Don't have enough money to buy rentals? Neither did Brandon Tilson. As a social worker, he was never on the higher end of the income scale, but thanks to some serious side hustles, he now has eight rental units in just two years! How did he do it while working full-time and having a family to feed? Today, we're talking to Brandon about why ANYONE can invest in real estate, no matter your experience, salary, or cash in the bank. Brandon doesn't have just one side hustle, or two, or three—he has five separate side hustles, leaving him with six jobs to take care of. It's no surprise that Brandon works anywhere from sixty to eight hours a week, but it's all been worth it for him, especially after seeing his real estate holdings go from zero to eight rental units in an extremely short period of time. Now, he's less than ten years away from financial freedom, allowing him to retire early if he wishes to at just forty-five years old! Brandon gives crucial advice for anyone trying to invest in today's market, even with higher interest rates. We talk about different side hustles that bring in extra income, how he funded his first deal, what to do when your renovation becomes a “trainwreck,” and whether or not getting your real estate license is worth it. Plus, why investing alone is much harder than doing it with a partner (or spouse!). In This Episode We Cover: How Brandon scaled to eight rental units in just two and a half years (even on a lower income!) Making extra income every month with real estate (and non-real estate related) side hustles Using a HELOC (home equity line of credit) vs. a cash-out refinance for your first rental Whether becoming a real estate agent is worth it as a part-time side hustle Finding your financial independence number and why it's crucial to know how much you need to be set for life Why you should not DIY your home renovation (even if you have the time) And So Much More! Some old public housing units in Corner Brook are being demolished this summer, to make way for new homes - and people who've been advocating on the issue of affordable housing say that's very good news. Affordable-housing advocates, including the City of Corner Brook, have highlighted the need in the past. We spoke with Corner Brook Mayor Jim Parsons.

A company in Halifax just bought Cabot House, Moxham Court, and the brick apartment building next to the Hearthstone Inn. They say they're going to add as many as 80 new rental units to the Sydney housing market.
Everybody knows it and almost everyone feels it: we're in the grips of a major housing crisis. Home ownership is out of reach for so many people and for renters, units are hard to find and expensive. It seems everywhere you turn these days, there's another rent strike. One of the factors driving this affordability crisis has been a shift away from publicly built housing toward large corporate-owned buildings. As Prof. Nemoy Lewis, from the School of Urban and Regional Planning at Toronto Metropolitan University, puts it: now “housing is treated as a commodity, rather than a human right.” He joins Vinita to discuss these corporate landlords and the disproportionate impact they are having on Black and low-income communities. He says it's creating truly income-polarized cities – and urban centres that are increasingly accessible to only a small group of wealthy people.
The federal and provincial governments just announced 222 new public housing units for Nova Scotia. But critics worry some of the affordable units already built and being rented in Halifax, could soon disappear. CBC investigative reporter Shaina Luck looks into this.

Last week, Prime Minister Justin Trudeau announced the federal government would remove GST from the cost of building new rental units nationwide. The provincial government supported the decision by removing its share of tax as well, so new builders could save fifteen percent on materials. To find out whether the move will help ease pressure on the housing market, CBC's Leigh Anne Power spoke with Alexis Foster, CEO of the Canadian Homebuilders Association of Newfoundland and Labrador.

