Most agents are trying to build a real estate business without having real conversations. That's the real problem. In this episode, Tim and Julie Harris explain why direct communication, follow-up, and daily prospecting are becoming even more important in the 2026 real estate market. While many agents are hiding behind social media, AI-generated marketing, and passive branding strategies, top producers are doubling down on conversations that actually create listings and closings. You'll hear the story of a 24-year-old Houston agent who closed 11 transactions in his first year with no sphere, no lead budget, and no shortcuts. Tim and Julie break down exactly what he did differently and why his strategy still works in today's market. They discuss why buyers typically work with the first agent they meet, why open houses remain one of the fastest ways to build momentum, and why expired listings and FSBOs continue to create massive opportunity for agents willing to do the work. You'll learn why communication skills are becoming the ultimate competitive advantage, how AI is changing lead generation forever, and why serious agents are focusing more on real conversations instead of passive marketing. Welcome to our series “Coffee Talks with Tim and D.J.” In this episode of Coffee Talks, Tim and D.J. break down why 72% of buyers are now finding homes on their own and how the “MLS trap” is quietly eroding the value of buyer's agents. They introduce the Four Doors System (expired/withdrawn listings, FSBOs, hyper-specific handwritten letters, and agent-to-agent networking) to create a parallel market of off-MLS opportunities. By investing just about 90 minutes a week, agents can keep buyers from drifting, uncover hidden inventory, and add an extra closing per month in low-inventory markets. Flat-fee brokerages are in your market right now, and they are telling your potential sellers they can save thousands without you. Most real estate agents have no idea how to respond — and that is exactly where listings are lost. In this episode, Tim and Julie Harris break down the complete playbook for defeating discount and limited service brokerages without cutting your commission. Drawing on their own experience as top-producing ReMax agents in Columbus, Ohio — where the number one listing broker in the entire market was a flat-fee operator — Tim and Julie share the exact system that made discount brokers irrelevant in every competitive listing situation. You will learn why calling them "discount" brokers is the wrong move and what to say instead, how to expose the real business model behind flat-fee listings using MLS data, and how to use the Flexible Fee Commission Structure to remove a discount broker's only competitive advantage before the seller ever asks. You will also learn the advanced FSBO strategy that turns the Flexible Fee into a near-instant listing conversion, why FSBOs statistically net 8 to 12 percent less when they go it alone, and how the pre-listing package acts as a silent salesperson so that listing appointments become 15-minute walkthroughs ending in a signed contract. This is the kind of training that separates surviving agents from listing agents with real leverage and predictable income. The pre-listing pack, the Flexible Fee structure, the scripts, and the full seven-step listing process are all available inside Premier Coaching. While every agent in your market fights over the same expireds and FSBOs, an entire category of highly motivated, listing-ready sellers is going completely uncalled. Most agents don't even know these leads exist — and that's exactly your opportunity. In this episode, Tim and Julie Harris — America's number one daily real estate podcast hosts — break down three of the most powerful and underutilized listing lead sources in any market: probate, pre-foreclosure, and divorce. These are not ambulance-chasing tactics. Handled with real skill and genuine care, they represent some of the highest-quality, lowest-competition listing opportunities available in 2026. You will learn why sellers in these situations are among the most motivated in any market and why that translates directly to correctly-priced, condition-ready listings with no negotiating games. You will learn how one relationship with a probate or divorce attorney can create a repeating pipeline of listings that scales to multiple streams of business over time. You will learn the real math behind what a pre-foreclosure seller stands to lose if a foreclosure completes, and how you become the agent who saves their equity, their credit, and their financial future. You will also learn why today's market is fundamentally different from 2008, with most pre-foreclosure sellers sitting on significant equity and a clear path to a profitable sale. Tim and Julie also cover the emerging California homeowner's insurance crisis, which is quietly producing a new wave of motivated sellers that most agents have not yet identified as a prospecting opportunity. This episode includes real coaching client success stories, the specific tools used to find pre-foreclosure inventory by zip code, and the mindset shift required to move from passive