Each week, I introduced one or multiple GUIDING PRINCIPLES into the conversation. In this episode, Bushy Martin talks about the importance of transparency in property dealings, business and life. The Business Dictionary defines transparency as a “lack of hidden agendas or conditions, accompanied by the availability of full information required of collaboration, cooperation, and collective decision making.” In other words, as Maggie Campbell explained in an article about transparency, you need to ‘say what you mean, mean what you say, and do what you say you'll do." This sounds simple, but in practice it proves much more difficult. People and organisations often struggle with consistently following through on all three elements of this transparency equation. For me, I would go further to say that transparency is not about providing all of the information, as this would bury people in endless complexity and confusion, but its about providing enough of the right information for another party to make good and fully informed decisions. The Importance of building your professional networking relationshipBy Jason St.ClairThe Technical definition for a business relationship is, “An association between individuals or companies entered into for commercial purposes and sometimes formalized with legal contracts or agreements. Many senior corporate executives maintain a friendly business relationship with an extensive network of other executives, business people, and contractors that they can call upon for advice or for other business purposes” – Business Dictionary.For the purpose of this blog, I am going to cut much of the fluff out and get right to the point. You need to make relationships with other businesses if you want to have a business that is successful for the long haul. Relationships help build up your social influence in regards to your business. Making the right relationships with the right people will be mutually beneficial for all parties involved.Now that you know that you have an idea why you have to build relationships to be successful, the question is who should you build a relationship with. The first targets would be to reach out to those people, who are in your field, are already successful, and have a strong following. Send them a message in person if possible, via Instagram, LinkedIn, Facebook, Twitter or even comment on one of their posts. Let know who you are, what are doing, what you are an expert in and how you can help them. Note that this may probably end in failure. However, you must try. You might get someone at the right time and they may be very receptive to what you have to offer. The second group of people that you should reach out to are other business influencers who are just a tier below those top influences. Next would be those people just starting out the same as you are. Your most success in building a relationship is probably going to come from those third-tier people who are starting out. These people are in your shoes and whether you or they know it, you need each other.Do not be shy and prepare for failure on many of your attempts. The definition of “branding”, according to BusinessDictionary.com is “the process involved in creating a unique name and image for a product or service in the consumers' mind, mainly through advertising campaigns with a consistent theme. Think for a moment about someone that you know who is wealthy or successful. Now think about the types of people and opportunities they currently attract to them. What if they awoke one day and started thinking they were poor and struggling at life, relationships and in their career? If they persisted down this path and began making decisions that aligned with this new belief system, over time, it would it change who was attracted to them and eventually ruin their financial state. In the same way, we can be certain that how we dress, act, speak, think and live will affect who we attract, what opportunities come our way and whether or not we see our goals to fruition. A powerful tool that can affect us when done correctly is daily affirmations. I am not referring to simply repeating a few positive statements every day. When you merely think or speak positively but you have no solid belief about it; or what you are saying does not agree with your core or inner beliefs, it will accomplish nothing. This kind of mental posture is "cognitive dissonance”. It was first mentioned in earlier chapters but now we will dive deeper into it’s meaning. Affirmations can only be an effective form of cognitive restructuring when there is “cognitive consonance”. Businessdictionary.com defines as a state of harmony and internal consistency arising from compatibility among a person's attitudes, behavior, beliefs, and/or knowledge. Opposite of cognitive dissonance. Therefore, simply speaking affirmations is not enough to create change. You must speak affirmations AS IF you truly believe, using your mind, heart and emotions. When you first begin using affirmations, you will likely be dealing with a mixture of cognitive consonance and cognitive dissonance, making the process difficult and seemingly useless at times. However, when you engage all three simultaneously with visualization, you powerfully influence your neural pathways even at their deepest level. Affirmations reinforced, frequently and consistently, will eventually persuade your heart and mind to come into agreement with your core values and align with what you are saying. Whenever a community is working on a project, I often wonder whether they will need a Surety Bond. I have heard they can be expensive and can be complicated to enforce. At other times, I have heard that they are a must! I was lucky that Alex Barthet of The Lien Zone was available to help us learn a little bit more about surety bonds. Alex is a partner at Miami Construction Lawyers, which, as its name implies, specializes in construction law. Alex has been an attorney for almost 20 years and has served as the Chairman of the Miami-Dade Council, Associated Builders and Contractors Florida East Coast Chapter (2013) and