Home prices increased 13.2% from the year before, according to the 20-city composite S&P CoreLogic Case-Shiller index. It was the fourth month in a row the index posted double-digit increases. Except for last May and June, the growth rate has accelerated every month since July 2019, when the increase was 2.1% from year before. The pace of price growth rose in each of the 20 composite cities in March, led by Phoenix, San Diego and Seattle. The Conference Board said its consumer confidence index declined slightly in May as some Americans tapered their short-term outlooks based on inflation concerns and fewer federal stimulus payments. The index dipped to 117.2 from 117.5 in March, essentially staying even. Consumers remained upbeat about current economic conditions. The business research group said it expects “robust” growth for the economy in the second quarter. The annual sales rate for new houses declined 5.9% in April, with inventories remaining near record lows and prices advancing. The Commerce Department said the median price rose 20% from April 2020. Only 4.2 months’ worth of new houses were available for sale, the 12th month in a row below the six-month mark. Houses still waiting for construction to start made up 38% of new-home sales, the highest percentage since 2005. Wednesday No major reports Thursday The Commerce Department said durable goods orders fell 1.3% in April, the first decline in 12 months, led by a 6.2% drop in automotive orders. Excluding the volatile transportation sector, orders rose 1% from March. Overall, demand for long-lasting manufactured items remained above the pre-pandemic level for the sixth month in a row. A proxy for business investments rose 2.3% from March and was up 14.7% from April 2020, suggesting commercial adjustments to the setbacks of the pandemic. The four-week moving average for initial unemployment insurance claims declined for the seventh week in a row and the 15th time in 16 weeks. Labor Department data showed the average dropping below 500,000, down from a record 5.3 million in April 2020 but still above the 52-year low set just before the pandemic. Nearly 16 million Americans received jobless benefits in the latest week. U.S. consumer spending rose at a faster pace than initially estimated, according to a first revision of first-quarter gross domestic product data. The Bureau of Economic Analysis said consumer spending, which drives about 70% of economic activity, rose at an annual rate of 11.3% from January through March, up from an initial report of 10.7%. The overall pace of GDP remained at 6.4%, as earlier estimated. Compared to the first quarter of 2020 and adjusted for inflation, GDP was down $77 billion or 0.04%. Friday The Bureau of Economic Analysis showed inflation-adjusted consumer spending declining 0.1% in April, after a surge in March fueled by federal stimulus payments. Overall, spending remained above its level just before the pandemic-induced recession. Meantime, personal savings rose to $2.8 trillion, more than double what it was before the recession. The Federal Reserve’s main gauge of inflation jumped to 3.1% from April 2020, the biggest increase since the summer of 1991. The April inflation rate poked above the 2% target the Fed has said it would like to maintain long-term. It was below the average of 3.2%, based on data going back to 1959. A precursor to spending, consumer sentiment, declined slightly from April, in part because of expectations for higher inflation. The pace for starts slowed 9.5% from March to nearly 1.6 million houses but was up 67.3% from the year before. Notably, completions of single-family houses rose for the 10th time in 11 months to the highest level since 2007, according to data from the Commerce Department. The annual rate of building permits rose for the second month in a row after hitting a 14-year high in January. Wednesday No major announcements Thursday The four-week moving average for initial unemployment claims declined to 504,750, down for the sixth week in a row and the 14th time in 15 weeks. While the rolling average of new jobless applications continued dropping below the record 5.3 million claims in April 2020, it remained more than double the rate of 208,000 just before the pandemic. Nearly 16 million Americans claimed unemployment benefits in the latest week, about three-quarters of them tied to special pandemic relief. The Conference Board said its index of leading economic indicators rose 1.8% in April to recover from the recession and surpass its January 2020 peak. The business research group said despite measures of employment and production still lagging pre-pandemic levels, U.S. economic growth should continue and perhaps accelerate. It forecast an annual GDP growth rate of 8%-9% for the second quarter and full 2021 growth of 6.4%. Friday Lack of inventory held back existing home sales in April for the third month in a row, according to the National Association of Realtors. The annual rate of sales fell 2.7% to 5.85 million houses, which was still up 33.9% from its pace in April 2020. The trade group said 2.4 months’ worth of houses were available at the current rate of demand, up from 2.1 months in March, still near a record low. As a result, the median price rose 19.1% from April 2020, the 110th consecutive year-to-year price gain. The number of job openings rose 7.9% from February to 8.1 million postings, the most in more than 20 years of data. Hotels and restaurants led the surge in openings, but they also led the workplaces experiencing the highest numbers of