Our guest on today’s episode is Jenn Kautsch of Sober Sis, a community that is all about sober-minded sisterhood. On their fourth podcast together they discuss alcohol and weight loss. One of the most commonly asked questions Jenn gets is “why am I not losing weight when I take a break from alcohol?” When you set alcohol aside, your sugar cravings do not diminish right away. When Jenn was newly alcohol free, she enjoyed each bite of food, including her dessert, quite often replacing one sugar with another. Jenn and Deanna discuss how they actually didn’t lose weight when quitting alcohol, and it was probably because the calories were simply being replaced. As hormones shift with age, it becomes more difficult to lose weight. That said, there are many things that improve when you stop drinking including your energy, sleep, and motivation. If weight loss is your goal, you should focus on sustainable and attainable changes for success. Sobriety is not about willpower, determination, or performance. It’s actually about the curiosity behind it and the journey that curiosity takes you on. Jenn shares a bit about her own journey and some of the motivations behind why she decided to live sober. Hitting the reset button on your drinking may not mean you lose weight right away. However, it does lead to a more sustainable and healthy lifestyle. That glass of wine isn’t what’s helping you destress or exhale, but rather the act of taking a moment to yourself. You can have the same experience with sparkling water or tea. On this episode of the Realtor Fight Club podcast, hosts Jenn Murtland and Monica Weakley take off the gloves for this one. Should your assistant or transaction coordinator be licensed? They both look pretty beat up after this one! Episode Highlights:  Monica believes that many opportunities will be missed if assistants or transaction coordinators (TCs) are not licensed. When Jenn thought about getting her first assistant, she might have agreed with Monica. Administrative assistants and TCs don’t have an inherent desire to do sales. Over the span of a year, Monica believes that she will convert more leads if her administrator is licensed. Jenn would never start someone as an admin that she was grooming for a sales position. The motivations and skill sets differ between salespeople and administrators. People might be better off focusing on their 20% of the business because that’s what they’re good at. Though Jenn delivered a beating to Monica in the first round, most agents agreed with her. While everyone works for money, not everyone is necessarily motivated by money. An agent who is invested in their admin assistant or TC might be interested in changing their path for the better. It depends on the person, but not all admin want to be salespeople. Monica believes it would bring an advantage to the lead agent if the administrator can accent their sales. This week’s tiebreaker, Steve Lunsford, is an agent from Indianapolis with Plat Collective and is currently thinking about licensing his assistant. Depending on your expectations for the administrator, Steve believes you can swing either way. Steve believes that you run a higher risk of losing your administrator if they have their license. It’s preferable to Steve to have someone that takes a lot of the mental bandwidth out of his process. Steve feels that his time is best spent invested in procuring new business. In the long run, Steve feels that it is best that the administrator gets licensed, a bill that he is willing to foot. Jenn and Steve think it would be a great idea to have a license specific to an administrator. It’s important to determine what you want an assistant for before you hire one, which allows you to decide if they need to be licensed or not. 3 Key Points: Monica believes that more opportunities can be taken advantage of if the administrator is licensed, while Jenn doesn’t think admins have any interest in sales. Salespeople are motivated by money and use their skill sets to achieve their sales goals, while administrators tend to have different motivators and skill sets. While Monica doesn’t think administrators would take on a full-on sales role, she does think that being licensed would give them the ability to accent the sales of the lead agent. Jenn is a Family Aftercare Coordinator, working to help support the families of donors after the donation process takes place. She’s run 5K’s with fellow soldiers during combat tours, completed a marathon after her first baby, entered a bodybuilding competition after the loss of her father. She’s learned movement helps people move through emotions. It creates self-help, self-awareness and self-wellness. Hear why Aaron considers this a legal question, how Jenn handles letters with sellers, and how Monica has seen this issue play out with successful offers.  