Chairman of the Education Committee, Associated Builders and Contractors Florida East Coast Chapter (2013). He hosts his own podcast, Lien Zone, and is a mechanical engineer by education. He is a leading expert in the field and I was very fortunate that he took time out of his busy schedule to sit with me. It is important to understand the difference between a surety bond and insurance. With insurance, you pay a premium and in return they cover a claimable event within the parameters of the policy. The insurance company does not expect you to pay them back for the cost of the claim. In a surety bond, the surety will expect to collect the money they pay out in a claim. This is because a surety bond is a contract between three (3) parties, where one party is responsible to the second party for the performance of the third party. Surety bonds provide a sense of security and can provide peace of mind. According to Alex this is because the surety bond has performed its due diligence on the contractor. This includes reviewing the contractor’s financial stability, years in business, and past performance. A surety also investigates the contractor’s pending and past lawsuits. As a result, not all contractors are bondable. A contractor that is bonded should be able to provide a letter of bondability that provides the limits for which a contractor is bonded. This is important as you do not want to hire a contractor with a $1 Million Bond for a $10 Million project. There are two (2) types of bonds commonly used by Associations: a performance bond and a payment bond. Lets explore a payment bond first. According to the Business Dictionary a payment bond is a deposit or guaranty that is submitted by a contractor as a surety that all sums to subcontractors, suppliers, and other creditors will be paid on time. A payment bond also keeps a property free and clear of any liens. This is especially important when an association hires a contractor, because it allows owners to sell their units free of any construction liens for a project being performed in the community. The performance bond protects the owner from any default or failure of the contractor to complete the terms of a construction agreement. A performance bond also ensures that the contractor completes the project, as well as all of the other terms stipulated in the contract. Surety bonds can serve as an assurance to owners in your association, that as a Board member, you have done the best you can in hiring a contractor that will be able to perform the work under the agreed upon price and within a specified time frame. The surety will step in and finish a project, when a contractor is not able to finish or comply with some terms of a construction agreement. Of course this comes at a cost; and depending on the total cost of your project, a surety bond can be expensive. The cost for a bond, according to Alex, ranges from .75% of the contract price (on the low end) to 2.5-3% of the contract price (on the higher end). It is recommended that as an Association you ask for a copy of the actual invoice for the bond because contractors use the bond as a profit center. Alex advises that the terms and conditions of the bond can also be negotiated. It is important that the Association have their attorney review the bond form in addition to the construction agreement to ensure that they are better protected. Alex recommends that the bond should not include a provision that it go into effect when a contractor is terminated. It is best that the Association be allowed to trigger the bond when a default is issued to the contractor. He also recommends that the bond include a time frame under which the surety has to respond to a claim. In addition to the protection a bond offers during the construction process, it also offers protection once the project is complete and is usually good for the term of the warranty issued by the contractor. Far too often we expect, or shame on us, assume, something is one thing and it turns out it's not that at all! Hello everyone and thank you for joining me today. This episode is going live the day before we celebrate St. Patrick’s Day and for me this signifies that I will be competing in my first Spartan race in exactly 3 months. I’ll admit I have not been taking my training as seriously as I wanted to at the outset and now I’m making some dramatic changes to my schedule and lifestyle to get myself in the best shape so I can enjoy the experience. Yes, I did say I want to enjoy this Spartan race. I know it will be tough but I also know there is a satisfaction that comes when at the end of the race I can say I did my best and for me my best includes the training. Wish me luck! A Type A Discovery Over the past year or so I began to realize that I attracted into my community and my clientele women who all seemed to fit a particular personality profile. It was no surprise that they were a lot like me. They were going through challenges I had overcome or was in the process of overcoming, they had strengths that were similar to my strengths, and weaknesses that were similar to my weaknesses. When I began to sort out all the trends and commonalities it jumped out at me what I and these women all had in common. We all had Type A tendencies. Since then I have spoken about being Type A women, I wrote my book for Type A women and I’ve spent more time focusing on how to help these women not only be successful but to feel successful. With these conversations I’ve also had more women wonder aloud to me if they are Type A. Sure enough many of them do have a lot of Type A tendencies, but Type A, Type B and Type C all describe a variety of tendencies that live on a spectrum. So you don’t want to think of yourself as being wholly Type A or Type B but rather recognize the degree to which you are each of the Types. I wanted to go deeper into Type A in this episode so that you will know once and for all the degree to which you are or are not Type A. The Definitions of Type A According to the Business Dictionary, Type A is "a temperament characterized by excessive