Les dessous de la cité fortifiée bourguignonne de Beaune cachent 5 kilomètres de galeries voûtées, paisibles dédales où vieillissent pas moins de 2 millions de bouteilles de vin. En y descendant, on découvre quelques trésors et particularités surprenantes. Comme ces murs gallo-romains du IIIe siècle dans les caves de la maison Drouhin. Celles de la Maison Champy gardent, elles, des traces du passage d'illustres personnages comme Pasteur et Gustave Eiffel. Bien plus moderne, la cuverie Jadot est percée d'un puits de lumière inattendu.

Thibault de la Baronnière « La star des caves », est l'un des plus gros investisseurs de caves à Paris et en province. N'ayant pas un gros patrimoine, Thibault commence à acquérir des caves via le site LeBonCoin. Avec deux associés, il créé la Foncière des Sous-Sols Franciliens en 2015. Ils sont propriétaires de 130 caves. Ce « side project », est l'actif immobilier le plus rentable selon Thibault. 7 points à retenir pour comprendre et investir sereinement dans les caves en France :  Définition d'une cave « un local annexe d'un bâtiment d'habitation – interdiction de stockage de produits dangereux » : pour simplifier un lot annexe à vocation de stockage. Une cave est généralement en sous-sol, légalement on ne peut pas stocker dans un boxe. Les charges sont également différentes (2 fois moins de charge dans une cave que dans un parking/boxe) La taille moyenne d'une cave est de 8/10 m2. Les couloirs appartiennent à la copropriété, porte est néanmoins à la charge du propriétaire. La localisation : à Paris, la cave peut se situer dans n'importe quel quartier. En province, privilégiez le centre-ville : pour la densité urbaine ET la concurrence avec les garages des résidences pavillonnaires  Un marché qui reste peu facile à pénétrer : les agents immobiliers ne sont pas intéressés, il faut alors surtout se tourner vers leboncoin.fr (catégorie « autre ») ou seloger.com (catégorie « parking » ou « autre ») ou le bouche à oreille avec les agences. Le flyering fonctionnera pour de l'offre de location mais très peu pour de la recherche de biens Fixer le prix du loyer : compter 15 à 20€ par m2 par mois charges comprises à Paris À savoir : les charges de copropriétés sont extrêmement faibles, il y a très peu de taxes foncières (de plus en plus à Paris soit 1/3 du patrimoine mais cela ne représente qu'¼ d'un mois de loyer), il existe des baux civils entre propriétaires et locataires (à l'avantage du locataire) et une assurance pour la porte doit être prise par le propriétaire.  Pour ceux qui ont envie d'aller plus loin :  Le site web de la Foncière des sous-sols parisiens Le LinkedIn de Thibault Vous avez aimé cet épisode de Ma Tirelire ? Une cinquantaine d'artistes français et internationaux se prêtent au jeu cette année pour créer des œuvres qui résonnent avec le lieu. Les Rêveries sont le thème de cette 16e Expérience Pommery à découvrir juqu'au 8 novembre 2022.

Not long after I finished Call Me Larry, Porky threw a party to announce the addition of Frizzlin' Fritters to the menu at his Kap'n Klam family restaurants. At one point in the evening Porky and I found ourselves standing side by side at the bar, waiting for fresh drinks, eating fritters. On the whole, these fritters were not bad. Like all the other items on the Kap'n Klam menu that are not actually billed as clams (the Baked Stuffed Stuffin', Marvelous Mush, Krumbs Kasino, and Bubblin' Broth, for instance), they were flavored with the secret concentrate that Porky had developed, Klamessence. Porky asked me what I was going to work on next.     “I'm not sure,” I said.     “Tell the story of the Young Tars,” he said.     I shuddered and said, “No, thanks. That's one of those dark, gritty bits at the bottom of my life that I'd just as soon forget. Every time I face an audience, there is a moment, just before I start to read, when the memory of that night returns, every detail. My palms start to sweat and I look out at the people sitting there, waiting for me to start, and I find myself wishing that I'd had the foresight to lock the doors so that they couldn't get out. No thanks.”     “Peter!” he exclaimed. “I really am surprised at you. That's kind of a narrow, self-centered way of looking at it, isn't it?”     “Perhaps,” I said, “but remember that this is my personal history—and so forth.”     “Not entirely,” he said. “There are other people in it, aren't there?”     “Come on, Porky,” I said.     “Come on, nothing. This is important to me. The Tars may have been nothing but dark, gritty bits in your life, but in mine those dark, gritty bits had silver linings.”     “I know,” I said, “but—”     “But me no buts,” said Porky. “Just look around this room.”     I did. Dozens of young men and women, models made up to appear to be of high-school age, the age of most of the help at the Kap'n Klam restaurants, circulated around the room, passing drinks and platters of Kap'n Klam specialties. The uniforms they wore were identical to the uniforms we Tars had worn years ago, just as the ranks that Kap'n Klam workers carried were the ranks we Tars had carried years ago. The Tars had been the inspiration for the nautical touches and organizational scheme that were so much a part of the Kap'n Klam success.     “I'll make you a deal,” said Porky, his eyes atwinkle. Leaning toward me, grabbing at my shoulder, he said, “I'll tell you what Klamessence is if you'll write the story of the Young Tars.”     “Not a fair bargain,” I said.     “What's not a fair bargain?” asked Albertine. She draped herself on my shoulder and took a sip of her martini.     “I'll tell him what Klamessence is if he'll write the story of the Young Tars,” said Porky.     “Is that the story with the ‘prendergast' in it?” asked Al.     “Yeah,” said Porky, and he chuckled. “Come on, Peter.”     “Oh, go ahead and write it,” said Al. “How long can it take?”     “All right,” I said. “I'll do it.” For, after all, why not? It does explain why I'm uneasy before an audience and why I no longer carry a pocket notebook.     “Okay, then,” said Porky. “Come here.”     He motioned us into a huddle. Al and I drew closer, so that the three of us formed a tight circle.     “All the items that say ‘klam' have real clams in them,” said Porky.  He raised his right hand. “I swear they do. But all the rest of the stuff has Klamessence in it. That's the real secret of my success. That's how I get people who don't like clams to eat at a Kap'n Klam joint—Klamessence.” He looked over his shoulder, turned back toward us, lowered his voice. “Klamessence is chicken fat—schmaltz. This episode is dedicated to the people of Ukraine.  We talk to two leading figures in the Georgian wine scene - John Wurdeman (Pheasant's Tears) and Irakli Cholobargia (National Wine Agency) - to get a sense of what the feeling is in the region, and what wine people are doing and can do to help. Georgia, like Ukraine, is a former Soviet nation on the Black Sea that has had part of its territory occupied by the Russian military. These people are uniquely qualified to comment on the horrific events unfolding in Ukraine. There's talk of tension, anger, fear, boycotts and suffering. Wurdeman dubs the conflict, 'fratricide,' but notes Georgians are forced to mute their opposition for fear of reprisals by Russia. Before the war broke out, 70% of Georgian wine exports went to Russia and Ukraine. That will have serious implications. But it's not all doom and gloom. There is talk of kindness, solidarity, peace and generosity. 'You can see the flags of Ukraine all over Georgia,' says Cholobargia. Winemakers in Georgia are sending wines to Ukrainian importers to help them fund humanitarian efforts. What's more, Wurdeman's UK importer Les Caves de Pyrene is funding transportation for Ukrainian refugees to stay with winemaking families across Europe. 'So hopefully we can have a little bit of love in an otherwise big nightmare,' says Wurdeman. We also find time to touch on how and why Georgian amber (or orange) wine is so well suited to food matching, and how Georgia's ancient wine history is informing its present evolution.  A final thought from John Wurdeman: 'The Georgian format for feasting is where you have an elected toastmaster and different subjects are touched upon: love, parents, children, nature, God, neighbours and so forth. And everyone's encouraged to expand upon it and have a dialogue. It's a wonderful way to get to know people, and a wonderful way to solve problems as well. It certainly seems to be more effective than NATO or the UN today! So maybe these international organisations should adopt the Georgian feasting model and we would find peace more quickly.' As South Africa approaches yet another wave of #Covid, I speak to Testalonga is one of the most progressive producers of the country. This Durban-born winemaker Craig Hawking is all about avoiding stereotypes, an ideology embodied in his self-designed wine labels which we discussed on the show. They are all constructed from various photos that have appealed to him in some way Craig was the first producer to experiment with Amber wines in #SouthAfrica not without any resistance from authorities