Why Moving House Costs More Than You Think Thinking of moving home? It's not just about finding the right property anymore — the real hurdle is the staggering cost of moving. In cities like Sydney and Melbourne, transaction costs for selling, buying, and relocating now average over $100,000. For many, this financial burden is a major reason they stay put, even when their current home no longer suits their needs. The biggest single cost? Stamp duty — a tax often called the silent killer of housing mobility. Why is this outdated tax still strangling the market, and how could reform unlock hundreds of thousands of homes across Australia? Join us as we explore the hidden costs, the impact on families and the economy, and why political leadership is urgently needed to break this costly cycle.

Agents are struggling to generate consistent listing leads, especially in a market where inventory is tight and sellers are sitting on low-interest-rate homes. But what if there was an overlooked niche that's not only highly motivated, but also underserved? That's where the downsizing demographic comes in. Homeowners over 55 aren't just thinking about selling, they're actively planning for it. They don't need more space or better school districts. They need someone who understands the emotional and logistical complexities of selling a home they've lived in for decades. Enter Kathy Chiero. She's spent 28 years in real estate, and 13 years ago, she tapped into a goldmine by creating “DownSize Columbus”, a lead-generating seminar for older homeowners who are ready to transition but don't know where to start. Today, she's built an 8,000-person database and an event business that pays for itself (and then some) while feeding her pipeline with highly qualified leads. What makes downsizers so unique? How do we provide value to them? In this episode, Kathy breaks down exactly how she built a seminar that became a machine for long-term listings. She shares how she monetized it through vendor partnerships and why most agents won't take the leap, even when the opportunity is right in front of them. Selling a home when you downsize is completely different from going up the ladder. They aren't looking for schools or size. They don't want to sell their home, but aging is a track that's going to force the decision one way or another. -Kathy Chiero Things You'll Learn In This Episode The most overlooked goldmine in real estate What does the data really say about the downsizing generation, and how can agents tap into this invisible yet valuable group? How Kathy built a seminar that drives 20% of her income What's the secret to turning a napkin sketch into a well-oiled, money-making machine that generates listings and brand visibility? The genius way Kathy funds every event (and profits from it) How do you offset $30K+ in event costs and walk away with a bigger budget for your next one? Why selling the home is the easy part What are the five pillars Kathy built her business around, and how do they set her apart from agents who treat downsizing like just another listing? Guest Bio Kathy Chiero is a real estate agent and leader with nearly three decades of experience. 13 years ago, Kathy discovered a goldmine in the downsizing market by launching DownSize Columbus, a lead-generating seminar designed specifically for homeowners over 55 who are ready to transition but don't know where to start. What began as a small event with 600 attendees has since grown into an 8,000-strong database and a thriving business that consistently feeds Kathy's listing pipeline with highly motivated, qualified leads. Kathy's unique approach goes beyond just selling homes, she helps seniors navigate the emotional and logistical challenges of letting go of a place they've called home for decades. With the massive wave of federal government layoffs, tens of thousands of workers from the IRS and other agencies are likely looking for new jobs, potentially in the private sector for the first time. Caroline Ciraolo, a partner at Kostelanetz and founder of the firm's office in Washington, D.C., has started an initiative that connects former federal tax professionals with law firms and other private employers. She knows what it's like to make the transition: Ciraolo was the No. 2 official in the Department of Justice Tax Division from 2015 to 2017 before returning to the private sector. In this episode of Talking Tax, Bloomberg Tax Editor at Large Rebecca Baker sat down with Ciraolo to discuss shifting out of government work, and how the "love of the practice area" is a key transferable skill. "That passion for unpacking complicated transactions and complicated facts and circumstances, identifying the issues—those skills are equal on both sides," she said. The emotional journey of downsizing after decades in the same home presents unique challenges that go far beyond simple real estate transactions. What happens when cherished memories, comfortable routines, and fierce independence collide with the practical realities of aging? Our fascinating conversation with Josh Wapshot reveals the delicate art of helping long-term homeowners transition to their next chapter. We unpack the psychology behind resistance ("You're only going to take me out of here in a box") and the surprising sense of relief many experience once they've made the move ("Oh my God, thank God we did that"). Size concerns naturally dominate initial discussions, as clients worry about trading spacious family homes for apartment living. But there's so much more to consider: strata costs that seem daunting until compared with ongoing home maintenance expenses; the increasing importance of accessibility features as mobility decreases; and the thoughtful process of "future-proofing" new homes with modifications like replacing sharp handles with pull drawers.Perhaps most interesting is why many seniors actively choose apartments over retirement villages. Asset protection plays a role, but equally important is the desire to maintain vibrant, independent living among diverse neighbors rather than age-segregated communities. And for couples, there's often the touching motivation to ensure the surviving partner won't face this challenging transition alone.Connect with us to learn how we take a patient, educational approach to guiding downsizers through what may be their final home purchase. With the right support, downsizing can transform from a dreaded necessity to an exciting new chapter with less maintenance, greater accessibility, and a home that truly supports this important life stage.

However, the former leftist PM is pivoting to another big scam that's EXACTLY what Trump and his cronies want for the USA 30:15 LIVE audience comments 34:43 Why Did Trump Get So Upset About Itemizing the Surcharge on Amazon? Itemizing surcharges has long been both a business practice and a protest by restaurants, hotels and others. Think about it—how many of us have boxes of old collectibles, furniture gathering dust, or a closet filled with clothes we haven't worn in a decade? Downsizing and decluttering can feel overwhelming, but what if I told you that hidden in those stacks of “stuff” could be real money—thousands of dollars just waiting to be uncovered? Well, today's guest knows exactly how to find it. Aaron LaPedis, better known as The Garage Sale Millionaire, made his first deal at age nine, flipping baseball cards and coins. He's spent the past 40 years uncovering hidden gems, dodging scams, and teaching everyday people how to cash in on forgotten treasures. Aaron's going to reveal the biggest mistakes people make when selling their stuff, the top five things in your home right now that could be worth serious money, and how to master the art of negotiation—whether in person or online. We'll even get into the wild world of storage unit auctions—do they live up to the TV hype? If you've ever thought about downsizing, decluttering, or making extra income in retirement, this episode is for you. So grab a pen, take notes, and get ready to see your garage, attic, and even your junk drawer in a whole new light. Now, let's welcome to the show—The Garage Sale Millionaire himself, Aaron LaPedis!
