      That's right. It's another bonus episode for this final week of April.  A text arrived yesterday afternoon telling us that our youngest grandson's appendix ruptured. My son and daughter-in-law rushed him to Cook Children's Medical Center in downtown Fort Worth—the absolute best place to take a child in the DFW area. Sensing I might be needed, I asked my son, "Do you want me to head that way?" He replied, "Yes." Within an hour or so, I was off, leaving HSV to make the 5-hour drive back home to Texas, so I could take care of the other two grandkids while Mom and Dad stayed in the hospital with their little brother. As I drove, I reflected on our decision to purchase a house in Hot Springs Village. And all the things we considered. Today, I want to encourage you to continue thinking about the things that matter most to you.       Hot Springs Village was given days' advance notice that we'd be getting 6-10 plus inches of rain beginning mid-afternoon on Wednesday, April 2, 2025. As forecasted, around 4 pm, it hit: thunder, heavy rain, and some lightning. By nightfall, a supercell system was extending from Texas to Pennsylvania. I was watching Ryan Hall Ya'll live stream weather updates. I'm preempting the episode I had scheduled for today because this weather event is now labeled "once-in-a-generation."     A Deep Dive into Living Costs In Hot Springs Village

      Retirement planning always involves questions of cost. How much will it cost to live there? What are those costs? Today, let's break down some of these to make it easier to figure out if the cost of living inside Hot Springs Village is attractive enough for you to consider making your future home here. Let's begin with the monthly POA (Property Owners Association) assessments. These expenses are current as of 2025. $50.42 a month for a single lot (commonly called "unimproved assessment," which just means there are no utilities on the property $113.19 a month for a single lot with utilities (a lot with a house on it fits the bill; this is commonly called an "improved assessment") Next would be the cost of electricity. No gas is inside the Village, although some people have propane tanks servicing their house. Part of the Village is in Garland County, served by Entergy. We live in Saline County, the other county represented in the Village. Our electric provider is First Electric Coop. Our house is about 2,200 square feet, built in 2022, and has 10-foot ceilings. In the winter months, during the day, we keep our thermostat set to 69 and turn it down to 67 at night. In the summer months, we keep it around 74. Ceiling fans run year-round (yes, we change the direction of the fans to blow the warm air down in the winter and to circulate the air in the summer). Our typical monthly bill is about $150. Low months might run under $100, and high months (2 or 3 winter months) will be around $250 (or slightly higher). Then there's the water bill (pictured below is our most recent actual bill). Our water bill is issued every other month and covers a 2-month billing cycle. This expense is relatively stable, varying only by a few dollars each time UNLESS you're a heavy water user. My wife and I are empty nesters, so water usage doesn't vary much. Yes, we bathe daily (she takes baths, and I take only showers) and do laundry once a week. We usually run our dishwasher once a week, too. We have no irrigation for our yard (no need to water rocks). Everybody is charged a minimum of 5,000 gallons every two months. This bill—pictured above—is for January and February. Our usage was 4,204. If we had gone over the 5,000-gallon minimum, you'd see an extra line item for the overage. Since we were well under the minimum, we avoided that. The regular water bill includes the other expenses - likely similar to the ones where you may live right now: Sewer Charge $95 Each home has a grinder pump located just outside one side of the house. These are higher-tech devices that contribute to sewage treatment. The POA performs the sewer treatment here inside the Village. Ambulance Fee $16.67 Street Lights $6.67 FSDWA Fee $1.00* *Thanks to A.I. I found out what this stands for - Federal Safe Drinking Water Act Fee Arkansas State Tax $6.75 Saline County Tax $.39 Conclusion: Our Totals* So, not including property tax or home owner's insurance, our monthly expenses are: $113.19 monthly POA assessment $150.00 monthly average electricity bill $103.00 average monthly water bill (but it's only paid every other month) $366.19 monthly total Our property taxes are $2070.10 a year or $172.51 a month. Like everybody else's around here, our insurance increased due to tornadoes last year to $997.89 a year or $83.16 a month. That brings our total monthly overhead - not including mortgage because thankfully, we're mortgage free - to: $621.86 total monthly expenses Compared to Texas, where we split our time but don't own a house—our old house, where we lived for over 25 years—our Texas property taxes were just under $10,000 a year, or about $800 monthly. The monthly cost savings between Hot Springs Village and DFW are well over $2,000 a month. Living costs are a major advantage of coming to Hot Springs Village. You can maintain whatever lifestyle you're accustomed to here.

