About a month into hiring Dylan (July 2017) and starting to develop my personal brand, I was talking to a guy outside of a Starbucks. I think he as an app developer or something and we got talking about what I was doing (I had a guy hovering around me with a camera so that may have given it away). So I said I was looking to build a brand through visual/audio content and he told me that statistically, most people who start a vlog or a blog or whatever only last 3 months. I told him that didn't really bother me and he said "we'll see." 24 months later (to the day) and we're still here. Not to mention that this year has been my busiest year so far with the mortgage business, while I know that in the Vancouver area the industry has a whole has just tanked. Having a brand behind you can take you through the down times in business so I'm extremely glad I started it and kept at it. So if you guys are just starting out - whatever it is - drown out the noise and just get to work. I can't say the entire 2 years have been easy, and I would never expect it to be, but we're not stopping now. Thanks to all of you that tune in and watch my videos and listen to the podcast! ___ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360

This is an episode I'm extremely excited about. This man changed my life over the course of the last 7 or 8 years. He helped me find my purpose and he helped me deal with a lot of unnecessary bullshit in my life. My mentor, Dov Baron. All of the work I have done on myself has helped me get to where I am today and I am extremely grateful to have him on the vlog. This way some of you can see Dov in action, hear his story, and get some insight into some of the exercises we went through back in the day, which I still use and carry with me to this day. The entire conversation runs about an hour, so there are timecodes listed above with the main talking point listed in case there is something specific that stands out to you. I've talked about my journey a lot but I don't think I've ever explained exactly my path to starting TFS. Met with Kelsey Johnson of Paragon Mortgage Inc. the other day and got a little more in-depth into why and how I started my own business. After high school I started out as a mechanic for Ford. After a few years of making money and not spending any of it, I had saved up a decent amount for someone in their early 20's. So with that cash I starting investing in the stock market and then shortly after in the real estate market as well. With those investments I had some money coming in and I didn't really need a "job" at that point so I became an investor. So in 2009 I was in California visiting family and was sitting down at a restaurant and got talking to someone next to me. We got talking and eventually he told me he owned the building across the street. So we talked more about investing and business and he mentioned that he used to have a line of credit with Bank of America that he used for some business operations. Bank of America ended up pulling that line of credit from him and so he said he ended up going to a "hard money lender." I said "what the hell is a hard money lender?" He told me it was a private investor that he borrows money from that he pays about 10-12% interest on those loans. Which sparked some real interest in me because I was getting about 3-5% returns from dividends on my stock investments. So I asked him what the investors secured his loan against, and he told my that they secured against his property, so if he didn't pay his loan back, the investors could potentially take over the property he put up as collateral. So anyways, went back home and started doing my research and talking to people and realized in Canada it's called "private lending", or "private mortgage." Went to go start my company and they asked me for my mortgage license, which I didn't have. They told me I needed to have to be a licensed mortgage broker to start a fund like that. So I went to school, got my license, and had to spend 2 years under someone else's mortgage company. And during those 2 years I learned everything I needed to know on the business side - I saw deals coming through, saw how to handle the operations side, ins and outs of regulations, etc, etc... After that I started TFS Total Financing Solutions. A lot has happened since then as well, with that business and some of the other ventures I've started, but that's the jist of how I started my mortgage business. ___ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360
Knowing your audience is important, but understanding yourself beforehand is crucial. Your audience is not going to identify with you if they don't know where you stand, first of all. And second, providing insight and advice outside of your area of expertise is just counter-productive to everyone involved. It doesn't make sense for me to talk about cooking or videography, but I've chatted with chef's and sometimes I'll have Dylan come on camera and talk about certain things on the video side if I think my audience can gain some value from it. On the flip side, don't second guess yourself if you're afraid or nervous about sharing your knowledge. Years ago I wanted to start making videos like I am today, but never started. Think about the value I could have been giving to people during those years that people potentially missed out on. And even the growth I would have seen in myself during that time. Anyways, it doesn't matter now, but the point is that you shouldn't wait if you have a feeling that you want to get your voice out there, but dig deep before you do. Have some conversations with yourself, have some conversations with others to see what their interests are - maybe that will guide you to create certain content for certain people. Just get out there and start, whatever it is. ___ Stay up to date on my day to day business life: https://www.youtube.com/sunilprasad360
