It's a pleasure.Josh 00:00:40 What are some of the what's a checklist that you should kind of go through and walk through to vet an agency that you're looking to have, do DSP for you?George 00:00:48 The first thing is don't go with Amazon. Right. But I'm sure they won't mind me saying this. Right. But actually they will. But I'm going to say anyway, Amazon's core strategy is to get you to spend as much money as possible. That's their KPI because that's how they get promoted.George 00:01:02 Right. So the way they treat your account is they go, hey, look at all these amazing impressions that you've got. Isn't that great? And as I said, you're like, hold on one step. Precious isn't really the key thing for us. Like we're trying to get. We're trying to we're trying to grow our business. Not not just increase our reach. So that's the big thing that they go with, especially with the slight uncertainty with attribution at the moment. It could look to to their favor. Right. That's the first thing. Now second, when you do go to an agency, the first step you should take is go onto Amazon's accredited partners page. Right. And check out DSP providers. So Amazon DSP providers just put stuff on Google. Go onto Amazon's page and there's a list of DSP providers. Right. So what you tend to find if you find any company. Right. If they're if they're if they are an official partner with Amazon, they will tend to have a partner badge somewhere which links straight to that page which shows you, hey, their official partner.George 00:01:58 Now, if they're not an official partner, they might be piggybacking off someone else's suit. Right. You don't want to get into that. Because if they're piggybacking off someone else's seat. Right. Let's just say there's some internal issues and they get kicked out of that seat. They no longer have access to your account. Who do you contact? Yeah. Who do? Who do you reach? You don't know. Right. So you want to make sure you've got someone who's got their own first thing. The second thing is, I'm sure every seller that's listening to this, they're savvy. They have a pool. An audience of other savvy sellers. Speak to them, find out who are they using that's doing DSP. That's working really well. Right. Get their first, first, first glance and say, okay, what's your experience been like? and ensure that they're happy with whoever it is. So they're the steps that I would recommend taking when trying to find a DSP agent. I would even go as far as ask them questions about the business.George 00:02:49 What's the purpose of the business? What are you looking to do? How big is it? How long has it been going? Is it? Is it a brand new business that's business. Me starting up for a bit and might not be there tomorrow. Yeah. Is it one that's been there for a while? Is it, you know, you want to you just want to really find out how many DSP, agents you have. How many of them are certified? how many have taken the exams? I've watched all your blood pressure videos. Tried everything to lower my dad's Bp. Magnesium, Omega 3, DNS. To no avail. Ive also tried to increase his potassium. It's frustrating.. he takes a combo of Amplodine (CC blocker and Telmisartan ARB) Even that doesn't help.. what do you recommend. He did his minerals and metals lab. Potassium was green, sodium was borderline yellow at 11. Magnesium was a 5 (exactly green). Calcium 66 (green but close to orange). Ca/Mg ratio is high. Ca/K ratio which is elevated. Na/Mg is low. One thing we haven't tried was proteolytic enzymes.. honestly I think it's hardening of Arteries. He's late 60s. (almost 10 years ago but still, I was losing too much weight for it to be healthy for me) Please advise where to start and if it is possible to get on track without doing elimination diet. Thank you! Aidan: Hi Dr Cabral, roughly 9 months ago I was sick with mono for about 6 weeks. As my symptoms eased I began to notice a lot of tingling and numbness in my limbs, 90% in the left arm. As I returned to fitness and the feeling went away I found my pressing strength in the left side was very diminished. My tricep, left upper pec, and left lat lost a lot of size and I was unable to load them anywhere close to where I could prior. I went to the a neurologist and it was revealed through EMG I have a pinch in my elbow and neck. It is also suspected that I could have some kind of post viral neuropathy as ever since then I do experience lots of weird tingling in my arms and sometimes legs as well as the strength defect and I am struggling to get back. And today we're welcoming, preparing to learn from Neil Bawa of Growcapitus. I'm told, Neil, you are the mad scientist of multifamily. Is that true? Neal Bawa [00:01:10]: It's a moniker I present at many conferences. So I presented at over 101 of the times when I was walking up to the stage, they were announcing and talking about me. The announcer said, the mad scientists of multifamily. And that got a nice gasp out of the audience and I was like, I like this. And so the next year I went to the conference, he introduced me as a mad scientist. And then eventually I was like, people like this concept because it helps them understand that I'm data driven. I'm very AI focused. And so it's an interesting moniker. Neal Bawa [00:01:41]: I don't have the dark brown hair, but I mean that's how I roll. So I let it be and eventually it became part of our story. James [00:01:51]: That is incredible. So tell me the story. How did you end up with the moniker of the mad scientist of multifamily? That's not something people throw randomly around. Neal Bawa [00:02:00]: Yeah, so look, I'm not a real estate guy, not a real estate royalty. No one in my family is in real estate. I'm a technologist. I'm from India, came here as a computer scientist. Data science is my area of interest. I'm an amateur data scientist, but my degree is in computer science and I ran a tech company from 1999 to 2013. Very successful, not a start up, you know, hundreds of employees. And we sold it in 2013. Neal Bawa [00:02:28]: And my interest in real estate started when the senior partner in the firm, I was a junior partner, basically said in 2003, we are not going to rent, we are going to build our own campus. And this wasn't a multifamily