Today, my partner, Kevin Waymire, and I sit down to talk about our brand new, free E-book called "5 Steps to Passive Income for the Full-time Dad". This is such a passion project for us, because we are truly passionate about partnering with other dads (and moms of course) and creating passive income for them and their families. Kevin and I have seen first-hand the power of multifamily investing. We have achieved passive income and have begun to create generational wealth for our families. We know this is going to allow us to provide financially for our wife and kids, but this will also allow us to spend more time with those that we love. If Kevin and I can do it, so can you. We don't have any special talents, and we didn't invent anything new. We simply followed a 5-step process… Jump on our website and download the E-book for free today! Kevin Cole is a geologist and astronomer who loves looking at what makes up our planet, and the planets all around us. When we study rocks from our planet Earth, sometimes we find answers to the questions within our universe! Beth never knew rocks could provide so much information, until she talked to Kevin.  Beth asks Kevin to take a geological tour of the universe and his description is fascinating. No joke- gather your kiddos and learn about the interesting parts of our solar system that you may never knew!  Bacteria, bugs, and things that survive in space! We discuss tardigrades and Apollo mission bacteria and such.  Kevin worked to support the Galileo space probe program; helping to educate folks about this impressive mission.  We both cry a tear for how these great machines need to quietly die in order to protect the biological environment of the planet.  If Kevin could travel to just ONE place in the UNIVERSE to study the planet as a geologist, it would be…(Kevin describes the details of this incredible place, and you’ll want to go there, too).  “Plate tectonics has pretty much changed the entire way we’ve looked at our planet Earth. I tell my students, ‘if you really want to take a look at really an alien world, go back in time about 300 million years ago and look at the Earth, you won’t recognize it’ .” – Kevin Cole on the Casual Space Podcast About Kevin Cole: Kevin is an assistant professor of geology and astronomy, and current department chair of the Department of Physical Sciences at Harper College in Palatine, IL.  In 1992 he completed his MS degree in Geology from the Univ of Ill-Chgo (UIC) modeling the paleohydraulic characteristics that formed the massive channels on Mars’ surface called outflow channels.  Prior to becoming a science educator, he participated in the analysis and classification of meteorites from all over the world, especially from Africa and the Antarctic while working with the Planetary Studies Foundation; and researched many types of advanced planetary mission concepts (manned and robotic) for NASA while at Science Applications International Corp, Space Sciences Division. In 1998, he received a NASA/JPL fellowship award as part of the Solar System Educator Program, focusing on education and public outreach for the Galileo Europa Mission, an extension of the Galileo Mission at Jupiter.  Subsequent missions in which he served in this capacity included the Deep Impact Mission to comet Temple1, and the STARDUST Mission to comet Wild2.     Experience the inspiration from a LIVE program at Harper College: https://www.harpercollege.edu/observatory/index.php Read more about the solar system here https://www.nasa.gov/topics/solarsystem/index.html