lead-chasing to building a consistent, relationship-driven listing pipeline. Lauren breaks down how to build one agent for one job, like pulling market data, finding FSBOs and expired listings, drafting content, updating CRM gaps, or helping with tax prep.Lauren also gives us a clear warning. AI can do the work, but we still need to protect client data, guard our passwords, and keep a human in the loop. The real estate agents who learn this now will have a major edge. The real estate agents who ignore it may soon feel like they're trying to work without a cell phone.Start small. Build one AI agent. Give it one clear task. Most agents think FSBOs are hostile. They're not. They're just waiting for the right agent to call. The number one reason a seller goes for sale by owner has nothing to do with commission. It has everything to do with the fact that they don't have a real estate professional they know, like, and trust. That single truth changes everything about how you approach this lead source. In this episode, Tim and Julie Harris break down the complete FSBO system using the real-world story of a legendary agent they worked alongside early in their careers — a man whose license plate read "Dr. FSBO" — who sold roughly 100 homes per year doing nothing but FSBO prospecting from a dimly lit office, nights only, spending zero on marketing. His philosophy was simple: find the symptoms, deliver the cure. That approach still works in 2026, and Tim and Julie have built on it with decades of experience and thousands of coaching clients. In this episode you will learn why the for sale by owner sign is actually a help wanted sign, how the NAR commission settlement has made FSBOs more confused and more open to professional help than at any point in the last decade, what the FSBO conversation pattern looks like and why sellers almost always raise the same objections in the same order, how to use praise and a single closing question to take the listing without ever making a pitch, why FSBOs consistently attract unqualified buyers and how to turn that reality into your most powerful close, how to handle the common "I might already have a buyer" stall using an exclusion clause, what the data shows about agent-listed homes versus FSBO properties in terms of net sales price, and why a single FSBO listing can realistically generate five to ten additional transactions through open houses, sign calls, referrals, and buyer-side deals. Tim and Julie also share their own first-year experience door-knocking and calling FSBOs, which contributed to selling over 100 homes in their first full year in real estate. This is not theory. It is a tested, repeatable system that works in any market at any price point. For scripts, show notes, and daily real estate strategy, subscribe to the free newsletter at HarrisRealEstateDaily.com. Stop chasing sellers in real estate and listen what happens to your income. One agent did 15 creative deals and made $814,000. Here's how. Most agents are stuck in the same loop: 80 contacts a day, five hours of outbound, grinding FSBOs and expireds until they burn out. That's not a business. That's a trap. And the worst part? You can make decent money doing it, which is exactly why you never stop. This conversation breaks down the real difference between agents who hustle and agents who build. The shift is not about working harder. It's about changing the direction of your effort entirely. Here is what we cover:✅ Why your real estate lead generation system is the thing keeping you stuck, not pushing you forward✅ The difference between real estate marketing vs prospecting and which one actually scales✅ How one agent used TV, SEO, and pay-per-lead to completely flip his business and attract sellers in real estate who were already ready to move✅ Why understanding outbound vs inbound real estate leads changes every decision you make about where to spend your time✅ How to get inbound leads in real estate without abandoning the listing skills you already built✅ The exact real estate listing strategy that lets you stack income streams instead of replacing one with another✅ Why off-market real estate deals had the highest margin in this agent's entire business, and what he did when he finally leaned into them✅ The mindset shift that turns you from someone who chases to someone who filters, and why that one change is worth more than any script you'll ever memorizeYou don't have to blow up what's working. You learn one skill, get good at it, and stack. That's the game in 2026.If you're tired of feeling like you're one slow week away from falling behind, this one's for you. Listen it. Take notes. This conversation pulls back the curtain on what actually breaks growing real estate businesses—not leads, not talent, but operational chaos. John and Joel break down how to build consistent, repeatable buyer and listing systems that protect client experience, elevate team performance, and unlock the next level of scale. If you've ever felt like your business would collapse if volume doubled tomorrow, this episode gives you the blueprint to fix it—before it costs you deals, reputation, or your sanity. Key Topics Covered