In this Episode I chat with Chris Long. Chris started his first location of Long Yards in Canada, and has since expanded to the US. Chris' model with long yards is a unique blend of yard and lot storage geared to both small and large operators and small businesses. Chris gets into his proprietary model that he is franchising and discusses this lucrative niche. Chris started in the trades as a young dad at 20 years old, and continued for over 12 years. Bought his first house in 2012, converted it into a duplex, second house in 2015, did the same thing, then he purchased my fist commercial property in 2017, on Bank Street (Longyards first location).He cut the ribbon to open Longyards October 2019, &  leased up the yards and had boats and RV's by the end of the year! On  this episode, I talk with 19-year-old Brett Abamonte. About a year and a half ago, Brett was exhaustingly pursuing single-family rentals as a means for cash flow and wealth generation. As the laws have become increasingly more unfavorable towards landlords, he turned to self storage in the summer of 2020. Brett walked from his 2 two deals under contract and is currently under contract on a third: a 18,000 sf facility in Texas. He also has two additional deals in his pipeline. Terry Royce sits down with Jon Farling, a self-storage owner in Columbus, Ohio. In a span of just 18 months, Jon sold his four, single-family rentals and acquired four storage facilities. Today, Jon shares how he transitioned to self-storage investing, how to deal with security issues, and his business preferences in self-storage. Since the birth of Jon's daughter, he started thinking about his finances differently. After calculating for retirement and his daughter's college tuition, he realized that he needed to make some changes. He started real estate investing at around this time and bought single family rental homes. In 2019, he discovered self-storage investing. Currently, he operates 4 storage facilities in Columbus, Ohio. Since his transition into self-storage, he has tripled his income. His equities in several self-storage deals are projected to significantly exceed his 401k returns by the time he retires. What convinced Jon to go “all-in” on self-storage was his goals. He had done his research and constantly reminded himself of what he wanted to achieve. The roadmap that he created gave him the push to acquire his first facility. During his first two weeks as a storage owner, he faced break-ins and squatting in some of the units. He was unfazed as he recognized that initial problems were part of the process. On his third month of operations, his decision to invest in self-storage was affirmed when he started earning $15,000 monthly.    Welcome to the Self Storage Playbook Podcast. My name is Terry Royce and I'll be your host.  I've been investing in real estate since 2008  through wholesaling, rehabbing & rental properties in Baltimore, Maryland . Since then I've completed over 700 transactions and created an extremely successful real estate operation in my market.  While our systems and team were mostly dialed-in, it was a highly-demanding, time-and-management intensive role.    Fast forward to the spring of 2020 when the world shut down.  My wife and I had been talking about making a change “someday” and saw the opportunity that we were afforded to make this massive life change right then.
