A decades-long research project has learned that the quality of our lives depends on the quality of our relationships. And what a tragedy that so many of us do not have the tools to create deep, intimate, connected relationships. We have a tendency to hide our true selves behind half-truths, behind saying we're 'fine' when we're not, behind being so amenable and accommodating that we never rock the boat. And yet, in seeking to keep things low-maintenance and easy, we are being dishonest with ourselves and with our partner about who we really are, what we really desire and prefer, and we show up instead as a shallow shell of who we really are. Until we truly learn how to be honest with ourselves and with our partners about who we are and what we really want, we will never be able to create the equal partnerships so many of us crave. From $500 to an 8-Figure Portfolio with Andres Bernal In this powerful episode of the REIGN: Real Estate Investor Growth Network podcast, host Jen Josey sits down with Dominican-born investor and entrepreneur Andres Bernal. From landing in New York with just $500 to building a $12 million real estate portfolio, Andres shares the raw, unfiltered truth about what it takes to succeed in real estate investing. His journey from professional tennis player to full-time investor is packed with grit, resilience, and strategic growth. Andres dives deep into his early days of house hacking with an FHA loan, navigating immigration challenges, and learning hard lessons through tenant issues, failed flips, and even a $107,000 loss on a single deal. Rather than quitting, he used those setbacks as tuition in the "school of real estate." He explains how discipline from professional sports translated into business success—and why coaching, mentorship, and relationships are critical to long-term growth. The conversation covers multiple investing strategies, including Section 8 rentals, student housing near universities like Yale University and University of New Haven, and scaling a flipping business in a competitive market. Andres also shares why he's laser-focused on entry-level homes under $450K, how he flips 25–30 houses per year with zero marketing spend, and why predictable profits beat flashy luxury projects every time. 00:00 Welcome to REIGN: What to Expect From the Show 00:41 Jen's "Badassery Bestowment": 5 Time Management Hacks for Investors 03:49 Meet Andres Bernal: From $500 to an 8-Figure Portfolio 05:28 Starting Over in New York: The First Job Breakthrough 07:54 Legacy Pressure & Choosing Your Own Path 08:51 Tennis Lessons That Translate to Real Estate (and a $107K Loss) 10:48 Why Every Investor Needs a Coach (Even If It Pays Off Later) 12:18 First Deal in 2016: FHA House Hack, Tenant Stories, and Early Lessons 15:01 How to Buy Real Estate With Little/No Money: Creativity, Partners & Seller Finance 17:36 Immigrant Challenges, Visas, and Building Trust in Business 21:24 The Messy Middle: Cash-for-Keys, Contractor Stress, and Outworking the Market 24:21 Section 8 Reality Check: Inspections, Rent Growth, and Common Myths 27:40 How to Place Section 8 Tenants + The "More Bedrooms" Rent Hack 29:55 Student Housing 101: Leasing Cycles, Parents Co-Sign, and Maintenance Strategy 32:05 One Lease, One Team: Avoiding Room-by-Room Drama in Student Rentals 33:31 Student Rentals: Regulation Risks, Vacancy, and Why Demand Still Wins 35:39 How to Pick a Winning Student Rental: Walkability + Enrollment Growth Data 37:30 Scaling Up Flips: 25+ Deals a Year and Why Liquidity Matters 40:59 Finding Deals & Defining the Buy Box: MLS vs Wholesalers vs Relationships 42:16 Why Entry-Level Flips Beat Luxury: Faster Sales, Lower Holding Costs, "Hotel" Deals 47:42 The $107K Loss Breakdown: Auction Mistakes, Barn Decision, and High Water Table Hell 51:18 Where to Follow Andres + The "BADASS" Lightning Round (Books, Advice, Drive, Goals) 56:11 Systems, Success, and Closing: Morning Routine, Team Leverage, Book Plug & Farewell 5 Key Takeaways from This Episode Start Small, Think Big: Andres house hacked his first triplex using an FHA loan and a small family loan—proving you don't need massive capital to get started in real estate investing. Relationships Beat Marketing: He flips 25–30 properties per year with $0 in marketing by nurturing agent and wholesaler relationships and consistently submitting 20–25 offers per week. Section 8 Is Not "Guaranteed" Money: While Section 8 can provide steady rent and annual increases, landlords must pass inspections and adapt to evolving regulations to protect cash flow. Student Housing Is a Hidden