In the wholesaling world, patience and perseverance can truly go a long way. While you can look forward to experiencing a lot of quick wins, there will be times when a deal can take months to close and can put your patience, perseverance, and creativity to the ultimate test. If you persevere however, you will be rewarded handsomely. For rockstar rhino Andrew Lucas, giving up is not in his vocabulary. Case in point: he never gave up on a deal even if it took him 8 months to close. Determined to help the seller out, the go-getter from Columbia, South Carolina did all he can to make things happen. While the transaction took longer than usual, he was able to accomplish two awesome things: help the seller out and get rewarded for his efforts. If you’re faced with a challenging deal that’s taking longer than you anticipated, today’s episode is for you. Andrew’s story will not only teach you about patience and perseverance but also how to pick yourself up when facing unforeseen setbacks. No doubt an inspirational episode so don’t miss it! Today I’ll cover two key points about beginning your career as a real estate investor.  Selling your Flagstaff home? Get a free home valuationThinking of buying a home in Flagstaff? Search all homes for saleSelling in Mohave County? Get a free home valuationThinking of buying a home in Mohave County? Search all homes for sale Contact The Lander TeamI’ve been specializing in real estate investments for about two years now, doing anything from fix-and-flips to buy-and-hold properties. For brand-new investors looking to get into the business and seasoned investors looking to grow their portfolios, today I’d like to take a little time to talk about how you can start investing your own fix-and-flip properties. There are a couple key points to keep in mind when getting started as an investor:1. You need to work with someone knowledgeable in the industry. If you are not personally knowledgeable about, say, the construction aspects of real estate, you’ll need someone on your side who is. They can protect and guide you when it comes to making some big decisions regarding your property.“Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind! ” 2. Read books by some industry experts. There’s plenty of existing material that will help you build your plan. I recommend one that’s well known to most real estate investors: “Flip: How to Find, Fix, and Sell Houses for Profit” by Rick Villani and Clay Davis, featuring a foreword by investing legend Gary Keller. This book will walk you through the entire process of flipping a property step by step, from figuring out where to find funds for hard money financing to how to do a construction loan. It will also advise you on creating a plan to find the right property and instruct you on how to calculate your costs and return. Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind!If you’d like more information about becoming a successful real estate investor, don’t hesitate to reach out to me. I’d love to point you in the right direction.
