Welcome back to the Millionaire Real Estate Podcast! Today, we sat down with Ryan Rodenbeck to discuss what's getting in your way as an agent, how to fall in love with the process, the exact tactics you need to get results, and more! - Ryan is the owner/broker of Spyglass Realty and started his career in Austin real estate as an investor in 2001, buying investment properties and using them for passive rental income. He received his real estate license in 2004. In 2008 he started Spyglass Realty with his wife, Angél Rodenbeck. His focus was on building a team of highly trained Austin real estate agents whose focus was on real estate consultation rather than just sales. Ryan saw a gap in the market when it comes to average real estate agents as opposed to top producing agents who take up to 20% of the sales in any given area. He set out to study the best real estate agents in Austin and around the nation, traveling to conferences and seeking out relationships with top producers. He hired coaches and consultants and documented the best practices of high performing agents across the country. He looked in different markets and found what top producers were doing to make their listings to sell for more money and in less time and began to adopt techniques for marketing homes that are above and beyond putting a listing on MLS and taking a photo with a camera phone. He is a student and teacher of digital and social media marketing and uses these techniques to ensure that each listing in his firm is marketed to the largest possible audience for his agent's clients. Keeping up with the latest digital and social media trends is of utmost importance to Ryan. In addition, Ryan studied negotiation techniques to ensure that he and his agents were properly trained in the art of collaborative negotiations, which involves studying the goals for each party and diplomatically using those goals to ensure that the client's needs are being represented properly. Blistering heat continues - but, no official calls for conservation from ERCOT as of this morning. However, we should expect those calls to become common throughout the summer. A mental patient who escaped from an institution in North Texas two weeks ago has been apprehended in Austin, where he killed his father years ago, but was acquitted on an insanity defense. A new local poll finds that lack of affordability is the top issue facing Austin according to respondents, distantly followed by crime and homelessness. Austin's rental rates continue to increase at a pace beyond national averages. Recent STAAR test results indicate a gradual recovery from the widespread academic progress slowdown attributed to the pandemic, but there's still ground to make up in most subject areas for Texas students. The City has decided to limit the number of rental scooters available along Congress Avenue from the Capitol to Lady Bird Lake, and for one block in either direction of Congress along that stretch between Colorado and Brazos. The Austin Board of Realtors expects at least a slight drop in Austin home prices to come soon, following a drop in sales volume and an increase in inventory. ABIA is now offering walk-up enrollment for TSA PreCheck - but, it will still take three to five days for applications to be approved. Reba McEntire will bring her U.S. tour to the Moody Center on October 28, and Lyle Lovett and his Large Band will tape for Austin City Limits in August.

It has been a really good Thursday. WAC Hoops Digest has had an influx of new followers. More WAC expansion talk has come out. And well, as of right now, two WAC teams will be in action on Thursday night. Just want to say thank you to all our followers that promoted our account today on Twitter. We have had gained over 40 new followers in just a few hours. The WAC expansion may have a little bit to do with it. We have seen a lot of Stephen F. Austin fans as well as some Sam Houston State fans. Hopefully as more of this expansion talk irons itself out, more followers will come. Either way, we really appreciate it and look forward to the interactions and providing more content. According to a report on Thursday, Stephen F. Austin Board of Regents voted to recommend making the jump to the WAC. HUGE news. It sets in motion all the reports of SFA, Sam Houston State, Lamar and Abilene Christian leaving for the WAC made my Extra Points publisher Matt Brown a few months ago. Quality basketball teams and potentially football coming back to the WAC is awesome. And for the record, cancellations suck. There have been a great deal of games cancelled this week alone. Tarleton was supposed to play at No. 2 Baylor. Dixie State was supposed to play at Utah State. California Baptist was supposed to play at Arizona. And the list can go on and on. They suck. But we should be grateful that games actually get to be played. We have seen heartbreakers but also quality wins. The best part is that these student-athletes get rewarded for all the sacrifices they have made over the past year. Let's be grateful for that. Two WAC teams are in action tonight. Dixie State travels 50 miles north to