On the Listing Agent Lifestyle podcast today we're talking with Tibor Bogdan from British Columbia, Canada. Tibor and I have known each other for almost 10 years now and I love his enthusiasm, his energy, and his approach to business. He's a very successful agent. The market in British Columbia has been very buoyant over the last 10 years, and everything has been falling into place. It's almost too easy. All he had to do was list the property and right away you'd have offers with prices going up. But now, the market has slowed down and he's got time to look around and say, 'Oh, what do I need to do to now to get things rolling again?' We had a great conversation and focused on a couple of things. She's been mailing the Getting Listings program in a very specific area, and she's going all-in to get listings in a particular townhouse community. She's following a program we developed with Julie Matthews here in Winter Haven, mailing a multiple-week sequence at the peak listing time when people are listing their homes. Julie went from a 0% market share in a particular area to generating five of the next 24 listings that came on the market. A 20% market share. There are lots of opportunities to amplify what you do, and you're going to find it very inspirational when we do the math on what happened for Cyndee, going from a Listing Multiplier Index of 1.2, to now being up over 3.3. Today on the Listing Agent Lifestyle podcast we're joined once again by Tony Kalsi form Ontario in Canada. You may remember Tony from his appearance as the very first guest on the podcast. Well, this September marks the sixth year of his Getting Listings case study, and the numbers are pretty amazing. We're now at over a million dollars in commissions, with a 12.2 times ROI, and it's pretty exciting to see how it all has worked out so far. We're well down the path of multiplying the investment Tony's made in that first year, and we spent a lot of the call talking really about what happened in those 12 months. What was amazing is that we found that since mailing the first year postcards, he's got 165 people to raise their hand and ask for the report, and since that time he's done 22 transactions with people who responded in the first 12 months. So over the six years, he's got 22 listings from this group, and there were another 22 people who sold their house, but not with Tony. I know people often ask, 'Are the people responding to a free house price report really selling their house? Well, clearly they are, and Tony was able to get 50% of the people who requested the report and then went on to sell their house in the next six years. It's interesting because some of them chose Tony this year, even though they responded in 2013! Today on the Listing Agent Lifestyle podcast we're talking with Jeff Jones from DeSoto county, Mississippi, just outside of Memphis. I first had a conversation with Jeff on one of our GoGoAgent coaching calls, and I love the kind of market that he is in. He’s outside of a city, the whole county is about 180,000 people and four communities, and the main one is an area called South Haven. It’s almost 60,000 people and that's where Jeff lives. He has all of the foundations laid, and he’s getting leads, with over a hundred people responding to both his postcards and Facebook ads. So he has a really great foundation, and we talked about now, taking the geography, taking the area he has, and looking at it, dissecting it into the specific target audiences that we can set up what I call market maker triangles, a system for finding people who are looking for 55 plus communities or lakefront communities or golf course communities. This week, we clink glasses of kale and mango with the godfather of real estate marketing, Dean Jackson. He’s the founder of GoGoAgent.com and host of the Listing Agent Lifestyle Podcast.   Dean’s marketing career spawned from the real estate industry back in 1988. He started out like every other agent — making 100 dead-end cold calls a day. Then he discovered the world of direct response marketing and knew he’d never have to make a phone call again.   If that sounds like a reality worth pursuing, watch/listen to the episode from start to finish because Dean reveals real estate marketing secrets only 30+ years of experience can deliver. Until then, chew on these actionable tips and episode highlights to tie you over.   If Dean had to start from scratch as an agent, he would…   Take a listing-centric approach to the business where everything would revolve around getting and marketing listingsrather than focusing on a buyers centric approach.   Closing Deals with Email Marketing   In most cases, agents are chasing people away by calling them. If you avoid that route, you still have the opportunity to continue the relationship with a long-term payoff.   Emails enable you to engage in conversation with prospects without picking up the phone. Start by sending an initial welcome email to every lead that opts in. Next, take initiative by sending a short, personal email with a simple, open-ended question (i.e. are you an investor or looking for a house to live in?).   Lead Generation and Conversion   Common lead gen killers and Dean’s tried and tested tips to boost conversions.   Squeeze (landing) pages   When it comes to acquiring personal information from leads, less is more. People are more likely to hand over their email address than a phone number so require the bare minimum and follow up with nurture emails. “Realtors are obsessed with getting phone numbers more than anything but it’s not helping at all.”   The Email ‘Super Signature’   Following your name, list 3 bullet points explaining different ways you can help your target audience. Include hyperlinks that make it easy for them to reach their next desired step (and get them closer to being a client).   10xing ROI   Don’t dismiss leads who don’t bite within the first 90 days. Focus on the probability of the outcomes rather than their current ‘quality.’ “Treat people like they’re 5-star prospects until they prove they aren’t.” You’ll absolutely close more deals in the long run.   Nurturing for Referrals   For a referral to occur, someone has to: Notice they’re conversing about real estate. Think about you. Today on the More Cheese Less Whiskers podcast we're talking with Isaac Partita who helps car dealers and car consultants to grow their business. Isaac has a great enthusiasm for applying the 8-Profit Activators to the auto industry and we had a really great conversation about where to start, looking at what are the metrics he can establish to measure everyone against. That's the great thing about the 8-Profit Activators... we use it for context, and a set of metrics and measurements to let people know they're on track. Because every business is different and every business has its own metrics and expectations, if you're going to be in the business of helping other businesses grow, you've got to be able to establish what those metrics are for them and create a systems that can grow that business predictably. Once you've cracked the code once, it's then scaling and duplicating everything that you've learned. This is exactly what I do with the real estate agents I work with in our GoGoAgent.com business. I've figured out all the things that help the real estate agents get the things they want... More listings, more referrals, how to multiply their listings, how to find buyers, and how to convert leads. All of those things are from my application