employees quitting their positions. Nationwide, some employers have complained about staffing shortages despite other reports from the Bureau of Labor Statistics showing more than 9 million Americans out of work and actively seeking employment. Wednesday By one measure, inflation hit its highest mark in more than 25 years in April. The Bureau of Labor Statistics reported that its core Consumer Price Index rose 3% from April 2020. That's up from a 2.6% reading in March and is the biggest increase since January 1996. The core CPI excludes volatile prices for food and energy items. Year-to-year, the total CPI rose 4.2%, the most since 2008. Gasoline prices rose 49.6% in the last year, while the cost for used vehicles increased 21%. Demand for used cars has risen as more consumers have shifted from public transportation since the pandemic. Thursday The four-week moving average for initial unemployment claims declined for the 13th time in 14 weeks and fell 89% below historic levels the year before. Though the trend remained downward, data from the Labor Department showed new jobless applications were still 44% above their 54-year average. Nearly 17 million Americans were claiming jobless benefits in the latest week, up 4.3% from the week before. More people received payments from pandemic-related relief programs. Inflation on the wholesale level rose 0.6% in April, led by increases in service prices, according to the Bureau of Labor Statistics. Since pandemic-plunged prices a year before, the Producer Price Index rose 6.2%, the highest in comparable measures dating back to 2010. A core rate of wholesale inflation, stripping out volatile prices for the categories of food, energy and trade services, rose 4.6%, also a high in data going back to 2014. Friday Retail sales stayed steady in April after rising 10.7% in March fueled by federal stimulus checks. Only five of the 13 retail categories gained in April, led by bars and restaurants and car dealers, which benefited from rising vehicle prices. Overall retail sales remained above their pre-pandemic level for the 10th month in a row, though some categories have done better than others. According to Commerce Department figures, sales for bars and restaurants remained 2% behind where they were in February 2020, while online sales grew 34%. The Federal Reserve reported slighter gains in industrial production in April, although output remained 2.7% below levels before the pandemic. Production continued to recover from setbacks in parts of the South, which was hit by extraordinary storms in February. Supply bottlenecks also hampered output, with the auto industry contracting 4.3% in April as a result of a worldwide shortage of semiconductor chips. Industries’ capacity utilization rate, an early indicator of inflation, rose marginally to 74.9%, up from an all-time low of 64.2% last April. The long-term average rate of 79.6% hasn’t been met since April 2008. The University of Michigan said consumer sentiment slipped from the end of April as both expectations and current assessments fell because of fears of inflation. The trade group’s index, based on surveys of industry purchase managers, suggested rising demand amid various production constraints. Weak supplies of parts and materials were reported by some survey respondents. Others cited difficulties securing the staffing they needed. Pricing was one of the few components of the index that grew at a faster rate. The Commerce Department said construction spending continued to grow in March, led by a 23% year-to-year rise in expenditures on housing. At a seasonally adjusted annual rate of $1.5 trillion, construction spending remained above the pre-pandemic high. Although the housing boom has boosted total spending, some sectors remained down, including lodging, amusement and recreation. Tuesday The U.S. trade deficit widened 5.6% in March to a record $74.4 billion as the value of exports rose 6.6% while imports rose 6.3%. The Bureau of Economic Analysis said the first-quarter deficit widened 64.2% as exports declined by 3.5% while imports rose 8.5%. The imbalance illustrates how the U.S. economy has been outpacing its trading partners since the pandemic, with U.S. consumers demanding more imported goods such as clothes, furniture, toys and cell phones. A sign of manufacturing’s comeback was a 1.1% rise in factory orders in March, the 10th gain in 11 months. Orders remained above their pre-pandemic level for the fourth month in a row, up 6.6% from the year before, according to Commerce Department data. Compared to March 2020, factory orders excluding transportation equipment, rose 5.4%. A proxy for business investments rose 10.5% from its year-earlier level. Wednesday The service sector of the U.S. economy kept growing in April, although it decelerated from a record pace in March. The Institute for Supply Management said its index for the service sector rose for the 11th month in a row after it contracted last April and May for the first time in 11 years. Purchase managers surveyed for the index reported continued pent-up demand. Some expressed concerns over production capacity constraints as well as insufficient materials and staffing to keep up with orders. The Bureau of Economic Analysis reported the annual rate of motor vehicle sales rose in April to the highest level since July 2005. Dealers sold at a pace of 18.5 million cars and light trucks in April, up 3.1% from March and more than double the rate of 8.7 million in April 2020, which was the lowest point in 45 years of data. Auto sales are an