Real Estate investors in the olden days were limited to investing in their local market-where they could physically manage the tenants, repairs, and any other issues that arise from owning property long term. In today's world, with the internet and property managers like JWB who offer fully renovated houses with tenants in place, out of state, or even out of the country owners can enjoy cash flow in any real estate market. With so many markets available, let's talk about why I like Jacksonville, Florida, and the reason I sought to invite Gregg onto the show. How to Scale a Real Estate Investment Portfolio: My main business is buying & selling houses as quickly as I can. Sometimes completing renovations, sometimes selling nearly as-is, with only minor cosmetics done after we buy the property. Even though I close close to 300 deals per year, when it comes to passive income, I prefer buying turnkey investment properties. I also have no issue with long distance ownership. The bottom line is that I can scale quickly when turnkey companies are placing tenants and managing the details for me. The extent of my involvement is the heavy lifting on the front end to actually close the purchase: the loan application, signing documents, and providing the 20% down payment. Why Invest in the Jacksonville, Florida Real Estate Market? The Jacksonville, Florida real estate market is attractive to me first for location. There are jobs and population from all over the U.S. migrating to Florida, and Jacksonville's pricing hasn't gotten detached from wages. Normally I prefer market's with 5 Million people or more living in the metro area, but Jacksonville has about 1.5 million. Even though it's smaller than I'd normally prefer, Jacksonville is among the fastest growing large cities in the US. Why Does the Age of a Home Impacts the Value and Maintenance Cost? On this episode, Gregg and I also discuss his brand new construction homes which are built to rent. Turn key rental property investing normally focuses on existing houses: buy a house, renovate a house, then rent to a tenant, before selling the house with tenant to an investor like me. JWB actually began buying lots and building brand new homes for the same purpose: to provide investors with a brand new turnkey rental investment. One note-I have since attempted buying the brand new offering only to find out that they are in very short supply. Somewhat disappointed... Anytime I consider buying a turnkey rental property, the biggest variable, after location, which affects price is the current condition. I love the idea of a new home-since the entire house is new. That's not usually an option, so I evaluate the home based on it's current condition. Unless you're an expert in construction, the best bet is usually buying recently renovated turnkey real estate investments from the property management company who actually completed the renovation. You still need to to due diligence on the company, the house, & the market before you close the deal. Many of the houses I've bought "turn key" were simply occupied rentals bought from mom & pop landlords. In those instances, I expect a risky tenant, many repair issues, and a significantly below market price to account for the risk. I understand that long term, my maintenance costs will be very high-when compared to a turnkey investment property purchased through a full service turnkey rental property provider, such as JWB real estate. I kinda think you would, but I want to hear it from you.” It depends. An experienced stock investor / day trader might achieve the same returns as an experienced real estate investor. In that case, I say “do what you know and enjoy.” If you are inexperienced in both and relying on the returns from an indexed stock fund compared to standard real estate appreciation, the stock market is going to appear to perform better every time. The secrets in real estate however involve the gains that can be realized through leverage, depreciation, and growth in equity over time.   Juan, Houston, TX “I have a good job I want to keep, and I want to invest in real estate but don’t make enough extra money to enable that. What would you do?”  What I would do when I were younger would NOT have been what I would recommend now. That’s because I wasn’t as smart then as I am now. What I would do NOW is adjust my lifestyle. You really only have two options. You have to either take on a side hustle to earn money to invest in real estate, or your have to decrease your living expenses to save money. Your side hustle could be real estate wholesaling or deal structuring, but there is no avoiding the time needed for this. Those are your options.  Millie, Pontiac, MI “Ten years ago my husband got transferred. We rented out our house in Columbus, OH and it’s been a continual problem. We’ve tried a couple of property management companies and it really isn’t any better. We want to get rid of it and it looks like we are no longer upside down on it, but we hate to dump it and not make any money. It needs a few minor repairs and a major update. Tell us what we need to be thinking about in order to make this decision.” You are correct if you do not think about this as your home. You don’t live there. This is an investment property and should be treated that way. As such it has a fixed daily cost. You need to know this number so you can feel the pain of it sitting there empty. One small difference is if you have a loan on it, you are probably paying down the balance a little each month, which is better than the interest-only loans used by house flippers.  When thinking about repairs, I always first fix everything that is broken and then I evaluate all of the “nice-to-have” items in the rehab. The first thing I want to know is what the financial return will be for each expense. If I spend 15,000 in the kitchen, will I be able to sell the house for $30,000 more? I rank the rehab priorities according to the financial return.  