Many real estate businesses are messy and lack the cadence and operating systems that allow for scalable and sustainable growth. This shows in the results they get and their inability to meet goals.  The most successful real estate leaders master every aspect of running a team, and they create clarity around the activities that impact profitability. When we get to a point where we can forecast the results of our business, it shows that we understand the systems, our people, and our market.  What are the key systems we need to implement, and how do we make sure we’re implementing them the right way? What is the biggest mistake agents make on their first team hire? How do we farm at a high level?  In this episode, I’m joined by real estate disrupter, founder of Agent Academy, and CEO of Beer Home Team, Dan Beer. He shares his real estate journey, the biggest lessons he’s learned, and a unique perspective on eXp.   Three Things We Learned From This Episode The biggest mistake agents make on their first hire: By creating a hiring structure that doesn’t scale, we limit the business right from the first recruit. Build your team with the end in mind. Don’t focus on trying to keep costs low in the short-term by hiring people who don’t have the capacity to grow with your vision. Staff for the business you want, not the one you have right now.  How to succeed with farming: When it comes to prospecting and lead generation, there’s simply no shortcut, we need to be consistent and persistent. We need to be willing and able to farm for at least 6 months to get anything out of it. Get to a point where you actually like and enjoy farming so it doesn’t feel like a chore. That way, we’re able to keep doing it.  What drew Dan Beer to eXp: The challenge most agents face is not being able to get consistent coaching from other leaders in the industry, because those people aren’t financially tied to their success. What’s significant about eXp’s revenue share model is that agents have the financial incentive to help each other grow. It’s easy to enter the real estate industry, but much more difficult to actually build wealth. Why should we only do the things we’re good at and outsource everything else? What’s our biggest asset? Why shouldn’t we rely on only one tactic to get sellers and buyers? In this episode, Daniel Beer shares the mistakes most real estate team leaders make, and how to avoid them. There is no entry barrier to the industry, but there is a huge barrier to success— even though it’s simple. -Daniel Beer   3 Things We Learned From This Episode Don’t force yourself to do the things you’re not good at (10:00-10:50) Make a list of all the activities you’re good at. There are only so many things you can do at a high level. Anything that you can’t do at a high level should be outsourced to someone who can.   Treat your time as valuable (29:00-30:20) Be aware of what your time is worth. Don't bother with activities that eat up your time. Calculate your value per hour and determine if what you’re doing is worth it. . Good prospecting requires a system (19:00-20:30) Door knocking or sending a few brochures doesn't work. You can’t expect to get listings just by taking the first step. Build a system around door knocking, open houses, or your prospecting method of choice, coupled with other tactics such as online content and advertising.   The difference between small businesses and big businesses is habituating good practices. We all have ideas that we want to implement or changes we want to make to our business. For us to commit to implementation, we have to be intentional and set aside time in our calendars consistently to do the work that leads to the achievement of your goals. What that tells us is that we also have to practice. We have to constantly work on improving our scripts, presentations, and other important processes. This is what it takes to break through to a high level of success. Successful businesses, like successful people, have winning habits It takes a lot of focused energy on something to make it a habit. Yet when it becomes a habit, your unconscious mind carries it out without much thought. This is what we need to usher into our business, too. On a quarterly basis, we must have clear focus on the most important things. By doing so it becomes a habit of your business.   A business run on the foundation of positive habits and differentiation is a business that can weather the storm of any market shift.
