Hot Springs Village Inside Out is a closer look at the greatness of Hot Springs Village, Arkansas, and the surrounding areas. People, places, experiences. Hot Springs Village, Arkansas is one of the most beautiful places on earth. Join me, Randy Cantrell,

A recent Zoom call with a retired woman left a lasting impression on me. After moving to a 55+ community less than a year ago, she expected to find friendship, activity, and a sense of belonging. Instead, she described a lonely reality where, in her words, “nobody leaves their house.” Her story highlights a concern many retirees quietly share: what if the place you choose for retirement leaves you feeling more isolated than connected? In this episode of HSV Inside Out, I explore her experience, discuss the importance of community in retirement, and explain why so many people find Hot Springs Village to be a place where neighbors become friends and life remains active, engaged, and fulfilling. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

I’m ALWAYS asking folks, “How did you come to be inside Hot Springs Village?” Frequently, people reverse it and ask me the same thing. That’s the impetus for today’s show. Some places become meaningful because of what happened there. For us, Hot Springs Village became that place. In September of 2018, our family was carrying a burden we never expected. Life had shifted hard and fast, and we needed somewhere quiet to think, regroup, pray, and figure out what came next. What was supposed to be a simple three-day getaway became something much deeper. We walked the trails, sat in silence, asked difficult questions, and found a kind of peace we desperately needed. Looking back now, I think experiencing the Village during one of the most stressful seasons of our lives forever connected this place to healing and hope. Over time, those visits turned into a dream, then a decision. We eventually bought a home here three years ago, and along the way, HSV Inside Out was born (June 1, 2021). This episode is the story of how Hot Springs Village slowly became more than a destination for us — it became home. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

It started with an email about 2 years ago. Now and again, I’d get the same question. Then yesterday I got another email asking the same question. I reply to each email, but I figured it was worth telling the rest of you about it. There's a rhythm to life inside Hot Springs Village. If you live here long enough, you begin to notice it. Some residents are here year-round, fully immersed in the daily routines, community events, and long-term life of the Village. Others come seasonally, returning for part of the year before heading elsewhere when the weather or family schedules change. In this episode of HSV Inside Out, I explore the quiet reality of “snowbird” living in Hot Springs Village and how part-time and full-time residents shape the culture, energy, and identity of the community. From seasonal homes and rental properties to shifting social activity and neighborhood rhythms, this episode takes a thoughtful look at what happens when a community lives in cycles. Whether you're a full-time Villager, a seasonal resident, or considering a move to HSV, this conversation offers a deeper understanding of the unique balance that makes Hot Springs Village unlike almost anywhere else. But it’s not likely what you’re thinking because Hot Springs Village is unique. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Hot Springs Village has a reputation. Depending on who you ask, that reputation can be wildly inaccurate. In this episode of HSV Inside Out, I tackle the myths and misconceptions that often shape people's opinions before they ever visit. Is it just a sleepy retirement community? Is everybody old? Is there nothing to do? Today, I share candid observations about what Hot Springs Village is NOT, while helping prospective residents better understand the lifestyle, culture, and realities of living in America's largest gated community. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

One of the most surprising things I've learned from talking with people interested in Hot Springs Village is just how different they all are. Some are retired couples where one spouse is completely sold on HSV, while the other is hesitant because they've never even visited. Others are single retirees, widows, widowers, golfers, non-golfers, nature lovers, budget-conscious planners, or people simply looking for a quieter, more intentional next chapter. The common thread isn't golf or even retirement itself — it's the desire to build a better life. In this episode of HSV Inside Out, I explore why Hot Springs Village appeals to such a wide variety of people and how this unique community allows residents to create retirement on their own terms. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Three years ago, my wife and I made a decision that changed the course of our lives: we bought a house in Hot Springs Village. Since then, we’ve experienced the beauty, challenges, friendships, surprises, and everyday realities that come with calling the Village home. In this episode of HSV Inside Out, I answer a simple but important question: knowing everything we know now, would we still make the move? I’ll share what has exceeded our expectations, what took some adjustment, and what prospective residents should consider before making a similar decision. If you’re thinking about retiring, relocating, or simply curious about life in Hot Springs Village, this honest reflection may help you decide whether the Village could be the right fit for you. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Not all retirement communities create the same kind of life. Some people discover too late that slowing down can quietly become isolation, boredom, and loneliness. In this episode of HSV Inside Out, I discuss why Hot Springs Village feels so different. From golf, lakes, pickleball, hiking trails, clubs, live music, neighbors, and meaningful friendships, Hot Springs Village offers retirees the chance to stay active, connected, and energized. Retirement doesn't have to feel like the end of the road. In the right place, it can feel like life is finally opening up. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

