These normally forgettable functions of election administration are suddenly the subject of a pair of lawsuits that add a chaotic coda to a disappointing election for Republicans in Arizona and across the country. After illegally going through with a hand count of their votes, Cochise County did not reach their deadline for certification. And officials in GOP-controlled Mohave County threatened to delay their election certification, before relenting late Monday. This could result in two Republicans losing their races. The site of Fort Mohave near Mohave Springs and around 20 miles due east of Lake Havasu City in Mohave County, is said to play host to a sizable gold nugget cache. Fort Mohave was burned down in 1861, to deny Confederate forces control of the fort. It was then rebuilt in 1863, and the new Fort Mohave served until the year 1890. The gold cache is said to be buried underneath the ruins of a carpenter shop on the north side of the fort. On the east side of Bronco Canyon, some 30 miles to the northeast of Fort McDowell in Maricopa County, it is said that around $75,000 worth of gold nuggets are buried. This treasure was said to have been buried by two miners in 1891, under a rock shaped like a toadstool close to a small spring. They were unable to find their buried treasure again. The Lost Treasure of Telegraph Pass is said to have been buried in the vicinity of Telegraph Pass in the year 1870, in a flat campground whose distinctive feature was a small butte to its east. This campground was said to be below Montezuma's Head, somewhere on the southern end of the Estrella mountain range in Yavapai County. Buried here is about $50,000 in gold and jewelry. Close to Montezuma's Head, there is another reported buried treasure, which supposedly contains up to $2 million in gold bars. Due west of Santa Rosa Wash, between the town of Santa Rosa and the city of Casa Grande, there is said to be a buried cache of some one thousand rifles and pistols, hidden by Native Americans in 1880. This places it in the Papago Indian Reservation in Pima County. In a cave on the east side of the Estrella mountain range and to the south of Butterfly Peak, there is said to be a deep box canyon that runs east to west. This canyon lies somewhere midway between Butterfly Peak and Montezuma's Head. A cache of 30 bags of gold nuggets and 50 solid gold bars is reported to be hidden here. The legendary Sunlit Cave Treasure has been sought after by many treasure hunters. This tremendous cache is said to contain tons upon tons of Spanish gold bullion. The cave of which the legends tell is supposedly 15 to 20 miles due south of Ehrenberg in Yuma County, on the Arizona side of the Colorado River. Close to the Rancho de los Yumas, around 40 miles due north of Yuma City in Yuma County, it is said that a number of chests full of gold were buried on the Colorado River's east bank. This treasure was said to have been hidden by a prospector named William Rood in 1875. In 1897, around $1,000 worth of twenty-dollar gold pieces were found in the vicinity, but the main treasure had never been found. The Lost Laguna Treasure is said to be located close to the modern-day Laguna Dam, between the Laguna Mountains in Mohave County and the Colorado River. According to legend, a band of Native Americans ambushed a group of miners, and threw their bodies into a gorge in the hills near present-day Laguna Dam, along with the gold they mined. This gold is said to consist of 50 pounds of gold nuggets. Around Yuma Crossing, close to present-day Yuma City, there is said to be $80,000 in gold and silver coins buried on the east banks of the Colorado River. This treasure was supposedly buried by a man named Lincoln in the 1850s. Along an old trail between Cochise County and Wilcox, around $60,000 of gold bullion is alleged to have been buried by the Alvord gang in the late 1800s. In the mountains north of Tucson, Arizona, there is reported to be a gold mine that was buried under collapsed earth and wooden logs. It is said that the mine was once staffed by a priest and some Native Americans. The only distinguishing characteristic of it was its iron door. No one has been able to find it since the collapse. Another point of interest in the Superstition Mountains was said to have been discovered in the 1840s. A Spaniard, along with his two sons, unearthed valuable ore near a place that was known to some as Weaver's Needle, named for its sharp peak. Mowry is a ghost town that lies around 18 miles to the south of Patagonia, and can be found by going the old trail road in Santa Cruz County. Mowry used to be a flourishing mining town that produced lead and silver. Its prosperity can be seen in its original buildings that are still standing. Oatman is a town that lies on the Colorado River, approximately 17 miles to the north of the town of Topock in Mohave County. Founded around the 1880s, Oatman is now considered a near-ghost town, due to the majority of its population leaving because of closure of its mines in the year 1942. Paradise is a town in Cochise County, just off state 80. It is situated around 15 miles north of Rodeo in New Mexico. Paradise was considered a lawless town during its day, and now a small number of people take residence within this large cluster of decrepit buildings within the Pedregosa Mountains. Pearce is a ghost town that can be found 50 miles northwest of Douglas in Cochise County, and about 5 miles to the west of state 666. Pearce was an incredibly prosperous mining town in the 1880s through to the turn of the century. During this time, it was able to generate more than $30,000,000 just from mining gold. Pearce was also able to produce other minerals and precious metals, such as silver. Before becoming deserted, the town was once the headquarters of outlaw gangs such as the Alvard-Stiles. Planet is a ghost town that can be found some 15 