I typically make good use of Zillow or Redfin to perform ARV estimations. While good... and often times sufficient, I tried my hand at a CMA or comparative market analysis this time around. I learned a few things about ARV. When a house is not yet repaired...there is quite a range that you can assume for ARV depending on the comparables in the area and the finishes you decide to employ!! Enjoy today's podcast. Thanks

What do you do when you're on vacation and you get a phone call about a clogged commode. I get a call from a tenant who usually is not worrisome. He says there is sewage coming into the tub mostly when the washer drains..Either way it's a disaster. After some thought and research online I see that it may be backed up at the street..A city problem. city comes out and checks it out. sure enough, city problem. Moral to the story is......
Knowing this number if vital to the health of your financial position. Assets are goods, entities, accounts that add to your pocket. Liabilities are any of the above accounts, that take away from your pocket. The assets minus the liabilities leaves your networth. If you have a lot of debt...school, cars, credit cards...Yet you don't have many assets (objects of value)..then your networth is likely to be lower.
Management is the operative term with property management. With professional property management, you need to be sure to vet the company for the 3 P's: price, performance, and professionalism. No owner wants a PM company to mishandle their clients, aka tenants. The company has to perform well, receive rents timely, pay you timely, manage contractors, etc. Price should be a consideration but the adage, you get what you pay for is certainly true.

Contrarily, the value of time is incalculable, so it is both valuable and invaluable, but always changing. What you choose to do with your time makes it valuable, or invaluable...