campus at that time. It was an office campus for a business. And, you know, we had 150 employees, and we were renting from somebody. And he didn't like that. So he, under his guidance and his expert advice, I built the first campus in 2003. We took 12 months to build it. We had no investors. Neal Bawa [00:03:00]: We had no bank. It was just all cash. We built it ourselves because the business was quite profitable. At the end of that process, I realized just the extraordinary, shockingly high benefits that you get when you use depreciation, Right? Cause this big campus, 27,000 square feet, and I just all of a sudden was making. Taking a lot more money home. I wasn't making more money. I was just taking a lot more money home because the depreciation of that building was phenomenal. And that got me hooked into real estate. Neal Bawa [00:03:30]: Because at one time, I remember after that building was done, James, I remember saying to my wife, I think real estate is the best authorized tax scam in America. Now, obviously, I didn't know depreciation back then. I didn't understand accounting. Now I understand that there's nothing scammy about it. You know, depreciation is a legitimate right. And you take it for real estate. You can also take it for other things. But for real estate, it's. Neal Bawa [00:03:56]: It's extremely beneficial compared to any other form of depreciation, any other business. And so I realized that I, you know, I had the big fat tax salary, and I was living in Taxifornia, so I was basically working for the man. 50% of my salary was going to state and federal. And so I said, I need to find a way around this, because I read a book by Robert Kiyosaki, and I remember the statement, it's not what you make, it's what you keep. Right? And I was like, I ain't keeping much of my salary. So I was like, okay, I need to get into real estate. So I went back to my boss and said, you know, what we did with this campus was really great. Let's do it again. Neal Bawa [00:04:31]: And so we built a bunch more campuses. I think four or five campuses were built and improved coming up to 2008. And so each year, what would happen is I was keeping more and more of my income because of all the depreciation that I was getting. And so I was saving and saving and saving. And so I'd ended up with, you know, pretty large amount of money by the time 2008 hit. And then when that happened, all of a sudden, property values plummeted. They went down. And so I would go to, you know, my family events and everyone would just bash real estate. Neal Bawa [00:04:58]: Everyone's like, this is horrible. Don't buy real estate. It's horrible, horrible. It's going to crash. You know, it's worth nothing, blah, blah, blah. And you can imagine everyone was saying that because, you know, all the television, on the tv you're just hearing bad news, bad news. Every day it's bad news. It can only go down further. Neal Bawa [00:05:11]: You know, millions and millions of homes are in foreclos. And I'm like, I don't understand this. I don't understand. I mean, I'm from the Warren Buffett school of investing, which is, you know, when things are cheap, you buy them. So I'm like, but I don't want to make a mistake. You know, I have this money, this, that I've saved up over the last five or six years. I want to go out and buy as many single family homes as I can. But I don't want to make a mistake. Neal Bawa [00:05:34]: What if I'm just an idiot that knows nothing? So I decided that I would basically educate myself. And I did that in the typical way that, you know, technologists and engineers do. I said, I'm going to mine as much data as possible and try to get insights from that data. So I started mining websites like Bureau of Labor Statistics and Zillow and Trulia and Redfin and you know, all these other sites that realtor.com that you've heard about in the real estate area. And I'm mining gigabytes of data and putting them into a statistical analysis software called R. The software is R and statisticians know it. And you know what R does? It makes it easy for you to take huge amounts of data that you know nothing about and give you insights, right? These days, AI does it and it even does it better than the software. But back then there was no AI. Neal Bawa [00:06:23]: So the software would give you insights, it would give you correlation. So you could say something like, show me real estate profits that are made in this city and this city and this city and correlate that real estate profit with these various things that I'm looking at. What is the highest correlation? Is the correlation of profits highest to population growth or job growth or income growth or home price growth or crime reduction or schools. Where's the correlation? The connection? The biggest, right? And then based on that correlation,...

I'm looking forward to sharing with you some of our community's questions that have come in over the past few weeks… Matt: Hi Dr Cabral, I'm constantly trying to improve my sleep but can rarely ever get more than 6 to 6 1/2 hours consistently. If I go to bed earlier, I wake up earlier ready to go. Right now I'm taking 2g of taurine, balanced zinc, 500mg magnesium, 100mg theanine, 50mg Apagenin and 3g of glycine. I have no problem falling asleep but consistently wake up around 3-4am. I recently added some Inositol to help get back to sleep but I can't really remember the last time I went to sleep and woke up the next morning by my alarm clock. Just to note, I'm 45 with 3 kids that also like to pop in our room in the middle of the night. Any tips to help get that 7-8 hours I need? Tricia: Hello Dr C! I track my sleep on Garmin + know you mention Deep Sleep (90 mins) + Rem Sleep (2+ hours) as ideals, but I am no where near there consistently. The only time I get quite close is during my detox. My HRV has improved considerably (almost doubled) since Jan(through substantially reducing alcohol intake + focusing on sleep hygiene). I average on 7 - 7.5 hours sleep, mostly right through or brief wake, + mostly feel great/rested. My REM sleep this morning was 0 minutes (??) - is that reall even possible? 80 mins deep, 6.5 hrs"light" - how much attention would you give it if you feel recharged? Tips? Thx for all you do!