indicator of consumer spending, which drives about two-thirds of U.S. economic activity. Thursday The four-week moving average for initial unemployment claims declined for the 12th time in 13 weeks, dropping nearly 10% from the previous week’s average, the largest fall since August. The moving average was more than seven times higher a year ago, but the latest level is still more than twice where it was in February 2020. The Labor Department said nearly 16.2 million Americans claimed jobless benefits in the latest week, down 2.5% from the week before. The Bureau of Labor Statistics said worker productivity rose at an annual rate of 5.4% in the first quarter base on increased output by 8.4% and a 2.9% rise in hours worked. Compared to the first three months of 2020, productivity rose 4.1%, up from a 2.2% average since 1948. Year to year, output rose 1.1% while hours worked fell 2.9%. Year-to-year comparisons from the S&P CoreLogic Case-Shiller index showed a 3.9% March increase for the 20-city composite index, which has accelerated every month since August, when the growth rate was 2%. An economist for the index said the impact of the pandemic on house prices should be more noticeable in April’s data. With some businesses beginning to reopen in May, consumer confidence picked up, according to the Conference Board. The business and research group’s survey-based index showed overall outlook improving from April, although consumers’ assessments of current conditions continued to erode, plunging nearly 100 points since the pandemic. A Conference Board economist said concerns remain about financial prospects and inflation, and "the uneven path to recovery and potential second wave are likely to keep a cloud of uncertainty hanging over consumers’ heads.” The Commerce Department reported that new-home sales picked up slightly in April although the volatile indicator was down 19.5% from its 12-year peak in January. Fewer houses at the upper end of prices sold in April, resulting in a 3.6% drop in the median sale price, compared to April 2019. The number of new houses on the market stayed above the level just after the Great Recession but was still 43% below pre-recession highs. Wednesday No major announcements Thursday The four-week moving average for initial unemployment claims declined slightly for the fifth week in a row but remained historically high. More than 40 million Americans filed new claims for benefits since March 21, according to Labor Department data, representing more than one-fourth of the 156 million people in the labor force. Economists suggest figures are undercounting job loss, considering displaced workers who have not succeeded at filing claims amid overwhelmed state systems. The U.S. economy sank even more than initially estimated in the first quarter, with gross domestic product contracting 5%, The Bureau of Economic Analysis reported. The preliminary estimate was a 4.8% decline. Consumer spending, which drives about 70% of economic activity, declined at an annual rate of 6.8% in the first three months of the year while business investments fell at a 7.9% rate. The government acknowledged that the data couldn’t fully quantify the impact of the COVID-19 pandemic, which had been declared only in the latter weeks of the quarter. The Commerce Department said durable goods orders dropped 17.6% in April following a 16.6% decline in March. Unadjusted for inflation, it was the lowest level of spending on long-lasting manufactured items since the end of 2009. Declines were widespread, led by commercial aircraft and automobiles. From April 2019, orders fell 11.4%. Excluding the volatile transportation category, year-to-year orders sank 2.3%. Pending home sales also fell in April, also for the second month in a row. The National Association of Realtors said its index of pending purchases receded 21.8% from March, the most in 19 years of data. Contracts were down 33.8% from April 2019. The trade association said it expects home sales to bottom out in May before rising again based on affordability of housing, including low mortgage rates. Friday April, the first full calendar month of the pandemic, saw an unprecedented 13.6% drop in consumer spending. Data from the Bureau of Economic Analysis showed the seasonally adjusted annual rate of spending plunging by $2.9 trillion, or nearly 20% since February. Another sign of the pandemic’s toll on housing showed in a 17.8% drop in existing home sales in April, the biggest dip and to the lowest level since 2010, according to the National Association of Realtors. The annual rate of sales declined for the second month in a row and was down 17.2% from April 2019. An economist for the trade group called the setback temporary but said even low mortgage rates won’t help without increased construction and more listings. The supply of houses for sale was down nearly 20% from the year before. The Conference Board said its index of leading economic indicators fell 4.4% in April, following a 7.4% decline in March that was the worst in 60 years of data. Among the indicators, only stock prices and interest rate spread offered positive results for April. The business and research group said the U.S. already is in recession territory and that declines were so widespread that even if some sectors start reopening, the broader economy would not have a quick recovery. Excluding the volatile categories of energy and food prices, the core CPI fell 0.4%, the most in 63 years of data. Year-to-year, the core CPI rose 1.4%, the lowest in nine years. The Bureau of