The Architecture and Design Film Festival, or ADFF, brings the stars, producers, and creators to premiere their latest documentaries. ADFF Executive Director Kyle Bergman curates visually wonderful, thought-provoking, and faithfully documented films that capture the brilliance of architects, artists, and significant buildings around the world.  Bergman started the series in New York and now it's in major cities here and abroad, and the pandemic ushered in an online series you can view from home.  Today we talk to the people behind two films from the ADFF.  Adrian Dorschner and Thomas Beyer created the film Robin Hood Gardens, the story of a concrete housing project in London, loved by architecture fans but unloved by residents and critics, including King Charles. Later, you'll learn about Winy Maas, founder of world class architects MVRDV in the film Under Tomorrow's Sky, with director Jan Louter.

Good deals are found but great deals are made. It's all about finding the hidden value within your properties, adding those values, and then monetizing them. If you're not sure how to go about all that, this episode is for you! In the first of this 3-part series, I chat with Trevis McConaghy, a farmer-turned-real estate veteran based in Saskatchewan. He is what I call a “transaction engineer” who, at the time of recording, had a portfolio of over 200 properties which he had built one house at a time. Without the hurdle of needing funding, he was able to scale his real estate business while having the freedom to enjoy other things like traveling. Trevis gives us an overview of the challenges in farming that inspired him to get into real estate. He then breaks down his first joint venture and a few other deals that he was able to acquire through refinancing alone. He also talks about his travel business, what it was like to move houses—literally!—from Alberta to Saskatchewan, and his transition to multifamily.   Key Takeaways: Travis' transition from buying farmland to buying residential houses How he managed to acquire 14 doors with no seed money The importance of learning everything you can so that you can reach the goals that you want to achieve How to create your own opportunities (and equity) And so much more...   Stay tuned for the next two parts of this interview! The first three people to leave a review on my Apple Podcast will get a free copy of “80 Lessons Learned” by Thomas Beyer. Just take a screenshot of the review and then email it to me (hello@russellwestcott.com) together with your name and shipping address.   =====

Real estate is a phenomenal place to put your wealth in, but as a business, it takes a lot of work. If you want to learn how to become successful in this industry, follow someone who is already doing what you want to achieve!   In the final instalment of my 4-part interview with Thomas Beyer, he shares how he structures his offerings and points out some things to consider when working with a lawyer. He then offers advice to people who are just starting out, highlighting the importance of taking imperfect action.   Key takeaways: Start on smaller deals and work your way up to build expertise The waterfall model Make your assumptions realistic and the story around it attractive Invest your own money first and learn the sphere that you want to enter You get lucky once in a while if you do deals consistently The bathtub model And so much more...   Want a free copy of Thomas Beyer's book, “80 Lessons Learned”? Small hinges swing big doors.   In this episode, Thomas Beyer walks us through his steps for raising capital from the public, highlighting the importance of seeking legal help when structuring deals. He then identifies the categories of people who are accredited to invest with you. He also breaks down what should be in the documents that you present to potential investors.   Key takeaways: Assess the assets that you want to syndicate Be careful of what you say to people—especially when it comes to returns Not everyone who wants to invest can invest About offer memorandum documents and MTOs (minimum, target, and outrageous goals)  How much you might need to invest to produce a good package of documents And so much more...   Want a free copy of Thomas Beyer's book, “80 Lessons Learned”? He gives advice on putting a presentation together, highlighting the importance of follow-ups. I chime in with tips of my own so that you can build a database of investors.   Key takeaways: People with substantial wealth are always looking for places/things to invest in How to sell your services (or a deal) to investors Consistent daily action over a long period of time Be realistic with your numbers Treat raising capital like a business within a business And so much more...   Want a free copy of Thomas Beyer's book, “80 Lessons Learned”?