miles to the northeast of the town of Parker, in Yuma County. Planet lies on the Bill William River, and was the home of Arizona's first copper mine. This copper mine prospered for only a short while before it dried up. Rich Hills is a ghost town that can be found 12 miles to the north of Wickenburg in Yavapai County, up an old mountain road. Rich Hills was founded in the 1860s when gold was discovered in the area, and became a prosperous gold town. It became a ghost town in 1875. There are only a small number of buildings still visible, but many have noted its strange cemetery. Tubac was the site of a Spanish presidio in 1752 in order to protect the mines nearby. It lies 22 miles to the south of Tucson in Pima County, on state 89. In 1775, it became a staging area for an expedition led by Juan Bautista de Anza, which would later lead to the founding of San Francisco. In the 1860s, American miners came to occupy the town, and they renamed it Tubac. Today, it is a near-ghost town, home to around 100 individuals and an impressive variety of ruins from two centuries of occupation by two different cultures. Washington is a ghost town that is situated 10 miles to the east of Nogales in Santa Cruz County, on the Santa Cruz River. Mining in Washington stretches back to prehistory. A good number of the buildings from its founding in the 1800s survived to the modern day, along with its mining tramway. White Hills is a ghost town in Mohave County, around 7 miles to the east of state 93. Squaw Peak can be seen nearby. White Hills was once a silver town, but now only a few buildings are still visible. The lost Virgin de Guadalupe Silver Mine is located to the north of the San Ramon River in the Tumacacori Mountains, near the ghost town of Tubac in Santa Cruz County. It was originally a Spanish mining settlement, until they vacated it in 1648. Mexican miners occupied the area in the 1800s. The lost San Pedro Mine lies in the Tumacacori Mountains, around 4 to 6 miles to the west of the old Tumacacori Mission. San Pedro, it is said to be located close to the Lost Virgin Mine. was abandoned in 1648. The lost Opata Silver Mine is in the same area, some two hours walk to the east of San Pedro and Virgin de Guadalupe. Opata is supposedly nestled in the San Cayetano Mountains' western foothills. The Lost Bella of Gold Guevari Mine - This mine is said to have been located in the southwest extremities of the San Cayetano Mountains. This week's story occurred in Littlefield, Arizona in 2018. Jerry and Susan McFalls, both 62, were retired and owned a home in West Jordan, Utah and a second home in Littlefield, Arizona. Family said they often travelled between homes. Before they went missing in January 2018, they told family they were leaving Littlefield and returning home to West Jordan. But they never made it back home. The local sheriff's office served a search warrant and visited the Littlefield home to find out what happened to the missing elderly couple. The house was unlocked and their two dogs were inside with no food or water. Deputies found a purse, wallet and cellphone left on the kitchen table. It was as if they had just both vanished. There was a witness who saw the couple climb into an SUV that has never been located. On October 18, 2018, the remains of two unidentified people were located in the desert near the Virgin River Gorge in Arizona. Authorities identified the human remains as Jerry and Susan McFalls, a West Jordan couple who went missing over three years ago. The Mohave County sheriff's office announced someone had murdered the couple. Go way back in Overdrive's 60-year history and you'll find more than a little dabbling in the bright lights of Hollywood and the country music scene of the ‘60s and ‘70s. It didn't hurt that the Overdrive office was in the entertainment mecca of the Los Angeles area, but what really drove the connections was Overdrive's founder and editor, former independent trucker Mike Parkhurst. Many of those associated with the magazine's early years have passed on, including Parkhurst, who died in 2014. One of the key players during about half of Parkhurst's 25-year ownership of Overdrive was Roger Galloway. Now 77, Galloway is communications director for Mohave County, Arizona. “My Overdrive days were from 1970-'86, with the exception of 1979-'81, when I produced national TV specials,” said Galloway. Some of them focused on country music stars, such as “Great Ladies of Country” and “Tribute to Kitty Wells.” They were not tied to Overdrive, though Galloway's first TV special, “Truckin' in Nashville,” was produced in 1979 outside a Nashville, Tennessee, truck stop. From 1945 to 1962, the United States conducted nuclear mining in Northern Arizona and nuclear testing in Southern Nevada. Yet the government failed to warn people in the area of the radiation risks posed by that work and the health hazards associated with it, including various forms of cancer. Then in 1990, Congress passed the Radiation Exposure Compensation Act. It established a lump sum compensation for individuals who contracted illnesses in the aftermath of the testing. The program was later expanded in 2000 and is set to close its eligibility to individuals in 2022.  Rep. Greg Stanton, D-Ariz., is sponsoring a bill to extend the eligibility to include Mohave County and Nevada's Clark County in the federal fund. Last week, the House Judiciary Committee held a hearing to listen to testimony from people in the affected areas.  That included Mohave County Supervisor Jean Bishop, who grew up in the affected area and developed cancer due to the nuclear testing.  In this week's episode of The Gaggle: An Arizona politics podcast, hosts Yvonne Wingett Sanchez and Ronald J. Hansen are joined by Bishop as she recounts her childhood in the impacted area. You'll also hear from Stanton on his outlook of the bill and why he took up the issue.