Why Operations Are the Real Growth Constraint Why there are no neutral client interactions—every moment builds or erodes trust How inconsistent systems quietly damage brand reputation Why most teams break after success, not before it The Power of Proven, Repeatable Systems Turning chaos into clarity through documented processes Why consistency beats talent when scaling a team How systems protect culture, clients, and profitability Listing Systems That Create Confidence Lead follow-up processes for expireds, FSBOs, and seller leads Pre-listing packets, appointment confirmations, and pricing strategy Walkthrough frameworks that demonstrate expertise and build trust Setting expectations early to avoid pricing and timeline conflict Buyer Systems That Win Loyalty (and Offers) Internet lead follow-up and buyer qualification frameworks Why showings are the most underrated trust-building moment Leading showings like an expert—not a door opener Offer-writing consistency and marketplace reputation Contract-to-Close: Where Deals Are Won or Lost Why handoffs between agents, TCs, lenders, and title matter The mindset shift: assume no one else will catch the mistake Reviewing title commitments, appraisals, and closing statements Preventing last-minute chaos through proactive leadership Scaling the Right Way Fixing "below-the-waterline" problems before cosmetic upgrades Why V1 systems beat no systems—perfection comes later How operational clarity unlocks recruiting, retention, and freedom Resources & Mentions Agent to CEO Mastermind CoachKitchens.ai – AI-powered systems and SOP support Sisu – Dashboard, transaction management, and client portals Honey Badger Nation Community Growth Centric Consulting – Joel Perso Final Takeaway You don't scale by adding more leads—you scale by removing chaos. In this 4th annual deep dive, we're bringing you the stats that matter—and breaking down what they actually mean for your real estate business in 2026. From skyrocketing median ages to shifts in how (and if) clients are finding their agents, this episode is your go-to resource for understanding the real people buying and selling homes right now. Spoiler: they probably don't look like the people you've been marketing to. We also chat about why real estate websites are shockingly useless, who's staying in homes longer than ever, and how to stop worrying about FSBOs entirely. Plus, Katy reveals why this data can sharpen your confidence as a Realtor and even improve your listing presentations, and Alissa shares a vulnerable moment when she almost let imposter syndrome cost her a listing. Grab your coffee (or your calculator) and let's talk buyers, sellers, and the wild stats behind them. Here's what we cover in this episode: The median age of buyers and sellers (and why it matters) The shift in first-time buyer demographics How long people are staying in their homes now What agents think is causing market stagnation The #1 way buyers and sellers choose their Realtor For Sale By Owner: how many really do it, and what they lose What types of agents are thriving—and who's leaving the industry The truth about paid leads, teams, and real estate income What the data says about your social media efforts (brace yourself) Key Quotes & Takeaways "The NAR report isn't just stats. It's a confidence builder, a client education tool, and a strategy guide." – Katy "We think everyone is like us, but they're not. That's why this data is good—it bursts the bubble." – Alissa "If you're talking to the wrong people, your marketing will never work. These numbers tell us who's actually buying and selling." – Katy "Only 6% of Realtors have real estate as their first career. That means most of us are figuring this out as a second act." – Alissa "Almost 30% of agents net less than $10,000 a year. We have to stop telling new agents that success is instant." – Katy Products, People & Previous Episodes Mentioned: Email Templates 101 Agent Systems 101 FREE Database Template Want to toast someone on the show? Mike leads a meeting discussing how to generate $100,000 annually by engaging with for sale by owners (FSBO) and expired listings. They suggest a simple strategy: reaching out to FSBOs with a straightforward call, and using a CRM to maintain contact. Mike emphasizes that this can be achieved with just 30 minutes of effort per day, four days a week. They use a hypothetical scenario to demonstrate that one listing every ten hours is possible, leading to an average income of $10,000 per listing. Over a year, this could amount to $100,000. Mike encourages participants to adopt this strategy, noting that consistent, small actions can lead to significant results, similar to the formation of the Grand Canyon.

