In this JuvoHub Podcast episode, Jonathan Saar brings cybersecurity down to earth for property management professionals. Instead of diving into tech jargon, he compares digital safety to something we all understand, fire prevention. Just like fire extinguishers and alarms, cybersecurity tools only work if we know how to use and maintain them. Jonathan explores how awareness, company policies, and phishing tests can help keep resident, employee, and prospect information safe from growing digital threats, including those powered by AI. TL;DR: You don't need to be a tech expert to protect your property's data—just stay aware, stay informed, and follow your company's safety practices. Key Takeaways 00:00 – Hook: Why cybersecurity matters for everyone—not just IT. 00:36 – The Analogy: Fire extinguishers, alarms, and data protection. 01:20 – Understanding vs. Implementation: Awareness is your first defense. 02:00 – AI and New Threats: How technology creates new cybersecurity risks. 02:27 – Personal Awareness: How your daily habits protect resident data. 03:05 – Phishing Tests: Why your company might be “testing” you for a reason. 03:45 – Final Thought: Caring for residents means caring for their digital safety. Awareness Is the Best Firewall You don't need to code to care about cybersecurity—just like you don't need to build a fire extinguisher to know it saves lives. In property management, protecting data starts with awareness, consistent training, and everyday vigilance. Stay informed, stay safe, and lead with care for your residents and team. Class Dismissed!

Alzheimer's disease is something many of us have seen affect our parents or grandparents, and it can feel like one of the most daunting challenges of ageing. But what if the narrative we've been told isn't the whole truth? What if prevention – and even reversal – is possible? Today, I'm delighted to welcome Dr Dale Bredesen to my Feel Better, Live More podcast, a conversation I've been looking forward to for many years. An internationally recognised expert in the mechanisms of neurodegenerative diseases, Dale's career has been guided by a simple idea: that Alzheimer's as we know it is not just preventable, but reversible. His dedicated pursuit of the science that makes this a reality has placed him at the vanguard of neurological research and led to the discoveries that today underlie the ReCODE Protocol™. As well as multiple scientific publications, Dale has written about his findings and research in his first book: ‘The End of Alzheimer's', and his very latest book The Ageless Brain is a fantastic read about the simple things we can all do to improve the health of our brains today and across the duration of our lives. In this powerful conversation, we discuss:    Why Alzheimer's is not one single disease, but the end result of multiple systems in the body becoming imbalanced. The four stages of cognitive decline, and why identifying problems early can be a game-changer for prevention and treatment. The role of genetics, including ApoE4, in dementia risk, and why knowing your genetic status can empower you to take action. How inflammation, toxins and energy deficits all contribute to brain decline – and what we can do to address them.    Real-life case studies of people who have improved, even those in the early stages of dementia. The seven key lifestyle factors that can protect and optimise brain health at any age, from diet and exercise to sleep, stress and detoxification. Dale also shares his vision of a future where cognitive decline is no longer seen as an inevitable part of ageing, but as something we can act on early – much like we already do with heart disease or cancer - and this opens the door to simple, everyday steps we can all take to protect our brains. If you've witnessed Alzheimer's in your family, it's easy to feel powerless. But as Dale explains, there is much we can do to reduce our risk, support brain health and hold onto the connections and memories that matter most. I hope you enjoy listening. This inner narrative can be so persistent and familiar that it feels like it's just a part of who you are. But what if you could separate yourself from these critical thoughts and see them for what they really are: just thoughts?   In today's episode, I'm teaching you the powerful concept of unblending. Unblending is the process of separating yourself from negative, critical thoughts or emotional states so that you can observe them objectively, rather than being swept up by them. Developing strong financial habits starts with understanding how you interact with money—both consciously and unconsciously. To truly make the most of what you earn, you need to uncover the hidden patterns in your spending and recognize where money might be slipping away. So, what everyday habits could be quietly draining your wallet without you even realizing it?   Links: Want lower interest rates? Part of taking charge involves recognizing all the productive and unproductive ways we're spending our money.   Last week we covered five sneaky ways our habits can drain our wallets and this week I'm going to present five more for you to be aware of.  Exorbitantly High Interest Loans High-interest loans—like payday loans, certain credit cards, or quick cash advances—can trap you in a relentless cycle of debt. What starts as a short-term fix often turns into long-term financial strain, with interest piling up faster than you can pay it down. These types of loans are especially risky in tough economic times, when borrowing may feel like the only option. Unfortunately, the high rates make it difficult to catch up, and the stress of mounting debt can affect your overall financial health.  If you recently discovered you're paying a lot of money towards high-interest debt, explore alternatives like refinancing, balance transfers to lower-interest cards, or consolidating debt through a reputable lender. If you're unsure where to start, speaking with a financial advisor or nonprofit credit counselor can help you find safer, more sustainable solutions.   