Goldmine: By targeting universities with growing enrollment and staying within walking distance, Andres creates high-demand rentals with parent co-signers and predictable income. Predictable > Flashy: Entry-level homes under $450K generate more consistent profits and faster exits than luxury flips in today's higher-interest-rate market. Guest Bio: Andres Bernal Andres Bernal is a Dominican-born real estate investor, entrepreneur, and founder of Sky Circle Homes. A former professional tennis player, Andres immigrated to the United States with just $500 and built an 8-figure real estate portfolio through house hacking, strategic flipping, and long-term rental acquisitions. Since purchasing his first property in 2016, Andres has completed more than 50 flips, owns 60+ rental units across Section 8, student housing, and traditional rentals, and has grown a $12 million portfolio with over $5 million in net equity. He is passionate about helping first-time investors, immigrant entrepreneurs, and aspiring real estate professionals build wealth through smart, relationship-driven investing.

If you're exhausted from replaying conversations, second-guessing your choices, and filtering your personality through “what will they think?” - this episode will help.I'm joined by Jordanna Bornensztajn (comedian, communication expert, keynote speaker) to unpack the real reason so many high-functioning people feel stuck: fear of judgment. We talk about why judgment is the #1 fear she sees in workshops, why most of the “pressure” you feel is actually self-generated, and the mindset shift that instantly loosens its grip: stop making it about you. We also get into how confidence is built through messy action (not certainty), why your brain treats social risk like physical danger, and how to use embarrassment and failure as fuel instead of proof that you're “behind.”This episode will change your life by changing your relationship with judgment.Jordanna is a comedian, communication expert, keynote speaker, and public speaking coach. Can proper compliance really add millions to your business valuation? In today's episode, we connect with Reuben Mattinson, Founder and CEO of RJM Tax Exemption, to explore what it means to build truly exit-ready operations in the world of ecommerce… Founded in 2019, RJM was born out of firsthand frustration. When Reuben and his team launched their own ecommerce business in the U.S., they quickly found themselves overwhelmed by IRS rules, registrations, state sales tax collection, and conflicting guidance from lawyers, accountants, banks, and revenue departments. After investing significant time untangling the complexity, they realized other sellers were facing the same challenges — and RJM began. What started with just 10 clients has since grown into a global consultancy serving over 5,000 businesses worldwide, helping ecommerce brands stay compliant, scalable, and acquisition-ready. Hit play to find out: How Reuben's unique background fuels RJM's mission. Examples of exit strategies done right and horribly wrong. How tax readiness impacts valuation and exits. Reuben's path to entrepreneurship is anything but conventional. After earning degrees in physiotherapy in 2012 and in science teaching in 2013, he began building RJM alongside his studies. In under three years, he scaled the company from infancy into a multi-million-dollar global ecommerce consultancy, achieving #1 Trustpilot ratings in the U.S. by age 30. When we hear the word gift, we usually think “no strings attached.” But that's not how the ancient world worked — especially in the New Testament. In this episode of Cultural Keys, Dr. T. Michael W. Halcomb explores reciprocity: how gifts, meals, and hospitality created obligation, loyalty, and relationship in the biblical world. Why was table fellowship so controversial? Why did Jesus eating with the “wrong people” cause outrage? And how does this reshape the way we understand grace?Jesus didn't abolish reciprocity — he reoriented it, relocating obligation from social systems to trust in God's ultimate repayment. This episode will change how you read the Gospels, Paul, and the early church.#bible #podcast #biblestudy #faith #jesus #christ #books #grace #scripture #wordofgod #christianeducation #christian #christianity #scholarship #newtestament #question #culture #hermeneutics ***GlossaHouse resources are available at our website! - https://glossahouse.com/✏️ ***Sign up for classes with GlossaHouse U - https://glossahouse.com/pages/classes