      I received a message from a couple in New England interested in considering Hot Springs Village as their retirement destination. They hope this winter will be their last in New England. But the weather wasn't their question. Instead, they wanted to know about house sizes in the Village and how they could prepare to downsize—not just their house but their stuff. You don't have to downsize in retirement, but most of us want to. You can get as big a house as you desire here inside Hot Springs Village. You can also go quite small if that's your preference. I get many messages asking similar questions from couples planning to retire. It's funny. I used to never get asked such things. Goes to show you (and me) that I'm now officially old. Today, let's talk about downsizing as we prepare for retirement, even if you won't fully retire (like us). Rhonda and I both still work. I'm as busy as ever, but I'm thankful. It's what I want to do.     Magellan Beaver Dam Trail Inside Hot Springs Village

      The Magellan Beaver Dam Trail inside Hot Springs Village was created in 1999. It's about a mile long - 1/2 a mile to the end, then back. But we prefer to make a loop along Cedar Creek because I'm a sucker for flowing water. That route makes it slightly longer. The trail is easy and relatively flat, except when you trek down closer to the water (like we did). Depending on how fast you walk, it will take you about 20 minutes. We took our time to bring you a video of the trail's appearance in late January 2025. On the way back, you can see the Magellan Golf Course. It was about 53 degrees and sunny today, so the golfers were out in full force, proving that golf is just about a year-round activity inside Hot Springs Village.       Around here, it's mostly known as the Balboa Beach area, but it's much more. Located on Ponce De Leon Drive, a lot is going on around the beach. There's a playground, volleyball court,  grilling facilities, cornhole "courts," picnic tables, covered areas, a pavilion, the Balboa Marina, a gas station, a spillway, and a trail. Nearby is the Sunset Grill, which has the best dining views of Lake Balboa.       The January 2025 rainfall inside Hot Springs Village was 6.58 inches, compared to our 30-year average of 3.64 inches. This year, the rainfall increased by 81%. Much of it arrived late in the month, around the 29th and 30th. I ventured out on Friday morning, January 31st, to give you a sense of Hot Springs Village after a deluge.       Many villagers report various snow depths during the first winter storm of 2025 (they say we may have another one around January 20th). A few friends told me they got considerably more snow than I did. We got about 6-7 inches at my house, but these friends live on top of hills and mountains, while I don't. Those who have never visited Hot Springs Village may not realize the diversity of topography here. There are mountaintop houses, hilltop houses, lower-land houses, golf course houses, lakefront houses, golf course community houses, and wooded area houses. Some houses have a crawl space. Some have small basements. Others have fully finished basements. While some of us have houses built on a slab without a crawlspace or a basement. For many people, it's all about the view—what we see when we look out our windows or sit on our front or back porches.       Dateline: Tuesday, January 7, 2025 (and an epilogue from yesterday) Let's take a walk. We'll make it quick 'cause it's 28 degrees. A big front blew in Sunday night, January 5, 2025. The high temperature dropped from around 60 to about 20 degrees. Today's high is supposed to be 37. Welcome, Winter! Below is the forecast for the next number of days.   For over 35 years I've lived exclusively in Dallas/Ft. Worth. North central Texas is different. In more ways than I can count, but especially weather-wise. DFW tends to have summer and winter. Then there are two versions of each. Hot and Really Hot for summer. For winter, it's Cold or Bitter Cold. Bitter Cold doesn't last long. Really Hot seems like it does! (smile) Hot Springs Village, Arkansas, has four distinct seasons. It's been a long time since I lived in a place where I could enjoy all four. When you visit, be aware of the season. The Village will look and feel different during each one. Winter Winter usually begins in mid-November with freezing temperatures that may last until April. Temperatures range from lows of 32°F to highs of 35°F, with some snow or ice. Summer Temperatures are usually in the 80s and 90s, with highs reaching the triple digits in July and August. Summer is the driest season.       We were all outsiders except for the children born or those who grew up here. Today, I visited my neighbors. They've been here for 15 years, and some other neighbors have been here for about 8 years. A bit further down the street, a couple has been here for less than a year. We were complete strangers when Rhonda and I first visited Hot Springs Village in September 2018. We had only been to Arkansas a few times before. It's a familiar story here. People arrive from all over the world. Some, for the first time. For others, their first time was years ago. Except for social media comments, our show feedback is dominated by people who have never been to Hot Springs Village. A couple from North Carolina contacts us. Originally from New England, they've lived in North Carolina for 6 years, but they're searching for a place like Hot Springs Village. Mostly, they need a place with a lower cost of living, but they want to live where the trees are big, the mountains are less so, and the weather is temperate. It's a common story of people searching for what they perceive may be available inside Hot Springs Village. Many of them discover what those of us inside have already discovered. 2025 we will continue from where we're leaving off in 2024. Our goal is to showcase Hot Springs Village so that those outside can gain a greater sense of life inside.       Happy New Year, 2025! People enjoy waxing philosophical this time of year, but instead, I'm gonna take a walk. Come on, you can tag along. We're going to the Cedar Creek Trail on this overcast, foggy morning. I started Hot Springs Village Inside Out months before publishing our first episode. The work began at least three months earlier, and the idea emerged even earlier. We went live online with show number one 1,309 days ago. While that seems like a long time, it was just over three and a half years ago. If HSV Inside Out were a child, we'd be a toddler. 1,309 days ago... We published our first episode of HSV Inside Out My wife and I weren't seriously considering buying anything inside the Village (yet) We weren't prepared to put our house on the market (a house we'd lived in for over 20 years) We were a year away from qualifying for Medicare We were 2-1/2 years away from reaching the Full Retirement Age for Social Security We lived in Dallas/Ft. Worth exclusively Lord willing, you'll see some growth, change, and improvement you haven't seen yet. I have high hopes for our show in 2025, and more importantly, I have high hopes for you and everyone. I'm optimistic that we'll be able to make 2025 a great year.     A Champion Bull Rider Who Loves To Cut Hair