Episode Highlights: Should you have your buyers submit a letter with their offer?Guest Aaron Wittenstein asks if submitting a letter with your client's offer is legal.Aaron is risk-averse. His biggest concern is following the law.Jenn thinks submitting a letter is dumb. On the legal issue, she asks whether you're liable if the letter is sealed and you don't know what it says.Aaron says it’s all about the math, but is it? Jenn says that it does matter who the seller is because you can pull on their heartstrings.Monica says it would be nice if it really was about math. There are emotions and attachments.Aaron sees that people get tied up in the emotion. He feels that it’s our job to pull them out of the emotions.Jenn brings up the point that when people move, it is tied to something emotional.Aaron has all offers come in a particular format. He forwards everything to the seller.When Jenn receives a letter, she asks sellers if they want it. Monica says that as a buyer's agent, you can submit the letter because you're not doing anything wrong.Most agents surveyed were pro-letter.Monica says that she has had only two buyers ask to write a letter. In both cases, they got the house.Jenn says a letter adds no value.Aaron tells sellers to run with the money.Monica says if you’re representing a buyer, it won’t hurt to submit a letter.  3 Key Points: Including a letter with your offer may bring up legal questions. Hear why Jenn thinks you need only a basic knowledge of the property and why Monica thinks it’s your job to go deeper when you’re representing a seller. Episode Highlights: How much should an agent know about the listing they’re representing?Jenn thinks you should know the answers to basic questions, such as when the mechanics were installed.If it's a special circumstance, such as a unique one-of-a-kind home, then it's important to know the story.Jenn and Monica talk about how the process unfolds when buyers really love a home.Monica feels agents should have more than a surface understanding of the home.She wants to really show up for the product she is representing.When Jenn talks to the buyer's agent, she wants to gather information about the buyer that will help the buyer's agent sell the house to their client.Jenn argues that little details, such as when the furnace was installed, won’t make a difference.Monica wants agents to ask more questions of their sellers.Agents should ask sellers questions as if they are the buyers.Monica thinks that listing agents sometimes forget to think like a buyer.Jenn reminds Monica that agents can look up a lot of this information.Monica suggests having a Google form that you can send out to gather basic information from your sellers.Ask the sellers why they fell in love with the home. That can help with buyers.If you have a particular buyer, work with the listing agent to get information ahead of time in anticipation of the questions that may be asked.Jenn finds that she rarely gets asked questions about most of the houses they're selling.Jenn says sometimes buyers are asking questions that don't get at the real question.She doesn't have time for dumb questions that get the seller excited.Most agents surveyed think you should know "everything" about the house.Knowledge allows you to properly sell and position the house.Remember that the buying decision is emotional.Help the buyer's agent create an emotional response for their buyer.3 Key Points: Listing agents need to know the answers to basic questions, but may not need to learn every little thing about the house.  As the listing agent, you need to think like a buyer and ask the right questions of your sellers. This is a very special episode as we recorded this just a month before Jenn's due date. As we fast forward to when we're releasing this, she is just days away from having her baby! We could not be more excited to help her and Devin welcome their first child into the world!Jenn grew up in a small town in New Hampshire called Milford. Unlike many people, she got most of her partying out of her in high school. She says she simmered down quite a bit when she entered college at Roger Williams University.She went into college thinking she wanted to pursue a career in accounting. She eventually decided to switch her major over to accounting. When Jenn graduated college, she immediately entered the work force (literally 2 days after her graduation) with St. Jude Children's Research Hospital.Towards the middle of the podcast, Jenn tells us about her first couple dates with her now husband and Firewall member Devin (we actually interviewed him in episode 37). Their road to moving to Holliston is pretty interesting considering they had never heard of it before moving there! Many of your Hollistonians will love to hear about the local gem that hooked them into moving to Holliston.Jenn later gets into how she found CrossFit and how Devin was quite reluctant to try it out at first. In Episode 21 of the Toe-2-Toe Podcast, hosts Jenn Murtland and Monica Weakley duke it out over whether agents can effectively represent both sides of the deal. Hear why Jenn feels that agents can do this effectively because they can get both parties what they want. Then hear why Monica thinks it’s very difficult to fulfill your fiduciary duty in this scenario. Listen to the end of the episode for a major epiphany Monica has about credentials.Episode Highlights: Can agents effectively represent both sides of the deal?Jenn says yes.Her concern in this situation is getting both the buyer and the seller what they want.There have been times when buyers have come that Jenn doesn't feel comfortable with and she has sent them to other agents.When Jenn has represented both sides, the transactions have been very smooth.Monica