Just a quick overview here guys on running a Facebook ad. This is not meant to be an in-depth tutorial video about how to run a Facebook ad, but instead a more simplified walk-through of my process for this particular ad. In this case we were running an ad for my mortgage company, TFS Total Financing Solutions. Construction season has begun here in B.C. so we wanted to get an ad out there to let people know that we do construction financing. Like I said, this isn't a full tutorial and I'm not a Facebook advertising pro - but this video should demonstrate that the process is fairly simple and straight forward. There's no need to get stressed out over it. In the video I go over the basics: location, demographic, details & interests of the demographic, and just some other simple customization and content tips that should provide some insight into what a Facebook ad for a business looks like. We were a little slow on the meeting side this past week and so we were a little short on content, as some of our ideas in the pipeline just weren't ready for action. So me, Dylan, and Ian went and had a chat over some beers about content creation and ended up getting some content out of it. Go figure. This is a perfect example of content creation at its finest - just turn the camera on and start documenting. If you're looking for content and you're not sure what to post, start documenting yourself or have a conversation with somebody and record it. You can even talk about the fact that you're short on content! Which is pretty much what we did. Don't overthink your content. Sometimes you'll have to deviate from your content strategy and when you do, like I said, just document. Head over to tech or business news, see what's going on in current events and see if you have something to say about that. Talk about something that interests you but isn't related to your field! There's always something. Don't be afraid to think outside of your niche sometimes. Anyways, out of this conversation we managed to get a vlog out of it - so there's the content for Youtube and the podcast. We'll post this on Facebook and LinkedIn and from the video we'll get some quotes and graphics and we'll post those on all of our platforms as well (Instagram feed/stories, Snapchat, podcast, etc). By the way... if you want to see baby Sunil and gangster teenage Sunil, scrub over to 02:20 and enjoy where the greatness began! :P ___ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360
Had a chat recently with Deepak, where we spoke about our recent experiences in each of our relationships, what that meant for our personal life AND our business life, and also about what it really means to find your passion and stick to it, especially when things get tough.
This episode is a full, uncut talk I had with a friend and colleague Roger Dusanj that runs about 30 mins. We spoke recently about drive and passion and what it means to kick the negative shit out of your life and focus on what really matters. In this case for Roger, it was his kids. He says giving up drinking was extremely important for him in finding his purpose and getting himself on the right track. Couldn't agree more with you, Roger! Thanks again for the chat.
I know millennial entrepreneurs take a lot of heat for being "lazy" and "entitled" and whatever else people throw at them. I've met some that are, sure, but to generalize an entire generation based on certain circumstances doesn't make sense to me. I can point out plenty of lazy and entitled people from all generations! Baby Boomers, Gen X, etc... I know lots of driven and hardworking millennial entrepreneurs. It's easy to sit back and criticize an entire generation when the world around us changing so fast, but it's not productive. I find that the millennial generation just needs to be spoken to differently. You just have to figure out what they want and what makes them tick. Some may say that you shouldn't have to talk to them or go deep, that they should just show up and be ready to work. Why can't it be both? It's about being empathetic and adaptive - no matter who you're talking to or what business you're in. Anyways, that and a few other topics discussed in this week's BizDev! 00:06 - 00:59 | What is the most misunderstood thing about millennial entrepreneurs today? 1:00 - 1:21 | What is one skill every entrepreneur needs to be successful? 1:22 - 2:32 | If you were to be starting out your business now, what would be one thing you would change or do better right from the beginning? 2:33 - 3:40 | How valuable is it for you to work with a team that gets the entrepreneur game? This episode is about 2 things: 1) family and 2) understanding yourself. Even though I'm talking about both in this video I wanted to make clear that at the the end of the day, they are separate from each other. You can't be a good family member or partner if you haven't done the work on yourself. At the same time, you can't be living your life on somebody else's terms. I spoke to 2 great men, Deepak and Roger, about their past and recent experiences with their particular struggles and I also opened up about my recent relationship experience as well. Step one in saving your money: don't spend it. In my industry (real estate, mortgages), if you work hard enough (and smart enough) you can bank a million over the course of 10 or 15 years. And a lot people did here in Vancouver - but some of them have got nothing to show for it. Now that the market is slowing down and the money isn't coming in like it used to for some, you