Welcome to an enlightening installment of the Water Foresight Podcast, where we venture into the complex world of non-revenue water, carbon emissions and carbon leakage credits. We're honored to have water industry veteran, Steve Cavanaugh, join us as we decode this labyrinth of issues. As the CEO of Cavanaugh & Associates and the chair of the International Water Association's (IWA) Leakage Emissions Initiative (LEI), Steve offers an invaluable depth of understanding on the subjects at hand. We kick off our conversation unwrapping the concept of non-revenue water - a pivotal issue for utilities. The financial implications of unbilled water set the backdrop for our discussion on the water energy nexus and the novel domain of carbon emissions and carbon leakage credits. With Steve's expert insights, we delve into the compelling topic of carbon credits and their potential monetization, a burgeoning interest area for investors and companies alike. The ripple effects of this monetization could trigger a funding wave for leakage reduction projects and nudge major water utilities towards a carbon-neutral future. Our dialogue takes us further into the roles of various sectors in mitigating greenhouse emissions. We examine the influence of the government, financial institutions, and rating agencies in steering this change. We conclude by shedding light on the LEI and the range of resources it offers, including how to become part of this significant initiative. As we navigate these waters together, we hope you find this conversation as thought-provoking and enlightening as we do.#water #WaterForesight #strategicforesight #foresight #futures @Aqualaurus

Today is a special episode as Steve Cavanaugh and I were invited to Tracy Royce's Instagram interview. We had fun discussing Mastermind groups, how Ascend was created, and what made us decide to put up this community. You'll also learn anything about real estate and how it can support and enhance your lifestyle and your vision. KEY TAKEAWAYS: How ASCEND came to be Favorite deal/offer that they put together The current state of Real Estate Education and how the students can connect with Mastermind members How to find the right mentor? The challenges most people see in growth What are some of the people's biggest fears? ABOUT TRACY ROYCE Tracy Royce started in the real estate industry as a loan officer in the early 2000s. Her heart was never in that niche and she saw the writing on the wall, so when a former landlord and real estate investor offered her a position to work for him as an assistant, she jumped at the opportunity. She didn't realize that would start the path of a decade of working behind the scenes for other real estate investors. While the economy was crashing, the groups she worked alongside were thriving, inventing and she was learning everything from property management, fixing and flipping, resale, short sales, pre-foreclosures, distressed real estate, creative disposition, and a little of everything in between. Steve Cavanaugh and Alex reflect on the common challenges they heard during their most recent ASCEND Mastermind Retreat. So many of these entrepreneurs are highly successful in their own right, and it's amazing what happens when you have high-caliber people sitting in the same room with a common goal of helping each other. Accountability plays a huge part in achieving your goals and Steve and Alex were able to see this firsthand during their recent Retreat. KEY TAKEAWAYS: Alex is very grateful for the ASCEND Community, and is inspired by it's members. What were some of the common roadblocks that came up during the mastermind? A common challenge is facing uncertainty and how to manage the unknown. Oftentimes, business challenges are masked as personal challenges. What have been some wins some of the ASCEND members experienced during this retreat? Don't get caught up in your head. So often the answers are hidden in plain sight. What does accountability look like in the ASCEND mastermind? What do you want to accomplish? When people are checking in with you, it drives you to achieve your goals. Steve Cavanaugh just got back from a quick trip to Louisiana to check out a potential self-storage facility. Steve didn't always start out this way and shares how he created his own roadmap to live the life that he's wanted. You might not make as much money as you want in your life, but it's completely possible and realistic to live the kind of life that you want, starting tomorrow. Key Takeaways: Steve has created an intentional life. Steve just got back from Louisiana last week and is looking to acquire a self-storage property. There's a lot of confusion on how to really live out your vision. Why did Steve want to get into self-storage? What's the best task management system out there? Whatever system you have, make sure it just works for you. Alex would get stressed by looking at his calendar and it being jammed packed with to-dos. Andi and Lise talk about Jemisin’s use of point-of-view for different characters, how their stories interweave with the world-building, and the world-building itself, which they found utterly engrossing and brilliantly presented. Synopsis, from the site Deadline: The Fifth Season is described as an epic drama set in a world where civilization-destroying earthquakes occur with deadly regularity. A small minority of inhabitants has the ability to quiet these earthquakes, but they also can cause them. The series follows three women, each of