makes a distinction between representing both sides legally vs. representing them effectively.Monica is concerned about fiduciary responsibility. If you have certain knowledge about one side, that may get in the way of your ability to represent the other side.Jenn disagrees.Jenn feels that the more knowledge she has, the better she can represent their interests.Jenn tells the story of two people sitting with two oranges. They both want both oranges. Neither of them get as much as they could have had due to a failure to communicate.Many times buyers and sellers can't communicate what could work.Jenn imagines that representing both sides might create opportunities for agents to get creative about how to serve everyone’s needs.Monica asks us to consider a hypothetical transaction. Let's say the listing price a home is $250k. A buyer comes along unrepresented. The buyer asks if they should go in over asking but you already know that there isn't anyone else interested in the house.Monica feels that she would have knowledge that would help them not pay top dollar for this house. In her mind, this creates a problem when she considers fiduciary responsibility.Jenn asks what the definition of fiduciary responsibility is.Jenn says that she doesn't know if the language you’d use to talk about making an offer in this hypothetical transaction necessarily changes.Jenn asserts that people are coming from the assumption that buyers always want to pay less and sellers always want to pay more and that is not always the case.There are situations where Monica feels she can't actively represent the buyer because of something she knows.When you're all-in on a listing and an opportunity for dual agency comes up, you have to downshift into another role.At that point, Monica feels that you need to explain to your clients how your role is shifting.Jenn argues that the average agent usually is not a pitbull, which nullifies Monica’s concern about downshifting.This was a heated discussion among their realtor friends.There were many comments about how in some states dual agency becomes transactional agency. Many agents leaned towards no.Monica states that she does not think agents can effectively represent both sides of a transaction.Jenn reminds us that the average agent sells 5-10 houses a year and they are not necessarily doing their full fiduciary responsibility.Not every agent should do dual agency.Monica has the epiphany this is the one designation she would see to be effective.3 Key Points: Representing both sides of a deal can go smoothly because as an agent, you are simply focusing on helping both parties get what they want. Representing both sides of a deal effectively could be difficult based on the knowledge you may have about both side’s interests. Nat chats with Jenn Bauer, a single woman who decided to move forward with her life and fulfill her dream of having children, albeit without a partner. Jenn got pregnant with twins, who are now 7 months old and thriving. Jenn Bauer is a clinical social worker, working in the field of mental health for the past 13 years. After many years of putting her career on the forefront, she decided to make her family a priority. Well into her 30s, she still had not met “Mr. Right” and so decided that If she wanted a family of her own, she’d have to let go of her ‘Plan A’ and take matters into her own hands. At the age of 35, she underwent her first IUI and was surprised with a pregnancy with twins! Her boy/girl twins (Dominick and Lydia) are now 7 months old and thriving. When Jenn decided to take this path she knew raising a child on her own would be challenging - emotionally, physically, financially. But adding a second baby into the mix meant that she had to adjust her plan. This is not an easy feat for an admitted Type A who loves control. Not having a partner to share this responsibility with has definitely been hard, at times. However, she has learned how to use her existing circle, as well as create new circles, to help meet the needs of both herself and her little ones.

Hi my friends! I want to first thank you for taking the time to listen to this weeks’ podcast. Not only will you find inspiration and courage, you will hear some hard truths and harsh realities. On this episode, I invited a very special guest. Her name is Jenn Messer, and she is one of the most inspirational and motivating trainers I have ever had the privilege with which to work. She launches BCC in the Christianburg, Virginia area as well as trains clients personally, and advocates for healthy hearts through the American Heart Association. She also lost her brother, Jimbo, who was also a BCC trainer and part of our fitfam, over a year ago at the age of 40. He was an amazing man, loving father and awesome husband, brother and trainer. Jimbo left us way too soon. When Jenn received the call that Jimbo had suffered heart failure on his run, in shock, she bolted to the hospital. What she learned from the doctors that could possibly be the cause for his death, well, it shocked her. And when she shared the story with me, I, too, was heartbroken. I asked Jenn if she would be open to share their story with you. She said yes. Jenn, your courage, strength and faithfulness to educate all of us on the perils of supplements leaves me in awe.