ambition, aggression, competitiveness, drive, impatience, need for control, focus on quantity over quality and unrealistic sense of urgency.” Well that doesn’t sound very complimentary but that’s a starting point so let’s continue. At a recent business event I had 30 seconds to introduce myself and what I did. This is the so-called elevator pitch and it’s not as easy as you might think. Having seen how some people were struggling to get their description done in 5 minutes let alone 30 seconds it was suggested we use the quick little formula – I help …. To …. By…. I was the next one up so I sat there and said: “I help people make changes in their life or business by managing their minds”. It worked because everyone went ‘oooohhh’ and wanted to know what does that actually mean and how do you that. And it got me thinking that it's a long time since we've actually talked about what it is we actually do or rather the idea behind what we actually do. So today we're going to put that right because we’re going back to basics and thinking about what fundamentally underpins everything we talk about at Brilliant Living HQ. It’s also the subject matter of my Changeability book and underpins the whole Changeability process and practice and Brilliant Living products. It is mind management! What is mind management? The key question is what is mind management and why do we all need it. At it’s most basic level mind management is about managing your mind. Which maybe isn’t saying much – or more like it’s saying the same thing twice – there’s a nice word for that – tautology! But mind management is about managing your mind and we’re very keen on the whole idea of it. Our strap line here at Brilliant Living HQ is ‘Mind management for your best life and business’ or at least it was until we changed our site recently – we thought our logo looked better without it but maybe we should put it back somewhere so people know what it’s about! And the strapline to our podcast (and the Changeability book) is ‘Manage your Mind – Change your Life’. Why the obsession with mind management – what lies behind it? Mind management is the idea you can: ‘Harness the amazing power of your mind to help you get what you want in life.’ In other words you can reprogram or train your mind to create the right mindset to change what you don’t like into what you do like, and achieve your desires and live life to the full. “The state of your life is nothing more than a reflection of your state of mind.” ~ Wayne W. Dyer. That’s a good start, but can we define it further and look at the individual elements of ‘mind management’ to get a better working definition? How do we define mind management? The Business Dictionary defines management as: “The organisation and coordination of the activities of a business in order to achieve defined objectives.” The Merriam-Webster dictionary adds a useful extra dimension defining management as: “The act or skill of controlling and making decisions about a business.” If we take these definitions together and replace business with the mind we come up with: “Mind management - The act or skill of controlling, organising and coordinating the activities of the mind in order to (make decisions to) achieve defined objectives.” This does assume that you have already determined what you want from your life, and have a vision of your defined objectives (goals) and what you have to do to achieve them. And for us that’s where it always begins – getting clear about what you want – because there are clear mind management reasons for doing this and for using the power of your brain and mind to help you achieve those goals and the changes you want. It has to start with intention plus inspiration which equal your vision or goals. The Mind There are basically two major components of the mind - the conscious and the subconscious. The conscious which is the bit we’re aware of – e.g. as you’re listening to this, the thoughts you’re thinking about what you want to eat or drink or what you’re doing later or reacting to what you’re hearing. This is what we think about and what we’re aware of. We tend to think of it as us – ‘this is me’ – but there is a lot more to you than that. Your conscious mind is like the tip of the iceberg because underneath it is what’s often called your subconscious, the bit below the conscious mind. We think of it below if thinking about an iceberg – but it’s sub (as in submerged or submarine) in terms of our not being aware of it. The other name – which is probably more accurate – is the unconscious. This is the part we’re not aware of – but keeps us alive because it carries out millions of actions every day without us even thinking about it. Taken together these two components of your mind create what is in effect an information processing system whose purpose is to keep you functioning and alive. The brain and mind When we talk about our mind we’re really using the term to describe aspects of what goes on inside our brain. People often use the two terms interchangeably but they’re not really the same thing. There are different physical elements to our brain, which you can easily see in any diagram of the brain, but our mind is what goes on within that physical organ. Your mind is where your consciousness and personality are. It’s a a bit like the software inside a computer. The brain is the hardware and the mind the software. But it’s not as straightforward as that as our thoughts are the result of our experiences and interpretations and feelings – so it’s more mixed. Essentially our brains contain nerve cells (called neurons) that are connected through synapses. This is how thoughts are formed. These neural networks or pathways can be and are strengthened by repetition. Likewise, these pathways can be consciously and unconsciously influenced and strengthened by what we do, by the influences in our lives, by the previous experiences, beliefs and values we have stored in our minds. This is not only one of the facets or characteristics of how your mind works but is also one of the reasons why we need and want to manage our minds.