whom possesses these special, Earth-controlling abilities: Damaya, a young girl training to serve the Empire; Syenite, an ambitious young woman ordered to breed with her bitter and frighteningly powerful mentor; and Essun, a mother searching for the husband who murdered her young son and kidnapped her daughter mere hours after a Season tore a fiery rift across the land. Jemisin’s ‘The Fifth Season’ Book to be Developed as TV Series at TNT” Info about N.K. Jemisin’s The Broken Earth trilogy GQ: “N.K. Alex and Steve Cavanaugh talk about how you can work less while making more. Steve believes you can Live Life on Vacation #LLOV. The concept is counter-cultural and counter-intuitive. We are taught every day that we have to hustle at all hours of the night in order to be successful, but there is another way! Join Alex and Steve on this mastermind call and listen to them answer questions from the live audience at the very end! You'll also discover how Steve was able to use real estate to get himself a FREE TESLA! Key Takeaways: Getting bigger isn't necessarily better. Steve got paid to drive around a Tesla. How'd he do it? Don't you wish you had a supercomputer or an amazing tool? Think more like an artist. Artists take the cheapest tools available and make something great by using it. You are the artist of your own life. You want to build your life first and then write it down. Create boundaries for yourself when you work. Build the life now and work around that. Steve breaks down the 80/20 analysis process. The key is focus! Work like a dog during your allocated time. What should you delegate first? What does it mean to really ‘get big' in your business? When you want to get big, you really only have two choices… You can get big by getting big or you can get big by staying small. How do you interact and be intentional with your followers? When you say yes to something, you are automatically saying no to something else. The difference between income and wealth is explained in this episode… Steve is very conscious of how he builds his wealth, and he shares how in this show. How can Steve use real estate to drive a brand new Tesla for free? True success is about being at the beach without your laptop (not with it)! How do you really live life on vacation? #LLOV Permission to relax is better than the relaxation itself. Steve does a quick recap of what he's talked about today! Create that vision, test that vision, and execute the vision. Take the risk and design your life on your terms. You cannot do anything great if you don't push your limits. Steve and Alex open the call for any Q&As for the live listeners! In this episode of the Discount Property Investor Podcast David interviews Alex Pardo and Steve Cavanaugh about their NEW mastermind “Ascend Mastermind”. Ascend Mastermind is a hybrid between a coaching program and a mastermind. It is broken down into 2 small groups of 15 members each, and they meet 3 times a year with each group. The first group has already filled up and they are taking applications to the second group currently. What I love about this new group they are putting together is that they want to keep the group small in intimate, so the members can open up to each other and not feel like they can’t get vulnerable with each other. This group is really targeted towards those that have both Drive and Desire to be successful. Also, they know first hand that business and personal life are tightly connected and their goal is to help those who want to better both of these worlds, not just the business side.
Alex discusses the impact a recent 3-day Lifeonaire event had on him and his wife. In this episode, Alex walks you through some simple exercises you can do to ascend your life (and business). Key Takeaways: Alex's wife was always 100% on board with personal development. At the Lifeonaire event that both Alex and his wife attended, she was able to experience the positive impact personal development can have on your life. Write your own eulogy. This is a two-part exercise. Alex's wife did this exercise and tears were in her eyes. When Alex did this exercise, he noticed a couple of things he could be actively working on himself because there were certain things that he wasn't giving 100% on. Life isn't guaranteed, so don't take your loved ones for granted. Love on them, and play life all out! What do you want your children's adult lives to look like? Please, please, please take the time to do these exercises! It will have a profound impact on the way you see and interact with the world. Alex is excited about the first Ascend Mastermind Retreat! Alex was recently listening to one of Ed Mylett's podcast episodes and Ed was discussing the importance of your inner thermostat. We have hot and cold months, and so does your body! It's important to not take your foot off the gas when you experience a very hot and successful month. Find out more in this week's episode. Key Takeaways: Thank you so much for reviewing the show on iTunes! Ed Mylett believes we all have an internal thermostat. When we experience a lot of success, our lives will start to cool back down. When we deal with hard times, we get fired up to achieve success. When you experience success, do you shift your mindset? Operate with intention and purpose… always! Don't take your foot off the gas. Surround yourself with people who have a higher thermostat than you. Go above and beyond in your work. Zillow has now become a competitor in Alex's market. What are