We all want to change, be healed, and experience freedom … but how does that actually happen? No matter what struggle you're facing, the process of transformation often follows a similar path. In this episode, we share six biblical concepts that go deeper than behavior and reach the heart. We begin with the foundation—the gospel of Jesus Christ—then explore seeing yourself through God's eyes (identity), replacing lies with truth (beliefs), understanding the heart needs that drive behavior (desires and motivations), dealing with past pain through forgiveness and freedom from guilt and shame, and finally moving forward with hope by putting God's Word into practice daily. If you're looking to grow in your walk with the Lord, this episode offers practical steps for lasting change. Subscribe to the podcast and tune in each week as Haley and Dustin share with you what the Bible says about real-life issues with compassion, warmth, and wit. “Remote staff is remote staff.” — Beth RaboinIn this episode of Evolving Your Workplace, host Carol Schultz sits down with Beth Raboin, Founder and CEO of Global Medical Virtual Assistants (GMVA), to unpack what actually drives low turnover and high morale—especially when most of your workforce is remote and distributed across the globe.Beth shares how GMVA has maintained roughly a 4% turnover rate while scaling to 1,500+ team members in the Philippines. The core lesson: retention isn't a perks problem—it's a culture + management problem. Beth explains why the first three months are the truth-teller for culture fit, why educating candidates upfront reduces early churn, and why “getting someone in the door” isn't the same as keeping them engaged. The conversation gets practical on the leadership systems GMVA uses to keep morale high: monthly manager-focused surveys, 15 random HR one-on-ones per month, and a feedback culture built on psychological safety. Beth breaks down why people leave managers more than companies, how leaders can spot red flags early, and how stronger empathy and communication in middle management directly reduces attrition.Beth also shares a simple but powerful example of listening in action: employees repeatedly asked for an optical benefit—because they're on screens all day—and GMVA added it. The takeaway is clear: leaders don't need to do everything, but they do need to hear patterns, make smart trade-offs, and show people their feedback turns into real change.Key topics coveredHow GMVA sustains a 4% turnover rate through growthWhy the first 90 days determine culture fit (and retention)The real retention lever: great managers + communicationA simple morale system: surveys + one-on-ones + safe feedbackHow to identify a skill issue vs. will issue (and what's usually behind it)Turning feedback into action (the optical benefit example)Why leaders must be ready to hear feedback they may not likeConnect With Host Carol SchultzFind more information about our host Carol Schultz and her company at Vertical Elevation, LinkedIn, and Instagram.Want to be our next guest expert? This episode is a full “build a business in 40 minutes” demo showing how AI collapses what used to take teams (creative production + sales ops + support) into a handful of prompts. Samruddhi generates a high-production video ad in Google AI Studio using a JSON-style prompt framework, then spins up a working voice sales/support agent in Vapi via Claude Desktop + MCP—so the agent is created from a single prompt instead of clicking through the UI. The conversation also covers why “interfaces matter less” in an agent-first world, why workflow tools (like n8n) still have a role, and how memory layers like Mem0 unify context across channels (email/WhatsApp/etc.) so you can take actions without hunting.Timestamps0:00 — “Single person billion-dollar company” belief + AI driving 10x execution speed1:57 — Plan: create the ad in Google AI Studio (Veo 3.1) + build a voice agent using Vapi MCP via Claude Desktop2:42 — Smithery: marketplace for MCP servers3:39 — MCP for non-technical listeners: “like an API, but agents use it to talk to external services”4:22 — Inside Vapi MCP: tool list = APIs the agent can choose from5:06 — AI Studio setup: video generation playground + select Veo 3.16:16 — JSON prompting framework begins (structure → production-level output)6:28 — Keys: description, style, camera, lighting, environment, elements, motion, ending, text9:05 — Prompts/scripts can be AI-generated (humans provide guardrails)10:41 — Need an API key to generate videos in AI Studio10:54 — Ad review: strong realism; last segment looks AI-ish → iterate prompt13:05 — Install Vapi MCP via npx from Smithery + add