After decades in Austin, Texas, Liz Atherton found herself asking a question many retirees eventually face: “Where do I really want to spend the next chapter of my life?” Following a lung cancer diagnosis and successful surgery, the question became even more urgent and personal. Liz wasn't looking for just another place to live. She wanted a place that felt right financially, emotionally, and physically. So she did the research. Tennessee. The Carolinas. Other retirement destinations across the South. Like so many people considering retirement relocation, Liz carefully weighed climate, cost of living, lifestyle, safety, beauty, and community. In the end, Hot Springs Village kept rising to the top. Just two months after making the move, I joined Liz on her back porch to share why she chose HSV, how she's “cash flowing” her retirement on Social Security, and why this encore chapter feels exactly right. This Porch Prowling episode is an honest, encouraging conversation about resilience, intentional living, and discovering where home truly belongs. We’re finally getting some much-needed rain. The Village has been anxiously waiting for a few good days of thunderstorms, in hopes the rain will make up for our “below average” rainfall this year. For many people considering retirement in Hot Springs Village, thunderstorms are one of the biggest unknowns about life in Arkansas. In this SPECIAL EPISODE of HSV Inside Out, I share what storms are really like here…from dramatic lightning over the lakes to the peaceful calm that follows a rain. Let’s talk honestly about severe weather preparedness, power outages, tornado warnings, and why longtime residents often grow to appreciate the slower, nature-connected rhythm that thunderstorms bring to life in the Village. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Retirement success isn't always about having the biggest portfolio. In this episode of HSV Inside Out, we explore two major factors shaping modern retirement: inherited wealth and cash flow management. Some retirees enter this season with hidden financial advantages like paid-for homes, family support, or inherited assets. Others rely entirely on disciplined saving and smart monthly spending. We also discuss why places like Hot Springs Village can dramatically improve retirement cash flow through lower living costs, reduced stress, and lifestyle flexibility. If you're planning retirement or wondering how to make your money go further, this episode will help you think differently about what really creates financial comfort in retirement. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

If you're considering retiring to Hot Springs Village, this episode gives you the truth about what it's really like to live here. Walking the Magellan Dam Trail, I share the realities most people don't talk about—spring pollen, bugs, hot, humid summers, limited nightlife, the drive to the Bill and Hillary Clinton National Airport, and what it means to live in a Property Owners Association (POA). These are the real-world factors that can impact your day-to-day life in retirement. Hot Springs Village isn't perfect. No place is. The key to thriving in retirement is understanding the trade-offs and deciding what matters most to you. For many, the natural beauty, lower cost of living, and peaceful lifestyle far outweigh the negatives. The question isn't whether Hot Springs Village is perfect; it's whether it's the right place for you to retire. Are the negatives make-or-break…or are they acceptable inconveniences? You decide. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

