Real estate agents are plagued by common myths and misunderstandings of the industry. In today's episode of The Real Estate Sales Podcast, Jimmy debunks seven common real estate myths so you can focus on what actually contributes to your bottom line. Myth #1: Past buyers will call you Despite most buyers claiming they'd work with the same realtor again, only a small percentage do. It's easy for you to get lost in the shuffle of life. If you aren't communicating regularly with past clients to stay top-of-mind, they will not remember you. Myth #2: Marketing is an expense If your marketing doesn't result in a return on investment, you're marketing wrong. Determine your marketing strengths, be it social media, video, or even lead purchasing, and focus on those elements rather than trying to do everything. Myth #3: The higher the agent split, the better There is value, and then there is price.  The support and coaching a brokerage offers can result in a higher bottom-line dollar, regardless of the difference in agent split. Myth #4: You can sell anywhere While you can sell anywhere, that doesn't mean you should. Focusing on a specific market (and staying within it) establishes you as the area expert, meaning you won't have to rely on listings an hour away. Myth #5: There is too much competition If you spend time developing your marketing and outreach strategies and focus on tasks that increase your bottom line, you'll stand out from the competition. Myth #6: The market will be good forever Prepare now for the market to shift and change.  It will look different a year from now, and it will undoubtedly look different three years from now. So don't let yourself be blindsided by that inevitable change. Myth #7: What got me here will take me there If you're not growing, you're dying. It is logical however not accurate. Pricing it in the sweat spot allows you to get the highest price, maybe even multiple offers.2. I will just look for my new home myself. This is so common. Have an experienced  buyer’s agent can allow you to find the right home and more importantly have your offer accepted. Who you hire matters so having a top buyer's agent can make the difference between owning your new home or losing it to another buyer.3. If I am buying new construction, I’ll just go to the builder directly. That way I’ll save money. Again a big myth. The builder does not charge more or less if you have an agent or don’t. Why not have someone that will be on Your side instead of the builder. We can help you with selections, what extras make sense for your exit strategy and review of the process.

Believing in Real Estate Myths can lead to really big mistakes and dream killers. What are the top myths that are the most costly in real estate? If you want to sell for the most $, price it high. It is logical however not accurate. Pricing it in the sweat spot allows you to get the highest price, maybe even multiple offers. I will just look for my new home myself. This is so common. Have an experienced buyer’s agent can allow you to find the right home and more importantly have your offer accepted. Who you hire matters so having a top buyer's agent can make the difference between owning your new home or losing it to another buyer. If I am buying new construction, I’ll just go to the builder directly. That way I’ll save money. Again a big myth. The builder does not charge more or less if you have an agent or don’t. Weekends bring out the most serious buyers. When people are preparing to put their house on the market, we often hear of sellers thinking they won't be able to show it during the week, so they make showings available for the weekend only. Serious homebuyers, however, are coming throughout the week, and while you are more likely to have showings on the weekends because people are off, you may still get buyers during the week. 7. Zillow says it, therefore it is right. First, I want to say that Zillow is very rarely accurate. There is nothing more frustrating as a real estate agent than having folks come in and say that Zillow says the home is worth a certain amount. While you can get good information from these types of websites, they are very rarely accurate because they use algorithms based on tax records. Every seller is in a different situation and has different circumstances involving their sale.8. It is better to initially list a home on the high side because you can always negotiate it down. If you start out too high, it is actually one of the fastest ways to kill your home sale. When you initially list your home, you’ll have the most activity that you are going to have; if the price is too high, you end up missing out on people. If you try to make adjustments and catch up later, those people have already moved on to other properties and your momentum that you need to sell for top dollar is gone. Although I actually love pricing homes as the highest in the neighborhood, it has to be priced realistically so you can get the most money. 9. Multiple price reductions mean that a seller is desperate to sell. Every seller is in a different situation and has different circumstances involved in their sale. This does not necessarily mean that someone is desperate. 10. All agents are the same and do the same exact thing. This is definitely not true. If you look at the results, you can see very different outcomes depending on the team or person you hire. The people who are successful or have been successful for a long period of time are clearly doing things differently to enable them to achieve that kind of success. Today I’m going to debunk three of the most commonly circulated myths about the summer real estate market. Let’s get right to it: 1. The summer is the hottest time of year for real estate sales. This simply is not the case. The summer is a great time for enjoying summer vacation in this area, but there’s not a lot of occupancy here and rates are high. We use the summer as a great time to build relationships with our clients, live the lifestyle with them, then come back strong in the spring and fall, which are actually the busiest times of year here along the coast. “We use the summer for building relationships, not selling homes.” 