Prospector Jim Music helped develop the Hackberry Silver Mine in 1875. Mining of various metals developed the town, sending it from boom to bust based on fluctuating commodity prices. Hackberry is an unincorporated community in Mohave County, Arizona. Hackberry is located on Arizona State Route 66 (former U.S. Route 66) 23 miles northeast of Kingman. Hackberry is a great place to stop and take photos, stretch, and have friendly conversation with the storekeeper.

Robert DeVries served over 25 years with the Holland Michigan Police Department and in 2003 traveled westward when he took over as the Chief of Police for the Kingman Police Department in 2003. During his tenure he was very active with the Arizona Association of Chiefs of Police and the Arizona High Intensity Drug Trafficking Area (HIDTA). He has been very active in drug prevention and awareness throughout Mohave County. Kingman PD was the first agency in Arizona to train and equip their officers with Naloxone and the only rural community in the state to allow a harm reduction program to assist those suffering from opioid use disorder. After 42 years in law enforcement, Chief DeVries retired in April and took over as the program coordinator for the Mohave Substance Treatment Education Prevention Partnership (MSTEPP). He currently oversees a Bureau of Justice grant for Mohave County focusing on fighting opioids and methamphetamine use. Working in Southern Yavapai, Northern Maricopa, Northern Gila and Mohave County he has been with the Department for approximately 3.5 years. His Law Enforcement career started with Buckeye Police Department, shortly after he realized he could utilize my training to help protect the livestock industry.  Born and raised in Morristown, Arizona Garrett grew up in the family business doing pump and windmill working on many ranches throughout Arizona. He spent most of my free time helping on the family ranch outside of Wickenburg, Arizona.  At 17 he enlisted in the Army as a Military Police Officer and served as a Team Leader in the 855tMP Company for many years. The unnamed Black or Hispanic female's mummified body was discovered on September 28, 2016 dumped along Highway 93 in Mohave County. Investigators are still trying to find her identity and killer. Her estimated age is between 13 -17 years-old.