John & Mildred Cooper Nature Preserve (Part 1) Don’t Over-Think It: Dragging Your Feet To Retirement Let’s take a hike through a portion of the John & Mildred Cooper Nature Preserve. The John & Mildred Cooper Nature Preserve is a scenic, 440-acre wilderness area tucked away off Rocoso Drive in Hot Springs Village. Named after the Village's founders and owned by The Nature Conservancy, the preserve offers a more rugged, “back-to-nature” experience compared to the community’s paved paths, featuring over 3 miles of natural-surfaced trails. Hikers can explore three distinct interconnected routes—the Saline River Trail, Cooper Trail, and the popular Piney Woods Loop—which meander through lush forests and offer peaceful views of the Middle Fork of the Saline River. It is a favored destination for birdwatchers and those seeking a quiet, moderately challenging trek through the Ouachita Mountain foothills, though visitors should come prepared for unpaved terrain and seasonal mud after heavy rains. Today’s conversation was sparked by the umpteenth time a couple told me, “We should have done this much sooner!” • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Not all neighborhoods inside Hot Springs Village are the same. Choosing the right one can make all the difference in your retirement. In this episode, we break down the key differences between golf course living, lakefront homes, wooded interior lots, and everything in between. From tee boxes to fairways, open water to quiet coves, and mountain views to dense tree cover. You'll learn what each option really feels like day-to-day. We also talk about differences in home styles, including newer brick homes vs. more modest properties, as well as important structural considerations like basements, crawl spaces, and single-story vs. multi-story living. If you're considering a move to Hot Springs Village, this episode will help you think more clearly about what matters most so you can choose the neighborhood that fits your lifestyle the first time. Retirement isn't just about money. For most couples, the biggest challenges don't come from a lack of savings—they come from a lack of alignment. Different expectations. Different visions. Different assumptions about what life will look like after the working years are over. And if those differences aren't addressed before retirement, they tend to show up afterward, in ways that create frustration, confusion, and sometimes regret. In this episode of Hot Springs Village Inside Out, we walk through six essential conversations every married couple needs to have before retiring, especially if you’re considering a move to a lifestyle-focused community like Hot Springs Village. Because retirement done well isn't accidental, it's intentional. The 6 Questions Every Couple Must Answer 1. What do we actually want our days to look like? Retirement isn't lived in big ideas like “freedom” or “relaxation.” It's lived in ordinary days. What does a typical Tuesday morning look like? Are you together all day, or doing your own things? Do you want structure or total flexibility? Clarity here prevents daily friction later. 2. How much do we really need to live? This isn't about how much you've saved—it's about what your life actually costs. Beyond the basics, consider: Dining out Travel Hobbies Healthcare Giving and helping the family When you understand your true lifestyle costs, you replace uncertainty with confidence. 3. Where do we want to live—and why? Where you live shapes everything: Cost of living Access to healthcare Social opportunities Daily lifestyle Many couples exploring Hot Springs Village are drawn to the natural beauty, slower pace, and affordability, but the key is making sure the lifestyle matches what you truly want. Visiting a place and living there are not the same. 4. What role will work still play in our lives? Retirement doesn't always mean stopping completely. Some people want: part-time work, consulting, or passion projects. Others are ready to be fully done. The important thing is understanding what work means to each of you because it often provides purpose, identity, and structure. 5. How will we stay healthy—physically and mentally? Your health will shape your retirement more than anything else. What's your plan for: Daily movement (walking, golf, pickleball, fitness) Mental engagement (learning, reading, curiosity) Social connection (friends, community, relationships) Isolation, not finances, is one of the biggest risks in retirement. And your environment plays a major role in helping you stay active and connected. 6. What does this season of life mean for us? This may be the most important question of all. What is this chapter about? Rest? Adventure? Giving back? Family? Personal growth? If you don't define this season, you risk drifting into it. And just letting life happen. Final Thought The goal isn't just to retire. The goal is to build a life you don't outlive: financially, emotionally, or relationally. And the couples who get this right? They don't leave it to chance. They talk about it. They think it through. And they move forward. Together. Considering Hot Springs Village? If you're exploring whether Hot Springs Village is the right place for your retirement, this show is designed to help you make that decision with clarity and confidence. Join the Conversation Which of these six questions have you already talked through as a couple? And which ones have you been avoiding? Thanks for watching and listening! If you're considering a move to Hot Springs Village, there's something you need to understand right away: This isn't one kind of place. It's many. And that's exactly what makes choosing the right neighborhood so important. It’s also what makes our ability to showcase or describe the neighborhoods so difficult. In this episode of Hot Springs Village Inside Out, I take you on a walk through one area near Lake Coronado, but more importantly, we go much deeper than what you can see on the surface. Because here inside the Village, neighborhoods can vary dramatically depending on: Whether you're near a lake, a golf course, a mountain or woods Whether you're on the water or simply in a lake area Whether you're on a golf course or just nearby The terrain (flat vs. hilly vs. mountainous) The age of the neighborhood (some date back over 50 years) The density of woods (especially the differences between the east and west sides) And even within those categories, there are layers. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

There are places inside Hot Springs Village that simply stop you in your tracks. Lake Lago Lookout is one of them. Perched high above the water, this scenic overlook delivers a sweeping view that captures what makes Hot Springs Village so special—rolling hills, dense forest, and the quiet beauty of the Ouachita Mountains stretching into the distance. In this episode, I take you to one of the Village's “must see” spots… not just for the view, but for what it represents. Because this isn't just about a pretty place. It's about what your everyday life could feel like here. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

