This is a special bonus episode recorded live at the Best Ever Real Estate Investing Conference in Keystone Colorado in February 2020. AdaPia was there to present a session on a holistic approach to passive investing. She sits down with president & principal of Mosaic RE Ventures, Heather Schwarz to discuss the due diligence investment process through the lens of the subtle and non-obvious; what considerations and things you should be checking before making an investment or working with a partner.   Key Insights:   How a GP (general partner) and an LP (limited partner) are defined in commercial real estate.  The Four Ps of  ‘obvious’ due-diligence: People, Property, Process, and Performance. The four non-obvious steps in due diligence:  Number 1: The Gut Check. Both Heather and AdaPia share personal stories about their intuitive warnings regarding potential investment partners and deals that seem “too good to be true”. Number 2: Sharing of Information. Get as much information as possible from a Sponsor; if it is limited or vague consider that a red flag. Source information externally and speak to a sponsor’s contacts and references. Number 3: Site Visits. If you are investing directly with a sponsor, it’s not unusual to request to do a site visit, especially if the investment amount is substantial.  Number 4: Walk Away Factor. There are a variety of factors for walking away depending on your risk tolerance, experience, knowledge, and preferences. It is ok to say no and to walk away.
