I get tons of questions on REITs so I decided to create an episode for it! The biggest misconception potential investors ask me, is if they can still invest in REITs AND be a homeowner? The answer is yes.REITs do not impact your credit score or any other area of your finances. They exist separately, which means that you can invest in both and they won't negatively impact you.In fact, REITs are required to pay 90% of it's revenue to investors (you and me!) and you can use that passive income to improve other areas of your life, such as paying off some of your debt or catching up on bills.Listen in as I discuss:1. What REITs are2. How They Differ From Stock Market Investing3. How Much I Needed To Get Started4. The Difference Between Partial Ownership vs. 100% Ownership5. How I've Made Money With Themand more! This is part 1 of 2 and I will dive into more of your questions on that episode so keep sending them.Below are links to resources mentioned:EPISODE 24 SHOW NOTES:https://www.realestatepreppod.com/passive-real-estate-investingHOW TO START PASSIVE REAL ESTATE INVESTING EBOOK: https://www.realestatepreppod.com/reitsFUNDRISE AFFILIATE CODE (3 MONTHS OF NO ADVISORY FEES): https://fundrise.com/invitation-program/welcome?inviteKey=n3yooe&utm_medium=invite-link&utm_source=fundrise&utm_campaign=investor-invitationBLOG - 5 MONEY MOVES I MADE IN THE PANDEMIC: https://www.realestatepreppod.com/5-money-moves-to-make-before-buying-homeJOIN THE FREE HOMEBUYER GOALS CHALLENGE: https://www.realestatepreppod.com/homebuyer-goals-challenge

There are many reasons why now is a good time to buy in the Los Angeles real estate market. Not only are interest rates down, but the weather, nature, location and overall healthy lifestyle are big draws of the city.I know, I know. We're in a pandemic and it has impacted everyone differently. Some have lost a lot, like their employment for example. However, some have gained during this time and/or have been unaffected at all. If you fall into the latter, then now is the time to put some action behind your homebuying dreams - mainly because interest rates are lower than they have been in a very long time! Lower interest rates means more money in your pocket and the potential for lower monthly mortgage payments. This is pending your other financial obligations of course. On this week's episode, I invited Realtor Niccole Culver (@niccole.nextdoor) on to discuss the Los Angeles Real Estate Market. Purchasing a home is going to cost you, and that's before you even step foot into it as the owner. When I started my homebuying process, I was unaware of many things that I was responsible for like inspections, title search fees etc. However, I quickly realized that obtaining these would save me time, money and a future headache so I was willing to invest a lot to ensure that my investment would generate the ROI (equity) I needed. I also didn't want to skip out on these expenses and move into a home with mold issues, fire hazards or major repairs.Check out Episode 20 (yikes, 20 episodes!) where I breakdown 5 expenses that you should start saving for now. These include:1. Title insurance2. Inspections3. Appraisalsand more!I will also highlight the purpose behind them and highlight how much they cost on average. There are programs out there that can assist with this, but I always recommend that you set aside money anyway because some of the programs have regulations around how long you must stay in the home. Or even if you can rent it. A few weeks ago, I watched a documentary called Segregated By Design and it really blew my mind.It really just reaffirmed that the black history of real estate is very complicated. From being seen as property, to attempting to buy property, to faulty lending practices, to the widening racial wealth gap - it's deep. With everything that's going on right now (my heart goes out to Breonna Taylor's family), I figured that it was time to use my platform to provide you with more stories that you didn't know about. These stories are why I go so hard for real estate and why I have a soft spot for creating more homeowners. For so many years and decades, my people have been held back from "the American dream" and I owe to my ancestors to share their stories. No one in mainstream media is and that's okay.Listen in to episode 19 where I discuss:My thoughts on the documentary (please watch, it's free)How redlining and slums disrupted historically black neighborhoods and property valuesSome of the disrespectful lending practices that Black Americans facedThe complicated history of the FHA loan and moreEpisode 19 is streaming across all platforms such as Apple, Spotify, Pandora, Amazon Podcasts and more!⠀--WATCH SEGREGATED BY DESIGN DOCUMENTARY AND VIEW INTERACTIVE REDLINING MAP: http://www.realestatepreppod.com/housing-segregationJOIN FREE FACEBOOK GROUP:https://www.facebook.com/groups/312275073194176/BLOG - 5 MONEY MOVES I MADE IN THE PANDEMIC: https://www.realestatepreppod.com/5-money-moves-to-make-before-buying-homeJOIN THE FREE HOMEBUYER GOALS CHALLENGE: https://www.realestatepreppod.com/homebuyer-goals-challengeHOW TO START PASSIVE REAL ESTATE INVESTING: https://www.realestatepreppod.com/reits

