If you are a home seller, here are 10 questions that you have to ask every single real estate agent that you interview for the job of selling your home: 1. How much experience do you have? Some agents are brand new or have only been on the job for a few months. As they say, you can never replace experience—you can only gain it. You want to hire an agent who has been in the business for longer than just a few months or a year. 2. How many homes have you sold in the last 12 months? If they’ve been in the business for decades and only closed five homes last year, that’s not good. If they’ve been in the business for a few years but have sold 400 homes in the last year, that’s a good thing. 3. Do you have a “Coming Soon” campaign? In this day and age, it’s just as important to market your home before it hits the market as it is when it’s active. 4. What is your list-to-sale ratio? What kind of marketing strategy do you have? If they don’t have one, move on. 10. Can you show me your marketing budget? This is as important, if not more so, than the previous question. If your agent doesn’t have a marketing budget, they can’t market and will only waste your time and money. Make sure you ask all of these questions to every potential agent you interview.     When should you fix your home up before putting it on the market and when are you better off just selling it as is? It depends on your situation.Want to sell your home? Search all homes for saleIf you’re wondering whether you should fix your house up before you sell it or sell it as is, the answer depends on your situation. If your home looks great but still needs a little work, you should first find out if anything structural or mechanical isn’t working, such as the HVAC unit or the water heater. These items control the main functions of your home, so if they’re not working, you need to fix them because they will show up on an inspection. You should also fix any other item that’s not working for its intended purpose, because this will also show up on a home inspection, and buyers will request that it gets fixed.“It might be better just to sell the home as is if there are simply too many repairs to make. ”When can you skip the repairs and sell your home as is? If you have an older home in an up-and-coming neighborhood, there’s a possibility that buyers will view it as a tear-down/build-up project because they’re only interested in its location, so it’s probably not worth it to fix it up in this case. Additionally, it might be better just to sell the home as is if there are simply too many repairs to make. Search all homes for saleWhen buyers compete in a seller's market, like the one we're in right now, there are a few tips they must remember to get the home they want. First, when presenting your offer, always offer strong due diligence terms and/or a large earnest money deposit. When a seller sees these two things, they’re more likely to consider your offer—more earnest money up front looks a lot better than additional earnest money down the road. Second, show that you’re qualified to buy. Many buyers make offers without a pre-qualification or pre-approval letter. Of course, in real estate, cash is king, so an all-cash offer will usually trump any offer that’s utilizing financing. Third, keep your offer lean and mean. By this, I mean the fewer deal points you have, the better. Don’t make an offer that asks for too much.“The fewer deal points your offer has, the better. ”Fourth, have your agent communicate with the seller’s agent and ask them what the seller wants. For example, maybe they want a longer contract-to-close date or a post-closing occupancy period. Lastly, try offering to purchase the home as is. When you buy a home as is, you’re not negotiating back and forth with the seller over whatever repairs may need to be made that they may have to pay for. Applying these tips when presenting an offer in our market will put you on top of the game. Search all homes for saleToday I want to talk to the sellers. This is because I want to discuss when the best time is to interview a Realtor or agent when getting ready to sell. The first thing you want to ask yourself is, when do you want to sell? If it is anytime between a year and now, you may want to contact an agent now. You can benefit greatly by speaking to an agent now because it can take some time to find the best fit, so start by interviewing all the agents you can. Typically anywhere from three to five interviews is ideal. To compare apples to apples, be sure to check out my video on the top 10 questions to ask any agent here. This can put you in a great position. Another reason you may want to start speaking with an agent now is that the agent should have a coming soon campaign. While you’re getting ready to sell and getting your home market-ready, your agent should be working behind the scenes to create a coming soon campaign to create excitement among potential buyers before your home even goes live. I have had many buyers come to me with offers before I even went live on the market with some of my sellers.“You can get market updates as well as potentially forecast information from the agent to find out when the best time is to position yourself to go live. ”The next reason is education. Speaking to an agent sooner rather than later also allows you to make a plan and figure out what steps you need to take before your home goes live on the market. This can help you sell at top market value. Finally, the No. 1 reason you should speak with an agent now is that it can save you money. Search all homes for saleA lot of what is said regarding the world of real estate is inaccurate, so today I'd like to debunk five myths about this industry. 1. "If it is on the internet, it has to be true." There are some incredible websites out there that share a lot of valuable information like Zillow, Redfin, and Trulia. However, you still have to do your due diligence. For example, Zillow has something called a Zestimate, which is an online valuation tool that the website itself warns you isn’t always 100% accurate. 2. "As a seller, price adjustments or reductions are bad." This is not always true. Sometimes when you do a price adjustment, you can make more money because you may not have been in the market’s sweet spot for your price range. Buyers may not even be visiting because you are overpriced. Adjusting will help your home sell and help make you money.“The National Association of Realtors and other supporting resources have said that approximately 90% of for sale by owner, or FSBO, listings eventually end up listing with an agent. ”3. "All agents are equal." Every individual agent or team is truly different, and this is why it is in your best interest to interview several agents or teams before you make your choice. This is not always the case. I didn’t recognize the agent’s name, and I know the names of almost every agent in town.