In this week's episode, we meet up with Naval Officer and soon to be full-time Real Estate Investor, Corey Chonsky. While Corey started out his real estate investing career, not unlike other investors out there, he has managed to double his portfolio of real estate investments all while navigating his most challenging job in the Navy to date. In 2007, he graduated with a Mechanical Engineering degree from the University of Wisconsin-Madison and was commissioned as an Ensign in the US Navy. In 2015, Corey was stationed in Norfolk, VA, where he began his real estate investing career. He began his investing much like other investors by purchasing and rehabbing distressed single-family properties. While building his real estate portfolio, he managed to double his portfolio every year even while continuously focusing on his primary duties as a Naval Officer, which include leading a department of 140 officers and enlisted Sailors through several workup cycles and deployments in 2016 and 2018. He has built a personal portfolio of 60 units worth over $5 million. Additionally, he is a general partner for two apartment syndications in the Hampton Roads area of Virginia which is made up of 40 units worth over $2 million. Corey's total portfolio accounts for $7 million AUM. In November, Corey partnered with Jonathan New, Vadim Rey, and Drew Ladner to create a new real estate investment firm called Fair Winds Capital Investments aimed at purchasing apartment complexes in the Mid-Atlantic and Southeast regions of the United States. As Corey winds down his Naval career, he is positioning himself to fully transition into real estate investing and apartment syndication. As he moves on from a truly rewarding career in the US Navy, he looks forward to fully committing himself to a life in real estate which will be only second to his family. Having spent time working for some big tech companies, Corey decided it was time to branch out on his own and start up 5K. While Corey started his career on the technical side, he eventually chose to focus more on the management (non-technical) as his career progressed. This mix of technical and business management has helped him grow 5K and he also knew early on that he wanted to focus on managed services and businesses instead of break/fix and consumers. Corey works closely with his technology partners and frequently takes advantage of their joint marketing opportunities. His motto is “If you don’t ask, you don’t get” which is his way of telling you to ask your partners about possible funds and/or activities that you can join them on. Sunshine (2007) is a film that Jonathan hadn't even heard of until they started doing this podcast a few years back. Considering the incredible casts that include Cillian Murphy, Rose Byrne, and Chris Evans it a shock that he hasn't seen it. This is one he can't wait to remove from the gap list and hopes it finds a place on another list. Week 3: Starman (1984) Jonathan was just two years old when Starman (1984) hit theaters and neither he nor Corey has seen it. The film is directed by John Carpenter and has a cast that includes Jeff Bridges, Karen Allen, and Charles Martin Smith. He purchased it a while back and just hasn't managed to get to it. Clooney is an actor he often enjoys so it made sense to give this film a watch. The Man Who Fell to Earth (1976) is directed by Nicolas Roeg and stars David Bowie, Rip Torn, and Candy Clark. Neither Jonathan nor Corey had seen this film, but both were excited to see what it was. Corey Parson and Jim Day open the show recapping Black Monday, where we saw five NFL teams fire their head coaches, and look to see who will be leading teams like the Jets, Bengals, and Packers, to only name a few. Corey says that Mike McCarthy could be a solid mind for the Browns, but Jim cautions a clash in personalities with Baker Mayfield, a la Aaron Rodgers. Corey, a fan of Mike Tomlin, finally admits that there is a big issue with the Steelers, and that Tomlin has lost control of this team, while Jim thinks Tomlin lost control years ago. While Corey says the Broncos firing of Vance Joseph was understandable, Jim says the Broncos biggest problem is the lack-of talent evaluation from John Elway. Looking at the playoff match-ups, the guys agree that the Colts could be very tough for the Texans, while the Cowboys may have their hands full against a dangerous Seattle Seahawks team. Corey A. Wulf, MD, provides specialty care in Orthopedic Sports Medicine at Twin Cities Orthopedics. Before this, he was a multisport athlete in Lennox, South Dakota. Playing youth sports doesn't mean that you are going to "go pro" and make millions of dollars playing in front of sold-out crowds. Yeah, that can be pretty cool, but the reality for almost everybody that plays youth sports is that they will end up in the real world.