some of Alex's strengths that the bigger guys simply don't have? Operate from an abundance mindset, not from fear. Today’s guest is Steve Cavanaugh, a true lifestyle entrepreneur. He moved from Maryland to Florida and operates his business remotely from Florida. In today’s episode, he talks about how he set up his business to be able to do this. He talks about his involvement with masterminds and the creation of his own, Ascend. Key Takeaways: *Rate and review the show on whatever platform you listen, and email your review to Brian (brian.trippe@gmail.com) to get a free t-shirt. [2:45] Steve has been full-time in real estate for 15 years. With hundreds of deals under his belt, he is a coach, has a rental portfolio, and started and runs the Southern Maryland Real Estate Investors group, as well as various other investment ventures. He’s also recently partnered with former guest Alex Pardo on the mastermind Ascend. [4:25] Steve operates his real estate business remotely, and this is because he was intentional about how he set things up from day one. Too often, people get into real estate with money as the goal, rather than living the lifestyle as their goal. [6:25] For people that are already in real estate, there are steps you can take to re-prioritize your lifestyle. The easy, short answer is to step back from your business and think about what you want your life to look like. Reverse engineer from there and think about what tweaks you need to make in your business to achieve that. [7:25] Sometimes making this change means subtracting something in your business rather than adding something. In some cases this could mean losing a revenue source; Steve talks about spreading things too thinly across multiple streams of income, and focus on the one thing that you’re really good at. If you clear stuff off your plate, that one stream will increase. [9:45] Entrepreneurs aren’t necessarily known for focusing on one thing or stream of revenue. Steve suggests finding the things that you really love doing in the business, and see if you find ways to do more of that. That’s likely where the income and the fulfillment come from. [10:50] Having coaches and a mastermind has been so beneficial in Steve’s life. Coaches or mentors not only share tactics but also help guide the steps. A mastermind is based on challenges, and helping individuals through shared experiences. You have to bring your biggest challenge and be vulnerable enough to bring it up with your mastermind group. [13:50] Steve and Alex Pardo are developing their own mastermind group, Ascend. One thing that’s different about them is that they are integrating a coaching component with the mastermind, where they have one-on-one calls with their students, as well as an in-person meeting to discuss life vision and wrap the business around their life, as opposed to the other way around. [16:05] In addition to Ascend, Steve has also started Master Mission. He knew that he wanted to make a difference, and knew that involved giving back and donating his time. The group gets together to do mastermind stuff in the mornings, and in the afternoons they get out into the community to help people. [19:20] Any time we’re doing this type of work, the thing that changes more often is ourselves. When we give of our time and resources, something happens inside of us and we seek higher levels of contribution. One of the requirements for the Ascend group is that you have to have a desire to make an impact. [22:15] No matter how many deals you make or how much money you’re making, it is important to get into sometime type of mastermind environment. Start by going to your local REIs or your local meetups. The faster way to build your network is to get out there and start meeting people, and it’ll start to happen from there. [23:25] At the core of networking, it’s to figure out how you can provide value to somebody else. If you stay focused on providing value, this will almost always be provided back to you. [24:40] Steve started his REI about 13 years ago. He started by collecting local business cards and emails to build his buyers list. They started meeting up and have been around to act a networking group since then. [26:25] Real estate is definitely a people business. If you’re already going to your local REI, some other things you could do would be to start your own group. You have to be willing to be vulnerable and open about your challenges. If you put them out there, you will overcome them more quickly and keep moving forward on to the next challenge. People aren't mind readers, so it's important to communicate and be clear with the types of expectations you have. When you set the expectation, you are setting your team and your sellers up for success. Key Takeaways: Setting expectations is huge, but it's something that can fall by the wayside. When you onboard someone new, you have to walk them through your systems and your processes plus all the scenarios they might encounter in the field. Alex's new acquisition manager felt uncomfortable with going back to the seller for a price reduction (Story). Remember, "no" is a perfectly okay response to get! In this quick 7-minute episode, Alex shares a quick tip to help you close more deals. So often in the industry, we focus on ‘no Realtor® commission' or ‘we cover all closing costs', but do your sellers know what that really means? How much are we saving them/how much would they be losing? Put these terms into hard numbers they can understand. Key