Plenty of livestock you’re free to pet. My kids love to pet the pigs and goats and get close to the horses. There are also livestock shows taking place, which allows kids to show off their animals. 3. Lots of live music, arts and crafts, exhibits, and rides and games. One of my favorite things to do at the fair is ride the rides and play carnival games with my family.4. Delicious food. Who doesn’t love a good cheesecake ice cream cone or Native American fry bread? The Mohave County Fair is a great place to spend time with your friends and family. Steven Butala:                   Welcome to the Land Academy show entertaining land investment talk. I'm Steven Jack Butala. Jill DeWit:                            And I'm Jill DeWit broadcasting from sunny souther California. Steven Butala:                   Today Jill and I talk with member Luke Smith and he shares his success stories about how he got here, where he's going, what he's failed at, what he's succeeding at and the whole story. Jill DeWit:                            He's also in sunny souther California. Steven Butala:                   Yeah, he is. Before we get into it, let's ask him this first question. How did you get here Luke? How did you get to Land Academy? How did you get to become a member? You can skip the [inaudible 00:00:37] process. Give us some background. Luke Smith:                         That's a good question. My sister lives in Detroit and times were really tough in 2008. She didn't have a job she didn't have a way to put food on the table for her kids. So the houses are cheap. I said let's go by some of these houses, let's rent them out. I'll hire you. I'll pay ahead. I was making some money at the time. I sent her out to buy these cheap houses, these ghetto houses in Detroit and rented things out. Fix them out and the rent should pay for it over time. That learning curve, the cost was realtors, and dealing with the banks and the insurance companies. I was doing this from out of state. I'm in California, originally from Michigan. It was a nightmare. Nobody wanted to sell me those houses. No one wanted to help me. As soon as I got on, the rents were great. The renters were great and they worked beautifully. I wanted to buy more of them. That's how I found Land Academy. I wanted to buy more of those houses but I didn't want to pay the middle man people. I didn't want to deal with them. I didn't want to have them on board. That was the main cost of the transaction. It was all those middle man people. Luke Smith:                         I went on bigger pockets and I started reading around. I saw some articles of Jacks or Steve's. He was talking about buying land. Vacant land and doing it through the mail and skipping all the middle men people. Like, oh I want to learn that. That got my interest. I think if he can do it for land, I can probably figure out how to do it for houses. Just skip through the whole process. I'll try to land. I subscribed to his stuff and I'm like I was reading all the free side. I'll do it on my own. I start testing it and it's like, I'll just mail out Mohave County. Next to Lake Havasu, that stuff looks like it sells well. 100 dollars an acre and these 1.2 acre properties. 123 dollar offers. I couldn't figure out how to print them on my printer so I was handwriting them. It's like, we'll just get them in the mail just stamp and stamps on there. Totally old school and people got back to me. I'd send a hundred of those things out and maybe 40 people would get back to me because it's handwritten and it's stupid offer. They'd yell at me and tell me how stupid I was and everything. Luke Smith:                         I about fell out of my chair that the people would actually get back to me. They wrote me letters. They sent me faxes. Emails, calls, lots and lots of calls. Literally 40% response rate I got on those hundred mailer units. I didn't get any deals but I got people that got back. I said okay. I just didn't do something right like the price. This reaches people, I just didn't get the price right. Then I think it was probably Jill sent out a promo for Land Academy cash flow for land stuff. It was her style writing, not Steve's. I'm guessing Jill's. It said you get first three people that sign up get free ten acre property in [inaudible 00:03:55] Nevada.

For brand-new investors looking to get into the business and seasoned investors looking to grow their portfolios, today I’d like to take a little time to talk about how you can start investing your own fix-and-flip properties.There are a couple key points to keep in mind when getting started as an investor:1. You need to work with someone knowledgeable in the industry. If you are not personally knowledgeable about, say, the construction aspects of real estate, you’ll need someone on your side who is. They can protect and guide you when it comes to making some big decisions regarding your property.“Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind! ” 2. Read books by some industry experts. There’s plenty of existing material that will help you build your plan. I recommend one that’s well known to most real estate investors: “Flip: How to Find, Fix, and Sell Houses for Profit” by Rick Villani and Clay Davis, featuring a foreword by investing legend Gary Keller. This book will walk you through the entire process of flipping a property step by step, from figuring out where to find funds for hard money financing to how to do a construction loan. It will also advise you on creating a plan to find the right property and instruct you on how to calculate your costs and return. No, I think he did say it really was 70 hours a week. It wasn't embellished at all. Steven Butala:                   No, that part's not embellished at all. Jill DeWit:                            No, but and I have some good tips. Steven Butala:                   Of course, we're going to tell our silly stories because when we started all of this stuff, a lot of years ago, we had jobs just like that too. Jill DeWit:                            I know. I've had that. I've struggled what. It's almost like, even thinking like college days. You know, you feel like when you're cramming for a final. Like, oh, am I going to get it all done? I have some ideas. Steven Butala:                   Through the years, Jill and I have found ourselves in this situation, where we're working 70 hours a week. Jill DeWit:                            Yeah. Steven Butala:                   We have to reel it back in too. Jill DeWit:                            That's true. Steven Butala:                   Seriously. Jill DeWit:                            Yeah. Steven Butala:                   If you have this personality type, you just take stuff on like this, but we're getting into the show. Jill DeWit:                            Okay. Steven Butala:                   Before we get into it, let's take a question, posted by one of our members on the landinvestors.com online community. It's free. Jill DeWit:                            Elias asks, "How do you guys areas that are completely saturated with investors already? If everyone is there, obviously, it's a good county/market to invest in. Do you jump in right alongside everyone else and mail to those same properties again? If so, do you get fewer signed offers? Do you target different size properties? I've been hitting and missing with these counties quite a bit lately. I'm trying not to waste too much more money on mail." Steven Butala:                   That's a great question. A very valid concern and well put. I avoid competition. Jill DeWit:                            Yeah. Steven Butala:                   You know, we've got, I don't know, 300 or so members in our group, I think, seriously actives ones are around 50% of that. And then, but I know the really, really successful ones that I'm in contact with because we do deals together, and funding and stuff, are not where you think they are. They're not in, I'll just reel off of a few counties. Jill DeWit:                            Those places. Steven Butala:                   They're not in Costilla County, Colorado. They're not in Mohave County, Arizona. Most of us are long past that. Jill DeWit:                            Right. Steven Butala:                   While those top counties are great to cut your teeth on, and they're great, you will generally, buy property in those counties, you're not going to quit your job, and support a family just on those really tiny deals. I'm not picking on those counties. You just need to think bigger, and you need to think more like Land Academy 2.0.

