Bereits vor langer Zeit hätten die häufig unter Eis liegenden Rohstoffe das Interesse der US-Amerikaner geweckt, erklärt der Experte von der Stiftung Wissenschaft und Politik im Gespräch mit Host Carsten Schmiester. The parties were married in June 2015. They lived in Japan until 2016 when they moved to the United Arab Emirates. They separated for a period in 2017, but reconciled in 2018 and then lived together in Oman until March 2020 when they travelled to Ontario for a number of reasons, including to visit Mr. Dunmore's parents. They had planned to return to Oman in early April 2020 however, the pandemic precluded them from doing so and they stayed with Mr. Dunmore's parents in Ontario until January 2021. In the meantime, Ms. Mehralian became pregnant and their son M was born in Ontario in December 2020. The parties and M returned to Oman in January 2021 but came back to Ontario in April 2021. The parties then separated in May 2021. Mr. Dunmore moved to the United Arab Emirates and later Oman, while Ms. Mehralian remained in Ontario with M. Ms. Mehralian commenced proceedings in Ontario in June 2021, seeking a divorce, corollary relief and equalization of property. At the same time, Mr. Dunmore commenced a court proceeding in Oman seeking a divorce and joint custody. Ms. Mehralian contested the jurisdiction of the Omani courts, but in March 2022, the Omani Court of Appeal found that Oman had jurisdiction. In subsequent litigation in which both parties participated, an Omani lower court as well as the Omani Court of Appeal found that the parties had been validly divorced in accordance with Omani law and awarded primary custody of M to Ms. Mehralian. Mr. Dunmore brought a motion in the Ontario Superior Court seeking an order recognizing the validity of the Omani divorce in Ontario and an order returning M to Oman. The two issues were heard separately by two different judges. One judge found that the Omani divorce should be recognized in Ontario. The second judge found that M should not be ordered returned to Oman. Ms. Mehralian appealed the first order and Mr. Dunmore appealed the second. Both appeals were dismissed. Michael Paul, director of investments at Parkland Communities, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Paul discusses the rise of built-to-rent (BTR) communities in Atlanta. The build-to-rent sector has seen enormous growth in the last few years, especially in the Atlanta market. Higher-income individuals increasingly seek living opportunities that feel like home without the maintenance and upkeep of owning. As there is more demand for luxury rentals, investors have begun to take notice and invest in BTR communities across the state. “I've always just been a believer that if consumers want it, investors will follow,” said Paul. “I think we've seen that in a big way.” What does it mean to be “renters by choice”? These individuals want somewhere to spread out and put down roots without the hassle of upkeep and maintenance. From young couples just starting to grow their families to empty-nesters looking for a change of scenery, the BTR sector serves a wide range of higher-income residents. “COVID certainly accelerated the push for more spaces,” said Paul. “We all were working remotely, and people with kids or just two people working in the same household needed to be separated.” Many residents also seek this lifestyle because it allows for pets to tag along, unlike many traditional apartment complexes. Built-to-rent communities, like Parkland Communities, embrace spacious floorplans, backyards and community spaces that allow residents and their pets to stretch their legs. What is the current state of the BTR sector? The supply of BTR communities is not keeping up with demand. Challenges in zoning and a lack of investors contribute to the limited number of BTR units on the market. The BTR sector has catapulted in the last few years, taking over the southwest and creating opportunities for a diverse group of residents. However, BTR is still in its beginning phases, which looks like a gamble to real estate investors. There is limited data to support the rise of this sector, and investors don't want to bite without supportive operational and transactional histories. Paul said, “But I'll tell you evidence in the last six months is that it's a resilient sector, and I think, we're just starting scratching the surface here.” What are real estate investors looking for today? Most investment groups are looking for BTR projects that mimic multi-family housing from an operational standpoint. That translates to 150+ single-family or townhome units with amenities and onsite management. Paul said, “I do think you'll have ample demand because, from an investor's perspective, living in either one of those is still preferable for most people than it is to live in a multi-family deal.” How important is property management for BTR residents? Many BTR communities have tried different management strategies, some keeping the same style as multi-family complexes and others adopting a more personalized approach with residents. “The property managers are there in my mind for two reasons,” said Paul. “One is to serve the tenants, making sure they are comfortable and have a desirable lifestyle. Another part is back to the investors, right? I think you have to have a property manager who solves the investors' needs, which means trying to make it as efficient as possible and kind of a clear operating model.” Paul emphasizes how important property management is but indicates that strategy is still up for debate. When we hear the term "whistleblower," we tend to think of names like Daniel Ellsberg, Chelsea Manning, Edward Snowden, Julian Assange—people who have risked their freedom, even their lives, to expose government lies, abuses of power, and state secrets that the public needs to know about. But there are a range of federal statutes designed to protect those who blow the whistle on their employers, too, especially when those employers are breaking the law and/or endangering their workers and the public. Michael Paul Lindsey II is a military veteran who has worked for Union Pacific as a trained locomotive conductor and engineer for the past 17 years, and he has maintained good standing as an employee throughout that time. Over the course of his career on the rails, however, Paul has seen and experienced firsthand how corporate greed has destroyed the railroad industry, damaged our supply chain, run workers into the ground, and put the public in danger. Even though he knew it could put his career at risk, Paul has been outspoken on these issues, using his popular TikTok channel, writing op-eds, and giving interviews in which he has exposed, with a veteran railroader's insight, the destructive business and labor practices of Union Pacific and the other Class 1 rail carriers, and how those practices have contributed to catastrophes like the Norfolk Southern train derailment in East Palestine, Ohio. Then the company came for him. In suspected retaliation for his whistleblowing, Paul has officially been fired from Union Pacific. In this urgent and exclusive interview, we talk with Paul about his career on the rails, the changes he's seen take hold of the industry he loves, and the dubious circumstances that led to his firing.