Implementing Sales Policies Within Your Company

Journey to $100 Million

In episode 171 of Journey to $100 Million, Kevin talks about our sales policies we have recently put together here at Array Digital. We have never created sales policies before - it used to just be Erik and Kevin hitting the streets and closing deals. But, now that we have Glen (our new sales manager), and plan to hire more sales team members, we realized a need for structured sales policies within our organization. If we hope to hire new sales team members in the future, it is crucial to have sales policies in place. These sales policies include standard procedures and regulations within our sales teams. These sales policies are not yet complete, and still a work in progress, but as we continue forming this, we are going to add to our policies and fine tune it just like any other document that we have. Throughout these sales policies there are many different aspects, and in this episode, Kevin goes into depth about a couple. One of the aspects we cover is a minimum commitment term. This is something you must ask for as a salesperson within our company. When asking for a commitment, we ask for (by default) a 12-month minimum commitment. If that doesn't work, the prospect has some leverage to go down to 9 months or 6 months, but we always start off going for 12 months - that is what we want and is our standard ask. Another aspect we included is an agreement policy, for example a “valid for only 7 days” agreement after we send a contract to a prospect. We ensure that these agreements cannot be copied from prior agreements, and must also be signed by either Kevin or Erik. We also cover pricing in within policy. Under no circumstances do we lower prices or give discounts. This plays into our fundamental professional services as well. We require these services for all clients, and a salesperson cannot sell any services at all without them. Payment options is one of the most important aspects out of our sales policies, because you need to get paid! In the payment section of our policy, we cover things like ACH, credit cards, and checks. At Array Digital, we prefer default ACH, but you have the ability to use credit card if need be. If a bigger company is not capable of either, we can take a check, but we must ensure that this is a client that we are comfortable taking a check from. Also in this payment section we cover things like commissions, operations, and how the sales team integrates and works with the operations team. We also speak on how involved the sales team should be, to ensure that we are not pulling in too many resources when trying to make a sale. These are just a few things that we have to embody in our policies. If Kevin were to hire another salesperson, he wants to be able to say: here are your policies, here are the things you have to follow, and here is what I expect from you. Do you have sales policies within your organization? If you don't, don't worry, because we just recently made ours and it is growing every day! — Erik J. In today’s episode of Escrow Out Loud, our San Francisco Real Estate podcast we welcome back a guest who has been featured in publications such as Gentry Home and recognized for his talents with an award from the American Society of Interior Designers – Kevin Sawyers of Sawyers Design. (For past conversations with Kevin and his husband Pete see episodes 41, 42, and 43)[00:57] To warm him up, we start off with a lightning round of questions. Our chat starts with the first home he bought, how he found his realtor and whether or not he continued using that same realtor over the years. Then we move on to San Francisco and his favorite buildings and places in the city.[06:12] What about outdoor spaces? Kevin shares his favorite places in San Francisco and why he loves them.[08:41] If Kevin could change one thing – one real estate law in San Francisco – what would that be? He believes the bigger picture should be considered when considering the aesthetics and making city planning decisions. People with relevant backgrounds should be more heavily involved in this sort of decision making, as opposed to it being dictated by public officials.Kevin also explains how even remodeling a single family home requires a lot of patience and money.[12:11] We switch focus to interior design and Kevin explains how his own firm, Sawyers Design, came to life. With years of experience behind him since his first project, ten years ago, how has the world of interior design and Kevin’s own process changed over the years?[14:50] Because we love to share stories of the unexpected and the strange from our own world of real estate, we had to ask Kevin to share his own! We also had to know, what is “the psychology of interior design”?[18:56] Texture or color?[20:38] If you are thinking of hiring an interior designer, an important question Kevin recommends asking them is, how they manage time and money. It is also good to know how much you want to spend beforehand and give the designer a budget to work to. But how do we go about discussing budget?[24:48] Finally Kevin leaves us with some closing thoughts on design. Adventures in Businessing: Entrepreneurship, Small Business, and a Healthy Dose of Humor

Fun Sized Teasers [playlist type="video" images="false" ids="171,170,169"] Show Notes Hey! You came back! I’m not surprised or anything; just being friendly. We’ve all had to deal with awful coworkers or employees. In this episode, our hosts dive into the world of employee conflict. What do you do when you don’t get along with an employee? Worse yet, what do you do when an employee doesn’t get along with the rest of your team? Those aren’t rhetorical questions, Rob seriously wants to know. Feel free to shoot him an email. Just google The Alderman Group. You’ll find him. During the discussion, James describes how he and Zach, an employee of his company, can get into talks that escalate into heated arguments. At the end of the day, James calls Zach a younger version of himself, which I guess means that he likes to argue with himself? Or he hates himself? Or he’s projecting? I’m not a licensed psychologist, so I don’t know how to properly interpret that. I can barely spell psychologist. Ok, fine, I used spell-check. Out of all the hosts, Jeremy seems to have had the most recent experience with dealing with problem employees. His solution? Just fire ‘em all and start over. That’s what he’d do. At the risk of sounding too serious, Jeremy does give some good advice about making sure that you allow employees who aren’t a good fit to find something that is a good fit for them. On a related note, if you need to fire someone, I think Jeremy may be available to consult. Rob tells a story about Strength Finders™, a job that he wasn’t the right fit for, and how sometimes it’s better for employees and businesses when they discover they are no longer a fit. It took someone on the outside to question why he remained at a job that was making him miserable. Of course, if you don’t like your job, it’s probably much better if you get God to get you fired, like Rob did. Just let God deal with all the little details. Let go, and let God. If Kevin is your favourite host, and let’s face it, he probably is, this won’t be your favourite episode. The team does their best to keep him awake, but Kevin possibly has a cold. Or the flu. Or maybe he’s dying of some exotic illness. Should he have come into the office just to talk over Rob’s nice story about prayer and specific flavours of Evangelical Christianity? Probably not. Is this episode better off because of his Nyquil-induced fugue state? Arguable. Are the show notes better because of his altered consciousness? Absolutely. Overall, you get the feeling that the entrepreneurs are trying to make themselves feel better about firing people. Most of the talk is focused on how letting employees go is often better for the business AND the employee, but definitely for the employee. Want to know the worst ways to fire employees? You’re in luck! Towards the end of the episode, James reads his inaugural top 4 list about this very topic. I don’t want to spoil anything, but James’ list seems to lean a bit towards the left. He throws shade at Wal-Mart for giving raises while closing several Sam’s Clubs without warning and calls out the president for firing someone with a tweet. The whole thing seems like FAKE NEWS to me! James’ list has always been FAKE NEWS. I’ve always said it. James’ Lame List, that’s what I’ve always called it! Kevin recommends getting someone else to do your job for you. Jeremy recommends not working at all. Hmm. There may be a pattern there. James thinks you should listen to a podcast by Jon Acuff, while Rob suggests using an app on your phone to interface with a fax machine. Apparently he encounters a lot of fax machines. Our Recommendations Kevin: TIP - Get a virtual assistant Jeremy: TIP - Take more downtime Rob: APP - FaxBurner James: PODCAST - Creative Slide with Jon Acuff BONUS [caption id="attachment_165" align="aligncenter" width="1024"] World's Largest Side Hug-SCL[/caption]   [gallery link="none" columns="2" size="large" ids="166,167"]

