This determines if Malik Willis is the REAL DEAL. 8-25-2026
Karol Markowicz sits down with Zachary Kussin, real estate editor at the New York Post, for a wide-ranging conversation about journalism, New York City real estate, personal style, resilience, and the value of embracing who you really are. Kussin shares the unlikely story of how a Craigslist job posting helped launch his journalism career, eventually leading him from The Real Deal to the New York Post. He explains what makes real estate reporting such a unique beat and how years of hard work, unexpected opportunities, and a little luck shaped his career. The conversation also turns personal as Kussin recounts losing nearly everything when a seven-alarm fire tore through his New York City apartment building. The experience gave him an opportunity to rebuild—not just his home, but a space that genuinely reflected his personality, travels, and lifelong love of antiques, vintage jewelry, fashion, and design. Karol and Zachary discuss growing more confident with age, finding your people, developing meaningful relationships, pursuing unconventional passions, and refusing to change yourself simply to fit other people's expectations. Kussin also shares his philosophy for living a happier life: embrace adventure, pursue what genuinely interests you, take chances even when you don't know the outcome, and have the confidence to be yourself.See omnystudio.com/listener for privacy information.

Iran wants to play this out past the midterms at a minimum to hurt President Trump politically as much as possible. But do they have the ability to do such a thing? As I've said right along...price is truth – so pay attention to the price of WTI crude – it'll tell you most of the story in the day-to-day from here. The history of this conflict, and the inability to trust 12th-Imaming terrorists with any kind of a deal suggests this oasis is a mirage. However, the underlying factors suggest it just may be possible that what's on the horizon is one of the 494 Iranian oases.

Agency Launch on The Stack: Building Pipeline, Selling Value, and Delegating to Grow an Insurance AgencyMatt Dietz of Agency Launch joins Mo's webinar show The Stack to discuss core agency fundamentals amid industry changes, focusing on building a dependable sales pipeline without simply buying more internet leads. Dietz advocates multiple acquisition “lines in the water,” reverse-engineering premium goals into a daily quote target (e.g., four serious quotes/day) and using closing ratios to diagnose sales-process problems, emphasizing that emailing quotes without conversations drives low conversion. He highlights mortgage lenders as top referral partners versus real estate agents, outlining ways to meet and nurture lender relationships and provide reciprocal value. Dietz also addresses overcoming fear of rejection by networking, asking direct questions (“Who's your agent?” and “Is there any reason I can't earn your business?”), and building confidence through repetition. Finally, he covers delegation, staffing sequence, and time audits to reduce “fake work,” improve accountability, and focus teams on quoting, calling, and selling.00:00 Welcome and Setup01:06 Guest Intro and Catch Up02:38 Pipeline Basics and Systems04:38 Reverse Engineering Quote Goals06:19 Lead Myth and Sales Process08:33 Stop Emailing Quotes10:38 Internet Leads Reality Check12:50 Mortgage Lenders Referrals17:55 How to Meet Lenders21:15 New Agent Rejection Fear23:58 Ask For Business Naturally24:13 Room Full Of Owners25:42 The Two Key Questions27:38 Network Everywhere You Go29:26 Confidence Through Reps30:40 Delegation Builds Agencies31:48 Stop Quoting Yourself35:19 What To Delegate First36:15 When To Hire Next38:16 Time Audit And Focus41:56 Manage Producers By Numbers43:36 Final Thoughts And Q And A

