The title that was on episode 92 (Ayan Rand's “Atlas Shrugged” Was Wrong) was supposed to be on episode 93 (today's episode). I apologize for the mistake. Both of the episodes titles and descriptions have now been fixed. If you've ever read Atlas Shrugged, or watched the movies like I did, than you know that in the book, Ayn Rand characterized corporations, particularly big corporations, as being liberty loving institutions. In all fairness, she wasn't saying that all companies are like this, but still, is this image that Ayn Rand paints for us correct? Are corporation's liberty loving institutions in general? In short, no. One of the strangest accounts in the book of Acts concerns the seven sons of Sceva (Acts 19:11-20). Paul’s ministry in Ephesus lasted some considerable time, perhaps two and a half years, and during that time “God did extraordinary miracles through Paul” (Acts 19:11). The result is that various “competitors” tried to keep up with him. By itself, this was not surprising. It has always been so. When God especially empowered Moses to perform miracles before Pharaoh, the magicians of Egypt could reproduce most (though not all) of what he did.So in Paul’s day some Jews steeped in syncretism traveled around, engaging in some kind of deliverance ministry. They had little idea what they were engaged in. When they saw what Paul was doing in the name of Jesus, they started to refer to that name too, as if it were nothing more than some magic talisman: “They would say, ‘In the name of Jesus, whom Paul preaches, I command you to come out’” (Acts 19:13).The seven sons of Sceva, a Jewish priest, were particularly engaged in this operation. One day the evil spirit they were trying to exercise talked back to them: “Jesus I know, and I know about Paul, but who are you?” (Acts 19:15). Then the man possessed by this spirit leaped on them and beat up all seven of them.Note:First, the result of this encounter was entirely beneficial. When the story circulated, many were seized with a healthy fear and an enlarged respect for the name of the Lord Jesus. This was a name so powerful that it could not be treated as a magic formula. This name could not be domesticated. The result was that infatuation with occult practices was curbed. Many confessed their evil deeds, and others brought their occult books and burned them, totaling an enormous value (Acts 19:17-19). “In this way the word of the Lord spread widely and grew in power” (Acts 19:20).Second, the really striking element is the utterance of the evil spirit: “Jesus I know, and I know about Paul, but who are you?” One can understand why Jesus would be known among demonic powers. There is no surprise there. But Paul is known too! His ministry had been assaulting the powers of darkness. He was known to be protected and defended by the living Christ — there is no way the demon could have used the possessed man to beat him up. These other characters were another matter; as far as the demon was concerned, they were a bit of a joke, easily ignored, easily subdued and shamed. But Paul was known!Christians engaging the Enemy will be known not only in the courts of heaven but in the courts of hell. This podcast is designed to be used alongside TGC's Read The Bible initiative (TGC.org/readthebible). In episode 32 of An Investors Journey, we go over the How To Wholesale A Contract! Since our start in real estate, we have wholesaled over a hundred properties. In doing so we have learned a lot about what to do as well as what NOT to do. I'll cover in this episode how to properly wholesale a real estate contract. What is Wholesaling? The reason I say "contract" and not "property" is because you're NOT wholesaling a property. The only time you're wholesaling a property is when you actually own the house and you're selling it a wholesale price. This means you're selling it for less than market value. If you got a property under contract with a seller and then turned around and "wholesaled" it to a buyer what you're actually doing is selling your equitable interest to buy that property to someone else. NOTE: First thing's first, make sure on your original contract to the seller you write "and or assigns". I'll discuss this further in the episode. Where to find a wholesale agreement? You can go online and download one from the hundreds of samples you will find on google. You can also get one from maybe some guru training you have purchased. Or, you can do what we did and have your attorney draft one up for you. We cannot share the one our attorney-drafted up for us because I just don't know if it can you or us into any problems being that he did it for us. Sorry. That being said they're all pretty standard and easy to understand. You have to always make sure you and the buyer of your contract are aware of everything that's involved in the purchase of the house. When we buy a contract from a wholesaler we first agree to a price we're willing to pay for the house then we'll ask to see the original contract between the wholesaler and the seller. The reason we do this is that we want to make sure there will be no surprises at closing. How to set your price There are 2 ways to set your price: In the assignment contract, you write in "the assignor(yourself) will net $? upon the sale of the house". This will make sure that no matter what the closing costs are and other fees that come up you will walk away with what you wanted. This is how we wholesale our properties. We write in "Assignment fee to be the difference between the contract price and terms and $??? (whatever the sale price is)". Will explain further in the episode. Stay with the deal. Many wholesalers have a tendency to forget about the deal once it's under contract with the buyer. Don't do this. Stay with the deal, make sure title has everything they need, make sure the sellers are ready to move out and close. Don't make the buyer have to scramble around trying to get everything done. After all, this is your deal. You're the one that has the rapport built with the seller. What if you have a BIG spread? There are times when you pick up a property at such a great price that you know someone will have problems with how much you're making. in this case, you can always do a Double Close/Simultaneous Close/Back-to-Back Close. They're all the same. All this means is that you will close with the seller and then turn around and close with the buyer. So you are both the buyer and then the seller on the same day usually. You can do this by doing a Dry or Wet Close. A Dry Close means you don't have to bring any money to the table. The seller gets paid with your buyer's funds and you get the difference. Not many title companies or attorneys know how to or feel comfortable doing this. So I strongly recommend you ask around to see who would be willing to do it and then close with them. A Wet Close means YOU need to bring the money to close with the seller and then you can sell it to your buyer. This is done by either you having your own money or borrowing it. If you borrow the money it is mostly referred to as transactional funding. All this means is that it'll be for a very short time.
