Early development focused on B-cell malignancies, particularly non-Hodgkin lymphoma." TS 1:51  "An important concept for nurses to understand is the crossfire effect, where radiation can affect nearby tumor cells, even though not every cell expressed has the target antigen. This helps explain why these agents can be effective even in heterogeneous tumors." TS 3:40 "At present, 90 Y-ibritumomab tiuxetan is the only radioimmunoconjugate approved by the U.S. Food and Drug Administration (FDA) in clinical use. Historically, iodine-131 tositumomab played a major role in establishing these therapy classes, but it's also useful to contrast radioimmunoconjugates with other radiopharmaceuticals, such as iodine-131 therapies, which a lot of places do at this time, used for thyroid diseases, or radium 223, used for metastatic prostate cancer. Unlike those agents, radioimmunoconjugates rely on antibody-mediated targeted rather than physiologic uptake or bone affinity." Louisiana's congressional districts, which it redrew following the 2020 census, currently sit in a state of legal uncertainty.The map initially only had one majority-black district. However, following a 2022 case called Robinson v. Ardoin (later Laundry), which held that it violated section 2 of the Voting Rights Act, Louisiana re-drew the map to include two majority-black congressional districts.In January 2024, a different set of plaintiffs sued alleging the new map violated the Fourteenth and Fifteenth Amendments. The case rose to SCOTUS and was heard as a part of the OT24 term. The issues before the Court included (1) Whether the majority of the three-judge district court in this case erred in finding that race predominated in the Louisiana legislature’s enactment of S.B. 8; (2) whether the majority erred in finding that S.B. 8 fails strict scrutiny; (3) whether the majority erred in subjecting S.B. 8 to the preconditions specified in Thornburg v. Gingles; and (4) whether this action is non-justiciable.On June 27, 2025, rather than issue a decision on the case, the Supreme Court issued an order restoring the case to the OT 25 calendar for reargument. This time, the Court has explicitly granted the question of "Whether Louisiana’s intentional creation of a second majority-minority congressional district violates the 14th or 15th Amendments to the U.S. Constitution." Ethics Is Not Just Compliance: What USPAP Is Really Asking of Appraisers In this episode, we take a clear-eyed, plain-language look at professional ethics in real estate appraisal.  And why ethics is far more than rule-following or box-checking. Too often, ethics is treated as compliance: follow USPAP, disclose conflicts, don't lie, don't cheat. All of that matters, true.  But it's not the whole story. This episode explores what USPAP is actually designed to do.  It differentiates between honest mistakes, professional carelessness, and intentional bias.  And it makes clear why those distinctions matter for public trust, credibility, and the future of the appraisal profession. We walk through three fundamentally different kinds of ethical failure that appraisers face in the real world: • Carelessness and negligence.  This is when assumptions go untested or data goes unchecked• Knowing misrepresentation.  When an appraiser recognizes a problem but proceeds anyway• Systemic pressure.  Those times when speed, volume, or client influence quietly undermine independence Using USPAP SR 1-3 and SR 2-3, this episode explains why intent matters just as much as accuracy, and why a report can be “technically correct” yet ethically indefensible. We unpack why USPAP places responsibility squarely on the appraiser, even when the system makes ethical practice uncomfortable. This is not a scolding and not a lecture. It's a professional conversation about judgment, responsibility, and what it actually means to sign your name to an appraisal certification. Retired agents Bob Anderson and Carl Larsen review the major role Lou Peters, the owner of a Cadillac dealership in Lodi, California, played in the takedown of mobster Joseph Bonanno, Sr. In 1977, Bonanno had a mob associate approach Lou Peters with an offer to buy his Cadillac dealership, to launder illegal funds. Peters instead met with Bob Anderson, who was assigned the case. Carl Larsen was the technical agent who wired Lou and his undercover apartment for sound. We also invited Lou's daughter, Lori Peters, to review the case with us. She's the author of God, the Mafia, My Dad, and Me. Bob and Carl joined the FBI in the 1960s.  In recognition of Lou Peters' contribution to this case, the Society of Former Special Agents of the FBI annually presents the Louis E. Peters Memorial Award to private citizens who selflessly dedicate their time and service to assist the FBI in uncovering wrongdoing.