Overspending on Convenience Services Food delivery, express shipping, and pre-packaged items are all about ease—but that convenience comes at a cost. Whether it's the markup on restaurant meals, the extra fees for rush shipping, or the premium price of ready-made products, these small expenses can quietly snowball into a major budget drain. It's tempting to lean on these services when life gets busy, but using them regularly can eat into your finances more than you might expect. In today's economy, where every dollar matters, convenience should be a conscious choice—not a default habit.   Plan ahead to reduce reliance on convenience services. Cooking at home, batching errands, or choosing standard shipping instead of express can lead to meaningful savings without sacrificing too much comfort.  Lifestyle Inflation As income grows, spending often grows right along with it—a phenomenon known as lifestyle inflation. It's easy to justify upgrades like a nicer car, more frequent dining out, or luxury gadgets when you're earning more, but these habits rarely improve long-term financial security. In fact, they can quietly prevent you from building savings, investing, or reaching bigger financial goals. Without a plan, higher income can lead to higher expenses and little progress.   Keep your lifestyle modest even as your earnings rise. Automate savings so a portion of your income goes directly into a savings or investment account, and set clear financial goals to stay focused. That way, you can enjoy your success without letting it slip through your fingers.  Buying Low-Quality Items That Need Frequent Replacement Cheap products may seem like a bargain at first glance, but poor quality often leads to more frequent replacements—costing you more over time. Whether it's clothing that wears out after a few washes, electronics that break down quickly, or furniture that doesn't hold up, these purchases can become a cycle of spending that feels never-ending. In the long run, constantly replacing low-quality items can drain your budget and leave you frustrated. Plus, the environmental impact of disposable goods adds another layer of cost that's easy to overlook.  Invest in durable, well-reviewed items when possible. While the upfront cost may be higher, quality purchases tend to last longer, perform better, and offer greater value—saving you money and hassle down the road. Overpaying for Expensive Brand Names Premium brands often charge significantly more for products that offer similar quality to generic or store-brand alternatives. While the packaging and marketing may be more polished, the actual performance or ingredients are often nearly identical. In many cases, you're paying extra for the name, not the value. This is especially true with household goods, groceries, and personal care items, where brand loyalty can overshadow smart spending. Over time, these brand-based purchases can quietly inflate your expenses without delivering better results.  Take a moment to compare ingredients, reviews, and performance before buying. You might be surprised to find that a lower-cost alternative works just as well—or even better—than the name-brand version.  Being mindful of these habits doesn't mean you have to live ultra-frugally or give up the things you enjoy. It's about making smarter choices that align with your financial goals. A few small changes can lead to big savings—and a lot less stress when you check your bank account.  That concludes this week's list of five more sneaky habits that can drain your wallet. If you didn't catch the first five, check out last week's Money Tip for the rest of the list.  If there are any other tips or topics you'd like us to cover, let us know at tcupodcast@trianglecu.org and don't forget to like and follow our Making Money Personal FB page and look for Triangle on Instagram and LinkedIn to share your thoughts.  Thanks for listening to today's Money Tip Tuesday. He shares a story from his gym about a woman doing multiple sets. Her real name is not Leona. The woman was doing more sets than necessary; she admitted that, despite his advice, she was still relying on information that had been told to her years before. Anna knows that it can take time for people to unwind the habits they have learned. It took Anna a while to adjust to the idea that eating higher levels of fat was beneficial. (16:00) Vinnie understands the origin of the idea of multiple sets, but it isn't always necessary. (17:30) Vinnie made a tuna dish for a quick, easy protein and used Anna's spices. (30:00) Vinnie has gotten back into rollerblading and shares a story. (40:00) He witnessed a woman who was also on the track, who was watching her phone the entire time during her 45-minute walk. The constant engagement with phones creates disconnection, and people are missing the world around them. (46:15) Battling Bad Information Bad fitness info is all around all the time. If you need to hire one person, hire a team of people, or transform your business through Talent or Technical Services, Insight Global's team of 30,000 people around the world has the hustle and grit to deliver. My guest: James Clear is the author of one of the most influential books of our generation, Atomic Habits. He's sold over 25 million copies worldwide and has helped millions of people transform their lives through the power of small changes. We brought the podcast to the campus of Ohio University, where we recorded live in front of 250 of the most impressive college students I've ever met. Notes: I loved the Morgan Housel moment - It was cool to see James' reaction to it (you can watch it on YouTube.com/RyanHawk). Morgan said, "I have absolutely not a single cell of envy for him. Because he is the nicest guy you will ever meet. You will not meet a nicer human than James Clear. You will not meet someone as successful as he is and as humble as he is. He is a saint in my life. And because of that, I adore every bit of this guy, so I cannot envy him. I am just inspired by his success, full stop." We should all strive to be that for the people in our lives. Your WHO - "Every opportunity in life comes through a person. Relationships are usually the most important