Then I rank them according to my opinion about how much more quickly they will help me sell the house. This is a bit of guesswork and the realtor can help. If I spend $3000 for no increased price but the house will sell 60 days sooner, I will spend the money. It’s still the smart play. Every rehab decision runs through this grid and we acknowledge there is some guesswork involved but it’s better than not thinking it through at all. Marco started investing in real estate at the age of 18 after watching his mother work extremely hard at two jobs after their parents divorced to raise her two sons. He purchased his first rental at 18, fixed up the home, and rented the house. Many years later, Marco made the leap in 2003 to get back into real estate after trying other businesses. In the nine months after his re-introduction, he accumulated 84 doors, mostly single-family small apartments. Others were asking Marco to coach them, although he wasn't interested. Marco offered to pass along deals to others, realizing there was a niche business to provide investment property rentals to investors. These properties could become turn-key properties and wanted to define a minimum standard for real estate. Marco refers to minimum standards within his own company's standardization for rental properties. There are standards which Marco's company defines for turn-key real estate: Property is in a good, stable market Property is located in a good, safe neighborhood Property is new or newly renovated or new Tenant occupied Cash flow positive Can be managed by full-service property management Remember that turn-key rent-ready real estate is differentiated from the minimum standard for real estate can be in good condition, there may be limited life left on the roof, the home is stabilized with cash flow, a tenant. You can cash flow until you have to make renovations. At some point, you'll need to take your profits and create a passive stream of income to start on the pathway to financial freedom. You need to know the criteria that you want for your investment portfolio, so you aren't wasting time on real estate, which does not fit the requirements for your portfolio. Marco has ten rules for real estate investing: Educate yourself and build your knowledge to ask intelligent questions Set your SMART investment goals to create a roadmap and action plan Never speculate or gamble on properties Invest for cash flow to cover all services Be market agnostic Start with the Market in Mind and be market agnostic Diversify across markets geographically Always use a professional property management company Maintain control Leverage your investment capital Listen in to find out the details about market agnostic and taking a top-down approach to purchase property, how to provide diversification and minimize risk, and when you should buy within a two-hour range of your home and when you shouldn't abide by this rule. Marco is the host of the Passive Real Estate Investing Podcast and the founder of Norada Real Estate, a premier real estate investment firm. His mission is to help others to create passive income and financial freedom by taking the guesswork out of investing for the past 15 years. His team is dedicated to researching top real estate growth markets and structuring complete turnkey real estate investments to minimize risk and maximize profitability. Marco started investing in real estate at the age of 18 after watching his mother work extremely hard at two jobs after their parents divorced to raise her two sons. He purchased his first rental at 18, fixed up the home, and rented the house.  Many years later, Marco made the leap in 2003 to get back into real estate after trying other businesses. In the nine months after his re-introduction, he accumulated 84 doors, mostly single-family small apartments. Others were asking Marco to coach them, although he wasn’t interested. Marco offered to pass along deals to others, realizing there was a niche business to provide investment property rentals to investors. These properties could become turn-key properties and wanted to define a minimum standard for real estate. Marco refers to minimum standards within his own company’s standardization for rental properties. There are standards which Marco’s company defines for turn-key real estate: Property is in a good, stable market Property is located in a good, safe neighborhood Property is new or newly renovated or new Tenant occupied Cash flow positive  Can be managed by full-service property management Remember that turn-key rent-ready real estate is differentiated from the minimum standard for real estate can be in good condition, there may be limited life left on the roof, the home is stabilized with cash flow, a tenant. You can cash flow until you have to make renovations. At some point, you’ll need to take your profits and create a passive stream of income to start on the pathway to financial freedom. You need to know the criteria that you want for your investment portfolio, so you aren’t wasting time on real estate, which does not fit the requirements for your portfolio. Marco has ten rules for real estate investing: Educate yourself and build your knowledge to ask intelligent questions Set your SMART investment goals to create a roadmap and action plan Never speculate or gamble on properties Invest for cash flow to cover all services Be market agnostic Start with the Market in Mind and be market agnostic Diversify across markets geographically Always use a professional property management company Maintain control Leverage your investment capital   Listen in to find out the details about market agnostic and taking a top-down approach to purchase property, how to provide diversification and minimize risk, and when you should buy within a two-hour range of your home and when you shouldn’t abide by this rule. Lane moved his portfolio into 11 single family rentals in Birmingham, Atlanta, Indianapolis, and Pennsylvania. Today, Lane is laser focused on Class C & B Multi-Family Apartment investing because of this Nation's demand for affordable housing. "JUST GET IT!" Get your first property and get that cash flow! MUST READ: "I read "The Millionaire Investor by (Gary) Keller. This is really the only book you need." ON 1031 Exchanges: Lane took his first TWO rental properties and turned them into NINE highly cash flowing properties!!! Listen in for more information and what lessons he learned! ON TURN KEY RENTALS: Lane says you can either go to the provider and you'll get the best price but they are not always going to have your best interest at heart. THE NEXT STEP: "I hit my 10 property Fannie Mae limit... and out of the 10 properties at least 1 of them goes into foreclosure a year"... then there's the cap ex... "it's just not scaleable." "Multifamily is the trajectory that I am headed in! ... The US Government wants good, stable housing for the general public"... They are incentivizing investors with non-recourse debt from Frannie and Freddie. ON BUYING MULTIFAMILY: "Be patient and hit your criteria." And "key in on expense on the P&L - if there is less than 3K, I throw it out..." ACTIONABLE STEP: "START WITH SINGLE FAMILY... You need experience. You need the liquidity.