Nate Shields and Troy Zimmerman had a straightforward goal: get to one hundred rental units in ten years. Now, near the halfway mark, Nate and Troy have made almost unbelievable progress in a real estate market most investors perceive as radioactive. With overpriced properties everywhere you look, out-of-whack cash flow, and high mortgage rates, will good deals ever come back? Thankfully for Nate and Troy, finding a deal was never the assignment; making a deal was. After going through difficult partnerships in the past, Nate and Troy were hesitant to hop in the game together. But after years of getting to know each other's strengths and weaknesses, it was only natural for them to tackle big deals together instead of small deals apart. Now, with forty rental units under their belt, they're well on their way to hitting their hundred-unit goal. But this wouldn't have worked out if they hadn't made one special phone call. In this episode, Nate and Troy will review their most recent acquisition, a fourteen-unit apartment complex with tricky financing in northwest Alabama. They'll also share how calling one desperate listing agent unlocked a deal flow that brought dozens of units directly to them. If you're struggling to invest in today's demanding market and don't think there are any deals worth the effort, this episode could change everything for you. In This Episode We Cover: The “desperate” real estate deals that NOBODY is looking at (and where to find them) Real estate partnerships and why investing together beats going at it alone Exit strategies and the BIG mistake most partnerships make when getting started Why you might be just one phone call away from the best real estate deal of your life Seller financing and how to use it to lower your loan costs and get a tricky deal done Raising private capital and who you should (and shouldn't) accept money from And So Much More! Vancouver has between 250 to 400 units available to rent for short stays through Airbnb, VRBO and other sites, according to data collected by city officials. Most of them, however, are operating illegally because of zoning restrictions on short-term rentals, a period of stay that the city defines as less than 30 days, in residential neighborhoods. As a recent article in The Columbian reveals, Vancouver city officials are now attempting to bring short-term rentals into compliance by proposing new regulations, including a $250 operating permit which owners of the units would need to apply for. Carlos Fuentes is the city and federal reporter for The Columbian. He joins us to talk about this issue.
“I can't afford a $100K downpayment.” This is a lie most single family investors like to tell themselves. Instead of earning $240K per year in passive income, they've convinced themselves it's not possible. The most insidious part? They'll be chained to single family homes for the rest of their life, as that's what they know best — missing out on deals that actually unlock their life. Now, having $100K in hard money seems impossible. But there is a way. And in today's episode, John Crutchfield, CEO of Grab The Map, reveals how to purchase multifamily property (with no money down.) Listen now! Show Highlights Include: 3 “obvious” ways to own 100% of your real estate portfolio (and never pay preferred returns to investor again) (0:54) How to retire and go fishing at 40 with “leveraged income” (and no, it's not “passive income”) (7:26) Why the best real estate mentorship you'll ever receive is located at your local church (9:03) How to break into multifamily properties by stealing the exact, word-for-word script John used to purchase his first property (10:32) The “WDYN” formula for buying properties even when sellers receive higher paying offers (13:28) How to purchase 66 units (valued at $2.5 million) in 1 afternoon (16:51) Don't have a $700K downpayment for a $2 Mil property? Eric Quinn turned $500 into over forty rental properties without rich relatives, a winning lottery ticket, or a magic genie. Like many investors after the 2008 crash, Eric was left flat broke, with an unbelievably high adjustable mortgage rate, hundreds of thousands in credit card debt, and just a few hundred dollars to his name. His “bed,” a pile of clothes in his parents' house, was the one thing that could comfort him while digging himself out of the housing market hole he fell into. Now, Eric's life looks a little different. With dozens of cash-flowing rental units, even Eric questions how he got here. His story includes selling snakes, dealing drugs, storage wars, terrible real estate deals, and bad debt, but at the end of it, thanks to making the perfect pivot, he came out on top. He made almost every real estate investing mistake in the book, from buying a property he knew nothing about to purchasing fifteen rental properties in one month (don't do this) and taking risks that were never worth the reward. But Eric isn't here to cry over spilled milk. Instead, he's here to share EXACTLY how he made it out of a horrible situation and turned his life around to build wealth, have time freedom, and live without worrying. You might be feeling a bit like Eric did, and if you want to know the mistakes you should avoid and the moves you should make to get in a better position, tune into today's episode! In This Episode We Cover: How to build wealth when starting from ZERO (or in SERIOUS credit card debt) Storage wars and making thousands flipping items found at auctions The HUGE cash flow of sober living facilities and why they beat regular rental properties Becoming a real estate agent and why you HAVE to go all in if you want to make more money Purchasing portfolios and the big mistake Eric made that cost him hundreds of thousands Property inspections and why you NEVER use a residential inspector on a commercial property And So Much More!
