core issue the scheme aims to solve and heavy holding costs caused by pre sale requirements. He breaks down how the government steps in with a contractual commitment to fast track construction, the eligibility criteria, the required discount, and how revocable contracts work. He also clarifies why this will help ease pressure and smooth price growth.   For developers, investors, or anyone curious about housing policy, this episode is a must watch. It's an ambitious target. But who is going to build these new homes and how can that target be met given successive governments' failure to meet far more modest goals? Will private developers be tempted to ramp up the delivery of apartment schemes? And given the acute skills shortage in the construction industry, where will the builders – the real hard-hat wearers – come from? And what about Ireland's creaking infrastructure - the water and electricity needed to make building possible? The shame of record-breaking homelessness figures means a move to solve this aspect of the housing crisis is a key plank of the new plan.Irish Times Political Correspondent Ellen Coyne was at the plan's launch. The Easiest Way to Sell New Homes Without Builder Headaches w/ Christian Calusa

Social Selling Made Simple

If you've ever tried selling new construction, you know it can be a total headache. Dropbox links everywhere, builder calls that never get answered, and brochures that are already outdated by the time they reach buyers.  It's frustrating for agents, builders, and buyers alike. So many agents just skip new construction altogether, leaving hundreds of thousands of dollars on the table. But what if new build listings were as easy to access as homes on the MLS?  That's where NEO comes in. NEO cuts through all the chaos, helping you capture more buyer leads, keep them engaged, and take control of the buying experience. With NEO, you're not just getting a tool, you're getting a whole system that keeps everything organized and accessible. No more hunting for the latest floor plans or chasing builders for updates.  Everything you need to showcase new construction is right there, in one place, making it way easier to attract serious buyers and close more deals. So how exactly does NEO tackle all those annoying obstacles agents face? What kind of opportunities does it open up?  In this episode, NEO's CEO, Christian Calusa, breaks down why the platform is quietly becoming the “missing piece” of the MLS, why associations around the world are taking notice, and how it's helping agents dominate niche markets.   Many agents are not selling new construction because it's a time-consuming niche, due to the research and driving around. -Christian Calusa   Things You'll Learn In This Episode  The “missing MLS” for new construction Most new-build inventory never makes it onto the MLS. How is that blind spot costing agents leads, deals, and market share?  Turning global interest into local sales How does NEO solve the access, language, and branding problems that stop overseas buyers from acting?  From QR code to $1M commission How did a brand-new agent who used NEO turn an Uber ride into a $10.2M sale? How can you replicate that kind of high-ticket, low-effort lead capture?    Guest Bio Christian Calusa is the CEO and Founder of NEO. NEO is the most adopted platform for new construction in Florida and Texas, and is rapidly expanding throughout the U.S. NEO is a unique solution that connects builders, real estate agents, and buyers in one streamlined ecosystem, offering unparalleled access to inventory, marketing tools, and sales enablement, both nationally and internationally. Welcome to The Times of Israel's Daily Briefing, your 20-minute audio update on what's happening in Israel, the Middle East and the Jewish world. Religions reporter Rossella Tercatin joins host Jessica Steinberg for today's episode. Nearly two years after the ancient, nearly complete Codex Sassoon bible was first introduced at the Anu Museum, days before the October 7, 2023 Hamas attack, the book of Torah is inaugurated at the museum, in the presence of released hostage Agam Berger, in a moving, bittersweet ceremony, tells Tercatin. Another ancient bible, the Shem Tov bible, this one only 700 years old, was also inaugurated permanently at the National Library of Israel, both in time for the Shavuot holiday. Tercatin also looks at the ongoing issues of conversion in Israel, following a meeting last week of the Knesset Aliyah Committee devoted to the topic of conversions on Tuesday, ahead of the Shavuot festival. Only about half of those who start the process to convert manage to complete the journey, and the Conversion Authority is currently formally without a director, leaving nobody can sign the official conversion certificates, complex matters that Tercatin discusses. Steinberg talks about an art exhibit currently at Kibbutz Ramat Yohanan, marking the 80th anniversary of the kibbutz's Shavuot ceremony, created by two pioneering kibbutz members in the 1940s to mark the agricultural and harvest aspects of the festival. Finally, Tercatin discusses the Messianic community in Israel, and its connection to Yaron Lischinsky, the Israel Embassy staffer who was killed alongside his soon-to-be-fiance, Sarah Milgrim, on May 21 in an antisemitic attack at the Capital Jewish Museum in Washington, DC.