Vapi API key13:46 — Claude Desktop: Vapi MCP appears under Connectors/Tools (not Claude web)14:05 — Prompt the agent build: “Fresh Pause” + role, tasks, FAQs, call flows18:23 — Testing: “Talk to assistant” starts a live call simulation19:20 — Deployment: assign a phone number; Vapi provides free/test numbers (up to a limit)21:57 — Mem0 / Supermemory: memory layer across apps/agents to keep context24:13 — Why memory layers help: fewer MCPs → less slowdown/hallucination; no need to specify where to search26:36 — MCPs + slide decks: mention of Gamma MCP via Claude27:34 — Future of n8n/Zapier: they persist, but prompting increasingly generates workflows31:38 — Prediction market trading algos (Kalshi/Polymarket) + AI improves speed/decision-making36:02 — Closing vision: help orgs 10x execution speed, especially non-technical leaders (40+) with domain expertiseTools & technologies mentionedGoogle AI Studio (Video Generation Playground) — Generate an 8-second video ad.Veo 3.1 — Google video model used for “production-level” output.JSON Prompting Framework — Structured key/value prompts for story, visuals, camera, lighting, motion, ending frame.Claude Desktop — Runs connectors/tools (including MCP servers).MCP (Model Context Protocol) — Lets agents call external services/tools based on intent.Smithery — Directory/marketplace for MCP servers.Vapi — Voice agent platform; create agents + assign phone numbers.Vapi MCP Server — Enables Claude to operate Vapi via prompts (create/list/configure).npx — Installs MCP server quickly from the terminal.API Keys — Required for AI Studio generation + Vapi authentication.Mem0 / Supermemory — Cross-channel memory layer to retrieve context automatically.Knowledge Graph — Underlying structure for semantic retrieval across interactions.Glean — Referenced as a comparison point for search/context retrieval.Gamma MCP — Example of generating slide decks via MCP.n8n / Zapier — Workflow automation tools discussed in an MCP-first future.OpenClaw — Mentioned as agent tooling that can help with steps like obtaining API keys.Kalshi / Polymarket — Prediction markets referenced in the trading/AI speed discussion.Subscribe at thisnewway.com to get the step-by-step playbooks, tools, and workflows.

Dr. Jennifer Edwards shares how early independence helped her build self-trust, follow her intuition, and become the kind of leader who listens inward first. We talk about the stories our minds create (lowercase truth vs capital T Truth), how quiet helps you hear your inner compass, and why there are no wrong choices, only next steps. Key Takeaways You don't need a perfect plan. There are no wrong choices, only next steps. The stories in your mind may feel true, but they are not always the truth. Intuition gets quieter when life gets louder. Silence matters. Growth is rarely linear. Like a sailboat, you may zigzag and still arrive. Leadership starts with self-trust before it ever shows up in titles or roles. In this episode, I'm joined by Simon Oslender, and I'm not exaggerating when I say his playing lit me up the first time I heard it: pure joy, but with real depth underneath. We talk about growing up in a deeply musical home, starting on drums, and the exact “big bang” moment when a John Mayall live DVD (and Tom Canning on Hammond B3) made Simon lock in on the organ for life.We get into Simon's early recording experiments, how he writes (often away from the instrument, grabbing voice memos before ideas disappear), and his relationship with theory—especially his favorite framing: theory shouldn't tell you what to do, it should explain what you're hearing. And then we go deep on the dream-team reality of All That Matters: recording with Steve Gadd and Will Lee and how that session turned into a tour, and what it takes to keep your head straight when your heroes show up fully prepared to play your music.Music from the Episode:On a Roll (Simon Oslender)In Good Hands (Simon Oslender)Cruisin' (Simon Oslender)Quite Logical (Simon Oslender)Thank you for listening. Most aspiring apartment investors quit right before momentum starts. What looks like failure is often the final friction point before proof of concept. In this conversation, we unpack what happens between learning and actually closing — and why that gap breaks most people. If you're serious about building real momentum instead of collecting education, the conversation doesn't stop here. Inside the Tribe of Titans multifamily investing community, we work through real deals together — live underwriting, capital raising conversations, and operator-level decision making.
