This Meeting is Presented by LoanBase Although Conventional loans are a great way for new real estate investors to get started with Residential (1-4 unit) Real Estate, at some point, it becomes too difficult to reach the next level by only using conventional loans - especially if you can't even qualify for one, or several, conventional loans. To help you expand your real estate portfolio, and possibly start dabbling or in non-residential projects, you should look into getting a commercial loan to fund your next project. Commercial loans can be a creative financing solution for those who have: - Stated income (no tax returns required), - No documents (but have strong cash flowing properties), - Non-stabilized properties (half vacant or more), - Rehab/constructions (for run down properties), - Exceed the 10 conventional loans limit, - Want to borrow money as an LLC, or portfolio loans. You can get a commercial loan to fund the following type of projects: Multi-family (5+ units), retail, offices, industrial, special purposes (senior housing, car washes, hospitality), mixed-use properties, and etc. Our speaker for this event is Ari Shpanya, the CEO of LoanBase. His background includes: Bootstrapped Blok living to $65M AUM in 28 months. Blok is owner and operator RE investment firm, specializing in acquiring, developing, remodeling and managing multi-family, throughout San Francisco and Los Angeles. Current Average IRR is 42% Previously CEO / founder of Wiser (acquired). 85 employees over 3 countries and $8MM in ARR. Notable clients: eBay, Walmart, AT&T, HomeDepot, and leading brands & retailers; based in San Francisco Previously co-founder of Zent.com (acquired) Stanford GSB Ignite Program Graduate Contributor to many tech publications including Venturebeat, Forbes and Retailwire LoanBase is a new online commercial lending platform that connects prospective buyers to hundreds of commercial lenders. Long gone are the days where borrowers have to individually reach out to lenders to ask for a quote. With LoanBase, you'll be able to get multiple quotes instantly and will need to only complete one application to work with multiple banks. Their goal is to make commercial lending more accessible through technology, improve communication between lenders and borrowers, and to optimize transparency and efficiency during the lending process. We'll be getting a live demo of this revolutionary new commercial lending platform. This section of the interview is proprietary and cannot be recorded, so please be sure to hop on Zoom for this week's class.

A bit about Alex: Graduated college in 3 years with a degree in Finance. He bought his first property right out of school, a 6 bedroom for $160k. While living there, he started renting out 2-3 spare bedrooms, what is now commonly known as “house hacking.” He'd go on to sell that house two years later for $200k. He would go on to rent out his next property on Airbnb on the weekends and gross enough to cover the double the mortgage. Realizing his passion for real estate and helping others, he started working as a lender shortly thereafter at one of the fastest growing mortgage companies, LoanDepot. These days he's doing $1-2M a month in loans. Mostly working with investors, focusing on cash-out refis and BRRRR deals. In addition to conventional financing, he has some knowledge on creative financing strategies; bank statement loans, cash flow loans, hard money options.