of the 8-Profit Activators to the real estate business. I love talking with people who have that kind of aspiration to create something they're going to syndicate. Today on the Listing Agent Lifestyle podcast we're going to talk about something that could be a really powerful lead generation, and lead conversion tool for you. We’re talking about a book. There's nothing more revered in our society as an authority figure than someone who has written a book. It's gone on for centuries. We even have Government sponsored buildings that are filled with books where we go, and in hushed tones take in the knowledge that’s collected. That gives us an advantage. When you can package information that YOU have, specialized knowledge that you bring together and format as book, it goes such a long way in helping people putting down their skepticism and accepting what you are putting out as an authority. We’ve used this in many different ways. We have books we use as lead generation tools. We have a book called How to Sell Your House for Top Dollar Fast that we use in our Getting Listings program. One of the very first things I did as a Realtor was to package up information about where I lived, Halton Hills into a guide for people who were moving to the area. They could gather up all the information they would need to know, and discover what they could get for their money in Halton Hills. Penny Alpert, who you may remember from an earlier episode has just finished her book called Stop Your Foreclosure. A great way to identify and help anybody going through that process. You're going to really enjoy thinking through this process of what could be a book title you could use for your lead generation, lead conversion book or a specialized niche type of book for your, for your business. Today on the Listing Agent Lifestyle podcast we have a live session from our GoGoAgent academy, that we did here in Orlando a little earlier this year, and we're going to be talking today about element number three of the listing agent lifestyle, which is getting referrals. We had a whole discussion about how to make three things happen. What we want is every time your friends, your family, your sphere, really anybody who knows you, hears a conversation about real estate, we want them to 1) notice that conversation, 2) to think about you, and 3) we want them to introduce you to the person they had that conversation with. In this session we're going to share all kinds of ideas and ways to make that happen, and I think you're going to really start to see the gold standard you should aim for in your referrals. We want you to be managing your relationship portfolio for a 20% annual yield. That means if you have 150 people in that group, you're looking to generate 30 transactions. Today on the Listing Agent Lifestyle podcast we're talking with Justina Courtney, from Burlington in Canada, just outside of Toronto. Justina is a newer real estate agent, coming up on a year. She's been with us at GoGoAgent since January, and has been mailing the Getting Listings program in very specific areas. She's really going all in on trying to get listings in a particular townhouse area, so we talked a little bit about the strategy behind that. She’s following a program we developed with Julie Matthews here in Winter Haven, mailing a multiple week sequence, at the peak listing time of the market, where people are mostly listing their homes. Julie went from a 0% market share in a particular area to having generated five of the next 24 listings that came on the market. A 20% market share. Both Justina and Ron Reed are duplicating that process and we're watching it all unfold in our GoGoAgent forum right now. So, today we talked a little about that, and then we talked about some strategies for Justina to generate business now, while waiting for the Getting Listing program to kick in. We’re talking about something that could have an immediate impact in your business. Your Listing Multiplier Index. The number of transactions per listing, that you end up creating with your marketing. Things like finding a buyer for that listing, and finding other buyers who are going to buy other homes from you, getting other listings in that neighborhood, and getting a referral from the seller. There's lots of opportunity to amplify what you do and I think you're going to find it very inspirational, when we do the math on what happened for Cyndee, going from a Listing Multiplier Index of 1.2, to now being up over 3.3. That’s over three transactions per listing in an area where each commission is $15,000 or more. That's real money. That makes a big, big difference. Welcome to the Listing Agent Lifestyle Podcast. Today I want to share with you a call I had with our GoGoAgent.com members just a couple of weeks ago as we were leading into the end of the year. At this time of year, the last month of the year, things kind of slow down a little in the real estate world, and it's a good time to reflect and look at what's going on in your business going forward. We've introduced the eight elements of the Listing Agent Lifestyle over the last few episodes and on the call I'm going to share with you now, we go a little deeper into each of the eight elements and address it as a scorecard. You can look to see where you stand on each of these elements, whether you are winning in that element, whether you're doing okay in or whether it's something that needs to be addressed and build a plan around it. Welcome to The Listing Agent Lifestyle Podcast. My name is Dean Jackson and I'm excited because today we've moving on in a series focusing on your business. We started off the podcast with a series of three episodes looking at people who are a little further down the road in this listing agent lifestyle. We kicked it off with Tony Kalsi, who's just finished the four year case study to show what happens running the Getting Listings program, and how it created 11 times ROI on the investment over that time. Then we talked with Chuck Charlton, who's 12 years down the road and the impact these things we're talking about has had on his business. Then last week we talked with Ron Reed, who was a new GoGoAgent user last year. He very quickly, even in the 30 day free trial got his first listing and went on to generate $55,000 from one area, starting with 400 homes. Now, I want to focus on talking about your business. I've been getting emails from people who have listened to the first few episodes saying, "Wow, this is really interesting. Tell me more, how do I take the next step? Where do I start? How do I go to that level?". One of those emails from Tony Fabiano in Toronto. I reached out to Tony and said, "Tony, let's do this. Let's come on and let's spend an hour and we'll talk about what's going on in your business. We'll talk about the elements of the listing agent lifestyle. We'll do some analysis on where the opportunities are in your business." We just wrapped up that conversation. I'll tell you what, Tony couldn't be a nicer guy. We had a great conversation. He's really thoughtful. He's got a really good handle on where his business is coming from. He's primarily, which is a testament to who he is as a person, a repeat and referral business. He's got a nice business doing 30 plus transactions this year. We dug in, looked at the numbers, decided what the key metrics are that driver those results, and how to maybe move the needle a little bit. The hour went very quick. We had a great conversation.