and critics as Craig tells in the episode. We talked about their new estate the #BanditsKloof #vineyard located in the northern mountains of Swartland and the soils and climate of #Swartland, touch on #Harzeverlu in South Africa.After travelling extensively in Portugal and Austria learning his craft Craig returned to South Africa and became the winemaker at top Swartland estate #Lammershoek. Craig now makes his wines from various small, #organic vineyard sites in Swartland and makes his wine naturally, with as little intervention as possible. The climate is Mediterranean with granite soilsAnd of course, he explained where the name #Testalonga comes from The district of Swartland has a warm dry climate. Rainfall is around 500 mm per year, though a good proportion of it falls in the growing season. Soils are diverse but mainly of low fertility, suitable for grape growing. A range of varieties is grown, as in other regions. André Gide est un écrivain français, né à Paris 6e le 22 novembre 1869 et mort à Paris 7e le 19 février 19511. Après une jeunesse perturbée par le puritanisme de son milieu, jeune Parisien, où il se lie d'une amitié intense et tourmentée, avec Pierre Louÿs, il tente de s'intégrer au milieu littéraire post symboliste et d'épouser sa cousine. Une rencontre avec Oscar Wilde et un voyage intiatique avec Paul Albert Laurens le font rompre avec le protestantisme et vivre son homosexualité péderaste. Il écrit, notamment Paludes qui clotûre sa période symboliste et, après la mort « libératrice » de sa mère, ses noces avec sa cousine Madeleine, il achève Les Nourritures terrestres, dont le lyrisme est salué par une partie de la critique à sa parution en 1897 mais qui est aussi critiqué pour son individualisme. Après des échecs au théâtre, il s'affirme comme un romancier moderne dans la construction et dans les thématiques et s'impose dans les revues littéraires. Si André Gide y soutient le combat des Dreyfusards, mais sans militantisme, il préfére les amitiés littéraires — Roger Martin du Gard, Paul Valéry ou Francis Jammes —, amitiés qui s'effacent parfois avec le temps comme celle de Pierre Louys. C'est avec ces amis qu'il crée La Nouvelle Revue française (NRF) dont il est le chef de file et joue dès lors, un rôle important dans les lettres françaises. Parallèlement, il publie des romans sur le couple comme L'Immoraliste en 1902 ou La Porte étroite en 1909 qui le font connaître. Ses autres romans publiés avant et après la Première Guerre mondiale — Les Caves du Vatican (1914) délibérément disloqué, La Symphonie pastorale (1919), son livre le plus lu, traitant du conflit entre la morale religieuse et les sentiments, Les Faux-monnayeurs (1925) à la narration non linéaire — l'établissent comme un écrivain moderne de premier plan auquel on reproche parfois une certaine préciosité. Les préoccupations d'une vie privée marquée par l'homosexualité assumée et le désir de bousculer les tabous sont à l'origine de textes plus personnels comme Corydon (publié tardivement en 1924) où il défend l'homosexualité et la pédérastie, puis Si le grain ne meurt (1926), récit autobiographique qui relate sa petite enfance bourgeoise, ses attirances pour les garçons et sa vénération pour sa cousine Madeleine qu'il finit pas épouser tout en menant une vie privée compliquée. Plaque au 1bis rue Vaneau, Paris 7e Son œuvre trouve ensuite un nouveau souffle avec la découverte des réalités du monde auxquelles il est confronté. Ainsi le voyageur esthète découvre l'Afrique noire et publie en 1927 le journal de son Voyage au Congo, dans lequel il dénonce les pratiques des compagnies concessionnaires mais aussi celles de l'administration coloniale et l'attitude de la majorité des Européens à l'égard des colonies. Au début des années 1930, il s'intéresse au communisme, s'enthousiasme pour l'expérience soviétique, mais subit une désillusion lors de son voyage sur place à l'été 1936. Il publie son témoignage la même année, Retour de l'U.R.S.S., qui lui vaut les attaques haineuses des communistes. Il persiste cependant dans sa dénonciation du totalitarisme soviétique au moment des procès de Moscou et s'engage, parallèlement, dans le combat des intellectuels contre le fascisme. En 1940, accablé par les circonstances, il abandonne la NRF et quasiment l'écriture en se repliant sur la Côte d'Azur, puis en Afrique du Nord durant la guerre. Après la guerre, il est mis à l'écart de la vie littéraire, mais honoré par le prix Nobel de littérature en 1947, et il se préoccupe dès lors de la publication intégrale de son Journal. Il meurt le 19 février 1951.