“Come to me with the name of the agent you’re interviewing and I’d be happy to run the comparison. ”After running an agent comparison straight from the MLS, I found that this agent had not sold over 100 homes in the previous year. He had actually only sold around 17 homes. It was disturbing to find out that this woman was about to trust her financial future to someone who hadn’t sold even a quarter of the homes they’d claimed they had. So, now I offer all sellers an agent comparison. All you have to do is come to me with the name of the agent you’re interviewing and I’d be happy to run the comparison. Search all homes for saleToday’s topic is a great one for any current or potential home sellers out there. It’s a protective mechanism for you to use while in the process of hiring an agent. When you go to hire an agent to help you sell your home, you want to interview several of them to make sure you have the right fit. I have two words for sellers to say to any agent they are interviewing. The two words? “Show me.”“These two words are essential for any seller to hear. ”For example, “Show me what you’ll do to get my home sold for top dollar,” “Show me your marketing plan and budget,” or “Show me what you have to offer.” Then you can see what an agent is doing, rather than them telling you what they hoped to do. With these two words, any seller out there is going to be much more informed about their potential agents and be able to sell fast and for top market value. Search all homes for saleToday I’m back with a topic that a lot of home sellers have been asking about. Choosing to sell is a big financial decision, so I want to share 10 questions that you need to ask before hiring any Realtor. 1. How many homes have you sold? You can sell 200 homes, but if it’s over a 20-year period, that’s not very good. You want an agent who is consistently selling a lot of homes every year. 2. What is your average days on market? This is a measure of how long it takes them to sell homes. You want as low of a number as possible. My team’s average is half the MLS average. 3. What is your list-to-sale ratio? If someone lists homes at $500,000 and ends up selling them for $150,000, that’s bad. 4. What’s your ranking? Are they a top agent or on a top team? The higher their ranking, the better their reputation is in the industry.“These are the best questions to ask. ”5. Do you have any references? It’s one thing for someone to talk highly about themselves, but it’s more important to have other people speak the same. 6. Do you have a team or are you working as an individual agent? Teams are very good for protecting sellers. 7. What is included in your commission? They might make you pay up front for staging, videos, measurements, and photography. All of those things are included for free with our commission. 8. What is your commission rate? If you are being charged a commission, you need to know exactly what’s included in that. 9. What are your marketing strategies? Marketing is one of the most important things a seller can ask about. Ask your agent what their approach is, how they are going to market, and what they are going to market. 10. What is your marketing budget? Don’t have them just tell you—have them show you too. If an agent can’t market your home properly, they are doing you a disservice. Be sure to ask every agent you interview these 10 questions to protect you, your home, and your money. Search all homes for saleIf you’re a pet owner, you’ll need to keep your furry friends in mind when making the transition into a new home.I’ve got a few tips today that can help you make your move as pet-friendly as possible.1. Be aware of local pet laws and regulations. If you are moving into a homeowners association (or HOA), you should be able to find this information available through the community guidelines. Even homes outside of an HOA may have restrictions, though. Make sure you do your homework before you make your move.2. Does the home have a fenced-in yard? This is a major factor to consider when buying a home as a pet owner. If the yard isn’t fenced-in and you need it to be, you’ll need to make sure this is allowed within your neighborhood. “Your neighborhood should be as good a fit for your pets as it is for you. ”3. Is the area safe for pets? Your neighborhood should be as good a fit for your pets as it is for you. One thing I always advise my clients to do is to take tours of their soon-to-be area. Check out the neighborhood you’re interested in at multiple times of day and at various times of the week. This will give you a feel for whether or not the community would be a good fit for you and your pets. 4. Is the house pet-friendly? When looking at homes, make sure you keep your pet’s needs in mind. Adequate space is one major aspect to consider during your home search.5. Can your pet handle the stairs? Search all homes for saleIt is important to pay attention to the seasons when you prepare to sell your home. If you plan on selling this winter, here are a few things you can do to prepare your home accordingly: 1. Take photos as soon as possible. Hopefully, you can get listing photos done while there is some foliage on the trees and the bushes are still blooming. Depending on the area, the earlier you take photos, the better. 2. Take it easy on the holiday decor. Some people have a lot of fun and go crazy with holiday decorations. You may love your holiday decor, but keep in mind that less is best for home showings and listing photos. 3. Always keep your curb appeal in mind. Take a step back and make sure your curb appeal is still nice and neat during the winter months.“Buyers love walking into a bright home, so make sure all your lights are on for showings. ”4. Safety matters. Make sure that your home is safe and easy to walk around. Shovel and salt the driveway and sidewalks, and put a mat down in the entryway or foyer. You don’t want anyone to hurt themselves or break anything when they come in for a showing. 5. Remove clutter. This is always true, but it’s especially important in winter when people tend to have more stuff. Get rid of as much as possible. 6. Make sure that everything is functional. Make sure the HVAC works and that all the lights turn on. 7. Light it up. Speaking of lights, buyers love to walk into a bright home. Whether you or your agent turns on the lights, or you use a remote control light system, turning all the lights on before a showing is key. 8. Consult with your real estate agent about pricing. The winter market is a little different, so be sure to get an updated comparable market analysis to make sure your home is priced to sell this winter.