2. Prices always drop after the summer. In an appreciating market like the one we’re in right now, this isn’t happening. In addition, when the fall hits, there’s a higher variety of homes that come out on the open market and it’s a much more enjoyable time for people to enjoy previewing properties. Beaches aren’t as crowded as they are in the summer and it’s my favorite time of year down here. 3. The summer is the most enjoyable time of year. Although I love living here all 12 months of the year, the summer is when it’s most hectic down here. The beaches are crowded, there’s a lot of traffic, and people are on vacation. If you haven’t been down here during fall, you’re really missing out. The water is still warm from the summer and it’s like you have the beach to yourself. There are a lot of misconceptions about the real estate industry out there. Today I’ll be tackling three common myths, in particular. There’s a lot of confusion about what’s true and false about the real estate industry, so today I wanted to address and debunk three common myths people believe about this business. 1. Real estate agents are paid a salary. The truth is that real estate agents unfortunately don’t earn a salary. If we do, then something is seriously wrong with my payroll. We actually work on commission. “While Zillow has a lot of good, fun information, its Zestimate tool is not an accurate way to determine home value.” 2. Zillow is a reliable real estate tool. People often cite Zillow Zestimates as a basis for home value, but the estimates produced by this online algorithm can be 50%, 60%, or even 70% off. So, while Zillow has a lot of good, fun information, its Zestimate tool is not an accurate way to determine home value. 3. Inspections work on a pass/fail system. In the state of North Carolina, home inspections don’t operate on a pass/fail system. Instead, home inspections simply outline any issues that have been found with the property. Buyers have the right to walk away from a contract if the inspection report comes back with information they find to be unacceptable, but properties undergoing a home inspection don’t receive a pass/fail grade. "If it is on the internet, it has to be true." There are some incredible websites out there that share a lot of valuable information like Zillow, Redfin, and Trulia. However, you still have to do your due diligence. For example, Zillow has something called a Zestimate, which is an online valuation tool that the website itself warns you isn’t always 100% accurate. 2. "As a seller, price adjustments or reductions are bad." This is not always true. Sometimes when you do a price adjustment, you can make more money because you may not have been in the market’s sweet spot for your price range. Buyers may not even be visiting because you are overpriced. Adjusting will help your home sell and help make you money.“The National Association of Realtors and other supporting resources have said that approximately 90% of for sale by owner, or FSBO, listings eventually end up listing with an agent. ”3. "All agents are equal." Every individual agent or team is truly different, and this is why it is in your best interest to interview several agents or teams before you make your choice. You can watch one of my previous videos about what 10 questions you should ask a potential agent here. 4. "I can make more money selling by myself rather than working with an agent." This is not always the case. The National Association of Realtors and other supporting resources have said that approximately 90% of for sale by owner, or FSBO, listings eventually end up being listed with an agent. Plus, with a FSBO listing, there are many different factors that need to be considered, including liability and the potential to misprice your home. Unfortunately, many owners have to find this out the hard way after wasting time and money. 5. "All agents market the home the same." You can discover the truth of this when you interview different agents by asking for an example of their marketing budget. If you end up with an agent who is not marketing your home and does not have a budget to market, you are losing valuable market share and market price. Click here for a FREE Home Price Evaluation  There are a lot of real estate myths floating around out there that you shouldn’t believe. Here are four major myths and the truth behind them. 1. Real estate agents are paid a salary and keep all the commission from each deal.  I wish this were true, but it’s not. For 99% of us agents, our salary is commission-based. We don’t get all of the commission from a real estate transaction, either. It actually gets split four ways—the listing agent splits it with the buyer’s agent, and each of those agents split their remaining half with their brokerages.  2. A home either “passes” or “fails” a home inspection.  The home inspector’s job is to see what’s wrong with the house and then report any issues back to the buyer—not give it a “pass” or “fail” grade. After they do this, the buyer can either negotiate for certain repairs to be made, negotiate a lower price for the home, or walk away from the deal.  3. Zillow says, therefore it is.Zillow is a fantastic website for consumers and I like it very much, but their Zestimates, or the algorithm they use for home valuations, are flawed and can be off by as much as 30%. If you’d like a far more accurate valuation of your home, just call me and I’d be happy to take a look at it.  4. All agents are the same.  