I would say that this is the number one way new home buyers lose the most money - because they are not focused and do not have a written game plan of what they want.     If you are buying a home and you want to be the homeowner you need to make sure your real estate agent knows how to properly negotiate and contract so it puts you in the best position to get the home. Even if it’s a multiple buyer (bid) situation. In this episode of the How to Buy a Series, I will explain the 4 essential tips when negotiating a purchase contract.Here are the 4 key points when negotiating a real estate purchase contract:1. Make sure your Tampa real estate agent presents your offer and talks to the listing agent. In my 20 years, only about 40% of real estate agents present offers – 60% just send them via email.If you are in a multiple offer situation your real estate agent needs to also do the following:2. Write an Escalation Clause in the purchase contract.3. Have your lender (if you are getting a loan) call the listing agent and tell them how qualified you are.4.     As a Tampa realtor, I'm always trying to give my home buyers a competitive edge so they can get a better deal...The National Association of Realtors runs statistics every year and talks to home buyers and home sellers. They've shown that home buyers that have been pre-approved for a mortgage can save an average of 3 - 6%. That pre-approval means so much in today's Real Estate market. The difference between a pre-approval VS. a pre-qualification- the pre-qual is based on the initial information that you give to the lender. The pre-approval, however, is based on the information that you give to the lender that has been verified. Essentially, you are just like a cash buyer after that point. Get pre-approved sooner rather than later so you can get the advantage.     How To Buy A House with No Money Down

    This video covers how to buy a house with no money down or very little money down. There are many different loan programs out there and I’ll go over some of them to give you a general idea about these options when it comes to how to buy property with no money down. As always, double check and make sure with your realtor and more importantly your lender to see what options are available to you and your particular situation. There are government loans like the popular FHA loan– FHA’s insure the loan in case of default. FHA’s usually have 3.5% down payments and varying closing cost factors. Keep in mind that some states have higher/lower closing costs. With an FHA loan program, you can buy a house with no money down because you are allowed to get the down payment and closings costs as a gift from a relative. You can cover both the down payment and closing costs or one or the other. Sometimes you can get the seller to cover the closing costs as well. If you are a veteran or have VA eligibility, then you can get a VA loan. VA is one of the better options out there if you are a veteran or are in the reserves. VA has a no down payment program and you can get the closing cost money from a 401k, a gift from a relative, or ask the seller to cover it. Another one is Fannie Mae – which has 5% and 3% down programs. In most cases, try not to go for the 3% program because it will usually have a higher interest rate, higher mortgage premiums, etc. With these, you can also use the down payment as a gift from a relative or ask the seller to cover closing costs. In the Tampa bay area, we have something called USDA – we have it in our outlining cities. Go to their website and see if you qualify for USDA eligibility. It is a 100% financing program and it’s offered throughout the country but you have to make sure that it is offered in your area where you are located.     This video covers how to buy a house in under 8 hours. When I started out in real estate, I would show my first buyers several homes day after day. After much frustration and searching, I said to myself, “there has got to be a better way to get people into homes more quickly than this.” I needed to figure out what is really important to people, what are they looking for? Real estate and the process for buying a home is not that complicated. Much too often people tend to overcomplicate the home buying process. What you need to do is take a step back and take a deep breath. After my experience, I put together a game plan that I’ve been implementing for years that saves so much time for everyone involved. Therefore, I came up with this 2 step process for how to buy a house quickly: 1- There are four questions you need to ask yourself, and 2- There are three critical elements to look for in a property.There are 4 questions that I ask all of my clients during our introductory session. What is the absolute minimum of square footage that you want in a home? What is your desired year built? What areas do you want to be in (in order of priority)? And lastly, what is your absolute maximum amount that you would want to spend? Take these four questions, initially expand your search criteria, then contract and refine it. We have to be working together as a team for your home search.     Today I'm talking about how to choose and interview Tampa Realtors. Price-wise there's no difference between picking a Realtor who is great, average, or just plain bad. However, it could cost you money if you decide to go with the first real estate agent you speak with or just simply by choosing them because they were nice. There are some things that you can do to see how good of an agent they are. Go to that Realtor’s website, make sure that you like it and learn more about them. Are they knowledgeable & do they have a lot of experience? Make sure their real estate website looks clean and professional. If their website looks like they invested time/money into it and their effort shows, then that’s a good sign. Ask the real estate agent for past client testimonials and video reviews. Remember, video testimonials are always better than written ones. Make sure to ask the real estate agent how they differ from other Realtors in Tampa - what sets them apart from the rest? Ask them about their contract negotiating skills… get an idea of how they will represent your best interests and negotiate aggressively - like a pit bull for you.