take on Southern Utah in what might become a really good rivalry. Seattle hosts College of Idaho tonight in a game that the Redhawks should gain some confidence as the non-conference slate winds down. In Real estate, a pocket listing is a property where brokers can have a "Exclusive Right to Sell" agreement and is never advertised nor entered into the MLS. Recently, NAR has placed a ban on these types of listings, which has brought the industry into a frenzy. As the market changes and questions arise about the role the MLS plays in the new landscape, it’s becoming a Y2K moment for the MLS. On November 9, the National Association of Realtors will engage in a discussion with ABoR and associations around the country on the proposal of the “Clear Cooperation Policy,” which is meant to ensure that any MLS participating brokers who publicly market their listings also enter that activity into the MLS for cooperation purposes. As company founder and president of The Gelfand Group (http://www.gelfandgroup.com), Norman Gelfand began his commercial real estate career in 1988. He was a top-producing commercial broker for one of Austin's large commercial real estate firms for 5 years, in which he earned 16 company awards for top performance in selling, listing, & leasing property. In 1993, he established his own brokerage firm, Magnum Real Estate, and continued to sharpen his skills as an expert in negotiating commercial real estate contracts and navigating complex commercial real estate issues to successful completion. Magnum Real Estate served the commercial real estate needs of a wide range of business professionals: general office, retail, industrial, hi-tech, & general healthcare in leasing, purchasing and sales transactions. In 2001, Magnum Real Estate transitioned into Gelfand Group Commercial Real Estate and the firm began exclusively representing tenants and buyers, specializing in dental & medical real estate in the central Texas area. Gelfand Group continues to add satisfied customers to its client base. The firm's experience speaks for itself: Locating the right space for a practice, thorough lease/purchase contract analysis, and expert contract negotiation continue to be the three most important components to Gelfand Group's success as we represent dental practitioners in their real estate needs. To date, Gelfand Group has negotiated 400 leases and sales, with a volume of $200,000,000. Prior to his real estate career, Norman spent 22 years as founder, president, & CEO of an engineering/contracting company, which provided design and installation services of impervious surfaces used to protect concrete & steel against industrial environments to Fortune 500 companies. At peak, his company employed 60 construction craftsmen and supervisors through the home office in Houston, with branch operations in Dallas, Texas and Syracuse, New York. Contracts ranged from $20,000 to $600,000. The company's clients included IBM, Texas Instruments, AMD, Lockheed, Exxon, Arco, Goodyear, Union Carbide, Borden Foods, and Nestle. It was during the start of this business in 1967 that Norman truly began developing one of his most salient business talents: that of contract review and negotiation. He continues to exhibit that extraordinary talent as he works with clients, landlords, professional service providers, and other commercial brokers not only by his extensive knowledge of commercial real estate contracts, but by his ability to negotiate fairly, honestly, and in a businesslike manner, with three goals in mind: Real estate cost reduction (appropriate for both leasing/purchase clients), significant limitation of perilous contractual obligations and liabilities, and safeguarding the client's capital investment. Norman has been a contributing author to the Austin Business Journal since 2001. His articles reflect his extensive knowledge of commercial real estate contracts and contain expert advice on many commercial real estate issues, particularly those having to do with dental & medical office leases and purchases. Because Gelfand Group's proven track record centers around the unique real estate needs of dental & medical practitioners, the majority of his articles suggest that they are well-attuned to the changing trends of healthcare real estate with regard to pricing, availability, demographics, future planned developments, etc. Norman has participated in numerous industry organizations, including the Austin Board of Realtors, Texas Association of Realtors, National Board of Realtors, Commercial Leasing Brokers' Association, and Central Texas Commercial Brokers' Association. He is a previous board member of the Central Texas Chapter of CCIM (Certified Commercial Investment Manager). He is a cofounder of the Austin Commercial Brokers' Association. He is a past president of the Technical Advisory Group. His civic involvement includes serving as a previous board member of the American Red Cross and membership in Rotary International. Norman is a member of Shriners International, and is an active member and past president of a local chapter of Toastmasters International.