Ever feel like a tiny terrorist runs your house? We've been there. Today we get honest about how well-meaning empathy can slide into indulgence, why that shift burns parents out, and how to reclaim calm authority without losing your warmth. Our focus is the sturdy middle ground—kindness and firmness at the same time—so kids feel seen and still meet clear, respectful limits. We start by naming the pattern: when kids refuse bedtime unless you stay for hours, dictate the menu every night, or shadow you into the bathroom, the short-term peace comes at a long-term cost. We break down the ripple effects—entitlement, poor emotion regulation, and exhausted caregivers—and then show how mutual respect changes the script. You'll hear simple, repeatable language you can use right away: I love you, and the answer is no; This is dinner, and you can choose to eat it or have fruit and milk; I'll read two books, then it's your job to rest. These are not power plays; they are loving boundaries that teach frustration tolerance and security. We also tackle the messy middle: the extinction burst that makes behavior louder before it fades, and the choice to suffer in circles by caving or suffer with a purpose by holding the line. You'll learn how to decide your non-negotiables, keep words brief and calm, and align with your partner to avoid the good cop and bad cop trap. Along the way, we share personal stories, mindset shifts, and coaching insights that help you spot your triggers and stay steady when your child turns up the volume. If you want less pushing from your child, it starts with being less of a pushover—without losing your heart. Press play for practical scripts and a clear framework to raise strong, considerate kids while protecting your own well-being. If this helped, subscribe, share with a friend who needs backup at bedtime, and leave a quick review to help other parents find the show.✨Want more? ✨JOINT me in an upcoming event: https://sustainableparenting.com/events ✨ Get my 3 KEYS to Calm, Confident Parenting (30 min. Info Stealers Target OpenClaw, a Robot Vacuum API Flaw Exposes Thousands, Best Buy Fraud Shows Zero Trust Context, and Canada Goose Data Leaked via Supplier The episode covers multiple security incidents and lessons. Hudson Rock details how an info stealer malware infection can vacuum OpenClaw data, including authentication tokens, master keys, device private cryptographic keys, and the agent-defining soul.md file that can reveal a "mirror" of a user's life; the attack was not targeted, raising concerns about upcoming dedicated OpenClaw-stealing modules. A hobbyist coder using an AI coding tool to reverse-engineer DJI Romo communications unintentionally accessed roughly 7,000 robot vacuums in 24 countries, enabling live camera and microphone access and floor-plan generation due to missing messaging-level access controls; DJI also shares infrastructure with portable home battery stations and initially claimed the flaw was fixed before a live demonstration showed it was not. Two Best Buy cases illustrate that Zero Trust must consider behavior and context: a Florida employee allegedly used a manager override code 149 times from March–December 2024 to buy discounted electronics, costing about $120,000, while a Georgia case involved over $40,000 in merchandise leaving a store over two weeks amid claims of blackmail. Finally, ShinyHunters leaked about 600,000 Canada Goose customer records, but Canada Goose found no breach in its systems; the data was attributed to a third-party payment processor breach from August 2025, with records largely dating from 2021–2023, underscoring supply-chain risk and ongoing fraud/phishing potential. Send a text“How can I help my teen get through self-harm and suicidal behavior?” “Am I harming my teen when I'm trying to help?” “Is healing actually possible?” — The pain, fear, and hopelessness you feel when your teens act out, shut down, or self harm is real. This behavior, though, isn't manipulative or defiant; it's survival. Today, Kayla Richerson sits down with Katie K. May, a therapist, speaker, and the bestselling author of You're on Fire, It's Fine. Katie explains to us that when our teens express big emotions or behave irrationally, it's because they feel like they're on fire, and they're trying to extinguish it. She tells us that the way to extinguish the fire isn't always hospitalization; it's often validation, understanding, and self-regulation. If you struggle with your teen's behavior, or fear that one day you will, this episode is for you. Tune in to hear valuable insights from lived experience, practical advice, and applicable strategies.