They’re not. For the most part, agents spend their own money marketing homes—the brokerages pay for very little. This means it’s up to them as far as how much demand they can create for your home and whether they can help you sell it for a high price. Having a plan of action is one thing, but sticking to that plan is another. Most investors lose motivation when they see a task that is too big for them to do. But Anton Ivanov had a clear vision of his goals. When his tasks where bigger than he can handle, he broke it down to smaller pieces. Anton inherited a condo and became an accidental landlord but then saw that turnkey investments is great for starting investors who want to go out of state. Now he owns 35 rental units across four states that generates passive cash flow. Anton shares his stories of beginnings and how he got his confidence in the real estate investment world. — I have an interesting episode because I have a special guest, but he’s more than a guest. He’s actually a past client. This guy has really impressed me. The reason is because he set out to acquire real estate and build a portfolio. He set some goals and he made a plan. Not only did he execute on his plan but he stuck to it. He stuck to it in a way that he actually surprised me. I got an email with the subject line, “Just wanted to say a HUGE thanks.” I was a little taken aback. At first I thought, “It’s a spam email,” and I was about to delete it but then I recognized his name. I opened it up and he basically said, “I want to reach out to you just to say thank you for all your help, guidance and advice you’ve given me in the few years back. It’s been absolutely invaluable.” That’s literally “right from his email.” One thing led to another and I wanted to get him on the show here to share his experience and a little bit about him and how he got started and why he chose the path he chose and how he built his portfolio. Everybody’s got advice and some wisdom and knowledge and I figured it would be invaluable for a lot of people to learn from him. His name is Anton Ivanov. He is a real estate investor and an entrepreneur. He has built a 35-unit rental portfolio that’s spread out across four states. He lives in California, so these are not in California. He’s also the founder of an incredible app called DealCheck. It is dubbed the leading real estate analysis software and it is used by over 28,000 investors and agents to quickly analyze and compare investment properties. I actually was part of that beta test when he was developing it and it is excellent. I really enjoy using it and it’s outstanding. Author of The ABCs Of Real Estate Investment, Ken McElroy deals with rental business but is a big fan of home ownership. While he understands why most investors look for good deals with low down payment, he does the complete opposite by finding rental demands in affluent areas because it will lead to less property management problems. What we have on the table right now for people who are either accredited or are not accredited but have a smaller amount of investment capital, I’m looking to put together syndicated or group investments of ten-pack or twenty-pack single-family homes. That’s something that I have started working on. However, I’m probably not going to release or announce that for a month or two. Two opportunities I’m working on actively right now and that actually is open to accredited investors are cannabis-related investments. Believe it or not, real estate does play into some of those opportunities. Realtors get kickbacks from lenders, home inspectors, and other referrals. This is not only untrue and unethical but according to the Real Estate Settlement Procedures Act (RESPA), it’s also against the law. No professional Realtor is going to jeopardize their career or reputation just for a kickback. Most agents, however, will give you recommendations for vendors like lenders or inspectors because they build professional relationships with these people and they know that they’re good at what they do. It only helps to ensure a smooth transaction for everyone involved.“Realtors won’t jeopardize their career just for a kickback.”2. You should choose the listing agent that says they can sell your home at the highest price. Choosing an agent that understands the current market and prices your home accordingly is crucial. Pricing your home too high only means that it will sit on the market longer, you’ll get fewer showings, and receive fewer offers. You’ll most likely end up dropping the price and wasting valuable time. You can price a home at whatever you want, but the fact is, a bank will only loan on the appraised value of the home, and your home will only sell for what someone is willing to pay for it.3. Real estate agents want you to pay a higher sales price so they can get a higher commission. Realtors are honest professionals who, more than anything, want you to get the home of your dreams at the best possible price. In California, by law, a buyer’s agent is obligated to act in your best interest. Many factors go into consider the offer price on a home, and your agent will work with you to determine the best offer amount. For example, if you’re in a multiple offer situation, you may considering making a strong offer to give yourself the best chance to get your offer accepted. 4. A cash offer is always the best offer. While a cash offer is always a strong offer, it’s not always the best offer in the eyes of a seller. There are many crucial elements of an offer that need to be analyzed by a seller, such as the financing terms, contingencies, and time needed to close. For example, a conventional offer with no contingencies may be the seller’s best offer when compared to a full-price cash offer with a contingency of the buyer’s home needing to sell first.