What will be left of you? That's not a question most of us sit around thinking about—but sometimes life has a way of putting it right in front of us. In this episode of Hot Springs Village Inside Out, I reflect on legacy… not in terms of money or possessions, but in terms of impact. What do we leave behind in the lives of others? What actually matters when life gets quiet? For those planning retirement—or already living it—this conversation takes on even greater importance. Because retirement isn't just about slowing down…It's about what you do with the time you've been given. And places like Hot Springs Village don't just offer a lifestyle…They offer something more: The space, the pace, and the people to build a life that outlives you. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Here are the questions: What are your recommendations to look for in deciding on a new home builder in the village? Should you have a full home inspection by outside company upon closing on that new home? Why does Brick seem to be the most used siding inside HSV? My husband and I are planning to move to HSV. In looking at properties online, I've noticed many people sell within 2 years of buying. Why? Are they typically relocating within the Village, or is there a predominant reason they are unhappy with living there? Thanks for all the great info from you both. HSV Inside Out has been a great resource! We are putting our house on the market in San Antonio next week. You had mentioned an Airbnb you all had stayed in. Are you aware of any that might be willing to do long term rentals say 3-6 months ? We may be short term homeless until we ca purchase a new home.

One of the things people ask me all the time about Hot Springs Village is this: “What do people actually do there?” The better question might be…What DON'T people do? Today I want to take you along on a walk through one of the Village's gathering areas near the DeSoto Nature Trail. In this same area, you’ll find the Hot Springs Village Dog Park and the lawn bowling center, where folks gather to play bocce ball and enjoy lawn bowling. Everybody – and I do mean EVERYBODY – I interact with who is considering Hot Springs Village as their retirement destination is concerned about money. That doesn’t mean everybody’s financial situation is the same. Hardly. I’ve talked with audience members who have a strong cash/investment position and have no money concerns. I’ve talked with other audience members who must watch their expenses closely. Most are somewhere in between, but the dollars still have to make sense because at this stage of life, we’re all concerned with getting it as right as possible. Today, let me pull the curtain back and share our numbers. Your mileage may vary, but I hope to illustrate how life inside Hot Springs Village can be built according to your ability and preferences. The Archery Range inside Hot Springs Village is located just off Fenix Way. Tucked away in the pine trees, it’s a beautiful place where archers of all skill levels can congregate to do what they love. It’s not fancy or high tech, but it’s inviting. The Lake Balboa beach and associated amenities are located at 476 Ponce de Leon Drive. This is one of two beaches inside the Village. Lake DeSoto has the other one. Balboa Beach is the largest beach and features a sand surface. There are six shade shelters with picnic tables available to rent throughout the season, four of which have grills. There is also a playground for children on the other side of the parking lot – Balboa Park. The Pavilion is large, capable of accommodating some of the largest gatherings inside the Village. It’s a popular gathering place for a number of state groups, including HSV Texans. This summer, Balboa Beach will be a go-to destination for many residents and visitors. The Pavilion is located off Carmona Road, just off DeSoto Blvd. It features covered picnic tables, a fireplace, grills, and restrooms. There’s also a flower garden that is a prime place to see hummingbirds (in season). At the time of today’s recording, the hummingbirds are still a couple of weeks away from returning. I don’t usually solicit people to complete my audience survey, but I’m happy that people regularly complete it. Click here if you’d like to do it. I looked over the most recent responses, then decided I’d share the results with you – and see if you’d be interested in chiming in. Thank you for watching and listening. Over the past couple of weeks, I received two emails from couples approaching retirement. Both couples currently own acreage. They raise cattle. They garden. They enjoy space, quiet, and independence. One couple is devoted golfers. The other wants to avoid dense development and infrastructure projects. Both asked the same question in different ways: Can we have land and still enjoy Hot Springs Village? The short answer is yes, but not inside the Village. Let’s take a drive from Hot Springs Village to Benton (toward Little Rock on Hwy 5) and enjoy the remnants of the winter storm. At the same time, we discuss how a couple might retire to Arkansas, where they can enjoy the amenities of Hot Springs Village and still raise their own cattle, chickens, and have a large garden. The 2026 winter storm (hopefully, it’s the first and last) arrived last Saturday in full force. Forecasters claimed we might get up to 24″ of snow. Thankfully, they were wrong. We got closer to 8″, but some places inside the Village likely got more. I continue to encourage folks to visit Hot Springs Village during the winter. Help us come up with a good name for this part of our show. It began tongue-in-cheek: “Stump Your Realtor.” We were never trying to stump Rick – just wanted our questions answered. You must know that Rick never knows the questions in advance. That’s not to trip him up, but rather to demonstrate how much of a pro he is. Give us your suggestions for a great name for this segment. You know how to reach us. And I may give a gift to the person who gives us something we select. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

