Here's a great story from Scott about a conversation he had with a friend at a bar 20+ years ago. His friend, Brian, wanted a career in teaching, but he wasn't thrilled about the money that went along with it. With the breaks that teachers are afforded, Brian had time to work on a side hustle. So of course Scott recommended real estate. The plan Scott gave Brian was to buy one house every year for 10 years. Scott breaks this down extremely well in the video above, but what that affectively does is guarantee Brian millionaire status in 30 years or less. BUT with 4% annual appreciation and 3% annual rental increase, Brian's rental portfolio will be worth at least 3 million in 30 years if he does nothing but pay down the mortgage on the properties.See omnystudio.com/listener for privacy information.
I recorded the video above for our PINK Affiliates on Friday. After thinking it over, I thought it was important to put out to everyone in our audience. In case you missed it... (you probably didn't!)... mortgage rates made a historical leap this past week. We're now at 5.7%, the highest since 2008 and the biggest weekly jump since the 80s! The big question that I've been asking myself, and I assume you've been thinking the same, is how does this affect the real estate economy, and ultimately, how does this affect our business here at PINK? First and foremost... the big difference between today and 2008 is that there is limited supply, stronger banks, smarter banks, etc. The market isn't anywhere near the same condition it was in in 2008. The biggest issue today is the limited supply. I still see the market cooling off, but it won't tank. What does it mean for the investors at Little Pink Houses of America? I think it will mean more opportunities for Lease Options and our Executive Lease Purchase program. When sellers don't have as much leverage, it allows us to pitch our terms deals, which is beautiful because that means.... MORE MONEY. Now, we're still doing cash deals and taking advantage of the market as it sits right now, but I can't WAIT to get back to offering terms to more sellers. Subject-to's, or as we call them internally, "sub-to's," are a weapon, or strategy, used when you are buying a property and taking title, but not paying the underlying mortgage off. When you buy a house subject-to, you, as the buyer, are purchasing the home from the seller, taking legal title to it, and leaving the underlying mortgage in place. You are buying the home "subject to" the underlying mortgage remaining in place. That is where the name of the strategy comes from. In a subject-to deal, you are agreeing to 'take over' the seller's debt. When you take over someone's debt, or mortgage, you are simply agreeing to make the payments on it. Subject-to's are a great strategy because they allow you to own a property without having to be personally on the hook for the debt. The debt stays in someone else's name, meaning you have NO personal liability. So what would make a seller want to go through with this?
