That's right you heard it here that it's possible for someone to lose 100K in real estate in the last 12 months. The Last 12 months and hopefully not the next 12 months and that is a result of buying way over asking price and then needed to sell, now that the market has adjusted. Thankfully the stats in Boulder county show we are seeing values rising here but again if someone paid too much then they paid too much. Believe me when I tell you I saw it first hand while doing 2023 tax protests here in Boulder County that homes were being sold at a very serious premium right before the interest rates went up. There have been several times in the the Boulder market that I swore "if I sell now and rent for 12 months I can buy cheaper in 12 months and will have made a profit when I sold my house 12 months ago." AND every time I had that thought (and thankfully never sold) the market always went up. IN fact I know a lot of people that sold in 2020 when the pandemic was kicking off thinking they could move back and as it turns out the prices went insane and values rose significantly. Needless to say I was too scared to sell in early 2022 despite my gut telling me this might be that time. And of course my wife would not have let me. All this points to buying today may not be a bad idea if you can afford to do so, and like the home a lot. Because right now there are less buyers competing which means you can take your time, have your contract with contingencies like inspection, appraisal and the other important deadlines and even get some money toward closing costs or a buydown. And my amazing lenders are wanting todays buyers to believe sooner than later there is a refi in your future once the rates go back down some. Will they return to 3% anytime soon? I will have to say no. Of course to refi one needs a certain credit, work history, debt to income and other factors that my lender referrals can tell you more about. The market is decelerating when it comes to appreciation meaning it won't be record appreciation in 2023 in East Boulder County. But it will likely be back to normal. What's normal? Good question. There are 75 homes single family homes on the MLS as of today and some of those are under construction. As of today 47 single family homes under contract not included in that 75. Those stats are good for December with a higher interest rate and some inflation. I have said it before I am a spring lister on my personal properties but there is something to be said about a winter listing. When inventory is low and your home is one of the few available (and it's looking sharp) it's just a matter of time before it's sold. Lets continue to be optimistic about East Boulder County's home prices, appreciation and the fact we live in some of the best small cities in America. As I navigate with an investor trying to find out if 25% down with a seller paid interest rate "buy down" and a one point lower interest rate bank incentive (with a $100,000 deposit into the bank and auto pay) would get them a monthly payment that would cash flow on a $579,000 property. But when we had our rental management company run a rental analysis on the property it turns out it was not going to cashflow. Even on a 2022 new build to be finished in spring 2023: 3 bed 4 bath at 1205 sq feet in Lafayette was coming back at a recommended starting rate of $2300. We've heard it 100 times, location, location, location but is priced right and turn key also par for the course when it comes to real estate right now in East Boulder County? Yes. I had a great conversation with the Joanna the owner of "Property Sparrows" https://propertysparrows.com/ this morning and she mentioned how quickly the homes she is staging here in Colorado are going under contract. For clarification the timing on the houses that are staged by Sparrows getting contracts is 1-4 days! Yes now. Right now in July 2022! Yes there are people waiting to buy including a few investors I work with but don't be left behind. Don't miss this opportunity to buy properties that are otherwise scooped up before they even hit the market because "you're waiting to see what happens." Out of all the people I have talked to only one made a gentlemen's bet with me about the market not flourishing as I am expecting. I picked flourish and he picked not flourishing. As a REALTOR that survived the 2008ish market shift I am not seeing the same pressures that we saw back then. Yes prices are up at the grocery store, yes gas prices, and yes interest rates are up but as for real estate in East Boulder County it's still selling. Many people that are selling around me have seen how much equity they have and are deciding to leave with their money to other areas. The Buyers are gladly buying their homes and the circle of the real estate life cycle will go on. If someone bought in 2019 for $700,000 and their property is now worth $950,000 will they get foreclosed on? Same scenario and a different question: Will they have to come to the market with a short sale? The equity piece in both of those scenarios gives the seller a lot of leverage to put their home on the market, pay what it would cost to sell it and still walk away with money in hand. Hi OHOH this is www.listinglocally.com coming at you with a deep dive quashing the rumors that houses are not selling. I guess I have not heard those rumors but I'm sure someone is out there saying homes are not selling. What sets your home apart from the competition? I looked at a neighborhood recently in (Boulder County) Erie and 3 of the same models were for sale and one was under contract. They were all pretty similar in price but the one under contract has a sound proof room in the basement for movie watching. So I will ask again, what will make your home stand out if it hits the market? My stats for homes in Boulder County Erie, Lafayette, and Louisville on the market between $800,000 and $1,100,000 is showing 61 on the market with 27 under contract. So homes are selling. This data is from the MLS and we do not have the data from any FSBO properties off market. Quickly whatever rate is being talked about certainly is more of a talking point then it is factual and interest rates are determined but many factors so there is no promise any rates talked about in this podcast are attainable. I am always going to ask that any buyers talk to one of our specific local lending partners so we know exactly what one qualifies for. So where would you most benefit: By more money paying $50,000 over asking price at 3% or paying asking price at 5%?I am sure there is an easy answer using a rate calculator but I will ask one of my local lending partners and get back to you. Of the people polled in the last 7 days only one felt the East Boulder Real Estate market won't be in a good place by fall 2022. Everyone else is not too worried and frankly one of the biggest talking points has been experiences. I mean not many weddings, not many graduation parties, not many gatherings in general is feeling behind us right now. So May and the start of June might be a great time to do all these things and I am seeing it. So people are not selling or buying for a few month so they can enjoy their lives seems like a good plan. I made a gentlemen's bet tonight that by September/October 2022 the local real estate market will be humming along. What side of that bet would you take ladies and gentlemen? Louisville, Colorado 80027 average home price went from $829,355 in January 2021 to $1,117,198 in January 2022 which is a 34.7% increase in just one year. ONE Year.
