Target Market Insights: Multifamily Real Estate Marketing Tips
With offices and common areas closed, many apartment communities and real estate investors had to rely more heavily on the digital experience. While some only used pictures, the savvy teams focused on visual media, including videos and virtual tours. Technology served to be a key differentiator for apartment communities dedicated to delivering a premium experience and making a strong first impression. And these tools are no longer reserved for the big players. The affordability has come down drastically, according to Alex Taylor of Oval Room Group. Alex is an experienced entrepreneur & business owner with a demonstrated history of working in the real estate industry. His current company, Oval Room Group, is a nationwide single source real estate visual media provider. By combining extensive real estate knowledge with a wide array of technology, focused on planning, development, and post project marketing, this platform is revolutionizing the way real estate marketing & content is being created. In this episode, Alex shares how real estate investors can use visual media to deliver an enhanced experience to residents, prospects, buyers, and investors. He also shares why video is critical for real estate and where opportunities lie going forward. How to Leverage Visual Media as a Real Estate Professional Started in real estate by getting involved in the SFR and residential real estate world Transitioning into commercial real estate (brokers, large asset owners, and corporate real estate) rounding out his real estate investing knowledge Why Alex and partner Tim Haines bought 513 Oval Room and started Oval Room Group: Visual Media Real Estate Solutions The guy taking pictures, or flying a drone taking pictures of your property, has very little knowledge of real estate and that gap causes a lot of frustration. How Oval Room Group partners with brokers and property owners from day 1 on a project Working through the foundation of a real estate project through the zoning, planning, and municipality processes How to use virtual renovation rendering and the benefits to your property marketing Virtual renovation rendering can be used to get design and planning done, as well as demonstrate the new space to current and prospective tenants, all in one application. Getting specific with value add design while hitting your ROI How Oval Room Group works with different real estate investors from single-family to commercial Why your property's visual identity is so important (It’s so much more than a virtual tour!) Engaging your prospective tenants with consistent marketing When you should be using high-level 360 virtual tours Being able to represent your property virtually is becoming the norm and will continue to evolve past COVID. How real estate owners and operators have changed their processes in the last year due to COVID and how they are moving forward for a post-Covid world The Oval Group software that showcases the community in which the property is located Saving time analyzing a prospective property that will get you to a ‘yes’ or a ‘no’ more quickly Where Alex thinks the real estate market is heading Understanding the lifecycle of buyers, investors, and prospective tenants and how to better engage with them Marketing to a world filled with people who have short attention spans (Thanks, Snapchat & Instagram!) 73% of viewers drop after 82 seconds, so you have to produce informative, easily digestible, and smaller videos to engage your audience. Energy is the driving force behind all movement and that principle applies to more than just vehicles. Depending on what kind of person you are, different things will give you different levels of energy. Logan and Alex believe that you are what you put out, so don’t put out total crap. Right now, during a pandemic, keeping a positive mindset and finding that energy are the best ways to get your business through! In this episode, we talk about… Alex believes that energy is attained differently between introverts and extroverts Where Alex lies on the energy spectrum Breaking down the Law of Attraction and how that plays into your mindset Logan believes ending good energy out into the universe will show itself later on The moments when you bond with other people Why people have an easier time bonding over negativity than positivity Attracting crappy people is the result of a self-fulfilling prophecy When people identify as a solopreneur but try to hire someone Affirmations give true belief to those who practice them People will always have different perceptions of the same things Alex believes that to a certain extent, how you do anything is how you do everything The systems that you set up are responsible for the state of your business Links to resources: Join the Contractor Growth Network Facebook Group! Where Alex and I lack in things to say about our own journeys, we have plenty to say about everything else. We acknowledge how rough Infant Loss & Awareness Month is for everyone in our community. Bringing awareness and holding space for grief is SO important but it can trigger, bring feelings to the surface that may have been hiding and it brings a blanket of sadness over everyone. Alex and I talk about the trend of negativity in our community and the potential causes - COVID, election, this month - SO many things. We promise we turn it around in the end with some fun content!

I started eating better. I started feeling better. I started taking better care of myself.”(09:21) “Labor efficiency and energy efficiency is really what we [Fork Farms] are all about.”(12:26) “When I really started to dig into the industry, I learned how broken the food system really is. Sixty percent of all the food that we’re eating as Americans is ultra-processed. And we know – through all of these clinical studies – that ultra-processed food is directly linked to increase mortality due to all sorts of chronic diseases.”(18:25) “I would say the majority of our growth as a company is organic.”(25:46) “Every dime that we’ve made in the company we’ve put back into innovation. We are a for-profit company but we really act like a non-profit in a lot of ways. We have shareholders, but they understand what we’re trying to do and they’re willing to wait on the return in order to see something bigger than any one of us happen.”(33:08) Links Mentioned: Alex’s LinkedIn Fork Farms Website Fork Farms YouTube Channel Fork Farms LinkedIn Fork Farms Facebook Intelligent Growth Solutions Website | Twitter | YouTube See omnystudio.com/listener for privacy information.

Without a doubt music is what I’ve always wanted to do, music is what I feel like I was born to do, it’s what I feel like I do best, it fills me, fulfills me, it fuels me. I’m super excited about today’s guest, Alex Lacamoire. My girlfriend Stacy London and I have been on the Hamilton journey for a while now. I’m not really a Broadway person, but if you haven’t heard this musical, it’s time to take a listen. It is revolutionizing the way we learn about history, and it’s revolutionizing the genre of musical theater. Hamilton won 11 Tony Awards this year, and Alex won one of those. He is the orchestrator and musical director of the show, and he is a brilliant creative who works alongside Lin-Manuel Miranda. In this episode we learn about Alex’s creative process, how he got into music, his struggle with hearing loss. One of my favorite things about talking to Alex is his amazing positive energy and outlook on life, and we talk about that has helped get him where he is today and helped mold his creative career. Not hearing “no” for an answer makes me feel as if what it is that I dream of and what it is that I desire is possible. Some things we learn in this podcast: When Alex got involved in music [4:40] How he got involved in musical theater [6:25] The influence of his mom [8:00] How music helped Alex grow up [12:25] What happened when Alex started losing his hearing [16:20] Where his positive outlook came from [23:25] How his attitude affects his career [26:40] How he uses psychology in his work with actors [28:35] Why Alex’s art is in service of others [36:40] How he met Lin-Manuel Miranda [41:10] What it felt like winning awards [42:40] How his creative process works with Lin [44:40] How to get out of a cycle of self doubt [51:55] Why he doesn’t thrive on a routine [55:05] Where Alex gets his inspiration [56:15] Links mentioned: Learn more about Hamilton Check out Dear Evan Hansen Music Credit: Float by GIIANA Connect with Instagram | Twitter