thing. If you want to achieve more, there is a relationship that can unlock better results. If you want to make a meaningful contribution, helping others is a great way to do it. If you sim Willpower – 'People with tremendous self-control aren't that different from those who struggle. They're simply better at structuring their lives in a way that doesn't require heroic willpower.' It's not about determination, it's about design. That's liberating. Fall in Love with the Process - "When you fall in love with the process rather than the product, you don't have to wait to give yourself permission to be happy. You can be satisfied anytime your system is running. And a system can be successful in many different forms, not just the one you first envision." Make It Obvious, Easy, Attractive, Satisfying - The four laws of behavior change: make good habits obvious and bad habits invisible, make good habits easy and bad habits difficult, make good habits attractive and bad habits unattractive, make good habits satisfying and bad habits unsatisfying. Use the Two-Minute Rule - Scale any habit down to something that takes two minutes or less. Want to read more? Read one page. Want to run a marathon? Put on your running shoes. The goal is to master showing up and make the entry point as easy as possible. Standardize Before You Optimize - You can't improve a habit that doesn't exist. Master the art of showing up before worrying about optimization. Build consistency first, then work on increasing the dose or improving performance. Track Your Habits Visually - I use a paper clip strategy: start each day with 120 paper clips in one jar, move one to another jar each time I complete a writing session. Visual tracking provides clear evidence of progress and makes the habit satisfying. Habits Need to Match Your Personality - There's no one-size-fits-all approach. Morning people and night owls need different strategies. Work with your natural tendencies, not against them. Choose habits and contexts that align with who you already are. Create Commitment Devices - Make bad habits difficult through commitment devices. I had my assistant change my social media passwords every Monday and only give them back on Fridays. This eliminated mindless scrolling during my productive work hours. Focus on Systems, Not Goals - Winners and losers have the same goals. The difference is their systems. Goals are about the results you want to achieve; systems are about the processes that lead to those results. Fall in love with the process, not the outcome. Build Habits That Align With Your Desired Identity - I wanted to be a writer, so I wrote every Monday and Thursday for years. Eventually, I had proof. I couldn't deny I was a writer because of the body of work I'd created. Your habits are how you embody your identity. The Plateau of Latent Potential - We expect progress to be linear, but it's not. Habits often appear to make no difference until you cross a critical threshold. You need to persist long enough to get through the plateau and break through to the other side. Reduce Friction for Good Habits - I want to work out more, so I lay out my workout clothes the night before. When I wake up, they're the first thing I see. The easier you make the habit, the more likely you are to do it. Increase Friction for Bad Habits - Want to watch less TV? Unplug it after each use and put the remote in another room. The added friction makes the bad habit less appealing and gives you a moment to make a better choice. Automate Good Decisions - Technology can lock in good behavior. I set up automatic transfers to my investment account. Once the system is in place, the good behavior happens without requiring willpower or decision-making energy. Student Questions  On Building Habits in College - The mess of college is actually useful because you're forced to figure out who you are. Use this time to experiment with different habits and see what sticks. You have more flexibility now than you will later in life. On Breaking Bad Habits - Trying to eliminate a bad habit without replacing it with something else is really hard. The more sustainable approach is habit substitution. If you want to stop scrolling social media, replace it with reading for five minutes instead. On Staying Consistent - Never miss twice. Missing once is an accident; missing twice is the start of a new habit. Elite performers aren't consistent because they're more disciplined—they have better strategies for getting back on track quickly when life happens. On Finding Your Purpose - I think the idea of finding your purpose is misleading. You don't find your purpose; you build it through the habits you practice daily. Your life is essentially a collection of your habits, so if you want a different life, build different habits. On Overcoming Setbacks - After my accident, I had to redefine what success looked like. Sometimes progress means recovering what you lost rather than reaching new heights. Focus on what you can control today rather than what you wish you could control. On Reading and Learning - I read across many disciplines because insights often come from connecting ideas from different fields. Read widely, take notes, and revisit those notes regularly. The goal isn't to finish books—it's to find ideas that change how you think. On Building a Writing Practice - I published twice per week for years before anything took off. Most people overestimate what they can accomplish in one year and underestimate what they can accomplish in ten years. Show up consistently and let time do the heavy lifting. Reflection Questions Are you focused on achieving goals or building systems? What's one process you could improve this week that would make your desired outcomes more likely? What's one habit you want to build? Can you make it so easy that you can't say no—something that takes two minutes or less? How can you design your environment to make this habit obvious and attractive? Which of your current habits align with the identity you want to build? What small votes can you cast today through your actions to prove to yourself who you want to become?
