In this episode of the Planned Solutions Incorporated Podcast, The Weekly Economic Index (WEI) is a high-frequency (updated weekly rather than monthly or quarterly) economic indicator that has a strong track record of predicting the pace of US economic growth. Currently, the WEI is forecasting slow economic growth but is not yet predicting a recession in 2023. However, the path of this index should be watched closely given the mixed economic signals from other data. Also, One of the new changes under the Secure Act 2.0 will require that high-income earners (those who earned $145,000 or more from their employer in the previous year) have their catch-up contributions allocated to the Roth option. This will make the additional contribution taxable to the employee even though the money will be allocated to their retirement plan rather than their paycheck. And, The electric vehicle tax credit has been expanded to include more makes and models. However, the new rules also come with some significant restrictions that may make many taxpayers ineligible. First, there is now an income limit that will cause some taxpayers to be ineligible for the tax credit due to their income level. Second, there are some new convoluted rules about where the vehicle was manufactured and the composition and sourcing of minerals in the vehicle's battery. These new rules may make it difficult to determine if the credit will apply to a given vehicle. Atlanta Division President Adam Cornett with David Weekley Homes joins the Atlanta Real Estate Forum Radio podcast to discuss what buyers are looking for in the present market. Cornett joins host Carol Morgan on the All About Real Estate segment and chats about current communities in closeout and what's in store for the new year. Cornett started his journey with David Weekley Homes in 2014 within the Dallas division and, in 2016, became the division president. In late 2020, Cornett transferred to the Atlanta division and has loved living in Georgia with his wife and three beautiful daughters. As the nation's largest privately held builder, David Weekley Homes was established in 1976 and has grown drastically. From Portland to Texas to Florida, the building company grew exponentially across 19 markets and offers various products. As a prominent private home builder, the company puts its team members and customers first regarding daily operations. One of the unique elements of David Weekley Homes is its ownership structure. The builder prioritizes equality, splitting ownership three ways between the founding families, the company's team members and the Dovetail Impact Foundation. With many prospective buyers wanting a sense of predictability, having a proper time frame and accurate payment forecasting is vital in today's market. With supply chain disruptions, rising interest rates, increased prices and other factors impacting costs, some homebuyers are waiting longer than expected, and paying significantly more than they planned. Cornett said, "One of the biggest things that buyers are looking for is a true time frame." After a great year of strong sales for the home building company, there are still some final opportunities to live in one of its beautiful neighborhoods. Priced in the high $600,000s, Hargrove in Decatur features a mixture of townhomes and high-density products with only one available home left. Elliott and Goulding began as radio announcers (Elliott a disc jockey and Goulding a newscaster) in Boston with their own separate programs on station WHDH, and each would visit with the other while on the air. Their informal banter was so appealing that WHDH would call on them, as a team, to fill in when Red Sox baseball broadcasts were rained out. Elliott and Goulding (not yet known as Bob and Ray) would improvise comedy routines all afternoon, and joke around with studio musicians.Elliott and Goulding's brand of humor caught on, and WHDH gave them their own weekday show in 1946. Matinee with Bob and Ray was originally a 15-minute show, soon expanding to half an hour. (When explaining why Bob was billed first, Goulding claimed that it was because Matinee with Bob and Ray sounded better than Matinob with Ray and Bob.) Their trademark sign-off was "This is Ray Goulding reminding you to write if you get work"; "Bob Elliott reminding you to hang by your thumbs."

And because team members have a vested interest in the company, they grow hand in hand with the company. Nearly 311,000 people nationwide received a hearty Thanksgiving meal, thanks to the partnership of David Weekley Homes and 17 charities across the U.S. Throughout November, the company hosted its seventh annual companywide Thanksgiving Drive, collecting approximately 93,000 pounds of food and more than $110,000 for 17 local nonprofit organizations around the country with help from homeowners, real estate agents, vendors, trade partners and team members. The annual drive is an initiative of the company's CARE program, which allows the extended David Weekley Homes family to live out its purpose of Building Dreams, Enhancing Lives. Over the past 20 years, more than $250 million has been donated to worthy causes around the world through company earnings and The David Weekley Family Foundation. In addition, team members have volunteered countless hours with various organizations across the country. Whether it's products and designs or the buyers themselves, Cornett shared that the industry is constantly on the move. “There is always something changing in the industry,” said Cornett. “If somebody is working in homebuilding and they're getting bored, they're simply not paying attention.” Modern farmhouses are a popular emerging trend, reflecting a simple style of architecture not commonly seen in the industry for the past 20 years. Other emerging trends, including increasing land and labor prices, make offering homes at price points that meet all society income levels challenging.