In this episode of Gangland Wire, host Gary Jenkins, retired Kansas City Police Intelligence Unit detective, steps outside traditional Mafia territory and into a shadowy world just as dangerous—and just as fascinating: the international theft of ultra-rare automobiles. Gary is joined by author Stayton Bonner, former senior editor at Rolling Stone, and legendary car-recovery specialist Joe Ford, the real-life figure behind Bonner's book The Million Dollar Car Detective. At the center of the story is a breathtaking pre-World War II automobile—the Talbot-Lago Teardrop Coupé—once described as the most beautiful car in the world. Stolen from a Milwaukee industrialist's garage in 2001, the car vanished into the international underground of elite collectors, forged paperwork, and high-stakes deception. Joe Ford explains how he became the go-to investigator when rare cars worth millions disappear—and why stolen vehicles are far harder to recover than stolen art. What follows is a years-long global hunt involving disgruntled mechanics, fabricated titles, shell corporations, Swiss intermediaries, and a billionaire buyer now locked in civil litigation. Bonner adds rich historical context, tracing the car's glamorous past—from European aristocracy to Hollywood royalty—and exposing how loneliness, obsession, and greed often surround these legendary machines. The conversation expands into other notorious cases, including the disappearance of the original James Bond Aston Martin from Goldfinger, and how wealthy collectors sometimes knowingly harbor stolen artifacts. This episode is a true-crime story without guns or gangs—but filled with deception, betrayal, and the relentless pursuit of justice across borders. If you love investigative work, high-end crime, and stories that feel like James Bond meets Gone in 60 Seconds, this one's for you.
Somatic work is becoming increasingly popular in coaching and personal growth spaces — and for good reason. Many practitioners are discovering that insight alone isn't always enough to create lasting change for clients. When fear, resistance, self-sabotage, or stuck patterns show up, the nervous system and body often need to be part of the work. In this episode, Joanna explores why somatic work matters, what it actually supports beneath the surface, and why working with the body requires real skill, presence, and training — not just a few techniques added on to cognitive coaching. Drawing on nearly 25 years of experience working somatically with clients, Joanna makes the case for integrating body-based approaches into coaching work in a way that is ethical, trauma-informed, and deeply effective. This is not a step-by-step how-to episode. Instead, it's a mastery-level conversation about what makes somatic work powerful — and what can quietly undermine it when it's rushed, overly cognitive, or poorly contained. In this episode, Joanna explores: Why cognitive insight doesn't always lead to behavioral or emotional change How fear, resistance, and self-sabotage are often driven by nervous system patterns What somatic work actually helps update at the level of the body and nervous system Why many clients "understand everything" yet remain stuck The role of presence, pacing, and regulation in effective somatic work How a practitioner's own nervous system impacts the depth of client transformation Why simple, body-oriented approaches often outperform complex questioning The importance of safety, ethics, and scope when working somatically Joanna also shares personal stories and practitioner insights that illustrate how outdated protective strategies form — and why working with the body is often the missing piece when clients want change but can't seem to access it through insight alone. If you're a coach or practitioner who feels drawn to somatic work — or already uses it and wants to refine your approach — this episode will help you understand so of what actually makes somatic work effective, and why depth comes from skill, not speed. Want to deepen your somatic skills? Joanna trains coaches and practitioners in trauma-informed, ethical somatic work inside Sacred Depths, where the focus is not just on techniques, but on presence, nervous system awareness, pacing, and practitioner mastery. Free Training: Help Clients Get Off the Wheel of Self-Sabotage I walk you through a simple, powerful model for understanding why self-sabotage happens and how to work with it in a way that's compassionate, nervous-system informed, and actually effective (without pushing, fixing, or over-strategizing). This training is designed for coaches and practitioners who want to help clients create real change — not just insight — and who care deeply about doing this work with integrity and depth.
