Tools such as Zillow are nice to get the foundation but to have a more personal experience and knowledge of the local market will always be in demand. This is an attempt at understanding R0 (reproductive number) as more than a numbing number. View these notes as less definitive. In his (2014) paper Risking It All: Why are public health authorities not concerned about Ebola in the US?, Yaneer Bar-Yam writes about why R0 isn't an even distribution.One April report noted the coronavirus reproductive number was 5.7 but offered a range of 3.8-8.9. In January the estimate was 2.6. There's many reasons but one is that the reproductive number varies by the individual in the network.Humans form the same (power-law graphed) networks over and over again. In research about Wikipedia edits the graphs of posts per user was nearly identical across languages. It holds across time too, we can imagine that church members knew their parson but not every other member. This network holds on TV shows too.Image from Funkhauser.These networks are so common, they may be part of our evolution, like ten fingers. Nicholas Christakis said, “Maybe natural selection had something to do with the topology of human networks.”Christakis looks at networks to seed interventions like a farmer who avoids the arid or soaked parts of a his field. In lab research, Christakis found that when one person is nice to another person (via monetary rewards) then that person is nicer to the next. Courtesy is contagious.In other studies, Christakis changed the visibility of charity (or selfishness) and the contagion changed too. Visibility of inequality mattered a lot, unseen inequality mattered very little. That's kinda interesting.Christakis has found three features which influence how things spread through networks.Connections, more lines between hubsContagions, faster spread between hubsPositions, different originations hubsIf Larry David gets an idea for his television show and he wants Julia Louis-Dreyfus to guest star he can ask her (#1), but if it's someone he doesn't know he'll have 'his people call your people'. He could pitch Julia via text (#2) or write her a letter. If it's Jeff Garlin that has the idea and not Larry David, (#3) then the idea has to wind through Larry to get onto the show.A real example of virality is the Zillow Zestimate. Co-founder Rich Barton wanted to advertise. That had worked for Barton at Expedia. But Bill Gurley said, "If you're buying ads to sells ads, then you're arbitraging traffic and that dog don't hunt very long." Barton wanted to focus on spreading the message (#3) far and wide. What worked better was creating something people would share (#2) among themselves.Bar-Yam warns about an average R0 when he writes about Ebola:"However, in a complex interdependent society it is possible for the actual number due to a single individual to dramatically differ from the average number, with severe consequences for the ability to contain an outbreak when it is just beginning."Ebola needs to be a disease of more concern, he wrote in 2014, because the epidemiological models used the connections, contagions, and positions of Africa which is a different network structure. "One person is not likely to be in close contact with much more than about 10 or 20 family members." That is, the rural African figures for 1, 2, and 3 are quite different from the urban African figures. "In urban areas in Africa and in the US, the nature of the contact network is different."Ebola is a hot virus and should be treated with extreme caution. Richard Preston's book, The Hot Zone is about the mid-90s almost crisis when the Ebola virus was spreading through the air in a monkey research facility just outside of Washington D.C.(Here's Preston in 2019)In the book Preston writes about the history of research. Recalling one trip in the mid-80s:"Occasionally they (researchers) came to villages, and at each village they encountered a roadblock of fallen trees. Having had centuries of experience with the smallpox virus, the village elders had instituted their own methods for controlling the virus, according to their received wisdom, which was to cut their villages off from the world, to protect their people from a raging plague. It was reverse quarantine, an ancient practice in Africa, where a village bars itself from strangers during a time of disease, and drives away outsiders who appear."Some strands of Ebola pass through he air (#2). Jay shares why relying simply on a Zillow Zestimate can cost you thousands of dollars on your home sale.