A lot of agents and teams feel like their business is “stable” because they're getting a steady flow of leads from referral companies, portals, and third-party sites.  And honestly, on the surface, it does feel safe: leads come in, you call them, you close a few deals, and life moves on. But here's the part most people don't say out loud: if your entire pipeline depends on someone else sending you leads, you're not actually in control of your business.  Your income is tied to whatever those companies decide to do next. You're giving up 30–40% of every check, and you're trusting that the tap won't suddenly get turned off, reassigned, or doubled in cost. That's not stability, that's dependency disguised as consistency. And because it feels easier, a lot of agents lean even harder into buying leads. They think it's the answer to a slow month or the “fix” for not having their own lead-gen system.  But buying leads doesn't solve the problem; it just keeps you stuck in the same cycle. The only real solution is learning how to create your own leads, so no company, no policy change, and no algorithm can decide how much business you're going to have next month. So how do you take control of your lead flow?  In this episode, we break down how to move from being at the mercy of lead companies to building something you actually control. We get into the lead-gen channels that still work, the overlooked power of your database, and why the real goal isn't just collecting contacts, it's building an actual audience that pays attention to you.    Things You'll Learn In This Episode  You can't build a stable business on someone else's lead flow Referral companies can shut off or reassign leads at any moment. How do you stop outsourcing lead gen and start owning every lead you create? Your database isn't enough; you need an audience A list gives you names; an audience gives you influence. How does your business change when people actually look forward to your market updates? Traditional lead gen still works Expireds, FSBOs, circle prospecting, open houses…they're still gold mines. How differently do they perform when every contact automatically becomes part of a long-term nurture engine? Consistency beats cost every time How does such a simple communication rhythm end up producing more listings than any paid referral program? Jay Conner, a seasoned expert in private money lending, brings a wealth of knowledge to those looking to elevate their investing game. On a recent episode of the Raising Private Money podcast, Jay Conners joins Larry Shakman on the Real Estate Radio Show, and shares how private money transforms the landscape for investors and why it could be a game-changer for those looking to enter the market without depending on traditional bank loans. The Concept of Private MoneyPrivate money in real estate revolves around securing funds from individual investors rather than institutional lenders like banks. Jay explains that this approach provides unparalleled flexibility. As a borrower, you can set the terms and conditions, including interest rates, loan periods, and the loan-to-value ratio. This power dynamic shift is significant compared to the traditional loan process, where banks dictate terms. Why Choose Private Money?Jay outlines several strategic advantages of using private money:Control Over Terms: As the borrower, you establish the rules—eliminating the tedious approval processes and credit checks typically required by banks.Fast Access to Funds: Investors can close deals quickly, often within seven days, making their offers more competitive in fast-moving markets.Unlimited Potential: Because there is no limit to the number of private lenders you can work with, there's also no cap on the amount you can borrow. This provides a pathway to scaling your investment portfolio more aggressively.Building Relationships with LendersJay emphasizes the importance of cultivating relationships with potential lenders, often within one's personal or professional network. Many individuals are not aware of the benefits of shifting their investments from traditional savings to real estate through self-directed IRAs or liquid capital. By educating them, investors open up new avenues for funding. Jay shares an anecdote about raising over $2 million in less than 90 days just by teaching his network about private lending.Finding Motivated SellersUnderstanding where to find deals is as crucial as having the funds to purchase them. Jay discussed how he connects with motivated sellers, focusing on for-sale-by-owners (FSBOs) and properties not listed on the traditional market. He leverages Google pay-per-lead vendors, ensuring that potential sellers reach out to him, creating warmer and more fruitful conversations. This proactive approach not only saves time but also enhances negotiation power by making investors a welcome guest rather than an unsolicited cold caller.Structuring Deals for Maximum ProfitJay outlines a threefold strategy for maximizing profits on deals:Buying Right: Use private money to purchase at a discount and always aim to buy a property at 50% or below the after-repaired value.Efficient Selling: Whether flipping or opting for a rent-to-own agreement, the goal is to secure a substantial return on investment quickly.Receiving Multiple Checks: Jay's method ensures investors receive payments at different stages—when buying, holding, and selling. This flow of funds supports the cash flow and adds to the profitability of each transaction.ConclusionJay Conner's insights on private money reveal a blueprint for real estate success that goes beyond traditional financing methods.