Labor Statistics said its Producer Price Index fell 1.3% from March, the most since the measure began in 2009. A 19% drop in energy prices led the decline. Excluding the volatile costs for energy, food and trade services, the core PPI receded 0.9%, the most on records going back to 2013. The core PPI marked its first-ever year-to-year decline, falling 0.3% from April 2019. Thursday The four-week moving average for initial unemployment claims declined slightly for the fourth week in a row but at more than 3.6 million, remained more than 10 times the average level since 1967. More than 36 million dislocated Americans have filed claims for benefits since the middle of March, according to Labor Department data. Friday Consumer spending accounts for the lion’s share (nearly 70%) of U.S. economic activity. Retail spending makes up about one-fourth of consumer spending. So another sign of how the pandemic is devastating the economy was a record 16.4% decline in retail sales in April. The Commerce Department said online stores was the only one of 13 categories to increase sales from March. Of the other 12 categories, 11 had double-digit percentage losses, led by a nearly 80% decline among clothing stores. Overall, retail spending has dropped 23.7% from its peak in January, falling to the lowest level since August 2012. The pandemic also hit the nation’s industrial output, which declined a record 11.2% in April, including a record 13.7% reduction in production by manufacturers. The Federal Reserve reported that total production, including mining operations and utilities, fell to its lowest level since February 2010. Factory output was the lowest since August 1997. Overall, factories operated at 61.1% of their capacity in April, the lowest on records going back to 1948. The University of Michigan said consumer sentiment rose slightly in early May after historic declines in March and April. The survey-based report suggested economic stimulus payments and lower prices encouraged consumers about current conditions, although their outlook continued to fall to the lowest level in six years. When asked to rank their concerns about the pandemic, consumers again listed health first, followed by social isolation and then finances. In April, finances ranked as the second-highest concern. Orders declined a record 10.3%, according to the Commerce Department, dropping to the lowest seasonally adjusted level since October 2017. The collapse in orders came as the coronavirus that causes COVID-19 first became a pandemic. Declines were widespread and were led by commercial aircraft orders, reflecting severe cutbacks in travel. Tuesday The U.S. trade deficit deepened in March, widening 11.6% to $44.4 billion. Both imports and exports shrank as a result of the pandemic, which has disrupted global demand as well as supply chains. Exports fell a record 9.6%, led by travel and tourism, industrial supplies and automotive merchandise. In releasing the report, the Bureau of Economic Analysis said the latest data could not reflect the full economic impact of the coronavirus. The non-manufacturing sector of the U.S. economy, representing about 90% of national employment, contracted in April for the first time in 11 years. The Institute for Supply Management said its non-manufacturing index declined to the lowest level since March 2009, while the business activity component was the lowest in 23 years of data. The trade group cited concerns by purchasing managers about a host of effects from the pandemic, including uncertainty over when normalcy will return. Wednesday No major announcements Thursday The four-week moving average for initial unemployment claims declined slightly for the second week in a row but still reflected a historic filing of more than 33 million new claims in the preceding seven weeks. Some economists say the Labor Department figures don’t capture the full extent of job losses from COVID-19 shutdowns because many workers can’t or haven’t yet filed for benefits. The Bureau of Labor Statistics said worker productivity declined at an annual rate of 2.5% in the first quarter. The biggest productivity slide since the end of 2015 resulted from a 6.2%  drop in the pace of output and a 3.8% fall in hours worked. Both figures were the worst since 2009, and the BLS noted that the bulk of pandemic-related shutdowns and layoffs didn't start until the tail end of the quarter. The Federal Reserve reported a 3.4% annual rate of falling consumer debt outstanding in March, including a 30.9% drop in credit card debt. That marked the first decrease in so-called revolving credit since August 2011 and the largest since January 1989. With nearly 70% of U.S. economic growth relying on consumer spending, the plunge in credit card debt signals a dramatic drop-off amid disruptions from the pandemic. Friday The impact of the pandemic on workers showed in historic payroll and unemployment figures for April. Employers cut a record net 20.5 million jobs in the month, the most in 72 years of official data, about double all the jobs lost in the Great Recession. The Bureau of Labor Statistics said the number of jobs was at its lowest level since February 2011, meaning so far repercussions from COVID-19 had wiped out nine years of job gains. Also, the unemployment rate rose to 14.7%, the highest in data going back to 1948. In February, the jobless rate was 3.5%, the lowest in 50 years. The government itself acknowledged that the rate underestimated the extent to which Americans lost jobs, suggesting the rate could have been closer to 20%.