Takeaways: Chances are that sellers already know your benefits. It's overused in the industry. Instead of saying ‘no Realtor® commission', put those facts in hard numbers. Say a price figure instead. Do the same thing with closing costs. On average sellers would be saving 3% on that alone. Show your sellers a breakdown of what they could be potentially losing/saving. Even better, get your sellers to do the numbers with you! Have them pull out their smartphones and crunch the numbers with them. Whatever benefit you have, try to quantify it in terms that your sellers will understand. Don't assume they know what you're saying right off the bat. P.S. Alex & Steve have launched Ascend! Check out episode 328 if you're interested! Typically you'll have to pay a 6% commission, which equates to around $6,000. So you're going to save $6,000 by working with us. That's a benefit of working with us.” “You want to walk them through this process, but have them do the math themselves.” Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show? Alex and his team recently had their quarterly team meeting and Alex realized that he has to give more options to his sellers in today's competitive market. In this episode, I’m driving home from hanging out with a group of investors at a late dinner. They had gathered in St. Louis to attend an event hosted by Shaun McCloskey. I wanted to use this episode to announce that Shaun and I will be doing another coaching training at the end of July. This is to help those of you who are considering branching out into the field of coaching. A good friend, Steve Cavanaugh, who is a great coach in his own right, will be with us for the event. If you’re interested, use the link below. Also in town for Shaun’s event was Christina Krause. There’s a recent episode on Real Estate Investing Mastery podcast where I interviewed her and discussed her service, Postal Impact. I share the kind, complimentary remarks she said about my listeners. (That would be YOU.) Remember to make a note about the coaching workshop coming up later this summer in July. Use the link below to get more information.

Leadership Under Fire On February 13, 1945, “I” Company from the U.S. Army’s 11th Airborne Division’s Third Battalion and “D” Company from Second Battalion were ordered to attack Mt. Bijang, a hill overlooking Manila, that allowed Japanese forces to shell the city. The battle lasted all day long with attacks and counter-attacks, and as D Company’s commanding officer, Steve Cavanaugh said, “The action was pretty bad up there…” In all the commotion of the battle, a lone figure crept up to Cavanaugh’s side, firing away with his M-1 Garand rifle when Japanese machine gun fire burst into their ranks and a voice cried out, “Steve, I’ve been hit!” Cavanaugh glanced over with concern that turned to surprise. “Carrico!” he shouted. “What are you doing up here?” The wounded paratrooper was my grandfather, 1st Lieutenant Andrew J. Carrico, III. Despite the pain he was in, Grandpa obediently responded to his CO, “I had to be with my men.” You see, Cavanaugh had ordered Grandpa to rest that day and to stay behind the fighting line since he had experienced front line combat for over a month. But Grandpa couldn’t do that. Why did Grandpa place himself in such danger? Why did he seek out those who were in such precarious circumstances on that South Pacific hillside? The purest answer that can be given is that he did it out of love. Champion Leaders You learn a lot of things when you’re coaching athletes who are hurtling themselves down icy tracks at over eighty miles an hour in fiberglass and metal rockets. You come to appreciate perspective and the wider viewpoint that comes from experience. You come to respect guidelines and safety measures even more when you are in charge of organizing and running a semi-experimental program. You learn that every athlete learns differently and comes to the table (I mean, ice) with their own mindsets and goals and emotional energies. When I was the head coach for the U.S. Adaptive Bobsled Team, I felt a kinship to my grandfather, who demonstrated such courage and compassion for his men and for the future of the free world. While I will never match his level of sacrifice and bravery, I wanted to honor his example as I sought to help develop some of the world’s first adaptive bobsled athletes. As I thought about the way he led his men, I could not help but think of the Savior and the way He leads. Indeed, His example is the ultimate case study on leadership and if we sincerely desire to make a difference in the lives of those around us, we would do well to study His life and follow His pattern. If we are but willing to do this, then we will be able to follow the invitation of President George Albert Smith who said, “It is your duty first of all to learn what the Lord wants and then by the power and strength of your holy priesthood to so magnify your calling in the presence of your fellows that the people will be glad to follow you” (The Church News, 7 Sept 1968, p.15.) To that end, here are three principles of what I call Gold Medal Leadership, which I have observed from the Savior’s life and teachings in the scriptures. 1. Know Who You Lead Whether you are a leader in combat, in business, in sports, or in a Sunday School classroom, understanding that those you lead are unique children of our Father in Heaven is key. Do you know what makes them tick? Do you know what their hopes and their dreams are?
