In our 200th podcast episode, we're revealing our five-year journey from corporate jobs to successful real estate investing. Starting with zero experience in 2020, we quickly learned that success comes from persistent action and strategic learning. Our early years were marked by hustle and extreme frugality. We quit our corporate jobs within two years, acquiring multiple properties through creative financing and bold negotiation. Each mistake became a valuable lesson in building our investment portfolio. By 2022-2023, we shifted from pure acquisition to developing systematic approaches. We hired property managers, created business infrastructures, and learned to work smarter. Our 2024-2025 strategy focused on portfolio refinement, including selling high-maintenance properties, diversifying investments, and exploring passive income streams such as short-term rentals. Our biggest takeaway? Real estate success is a journey of continuous learning and strategic risk-taking. We went from being scared first-time investors to confident entrepreneurs, proving that with determination and the right mindset, financial freedom is achievable. For female investors feeling intimidated: if we can do it, so can you. What if one moment shattered everything you thought your life would be? For Kathy Fettke, that moment came when her husband was suddenly diagnosed with melanoma - and doctors told them he might only have six months to live. Two little kids. A mortgage they could barely keep up with. No plan B. But instead of breaking, Kathy turned that fear into fuel. She used her tiny weekend radio show to start interviewing successful people, desperate to learn how they built real, lasting wealth. What she discovered changed everything - and set her on a path to financial freedom, purpose, and impact. Today, Kathy is the Co-Founder and CEO of Real Wealth, helping thousands of families create passive income and true financial independence through real estate. In this raw and powerful conversation, we talk about the mindset it takes to rebuild when life falls apart, the truth about money and fear, and why living unapologetically might just be the most radical thing you can do. It's not just a story about real estate. It's a story about resilience, faith, and finding freedom on the other side of fear.

What would Warren Buffett do if he invested in real estate? In this episode, Brian Hamrick welcomes back Paul Moore, Founder of Wellings Capital and author of multiple real estate investing books, to explore safer, smarter strategies in today's market. Paul shares why he believes Buffett's investing principles apply directly to commercial real estate—and even argues that Buffett might have been more successful in property than in stocks. Key topics we cover: Preferred Equity 101: where it fits in the capital stack and why it can deliver debt-like returns with equity-style protection Rescue Capital vs. Safer Structures: why Wellings avoids distressed bailouts and instead focuses on recapitalizations and acquisitions Hybrid JV Equity: the new strategy that combines the protections of preferred equity with the upside of common equity The Buffett Playbook: how timeless principles like intrinsic value, discipline, and saying “no” apply to real estate investors today Asset Management as Risk Control: why fraud and people problems—not pro formas—are the biggest investor risks Paul's upcoming book, Warren Buffett's Rules for Real Estate Investors His nonprofit mission with AIM to fight human trafficking Paul also opens up about the mistakes he's avoided (like floating-rate debt during the rate hikes) and the lessons he's learned from decades in the business.