Erika is a Bilingual Arizona Department of Education Early Childhood Unit's Program Specialist for Yuma, La Paz and Mohave County, and a bit of Maricopa County too! Erika talks about the work that the Early Childhood Unit does, her role in Arizona as well as her early childhood journey as a migrant farm worker before she started in the early childhood field. I recently been making purchase in higher price points. I now have a parcel for sell, which is in our contract to sell for $7,999, and the purchaser wants to use a title company to perform the closing. They've agreed to pay all the fees associated with the title company," it's going great, "My purchase price for the property was only $1,999, so I did not pursue title insurance when I purchased. I'm wondering if this will become a problem with the title company. Does anyone have the name of a title company in Arizona, which is good to work with in regarding land transactions, but-" Steven Butala:                   Yeah. Well, I'll answer the last question first. Call Dora Goodmiller. They cover the whole state of Arizona, but they are out of- Jill DeWit:                            Is she like Apache or way up that area? Steven Butala:                   It's closer to Vegas; Kingman. Jill DeWit:                            Okay. Steven Butala:                   There out at Kingman. Her sister Denise used to be the treasurer from Mohave County and that's how I found out about her. And she's jumped around from titles ... if you just Google her, you'll find out where she works now, but I've closed, I'm not exaggerating, maybe five to eight thousand transactions with her, and please tell her we sent you there.                                                 In fact, I just bought a property from a direct competitor. Three days ago I was doing research and it's funny how, like, I get every- Jill DeWit:                            How come? What was it? Steven Butala:                   It was a piece of property in northern Arizona, but I ... about once a month somebody emails me and they say, "We're buying a property and you're in the chain of title," like you and I are. Jill DeWit:                            It's funny when you say the word disappointment. Jack Butala:                         I feel compelled to quote my partner Jill. Jill DeWit:                            Uh-oh. Jack Butala:                         In her immediate question before the show, "What the heck could you possibly mean by work ethic disappointment?" And here's my answer. All the people in our group who are knocking it out of the park, us included, financially buying and selling houses and land have this level of work ethic that they bring to the table long before they ever choose to get involved in our group. And it's really, really disappointing when I see people who are incredibly talented and really bright that just don't have that work ethic discipline. Jill DeWit:                            You're right. Jack Butala:                         And I'm going to plug my heritage a little bit here. A lot of people from the Midwest seem to have a level of work ethic that I see not as prevalent as people from the core East Coast and West Coast. Jill DeWit:                            Careful. So let's say all the properties in Scottsdale, Arizona, or all the properties in Mohave County, Arizona, or Manhattan, New York or anywhere in the country. And you have to scrub down from there to get to the owners where you think they're going to respond to some letter. And that's what these people have addressed in a truly mechanical and interesting way. We all have a little bit of a different take on it, but if you're brand new it can be daunting. Jill DeWit:                            It's funny when you say the word disappointment. Jack Butala:                         I feel compelled to quote my partner Jill. Jill DeWit:                            Uh-oh. Jack Butala:                         In her immediate question before the show, "What the heck could you possibly mean by work ethic disappointment?" And here's my answer. All the people in our group who are knocking it out of the park, us included, financially buying and selling houses and land have this level of work ethic that they bring to the table long before they ever choose to get involved in our group. And it's really, really disappointing when I see people who are incredibly talented and really bright that just don't have that work ethic discipline. Jill DeWit:                            You're right. Jack Butala:                         And I'm going to plug my heritage a little bit here. A lot of people from the Midwest seem to have a level of work ethic that I see not as prevalent as people from the core East Coast and West Coast. Jill DeWit:                            Careful.