Maren Perry reveals why most leaders are "optimistically naive" about their team's friction-and how to move from avoiding difficult conversations to building a culture of continuous "work-ons."If you've ever felt like your team offsite was a "one-and-done" event that changed nothing, this conversation is for you. Maren Perry, Founder and CEO of Arden Coaching, joins Cam and Otis to break down the "discovery process" that reveals what's actually happening in your organization. From the staggering gap in self-awareness to the "inflation" of performance reviews, Maren shares how to measure the soft skills that actually drive results. In this episode, you'll discover:• The "Optimistically Naive" Leader - Why leaders often ignore body language and team friction, hoping it will just "work itself out" (17:32) • The Self-Awareness Gap - Why 85% of people believe they are self-aware while only 10-15% actually are- and what that means for your leadership (38:48) • Measuring Soft Skills - How to turn vague values like "transparency" into concrete, measurable behaviors and KPIs (22:09) • The Feedback Disconnect - Why employees are starving for honest feedback while leaders are too uncomfortable to give it (30:50) • Offsites That Actually Work - Why the "Moses coming down from the mountain" approach fails and how to ensure retreat lessons stick (11:24) • The "Work-On" Culture - Borrowing from the rugby world to make continuous improvement a disarming, weekly habit rather than a scary annual event (45:22)About Maren Perry: Maren Perry is the Founder and CEO of Arden Coaching, a leadership development firm specializing in turning technically brilliant people into high-performing leaders. This past weekend, Argentina, led by Messi, in what could have been his final World Cup appearance, lost to Spain 1-0. It was a crushing loss, one that, understandably, left Messi looking more reflective and appreciative than full of joy. Ok, now let’s rewind to 2022. Messi won the World Cup and, in the midst of his elation, the look on his face shifted from unbridled happiness to perplexed discomfort. The kind of face Curb Your Enthusiasm has made famous over the years. That’s because, in Messi’s biggest moment, surrounded by teammates and being watched by millions around the world, he had his moment stolen by an internet celebrity. Salt Bae, the internet’s most infamous social media chef, grabbed the trophy and somehow made Argentina’s, and Messi’s, World Cup win about himself. Welcome to REAL DEAL! I’m Tony Reali, and I’m so happy you’re here. Today we’re diving into a moment that felt like a cross between a Mad Lib and a fever dream. Helping us make sense of it all is The Athletic’s Nick Miller, who has covered Messi and his dealings with Salt Bae extensively. It all boils down to one question: Was Salt Bae inserting himself into Messi’s celebration the most hijacked moment in sports history? Let me know what you think in the comments. Was Paul really an Apostle?
On this episode of Closed!, Lee sits down with Jonathan Miller, co-founder of Miller Samuel, a New York-based real estate appraisal and consulting firm, for a timely conversation on New York City's rental market and the recent decision to freeze rents for rent-stabilized apartments.Jonathan breaks down what the rent freeze does and does not mean, including why it applies to rent-stabilized units rather than the entire rental market. He explains how the decision could affect renters, landlords, lenders, open-market rents, and the long-term condition of New York City's affordable housing stock. The conversation also explores the broader pressures facing the city's housing market, from rising operating costs and limited financial incentives to maintain older buildings, to constrained lending, historically high market rents, and the ongoing distortion created by low inventory and elevated mortgage rates. Jonathan discusses why maintaining existing affordable housing may be just as important as building new units, and why the city's rental market remains one of the most complicated pieces of New York's real estate economy. To learn more about Jonathan Miller and his work, visit housingnotes.com and follow his market commentary through The Real Deal.To learn more about Lee and Bergstein Flynn Knowlton & Pollina PLLC, visit bfkplaw.com.To find out more about Bergstein Flynn Knowlton & Pollina PLLC, visit our website at bfkplaw.com. When we open the Book of Acts, we are entering a world saturated with religion. Every city had its temples. Every household had its idols. Every culture had its gods. Worship and devotion were prominent in the first-Century. However, the people were not worshipping the One who could offer them forgiveness. They were not devoted to the One who had victory over death. They had settled for spiritual imitations–gods that could not save them. When the apostles preached about Jesus, they weren't introducing another religious option. They were proclaiming that the real King had come, lived among them, died, and resurrected. And that changed everything. Every person had to answer the same question: is Jesus the real deal? The message of the apostles is now our message, and there are people all around who are wondering if Jesus is the real deal. Will you tell them?

Owner Financing & Note Investing Podcast with Dawn Rickabaugh
In this episode of Property & Paper Live, Dawn Rickabaugh walks through a real-life partial note purchase involving a unique church property financed at 0% interest. Using actual numbers, she demonstrates how investors can create strong yields through properly structured partials—even when the underlying note carries no interest. Along the way, Dawn explains how she solved a seller's urgent cash-flow problem, discusses underwriting considerations, and illustrates why understanding amortization and deal structure is far more important than simply looking at the note's interest rate. It's a practical case study that shows how creative note investing can create win-win financial solutions for everyone involved.
Last week, we talked about the six key drivers of personal health with Dr. Tom Frieden. But how does that factor into our conversation about the value (or not) of wearables and supplements? This week, Dr. Zeev Neuwirth and Producer, Jess Greenwood, are back to unpack that for you. We discuss the role wearables do and potentially could play in helping each one of us achieve and maintain better health. We talk about how important it is to understand that the six drivers of personal health may be simple, but they're not necessarily easy and why that means individuals are not to blame. Most importantly, we offer an invitation. To those who are creating, supporting, or changing their own environments to support better health for themselves or their community. We want to hear from you! Please get in touch so we can share your story on the podcast.
