After constantly working 12-hour shifts as a doctor, Charles Ayanleke realized that he was not truly rich. While he made great money, he was missing out on time and moments with friends and family. Fortunately, he invested in duplexes to earn passive income, which helped him to eventually retire as a physician. On this episode, he shares why it was important for him to leave the medical field for real estate and why he invests in the Jacksonville and Cleveland markets.     Key Market Insights Originally from Nigeria, lived in Ireland before moving to the U.S. Has been in Florida for the last 8 years Harsh winter of 2005 at Case Western in Cleveland, Ohio 3 year residence in Cleveland and went to North Canton at Mercy Hospital Got a job in Jacksonville and left snowy Midwest for sunny Florida Bought 1-2 duplexes per year during early 2010s Felt real estate was a better option than being a physician You make money as a physician, but have to sacrifice family time Worked 12 hour shifts; close friends started to die Needed to figure out a way to buy back more of his time If looking to create passive income you need to start educating yourself So much free education available between podcasts, blogs and other resources Sold primary for a loss in Cleveland during previous market cycle Was working for Fannie and Freddie loans, but once he got 10 loans he needed to transition to large multifamily Biggest difference between going from 2-4 units to larger properties (16 and 30 units), was hiring and managing third party vendors It’s misleading to assume that long-distance investing will be hands-off Realized Jacksonville market had peaked for small properties and wanted to get better cashflow Looked at waiting out the Jacksonville market and decided to go to Cleveland as he had a competitive advantage in the market Jacksonville Submarket – Class A - Southern Aspects, St. Johns School Districts, Riverside, Hillcrest, Murray Hill (the next Riverside) Cleveland Submarket – Lakewood, Parma, Cleveland Heights, Mayfield Heights Lower than $700 for rent will attract lower income residents     Bull’s Eye Tips: Winning Your Market: Know your resources Tracking Market Changes: Networking, Notifications Daily Habit: Wake up early   Resources: Lifeonaire by Steve Cook   Rich Dad Poor Dad by Robert Kiyosaki   Miracle Morning by Hal Elrod  Best Business Books: Tax Free Wealth by Tom Wheelwright   Digital Resources Podcasts Stessa   Tweet This: “It doesn't matter how much income you earn, you will find people who make 100 times what you make”   Places to Grab a Bite: Flying Iguana   Connect with Charles: locumsplanet.com   Leave us a review and rating on iTunes or Stitcher. Wisdom-Trek / Creating a LegacyWelcome to Day 473 of our Wisdom-Trek, and thank you for joining me.This is Guthrie Chamberlain, Your Guide to WisdomDon't Let Your Past Destroy You – Attitude Part 1Thank you for joining us for our 5 days per week wisdom and legacy podcast. This is Day 473 of our trek, and today is Philosophy Friday. Every Friday we ponder some of the basic truths and mysteries of life and how they impact us in creating our living legacy. Currently, we are in a multi-week trek as we explore the teachings from some of my virtual mentors, such as Jim Rohn, Zig Ziglar, and Earl Nightingale. The core of our current trek is based primarily on Jim Rohn's book called The Five Major Pieces to the Life Puzzle. I have learned a considerable amount from reading and re-reading this book on my own trek of life, and I trust that it will benefit you also. Keeping with the continuity of Wisdom-Trek, I will be adapting it to The Five Trails on Life's Trek. We are broadcasting from our studio at The Big House in Marietta, Ohio. We are getting settled in well with consolidating our homes. There are still items that need to be stored and a few pieces of furniture that we are giving away, but overall it is settling down. It has been a smooth transition, and we are glad that we made this decision. With most decisions that each of us make, the success or failure of those decisions is impacted significantly on our attitude about that decision. Attitude is one of the largest factors in how our lives turn out. Today on our trek we are switching trails from developing a powerful personal philosophy, which is the foundation for our lives, to another trail, which is our attitude. If you have missed the past few Philosophy Friday treks, it would be good to go back and review them to get caught up on our progress so far. We have a lot of ground to cover today, so let's break camp and continue on the first trail of this extended trek as we cover… The Five Trails on Life's Trek – Attitude Part 1As a reminder, our overall extended trek will cover these five trails:PhilosophyAttitudeActivityResultsLifestyleLast week we finished up our primary trail, which covered all the steps needed to develop a Powerful Personal Philosophy. This is the very foundation on which your life is built. Your personal philosophy is the filter through which all of your decisions and choices are made. This is a very crucial element that you must establish in your life. As we continue our trek today, we will focus on your attitude and how your past affects that attitude. Your life is greatly affected by what you know since what you know determines the decisions you will make. Just as you are affected by what you know, you are also affected by how you feel. While philosophy deals essentially with the logical side of your life, that is to say, your information and thinking habits, attitude focuses primarily on the emotional issues that affect your existence. What you know determines your philosophy. How you feel about what you know determines our attitude. https://twitter.com/share?text=How+you+feel+about+what+you+know+determines+our+attitude.&via=Wisdom_Trek&related=Wisdom_Trek&url=https://wisdom-trek.com/473 (How you feel about what you know determines our attitude.) https://twitter.com/share?text=How+you+feel+about+what+you+know+determines+our+attitude.+-+&via=Wisdom_Trek&related=Wisdom_Trek&url=https://wisdom-trek.com/473 (Tweet This) It is your emotional nature that governs most of your daily conduct in your personal and business worlds. It is the emotional aspect of your experiences that determines your behavior. How you feel about life's events is a powerful force that can either freeze you in your tracks or inspire you to take immediate action on any given day. Like thoughts, emotions have the capacity to propel you toward future fortune or future