Kevin Jordan - Author and Owner, Red Point Marketing ConsultantsKevin Jordan is involved with an excellent organization called "Duct Tape Marketing". Just like the name implies, Duct Tap Marketing is about simple, affordable and practicle marketing strategies for small business. What they are doing and why Kevin became involved with them is because they treat marketing as a system. They've put together a lot of tools and resources for small business to help them market better. Kevin is now a certified consultants and has licensed their brand. Kevin got involved with four other consultants within the Duct Tape Marketing brand to write a book. Kevin jokingly talked about how easy writing a book was, but he, along with his co-authors, took the time to pull from each of their expertise to write a book. Here's a link to each of the 5 Authors of "The Small Business Owner's Guide to Local Lead Generation": Mark Z. FortuneKevin JordanRay L. PerryPhil SingletonJustin SturgesKevin faced a couple challenges with his book called The Small Business Owner's Guide to Local Lead Generation. While he acknowledges that it is a bit of a mouth full, he recognized the importance of describing the book in detail and it helps with search engine optimization as well. The main challenges Kevin and his team faced was combining five voices into one voice. Check out Kevin's new book: Share on Twitter He wanted the book to have a cohesive flow so that it was reflected in the content as one voice. The way he solved the problem was by hiring a copywriter. At first, he thought it would be easier to record content and send it to the copywriter and it would be done. He found out that it wasn't as easy at it seemed. In most cases, the content was transcribed well; however, in other cases, the team found out that it was hard for the copywriter to interpret the information so that the information was communicated in a way that was easy to understand. The target audience for this book is someone who may have heard what SEO is, but they really don't understand more than that. In order to make this happen, they had to be careful with the jargon. Kevin said it was challenging to break down marketing in a simple step-by-step process. The content was created with the team on the call and the copywriter would take the information from the call. This provided a great starting point for the team to decide whether or not that was the "tone" they were looking for. If Kevin had to do this all over again, he would definitely hire a copywriter again. Within the team dynamic, they chose two people to do the editing so they would avoid having too many people trying to do the same thing.A book is never really completed - Kevin JordanHow to Write With a TeamKevin actually really enjoyed working with the team to write this book. Kevin really enjoyed it as a matter of fact. He was able to learn a lot along the way. Kevin realizes that you cannot be an expert at everything. Two of the authors were very strong in SEO and web design and then others brought in areas of expertise such as copywriting and video marketing. The hardest part of writing the book was deciding what to include in it. The goal was to keep the length short because the target audience is very busy and has very short attetion spans. Kevin pointed out that he could say that because he was a small busines owner himself. Narrowing the topics down to areas that the team believed would really help the readers out.