In memory of Joni Linn Elmore (October 20, 1955 – January 15, 2026), big sister to Stanley James Elmore, my lifelong best friend (April 11, 1957 – May 12, 2013) The John & Mildred Cooper Nature Preserve isn’t some pristine area. It’s more wilderness, as any nature preserve should be. Our first visit was a few years ago during the summer. A successful chigger attack stopped us from completing much of the hike. That’s why we figured we’d give it another go during the dead of winter. Let’s take a walk through the top portion of this trail. Not to worry, we’ll revisit during the Spring. The Middle Fork Saline River is currently quite low, and the trees are bare. Today’s conversation is going to be different because of loss. A loss I experienced this week. Thanks for joining me. me (dark suit), my sister, Joni, my best friend’s sister and my best friend, Stanley –––––––––––––––––––––––––––––––––––––––––––––––––––––––––––– Music: Run Free by Alex-Productions / alexproductionsmusic License: Creative Commons — Attribution 3.0 Unported — CC BY 3.0 Free Download / Stream: https://www.audiolibrary.com.co/alex-… Music promoted by Audio Library: • Orchestral, Cinematic, Trap No Copyright M… –––––––––––––––––––––––––––––––––––––––––––––––––––––––––––– • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Thinking about retiring to Hot Springs Village—but not ready to commit yet? In this episode of HSV Inside Out, I answer a thoughtful viewer email about doing a micro-retirement (mini-retirement): a short, intentional stay where you live like a local and experience everyday retirement life before making a permanent move. This is not a vacation. It's a way to slow down, settle in, and discover whether the pace, lifestyle, and community truly fit you. In this episode, we cover: What a micro-retirement really is (and what it isn't) Why Hot Springs Village is uniquely suited for this kind of test How long you should stay to gain real clarity What everyday experiences matter most The honest questions you should ask yourself along the way Whether Hot Springs Village is already on your shortlist—or you're simply exploring what retirement could look like—this episode will help you make a wiser, more confident decision. • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

Apologies for the low audio volume on me. I didn’t mic myself, and that was a mistake. I’ll do better. -Randy Ed and Terri Donnelly invited me to prowl their porch. Actually, their friends Tom and Bethany McGregor volunteered them, and they graciously agreed. I even think they had a good time. I know I did. They jokingly say they bought the ugly house on Lake Balboa and invested in 6-months to give it a new life. And what a life they’ve got (and the house). • Join Our Free Email Newsletter • Subscribe to Our YouTube Channel (click that bell icon, too) • Join Our Facebook Group • Support Our Sponsors (Click on the images below to visit their websites.) __________________________________________ __________________________________________ __________________________________________

We could all plan our retirement more successfully if we just knew how long we’d live. That would eliminate the question, “How much money will I need to retire?” But today, I’d like to discuss something more important than life span…health span. I appreciate so many people who have allowed me to do what I do. Thanks to YOU, the audience. You’re the reason (mostly) for this show. Thanks to every guest who has ever appeared on the program. Thanks to all the fine folks who invite me to prowl their porch. Thanks to all the sponsors – we all owe these folks a SA-LUTE because they make Hot Springs Village Inside Out possible. Sure, I could do it without them, but I’d be writing checks, and they provide financial support AND much more to make this program possible. I’m grateful for the opportunity. Thanks to John Cooper, Sr., for having the imagination and wherewithal to build Hot Springs Village. Happy Anniversary to my wife, Rhonda, and me. Today is our 48th anniversary! To everybody else, Happy New Year 2026! • Do you have a porch or deck you’re proud of…one you’d share with the rest of us? • Would you like to have a free (no strings attached, no fine print) Zoom call to discuss your potential future in Hot Springs Village?