start to notice who was smart with their money and who was spending it. And a lot of them are hurting. It also exposes those people for their true passion - which likely isn't real estate or mortgages. It just shows that when you do something only for the money, it can have consequences down the road if you're not careful. Sure, Vancouver can be an expensive place to live, but so is everywhere if you're shopping at Urban Fare or Whole Foods. So is everywhere if you buy a Porshe instead of a Toyota. And I'm not talking about the price of real estate here - I understand it's a little out of control. Much like New York and London. I'm talking about all of the other ways you can cut back on your expenses and not spend frivolously on dumb shit that you don't need. Moral of the story: don't do it for the money, do it for your purpose; don't spend on dumb shit; bank all you can and invest it properly. Rent or Buy??? On this episode we're tackling the issue of buying & owning a home versus renting and what it means for any of your long-term business and investment plans. I came across something on Twitter that someone had done up showing how their investment in a house after 3 years had cost them roughly the same as if they would have rented. Now the point of this video is not to say don't buy a home - but to give you guys some insight into the bigger picture. Are you good with money or bad with money? Sometimes a real estate can act as a forced savings account for people who aren't good with their dough. Do you own a business? It might be better to rent and invest your cash in things that will help you grow than to park your capital in a home. These are all things to consider and everyone is different, but hopefully this video gives you guys some value and understanding about when home ownership is worth it, and when it isn't. Stopped by the Canadian Mortgage Broker's Association FUNDAMENTALS19 Conference last week. These conferences aren't typically my cup of tea but thought it was a good opportunity to meet some of the private lenders I deal with and put some faces to names and ALSO utilize my time there in a different way.... A big part of going was to get some footage and produce some content to prove how valuable it is to have some sort of a brand on your social media platforms. Not everyone who goes to a mortgage conference goes for business. To be honest, I think a lot go just to mingle and drink. So I thought bringing a camera along with me this time can show that you can utilize a mortgage conference for other purposes - not just the traditional "have a drink and pass a business card" kind of way. Let me know what you guys think of these conferences... I'm curious to know what other people are getting out of them. When you give pure value to someone, it sticks with them. In this case I had a deal come my way that looked great in the short-term but had no real viable long-term exit. Being a business owner is about seeing the bigger picture and making decisions based on longevity - so I take that mentality into my work as a mortgage broker. Commissions will come as long as you are focused on your client first. Whipping up a quick deal to make some cash will give you only that - cash. I think this is a big mistake that a lot of mortgage brokers or loan officers will make, as they often look to jump into any deal they can find just to cash out quick. Number one is the interests of the client, and then look for the long-term viability. How much you get paid as a broker will often be the result of those practices. If I took that deal and in 12 months time it didn't work out for, that client will likely never deal with me again and is more than likely to tell his friends/colleagues/etc that I didn't serve him well. Lose the deal, never the client. ___ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360

I know some of you are familiar with the traditional mortgage process and less familiar with the private mortgage process, so I thought this was a good way to introduce the basic procedure of how to get a private deal funded. I focus on the 10 key steps that occur after a deal comes across my desk: 1) Initial Consultation, 2) Service Offered, 3) Substantiate Borrower's Strength, 4) Crafting the Mortgage Proposal, 5) Present Proposal to Lenders, 6) Negotiate with Lender, 7) Order Appraisal, 8) Commitment Letter, 9) Lawyers Instruct, 10) Funding. There may have been times in my past where I've lost a deal because I was a jerk or inexperienced or not competitive enough - but I've never lost a deal because of my skin color as far as I know. If I have, I would have no idea of ever knowing and I really wouldn't give a crap either way. I guess I am a "minority" but I don't think of it that way at all. Business is about providing service and value and in my experience I've never dealt with anything negative because of my skin color. Maybe I'm "lucky" or maybe it's because I don't care about that stuff but regardless, I've always put service, value, and compassion first. And I would say the market is the same way. So if you're a minority business owner, I wouldn't be worried. And, if you ever have to deal with any of that, forget em'! They're a waste of your time. It’s been almost a year since I posted my first rant on the state of the Vancouver housing market where I had said that things had gotten stupid. (Honestly doesn’t feel like a year ago). But things have changed a little bit. The market has slowed considerably due in part to some government intervention and also because of some other trends like affordability and livability. Downsizing plays into that as well with some people realizing now that they don’t need the big house anymore - or if they do, they go to Surrey, Langley, Abbotsford and other places in the Fraser Valley. But the big thing here is what do you do next? Maybe you were looking to buy in Vancouver and now you’re not sure because of the cooling market. Maybe you’re in the real estate game and you’ve got to figure some shit out in your life now. Regardless, hopefully this video can help you figure some of that shit out, or at least just give you some insight into the current trends. I know I am doing some reevaluation myself in my mortgage business so you’ll get to see where my head is at regarding my future plans. 