This is https://wisdom-trek.com/captivate-podcast/day-434/ (Day 434) of our trek, and today is Motivation Monday. Every Monday we hike the trails of life that will encourage and motivate us to live rich and satisfying lives this week. Today we will explore 3 Trails of Personal Development. https://wisdom-trek.com/wp-content/uploads/2016/09/What-is-Personal-Development.jpg () We are broadcasting from our studio at Home2 in Charlotte, North Carolina. We finally had an entire weekend at our home here without traveling, so that was a nice break. We did various projects around the house on Saturday. On Sunday we were able to worship at our church here and had some of our kids over for dinner. This certainly helps to set the tone for the coming week without being too worn out. All of our lives seem overly busy in today's world, regardless of who you talk to. We seem to fill our days with activities, and it would do us all well to take some time to relax, recharge, and refocus on what is most important in life. This includes setting time aside for personal development. This includes the three aspects that make us unique and different from any other life form on earth. Let's break camp for today and conquer the… 3 Trails of Personal DevelopmentIf you desire to live the rich and satisfying life that we were all created for, then there are 3 basic areas of personal development that you need to continually work on. Even if you personally love to work as I do, you have to understand and put into practice that you need to learn to work harder on yourself than you do on your job. I must admit that this is a challenging assignment for me. This business of personal development lasts a lifetime. What you become is far more important than what you obtain in life. There is an important question to ask yourself regardless of your occupation or duties in life. Most people will ask, “What can I obtain through this work?” or in other words, “What am I getting?” Instead, you should ask, “What am I becoming?” What you become directly influences the level that you obtain in life. Think of it this way. Most of what you have today, you have attracted by becoming the person you are today. https://twitter.com/share?text=Most+of+what+you+have+today%2C+you+have+attracted+by+becoming+the+person+you+are+today.&via=Wisdom_Trek&related=Wisdom_Trek&url=https://wisdom-trek.com/434 (Most of what you have today, you have attracted by becoming the person you are today.) https://twitter.com/share?text=Most+of+what+you+have+today%2C+you+have+attracted+by+becoming+the+person+you+are+today.+-+&via=Wisdom_Trek&related=Wisdom_Trek&url=https://wisdom-trek.com/434 (Tweet This) It is a fact that income or status rarely exceeds personal development. Now that does not mean income and status should be the top priority, but it is a gauge measuring personal development. Sure, there are times when someone may excel without corresponding development, but unless you learn to handle the responsibilities that come with it, it will usually shrink back to the amount you can handle. It is difficult to maintain that which has not been obtained through personal development and wisdom. So here's the great proverb of life… https://twitter.com/share?text=To+have+more+than+you+currently+have%2C+you+have+to+become+more+than+you+currently+are.&via=Wisdom_Trek&related=Wisdom_Trek&url=https://wisdom-trek.com/434 (To have more than you currently have, you have to become more than you currently are.)...

Mitch Matthews does a DREAM. THINK. DO. deep dive on the biggest risk you can take!  (But if you take the risk it will improve the way you live, love and lead!)     Listen To The Podcast: “There's this huge temptation to look like we've got it 100% together.” Tweet This In today's DREAM. THINK. DO. episode, Mitch talks about one of the biggest but most important risks you can take. What is it? Well, when you take this risk, it helps you to build trust and connection. It's something that has a huge impact on your ability to achieve your dreams and goals. Taking this risk also enables you to live more of a rich and full life. But... even though there's all this upside to taking this risk... many don't. What's the risk? It's being authentically you. In this episode, Mitch dives deep on the science of why being "authentic" feels like a risk.  (And he shares a few stories where he's struggled with it too).  But most importantly, he gives you some simple but proven strategies for being more authentic and real in your own life! “Be real, because being real works.” Tweet This It's easy for us to take on a persona, especially when we're in any type of leadership role.  We use a mask to try to be someone we're not.  We do it to try to build trust, but it winds up having the opposite effect, doesn't it? Discover how using a persona negatively affects you and how you can recognize it in yourself or others (11:54).  Mitch also gives you the science behind something known as "The Imposter Phenomenon." (13:38)  According to research, if you've been successful in anything... there's a 70% chance you've felt the negative effects of the "I.P."  Mitch will show you how to beat it! Plus, he'll share three strategies for helping you to be more authentic as a leader, a globe changer and as a friend. (18:33). Adopting personas is an approach that nearly everyone is guilty of, but it often has the exact opposite effect of what we hope.  Listen in to learn how to take off the mask! One of the best ways to achieve your dreams and bring your awesome is by being authentically YOU. “Being human is a strength, not a weakness.” Tweet This