Ouvertes en mars 2016 à Wintzenheim, les Caves de la Fecht regorgent de bons produits. On y trouve des spiritueux, vins, bières, du fromage et une petite épicerie. Aurélia et Pierre-Yves Schwartz travaillent essentiellement avec des producteurs locaux et voulaient, en s'installant, permettre à leurs clients de faire toutes leurs courses au même endroit.  Avec la crise, travaillant plutôt pour les locaux, la diminution du tourisme ne les a pas trop pénalisés. In 1924, Rudolf Steiner presented his Agriculture Course to a group of 111, farmers in Poland. Steiner spoke of agriculture to ‘heal the earth’ and he laid the philosophical and practical foundations for such differentiated agriculture. Biodynamic agriculture is now practised internationally as a specialist form of organic agriculture.Steiner’s Agriculture Course comprised just eight lectures presented over a ten-day period. The path from proposal to experimentation, to formalization, to implementation and promulgation played out over a decade and a half following the Course.It needs to be understood that in the 1920s chemicals usage in agriculture was growing exponentially and concern started to grow in the agriculture circles.Biodynamic agriculture is now practised in 47 countries (Demeter, 2011) and, while it is nested within the broader organic agriculture movement, it has been at the forefront of organic farming developments, including, for example, the participation in founding the International Federation of Organic Agriculture Movements (IFOAM) (Paull, 2010), and taking one of the earliest stances against synthetic nanomaterials by excluding them from Demeter’s biodynamic food and agriculture standards (Paull, 2011a).In this episode, I spoke with Douglas Wregg director of Les Caves de Pyrene,on what are the principles of Biodynamic farming and how are the famous composts are created and what’s their indented usage, How important it is Demeter and why? A l’intérieur, c’est forcément plutôt sombre et bas de plafond. Découverte ce vendredi d’une chapelle tout à fait hors norme : et pour cause elle se situe dans les anciennes caves d’un HLM. C’est en Drôme, à Valence, dans le quartier du Plan. Un lieu spirituel catholique peu connu des habitants du quartier. Steven Spurrier born 5th October 1941, was educated at Rugby School and the London School of Economics. In 1964 he joined the wine trade as a trainee with Christopher and Co (established 1665). In 1970 he moved to Paris and purchased Les Caves de la Madeleine, a small shop in the centre of the city, and in 1973 opened L'Academie du Vin, the first independent wine school in France. As a partner, he became involved in divers ventures allied to wine: Le Bistrot a Vin, a winebar/restaurant in the business quarter of La Defense; Le Chemin des Vignes, a warehouse and bottling plant on the outskirts of Paris; Le Moulin du Village and Le Blue Fox, a restaurant and winebar near the Caves de la Madeleine. Spurrier is perhaps best known for having created the tasting between top Chardonnay and Cabernet Sauvignon wines from California and France in May 1976, subsequently referred to as The Judgement of Paris. A recreation of this event was held 30 years to the day on May 24th 2006, simultaneously in London and Napa In 1988, he sold his wine business interests in Paris and returned to the UK to become an independent wine consultant. His clients have included Harrods in London and Hediard in Paris, Singapore Airlines and Christie's for whom he created the Christie's Wine Course in 1982. He is also Consultant Editor for Decanter Magazine and Chairman of the Decanter World Wine Awards, now the world's biggest wine competition, since its inception in 2004 and Chairman of Decanter Asia Wine Awards, Asia's largest wine competition, since 2012. He is the author of eight books on wine of which two: L’Academie du Vin Wine Course and L'Academie du Vin Guide to French Wines have been translated into several languages. Some of the prizes and awards that Steven Spurrier has won include "The Bunch Award" for articles in Decanter in 1996, "Le Prix de Champagne Lanson” in 1997, "Ritz Carlton Millienia Lifetime Achievement Award" in 1999 and "Le Prix Louis Marinier” for writing on Bordeaux in 2000. In 2001 he was awarded "Le Grand Prix de l'Academie Internationale du Vin" (only the third time this award has been given since 1982) and also "The Andre Tchelistcheff Maestro Award” from California. He is married, with two grown-up children, and lives, when not travelling, in London and Dorset. After much reflection and research, he decided with his wife Bella to plant a vineyard on their farm in south Dorset. There are now 25 acres planted to 55% Chardonnay, 25% Pinot Noir and 20% Pinot Meunier to make English Sparkling Wine under the name Bride Valley Vineyards, the first vintage being harvested in October 2011, the month of his 70th birthday. In 2017 he was made Decanter Man of the Year and also Honorary President of the Wine and Spirit Education Trust. In 2018 his memoirs were published under the title “Wine a Way of Life.” In 2019 he created with partners the Academie du Vin Library, which will publish new books and re-publish old classics for world wide distribution.

