MCALLEN, Texas - Ten new industrial parks are to be built in the City of Pharr or its ETJ, with almost 11 million square feet of warehouse space. This news was conveyed by Janie Cavazos, vice president of business recruitment, at a meeting of the South Texas Manufacturers Association. The meeting was held at the DoubleTree Suites by Hilton in McAllen. “We have a lot of activity going on in Pharr. We're really excited about that,” Cavazos said. ETJ stands for extraterritorial jurisdiction. Details about the new industrial parks were provided when Cavazos spoke about the next Warehouse Summit, which will take place in October. As with previous summits, it will be hosted jointly by Pharr EDC and the Pharr Bridge Board. “In that summit, we are going to have a lot of… we currently have about ten industrial parks that are in the mix. Six of them are within the Pharr city limits. The rest are within the ETJ. We're going to be announcing how much square footage each park is going to be constructing. The total amount of square footage for those proposed parks will be close to 11 million square feet. This will be cold storage and dry warehouse construction. “Also in October, I'll be showcasing some of the construction that is currently happening in Pharr, especially in the industrial warehouse sector.” Cavazos also spoke about a commercial and investment tour scheduled for September 24. “We are targeting a lot of the different companies. We will have some developers, some site selectors. We have Mexican investors that are coming in to look at commercial property and industrial property as well,” Cavazos said. In addition to a tour of land available for development, there will be a panel discussion, Cavazos explained. “Our panel is going to be really interesting. We are going to be announcing the Pharr Global Business Hub. We are going to have the Consejo Empresarial Mexicano de Comercio Exteriores. It is a Mexican private sector organization dedicated to promoting the area and bringing foreign investors. So, we're looking forward to that.” Cavazos said the Council for South Texas Economic progress will also be involved. “We will be having them as panelists. And we're also going to be having TeamPharr.Net broadband service team. This is a digital divide type of solution for our citizens in Pharr and it is fast fiber internet for the next generation WiFi. Break: HENRY CO SHERIFFS – DRAKE STORY 4: Stretch of South Cobb Drive Near Dobbins Closed for 2 Months The Georgia Department of Transportation has initiated a two-month closure of a 2.8-mile stretch of South Cobb Drive in Cobb County. This measure is necessary to facilitate the replacement of a culvert near Dobbins Air Reserve Base, which has sustained damage following recent heavy rainfall. The affected culvert, dating back to the 1940s, has deteriorated significantly beyond its anticipated lifespan. It is important to note that metal culverts are expected to last between 30 to 40 years, while concrete culverts can last between 60 to 80 years. Motorists in the area are encouraged to seek alternative routes and are advised to utilize navigation applications or the 511GA service for real-time traffic updates. Detour routes have been established, guiding traffic through Cobb Parkway, South Marietta Parkway, and Fairground Street, with secondary routes including Atlanta Street. To mitigate congestion during peak travel periods, GDOT plans to adjust signal timings accordingly. STORY 5: Big Subdivision Wins and Townhomes Lose at Zoning During the recent zoning hearing conducted by the Cobb Board of Commissioners, a significant development proposal by InLine Communities received unanimous approval for the construction of a 180-home subdivision in south Cobb. This decision came after thorough consideration of stormwater management concerns, which were satisfactorily addressed in the proposal. The proactive approach of InLine Communities towards community engagement and their effective stormwater management plan were key factors contributing to the approval. Conversely, two separate proposals for the development of townhomes were not approved by the commissioners. The first proposal, involving the construction of 96 townhomes near Dobbins Air Reserve Base, and the second, for 74 townhomes in northeast Cobb, were both denied. The primary reasons for these rejections were concerns related to increased density and inconsistencies with existing zoning regulations. We'll be back in a moment. Mario Barragan, director of external and legislative affairs for AT&T in South Texas, spoke on behalf of his company. Barragan is a board member of the RGV Hispanic Chamber. Barragan said:“Similar to other areas in the state, our region is experiencing growth in a wide variety of ways. I think the McAllen, Edinburg, Mission area has experienced a population growth of over 12% and employment levels keep rising as well. It now accounts for a third of the workforce in South Texas. And when you have that type of population and employment growth, industry, investments and economic growth also follow suit. “AT&T is proud to have invested between 2020 and 2022 to over $90 million into our infrastructure in our wireless and wireline network here. And we're not nearly being done. And by the way, a lot of that investment has a lot to do with the leadership and advocacy of the elected officials that are going to be speaking here today. So thank you all for that. “But whether it's investing in our infrastructure or investing in collaborations with community nonprofits to help close the digital divide, we are very committed to continuing to help the RGV be a place where individuals, families and businesses thrive for decades to come. MCALLEN, Texas - Mike Willis says he has, for a few years, provided advice to manufacturing firms about how to deal with unions.He says he has told them that the time to worry about union activity is not when the union is starting a wage campaign. He said the firms need to pay attention to how they treat their workers all the time.The executive director of the South Texas Manufacturers Association spoke about the recent wage package agreed by the so-called Big Three - General Motors, Ford, and Chrysler - and the unions. He mentioned the deal in his monthly report, which was given at the DoubleTree Suites by Hilton Hotel in McAllen.“I've mentioned this to a lot of my manufacturing friends over the last year or two. The time to worry about a union campaign is not when it's underway. It's all the time, by treating your people right and good communications and providing the best paying benefits you can afford to,” Willis said.“I think it's almost not even needed to be said because the labor market has been so tight (that) everybody's paying what they can afford to attract and keep people.”As for the Big Three, Willis said: “Everybody knows the Big Three finished settling their labor contract issues with the United Auto Workers I think they ended up with generally about a 25% pay raise over four years. Some pretty ratifying bonuses to sweeten the pot for them to vote yes. And they didn't get the work for four days and get paid for five they wanted. They didn't get a return from 401k's back to defined benefit pension plans. But, it's gonna to cost the automotive industry quite a bit of money.