2018 was a great learning year and we’re going to roll with that into 2019. You’ve gotta take a long-term approach to investing. Everyone seems to be looking for that quick and easy investment where you put $1,000 dollars into some cryptocurrency and make $15,000 by the end of the year. Let me tell you, I have yet to find an investment that is safe and reliable in the short term. I don’t believe it exists. I’d say that the hardest part of investing is the saving. Actually putting money aside to invest. It starts with cutting back on dumb shit and saving money and when you’ve got that in order it still takes a while to build your portfolio. Back in September I was travelling a bit through the East Coast and came across this great store in Saint John, New Brunswick called Strong & Free. I spoke with the two owners, Denise and Patricia and thought it would be good to have them on the podcast to discuss the process of building a clothing brand in store and online and bring some info and value to those in the retail/apparel game. Check out their apparel in the links below, they make awesome stuff and it’s all made locally in Nova Scotia! Their contact is there as well for any other inquiries. Thanks for the chat Denise, keep up the good work. Shop Online (Men & Women’s): https://www.stanfields.com/men/catego... So this is the story of when I did something about it and destroyed my phone... ___________ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360 Subcribe to my YouTube Channel: https://youtube.com/sunilprasad360

Rejuvenation is important. Grounding yourself is important. Making sure your head in the right place is important. I just wanted to have a quick chat about what it means to take the time you need while still focusing on your goals. It’s good to take time, but more importantly it’s better to understand WHY you are taking the time. ___________ Stay up to date on my day to day business life: https://www.facebook.com/sunilprasad360 https://youtube.com/sunilprasad360
So I had a great chat this past week with Dizzy Aaron about how to make money flipping things on Amazon. And when I say things, I mean anything. Books, coffee, mac & cheese…. He’s an awesome guy with an even better work ethic. He explains how he got to where he is now - trials and triumphs included - and how to get started in the flipping game. And be sure to check out his Youtube and Instagram: - https://www.instagram.com/dizzyresells - https://www.youtube.com/dizzyaaron - dizzyaaron.com Dizzy, thanks for the insight!
A lot of people are wanting to know what kind of #business they should start. They know they want to start one, but they’re not sure what. I’ll give you a hint: what is it that drives you to wake up every day and create? That’s likely your #answer. And so this week I wanted to #chat about turning your #lifestyle into a viable business.
What do you think of when you hear the words “corporate culture?” Is it a negative reaction? Positive? Corporate culture is something that in a lot of cases can be made better, but this podcast features my thoughts about corporate culture, what it means to me, and how I want to put that into action within my business.
Target audiences, niche demographics, post-secondary education, the internet, and sales pitches, on this week’s Coffee Shop Chat.
This week’s podcast features a discussion on sports and the correlation between a top athlete’s mindset and a successful entrepreneur. I often use sports analogies to explain my points, and some don’t understand or don’t think it’s relevant. Hopefully this podcast explains some of my thinking.
Discussing corporate culture, the launch of #IGTV, managing fast #business growth, and… how to sell… bananas?
IGTV came out this week and we’re discussing its relevance, longevity, and potential impact on the social media world. (My content now streaming on IGTV, incase you were wondering).
What branding means to me, what gets me out of an emotional rut, and whether or not rewarding yourself is productive are among some of the questions answered this week on Coffee Shop Chat.
This week I wanted to contribute to the dialogue surrounding mental health issues. Entrepreneurship can at times be lonely, demanding, and stressful. It’s important to reach out and seek help and assistance when you’re in need of it. Attracting your audience, dealing with procrastination & breaking bad habits, and some personal challenges I’m facing in business right now.
Starting today I’ll be bringing you a new podcast every Friday. Topics will range from business to technology to sports to scotch to whatever. We’re just starting it out so we’re not yet sure where this will go but for now it’s another way for me to provide some more value to all of you. The podcast will go live in the morning and the video recording will follow in the afternoon. Weekly Episodes of the vlog will still be coming, but we’re going to change it up at least for the next couple of weeks while I prepare for the next stage of growth. Thanks again to all of you for your continued support and I’m so pumped to bring this channel to the next level. Live it up!