      He's Greg "Cowboy" Casteel. I met Greg earlier this year and instantly knew there was more to the story of a cowboy opening a unique barber shop just outside the East Gate of Hot Springs Village. At the beginning of HSV Inside Out, we recorded conversations with people involved in building Hot Springs Village. Capturing their stories was important to record the history of HSV and their history related to this place we love. Hot Springs Village is full of characters with unique experiences. I've met people from all walks of life in the past few years. Cowboy is the first in-depth conversation to showcase how diverse and interesting people are inside Hot Springs Village. Expect more in the future. Greg became "Cowboy" when he was 13 and met his first professional bull rider. Within a few days, he was aboard his first bull. He's been riding bulls ever since. Today, he's a record-setting bull riding champion. And he's not finished yet. Next year, he'll aim to set a new record at 63 years old.     Create Your Own Trail Inside Hot Springs Village

      In October 2020, we booked our 4th trip to Hot Springs Village. We decided on a more secluded place than another place we had stayed. Thankfully, we used Waze to find the place. Once we turned off what seemed a main road, we went down an asphalt street with no houses. This is another terrific benefit of coming to Hot Springs Village - hidden gems are everywhere! During our stay, we ventured out on the street to walk. We returned to our Airbnb three miles later, seeing no other houses or people. Since then, we've found many other places like this—streets with few or no houses where you can walk on pavement and create your own trail. We encourage you to venture out and explore the Village to find your favorite walking trails. These are also great places for bicycling.     A Village For Change And Growth

      By the age of 60, you ought to be smart enough to understand these things. Time means more than money. And money is very meaningful. The people who matter most are few, but they matter a lot. Nobody else gets a vote on how you earn, spend or invest your money. It doesn't matter if they approve or disapprove. Unless they're paying! The cavalry isn't coming to save you from your past idiocy. Or your current idiocy. You have to figure it out for yourself. You matter - we all matter - but life isn't all about you. It's about the value you can bring to others. Be interested to be interesting. Don't take it personally and you'll avoid a boatload of problems. Pursue your ideal outcome and don't settle. Instead, adjust your ideal outcome if you want. It's your life. You can change your mind. When you speak, ask questions, then listen. (see #6) Distractions kill success. It's important to start, but it's more important to finish. Gratitude is always the path forward. Count your blessings on good days. Count them more feverishly on bad ones. Grumpiness only serves to make you a jerk. Avoid it by being kind. Behave so others are happy to see you and sad to part from you. Don't take yourself too seriously. You're not that important. Health is important. Don't stop investing in yours. Wealth is spending less than you earn. Generosity is always a wise choice. Complaining is useless. Nobody cares. Nobody wants to spend any time around complainers. So it's a great strategy if you want to be a reclusive hermit. Keep learning, growing and adapting. Resist any notion that you're too old. Be quick to repent - to change your mind by refusing to go back. Instead, move forward toward improved behavior, habits and higher character. As comedian Steve Martin said, “Be so good they can't ignore you.” Bonus: Keep chasing and catching your goals. Hot Springs Village, Arkansas is a village for change and growth.       Rhonda and I first entered Hot Springs Village in September 2018. Months earlier, we booked a place on Lake DeSoto. We only knew the place was gated and had big trees, hills, and plenty of trails. Having never been before, we had no idea about the place. For us, it was a surrogate for some of our favorite Ozark locations, but the drive was a couple of hours shorter from Dallas/Ft. Worth. That was the primary reason for our first trip. We had no designs on owning property here, much less moving here. We were looking for a break from our norm, a respite from the big city. I want you to make the most of your first visit to the Village. Today, I'll give you my suggestions for doing that.