Barb Schlinker home of Your Home Sold Guaranteed* share the top 5 reasons why You CANNOT trust the accuracy of the Zillow Zestimate for your home's value. When you are thinking about selling your home, looking at the information on Zillow, like their Zestimate is a popular thing to do.1) Zillow is not looking at your Home’s Condition and Features. Here is an example:4715 Sourdough Place The Zillow “Zestimate” was $348,000. 3 Other AGENTS told the seller the home was worth $350,000. But I could see the updates and views and knew it would sell for more. We listed the home at $425,000. Right after we did that the Zillow Zestimate went to $411,000.I sold this home the first weekend for $427,000. If the Seller Believed the Other 3 agents and the Zillow Zestimate it could have cost them $77,000! Zillow posts a “Zestimate” Zillow does not know your home’s conditions, improvements or about the location.2) Zillow has little knowledge of your location or a lot of qualities. Mountain Views, Culd-e-sacs, Golf Courses, walking distance to schools can add value. Location is 70% of the buyer's purchase decision. 3) Zillow's Data if Often Inaccurate, 50% of Zillow’s revenue comes from real estate agents buying leads from Zillow. They don't even tell buyers a home had a contract. They just want buyers to call so they can sell leads to real estate agents like me. When they give comparable sales. Zillow does not always compare apples to apples in selecting which homes might be a good comparable to indicate a home's value.4) As the Market Shifts, Zillow’s Zestimate cannot keep of with rapid market changes like a rise in interest rates or seasonal changes. Their values could be over or under stated by thousands.5) The 5th and TOP reason your home's Zillow Zestimate may not be acurrate...Zillow Is Buying and Selling them for a profit! So they have positioned themselves as the "Gold Standard" for real estate values online, similar to a Kelley Blue Book for Real Estate. Yet, their are offering to buy homes and then they add a few minor updates and sell the homes for a profit - called 'flipping". So they tell the world your house is worth ....X or "Z". Zillow then makes offers to desperate sellers who must sell now. The benefit to that home seller is they get a quick cash sale. Oh and did I mention, Zillow does not charge a commission. But they do make offers on homes well below market value and they charge a 7% or more "SERVICE FEE". Its not a fair fight for a home owner who needs to sell their home. And, effectively, those home sellers are selling their homes to Wall Street investors. Selling your home to Zillow might work for home sellers who need a quick cash sale. But even our local investors will often pay more than Zillow for homes. The real numbers are that Zillow is only making offers on 2.4% of the home owners that present their home to Zillow for sale. Once Zillow obtains the contact information of motivated home sellers, they sell the leads to real estate agents for 35% of the commission. And Zillow has in their corporate mission statement to put real estate agents out of business! In Zillow's world the consumers do not need real estate agents. They believe all can be done online with their very powerful website. Time and time again we find cases where home sellers gave up tens of thousands of dollars of equity just for the Easy Button of a quick sale. A majority of real estate agents have the objective of getting home sellers the most amount of money when their home sells, not the least. How accurate are Zillow's Zestimates in San Francisco? Staggeringly low.
On this episode, I will tell you why Zillow Zestimate is inaccurate and not a good place to go for your property value when the CEO's home was off by 40%. Plus Zillow's CEO has publically stated that they are works on getting Zestimate more accurate. In my opinion, Zillow is nothing more than an advertising company that is also a data mining company. There are a lot of misconceptions about the real estate industry out there. Today I’ll be tackling three common myths, in particular. There’s a lot of confusion about what’s true and false about the real estate industry, so today I wanted to address and debunk three common myths people believe about this business. 1. Real estate agents are paid a salary. The truth is that real estate agents unfortunately don’t earn a salary. If we do, then something is seriously wrong with my payroll. We actually work on commission. “While Zillow has a lot of good, fun information, its Zestimate tool is not an accurate way to determine home value.” 2. Zillow is a reliable real estate tool. People often cite Zillow Zestimates as a basis for home value, but the estimates produced by this online algorithm can be 50%, 60%, or even 70% off. So, while Zillow has a lot of good, fun information, its Zestimate tool is not an accurate way to determine home value. 