Aquest cap de setmana farà 20 anys que el siti de la Bollosa és gestionat pel Consell departamental. La principal mesura va ser el tancament de la carretera durant l’estiu. Vint anys més tard es pot dir que la mesura és totalment acceptada. 200 persones van manifestar ahir davant la prefectura de Perpinyà per demanar el manteniment de la línia de tren de mercaderies entre el mercat Sant Carles de Perpinyà i el mercat de Rungis, a la regió parisenca. El problema és que el cost aquest servei és considerat massa important i que aquest tren ja no seria rendible. En cas que la línia fos suprimida, les 1500 tones de fruita i llegums haurien de viatjar amb camions amb un cost mediambiental molt més elevat.   Preocupació al Liceu Mallol de Perpinyà per la manca de personal de cara a la propera reentrada. L'any vinent s'espera un augment del nombre d'alumnes, però en canvi l'administració reconeix que de moment no hi ha previst mitjans humans suplementaris. Mancarà personal administratiu, de servei, o d’informàtica. Sense parlar doncs del nombre d’ensenyants que és insuficient per desdoblar classes o obrir noves estructures. L’intersindical avisa que amb aquesta situació, el curs vinent està compromès i que el personal no es prohibeix res. Visita a Perpinyà avui de l’advocat de Carles Puigdemont, Jaume Alonso Cuevillas. Vindrà a presentar el seu llibre «1 judici (polític) i 100 preguntes», un llibre de dret penal per a no juristes. Serà l’ocasió de tornar a parlar del judici contra le procés i de les irregularitats que s’han denunciat. El Tribunal Suprem espanyol permetrà el trasllat dels nou presos independentistes a presons catalanes. Els presos han fet dues peticions: que els traslladin a presons catalanes, i que els deixin en llibertat. La petició que els traslladin l'han feta directament a les presons on són tancats des que va començar el judici. El trasllat es podria fer entre aquesta setmana i la que ve. Avui arriba l’estiu i serà acompanyat de música. La festa de la música serà aquest vespre arreu de Catalunya Nord. A Perpinyà els grups ompliran el centre vila. Tindrem música tradicional cap a l’ajuntament o a la Catedral, músiques del món a la plaça de laLlotja i Plaça Jean Jaurès, o encara rock a la plaça de Verdun i la plaça del Pont d’en Vestit i Dj a la Passejada Mallol, entre molts més escenaris. Les animacions començaran cap a 18h30 fins passada la mitjanit. A la resta del país també hi ha nombroses animacions previstes per aquesta festa de la Música. I demà a la nit la Flama del Canigó baixarà de la muntana i encendrà més de tres mil fogueres d’arreu del país. Com l’any passat la flama del Canigó arribarà fins a Brussel·les i Ginebra com a mostra de suport als exiliats. El 23 de juny al migdia, la Flama del Canigó arribarà al Parlament de Catalunya, on la rebrà el president, Roger Torrent. S’hi llegirà el manifest, enguany escrit per Carme Forcadell. D’allà estant, els encarregats de repartir la flama per tot el país seran representants d’Acció Cultural del País Valencià i de l’Obra Cultural Balear, com també membres de diverses entitats culturals. A Calce els vins tornen a ser protagonistes amb una nova edició de « Les Caves se rebiffent ». Demà a partir de les 10 del matí podreu comprar una copa i passejar-vos de celler en celler per tastar els vins. Aquesta iniciativa es va deixar de fer l’any 2015. Ara un equip de motivats ha decidit donar una segona vida a l’esdeveniment. Animacions i degustacions seran al programa de la jornada de demà entre les 10 del matí fins a les 8 del vespre. Les Caves se Re-rebiffent és demà al vilatge de Calce.

Och festen startar gärna tidigt på en yacht i viken utanför det gamla fiskelägret eller på en strandklubb där det vaskas champagne samtidigt som alla dansar redan på eftermiddagen. Vi snackar om avslappnade Belgrad i Serbien där man gärna hänger runt en helg utan att bli ruinerad. Här kostar en öl på en utomhusbar 15 kronor och hetaste nattklubben ligger på en flodbåt i Sava. Belgrad är en stad som försöker hitta sin plats i världen, präglad av att ha grundats i periferin av dubbelmonarkin Österrike-Ungern och av kriget i det forna Jugoslavien. Här blandas små fina 1800-talshus med bunkerliknande kommunisthus, varav vissa fortfarande bär spår av Natos bombningar 1999.
