Jenn says that it does matter who the seller is because you can pull on their heartstrings.Monica says it would be nice if it really was about math. There are emotions and attachments.Aaron sees that people get tied up in the emotion. He feels that it’s our job to pull them out of the emotions.Jenn brings up the point that when people move, it is tied to something emotional.Aaron has all offers come in a particular format. He forwards everything to the seller.When Jenn receives a letter, she asks sellers if they want it. Monica says that as a buyer's agent, you can submit the letter because you're not doing anything wrong.Most agents surveyed were pro-letter.Monica says that she has had only two buyers ask to write a letter. In both cases, they got the house.Jenn says a letter adds no value.Aaron tells sellers to run with the money.Monica says if you’re representing a buyer, it won’t hurt to submit a letter. 3 Key Points: Including a letter with your offer may bring up legal questions. We can focus on the numbers, but real estate is also emotional. A letter may not add any value, but it also may not hurt. We’re not always going to be in the best headspace for prospecting, but it’s a necessary activity to our survival. How can we get ourselves pumped for prospecting, or build habits that make sure we never skip it? What do multiple objections tell us about what the prospect is feeling? How can we get to the root of solving the problem? In today’s episode, we’re joined by Gene Volpe and Aaron Wittenstein for another edition of the East Coast/West Coast smackdown, to talk about lead generation and FSBOs and showing our prospects that we relate to them. If you’re not regularly prospecting for business, you’re not going to be able to get the money you want. -Aaron Wittenstein Three Takeaways When a prospect says they’re considering the FSBO route That’s not an objection you’re going to get them to change their mind on over the phone. Ask them that you want stop by to get a feel for the property, and then stay in touch with them on a regular basis after that. 4-5 weeks in, when the process isn’t going well is the point they’ll consider getting an agent. What objections tell you about your prospect’s thought If you get a lot of objections at once, you’ve done a bad job of explaining what makes you different and better than other agents, so they don’t see the value of working with you, vs. working with somebody else. How to reveal the root of an objection Lead a prospect down a set of questions around their frustration. When you go deep and really talk about the nuances of their problem, it shows you understand what it would mean for them if you solved it. Very often, the gap between a prospect's objections and them deciding to work with us is asking the right questions, and showing the value we hold over another agent. If we can restate and frame their problem in a way that nobody else does and shows that we understand the problem or have a unique spin on it, they’ll assume we have the solution they need.
Many people think there’s a magic formula to prospecting, but success is actually very simple. What is the most important thing in prospecting? How do you differentiate yourself? Register HERE! 3 Things We Learned From This Episode Use pattern interrupters to set yourself apart When you’re talking to prospects, learn to ask questions that are pattern interrupters. Ask the question like “How in the world did that house not sell?” because it means they can’t say yes or no. This question will differentiate you. Consistency is key Whether you’re doing FSBOs, expired listings, database or something else, commit to putting 3 hours a day towards it. There’s no magic pill-- it’s all about being consistent. Handle objections before they even come up Don’t look at objections as something you need to handle. Consider them as statements that you need to bypass. Effective objection handling is all about repeating, reaffirming or redirecting with another question. When it comes to prospecting, you don’t have to be the best-- you just have to be consistent. Dedicate 3 hours of your day to your prospecting activity. No one and nothing should mess with your lead generation time, because that’s your “money making time”. Ultimately, it’s all about doing the necessary activity, listening to what your prospect wants, and hearing what they need. When you do this, the results will follow.