What's going on in the world right now is heavy. I had a ton of topics planned and even reached out to some guests but this is more pertinent.I refuse to just go on as scheduled when my people are dying and we've been dying for decades at this point. But I'm hoping today's topic fuels you to take action and also inspires you to take the necessary steps toward ownership. We can't be at the table, or even build our own table, without it.So today we're going to take a walk down memory lane and discuss Tulsa's Black Wall Street, a thriving black-owned and operated community known as the Greenwood District. While it started (in 1906) and thrived for years, it eventually faced major turmoil on May 31, 1921 via the Tulsa Race Massacre. What's sad, is that we are experiencing a lot of the same issues right now (almost 100 years later) but I truly believe that my people will come out on the other side of this better! If you've never heard of Tulsa's Black Wall Street, you're in for a treat. If you're familiar with it, listen anyway and share with everyone you know.So sit back, grab your pen and paper (you're going to want to learn more) and let's talk about Tulsa's Black Wall Street.JOIN THE FREE HOMEBUYER GOALS CHALLENGE: https://www.realestatepreppod.com/homebuyer-goals-challengeGetting Started with Real Estate Investment Trusts (REITs): https://www.realestatepreppod.com/introduction-to-reitsVisit the Real Estate Prep Pod: https://www.realestatepreppod.com/Follow Real Estate Prep Pod on Instagram: https://www.instagram.com/realestatepreppod/

This week, I chatted with Sierra of @idontdobudgets on how she purchased her first property with seller financing. She dropped a lot of gems and definitely changed my perspective on financing options and the power of multi-units.We discussed:What seller financing isThe importance of hiring and retaining good contractorsUtilizing your community to find great dealsThe #1 resource she used to jumpstart her real estate investing journeyWebsite: www.idontdobudgets.comInstagram: https://www.instagram.com/idontdobudgets/-- Sierra Howard's bio:Sierra K. Howard is a millennial finance coach who is the founder of I Don't Do Budgets Podcast. Upon graduating college and starting her full-time job, Sierra was living paycheck to paycheck with a salary job. She had never been taught about how to manage money and learned poor money habits growing up. After six months of living paycheck to paycheck after college, she started to work on her mindset, money habits, and paying off debt. She tried everything to get my money on track, including budgeting. After a while, she realized that budgeting felt like a diet and eventually she would always revert to her bad money habits, which is why she started I Don't Do Budgets. She then realized that there were others just like her who had graduated college with no knowledge of how to properly manage money. This led to the creation of her company Young Wild and Financially Free which has evolved to I Don't Do Budgets. A few years ago, I was on the market with a raggedy financial outlook. Okay, raggedy isn't the word but basically I was swimming in debt which made it more challenging for me to purchase a home at the time. Check out Episode 2 where I talk about:How I found my amazing realtorThe importance of a pre-approval letterHow to determine your debt-to-income ratioWhat my experience was like on the marketHow and why I became debt free My personal goal is to have helped 50 people purchase their first home within 365 days! In addition to listening in every week, I created a questionnaire that has 7 questions that you should ask your realtor before you agree to work with them. These are all things that my realtor addressed with me and I am so thankful for her knowledge. Education is key but alignment is powerful.