3. Inspections work on a pass/fail system. In the state of North Carolina, home inspections don’t operate on a pass/fail system. Instead, home inspections simply outline any issues that have been found with the property. Buyers have the right to walk away from a contract if the inspection report comes back with information they find to be unacceptable, but properties undergoing a home inspection don’t receive a pass/fail grade. Just how accurate is Zillow’s Zestimate feature? Today, I’ve got some information you need to know before relying on this website. Many people are curious about the true credibility of Zillow’s Zestimate feature. First, the Zestimate relies only on data because it is computer-generated. Nothing else can be taken into account. This becomes even more of an issue because Montana is a non-disclosure state, meaning that real estate transactions are not public information and cannot be pulled up through databases. The Zestimate also has the disadvantage of there being no personal viewing of the property. The Zestimate is based strictly off of numbers. It also isn’t bankable. You can’t walk into a bank or lender with a Zestimate and expect it to count as an appraisal. In order to move forward, you will need a real appraisal. A major reason for this is that Zestimates can be very inaccurate. The CEO of Zillow himself sold his home for $750,000 below his Zestimate, which was almost 50% of the sales price. You can see for yourself how reliable Zillow is based on some of the information included here. “The best way to value your property is to work with an agent who is experienced in your area and with your type of property.” Ultimately, the best way to value your property is to work with an agent who is experienced in your area and with your type of property. Get a free Home Price EvaluationOne of the most common questions I’ve been receiving lately is: “How accurate is the Zillow Zestimate?” Every time we do a market evaluation on a home, we pull up its Zestimate and we are also pulling up recent comparable sales numbers. After reviewing dozens of these Zestimates and comparing them with the home's actual market value, I have a few thoughts about them.The first is that they are extremely good at analyzing large amounts of data. If you had 10,000 homes as a sample size, the numbers would be right on the money.However, when it comes to individual homes the numbers aren’t as accurate. In fact, they are off by 15% to 22% nearly 70% of the time. Zillow’s Zestimate has become a household name. But, as it turns out, the feature could end up costing you tens of thousands of dollars.Want to sell your home? The problem is, Zestimates are often inaccurate.A woman in Glenview, for example, learned this from experience when a Zestimate valued her home at an $80,000 less from what she and her real estate agent believed was its true worth. Because of this, she struggled to get her house off of the market and is now suing Zillow. If there is a large disparity in a home’s true value and its Zestimate, buyers will be hesitant to make sufficient offers, or to make offers at all. This isn’t to say that Zillow is without any positive attributes, though. One feature I’m personally a fan of is their mortage calculator, which allows you to not only work with principal and interest but also allows you to enter taxes and insurance. This lets you work with all the data given to find out what sort of loan might be right for a given client. A study has shown that the Zestimate is always off by an estimate of about 5%. I do, however, have a couple of problems with Zillow. For example, Zillow’s data, which they get from the MLS, is oftentimes wrong. As a result, clients frequently send me links from Zillow and express interest in listings that turn out to be no longer available. As I mentioned earlier, my second grievance with Zillow is the Zestimate. A study has shown that the Zestimate is always off by an estimate of about 5%—which can make a big difference, especially for higher-priced listings.Because of this, Zillow went so far as to hold a contest offering $1 million to anyone able to correct their Zestimate algorithm.Their defense against the lawsuit they’re facing, in fact, is by admitting that the Zestimate isn’t even an appraisal. Be that as it may, the lawsuit came about because the Glenview woman I mentioned earlier experienced a direct and negative influence on the prospects of her home because of the Zestimate. As sticky a situation as this all is, the lesson I think comes from it is that you should be skeptical of Zestimates and, most importantly, should talk to a real estate professional about the value of your home. The Zestimate is their home valuation tool. Zillow has done a great job of driving people to their website and offering this estimation of value, but I’ve seen Zestimates off by as much as 20% online.Sometimes it’s accurate and it usually gives a good benchmark, but the reason it’s so often inaccurate is because it doesn’t take into account many factors that buyers do when determining the true value of your home. For starters, it can’t factor in location. The Zestimate can’t tell the difference between a corner lot on a busy street and a cul de sac tucked back into a neighborhood with its back to the woods.“Zillow can’t account for home improvements. ”Zillow also can’t account for home improvements. Zillow doesn’t factor in if your house has a new kitchen, a finished basement, updated windows, a new HVAC system, or a number of other improvements. Zillow can’t walk into your house and look at the overall condition either.Finally, another factor that’s big in this area that Zillow can’t account for with its Zestimates is school districts. At the end of the day, the online estimate is cool and a neat tool, but it can be off.
